:previous: Well according to Jlousa, our best Vancouver city insider for hard design facts, the 140 m design was approved by the city.
And according to another poster they are selling units up to floor 47, which started on June 24th, even though the diagrams section lists it only as 41 floors.......
So, I honestly don't know what to believe, but I am leaning towards the 140 meter situation.

The height increase was approved months ago and the site is currently being excavated I've seen it with my own eyes.

It would be great if the height was increased by 17 metres, but proof is required. Seeing excavation means the building will probably be under construction soon, but that has nothing to do with its ultimate height.

There must be something posted online about the new 140 metre approved height. I don't like making changes without a storey count. "Selling up to the 47th floor" is meaningless in this age of Chinese superstitions.

Oh man, I was at the TIFF Tower this morning, the place is pure crazy. The workers are hovering around that building like busy worker bees. They've gotta get that thing ready for the film festival in like 3 weeks. And all engines are go.

What safety concern? One neighbor could possibly gain access to your balcony? What about all those folks who live at ground level? Anyone can walk right up to their door or peer in their windows. Am I missing something?

In warm months I never shut my patio doors, close windows, or lock up the outside because I have a private balcony. However, in this case I would be hesitant to do the same for security would be hard to establish. There was a case here in Edmonton some years ago where at a party in an apartment a guy was dared to climb around the barrier on the balcony and go rape the woman next door. He did and almost killed her in the process.

All a burglar has to do is start at the top and jump to the floor below and zigzag their way down the building.
It looks cool but a rather dumb design from a security point of view.

Nice pics guys, good to see epcor coming along here.
This list is so funny, because now 16 of the towers on this list are in the Greater Toronto area.
Only 3 are in Vancouver and only 1 is in Edmonton. (and 2 of the Vancouver ones are soon to be completed)
Seems so imbalanced considering all of the other large cities in this country.

Not dumb at all. It's no less secure than a 2nd/3rd floor unit or a house. Do people really think burglars don't know how to break glass?

No need to be insulting. Of course we realize burglars can break glass, but that raises attention when noise is made.
Most people don't lock their patio/balcony doors and that would allow silent entry. Silence is the burglar's best friend. Not to mention the added opportunities here with all these staggered balconies. We are not talking one or two units on a second floor but a whole swath of units top to bottom.
No one is saying it is GOING to happen, only that the opportunity is easier here than other apartments.

Regent Park's towers used to have purposely built balconies to gain access into a neighbour's unit. Makes you wonder what Dickinson was smok'n when he designed the fire escape system.

Urban Toronto was fortunate enough to get an inside tour of Festival Tower courtesy of Tom Dutton, Senior Vice President of Daniels.
Over the next few days, we’ll be sharing our findings and filling in the details on this high-profile and skyline-changing development. So, stay tuned and enjoy.

This report focuses on Festival Tower’s signature balconies.
The balcony glazing is a low-iron glass covered 50% by ceramic frit. The frit is baked directly into the glass, giving the railings their milky-white appearance. Up close, this provides a reassuring sense of enclosure without compromising views, while from a distance and at street level, the building is given graphic punch against the surrounding skyline. To ensure just the right effect, the railing panels were installed in the reverse, with the smooth side of the frit facing in and the textured side facing out.
Fritted glass railings are significantly more expensive than plain glass railings but it was agreed all around that they had to be included in order to maintain KPMB’s vision for Festival Tower.

Festival Tower Interiors

Urban Toronto’s tour continues inside Festival Tower and into the condo suites, which are in various states of completion; more so on the lower levels, less so on the upper levels. The top two floors are reserved for the largest penthouses, four per floor, with 11 ft ceilings on the uppermost level and 10 ft ceilings on the level below. These are followed by four floors of Signature Suites, with six per floor, then a number of floors with eight suites per floor. The 37th floor marks the approximate start of the more typical floors containing eleven suites per floor.
Balconies will be subdivided between condo units as construction continues.

On this level, metal studs for a condo suite’s interior partitions are in place.

Some UT members have noted that a couple of storeys in Festival Tower are slightly higher than others, as evidenced by the larger gaps between balcony levels. On these floors, some height was added to provide room for conduits without affecting the standard ceiling height of 9 ft inside the condo suites.

A typical kitchen. Cabinetry was done by Irpinia Kitchens and is available in various finishes. All units contain 100% Miele appliances.

Urban Toronto’s tour of Festival Tower moves up onto the roof and into the mechanical box and lantern. These are largely ornamental and will remain virtually empty but they bring the tower’s design to an emphatic conclusion and are key to the building’s profile on the skyline.

The fritted glazing panels for the lantern and mechanical box are set forward from the primary steel structure by about 10” to prevent shadow lines and ensure even glow from within. This is crucial for the lantern in particular which, outfitted in white LEDs, will serve as a major beacon in the city.

This portion of the mechanical penthouse houses the building’s HVAC systems. It is clad in a window wall of grey, back-painted glazing panels. The tower’s window washing unit is in the foreground while in the background the temporary derrick used to remove the construction crane is still in place. It should be coming down shortly.

TIFF Bell Lightbox update!

Members of the media were invited to the Toronto International Film Festival’s newest showpiece, the TIFF Bell Lightbox, on Monday. Melissa Leong reports on what will become a year-round movie venue in the city.
The TIFF Bell Lightbox will not be like other major movie theatres. As Noah Cowan, artistic director of the Lightbox, said on a tour of the new building yesterday: “We’re not showing Clash of the Titans here.”
Moreover, movies at the Lightbox will open on Thursdays instead of the customary Fridays.
“Because of the kinds of films that we’re actually profiling here, we think that it gives some of the films a better shot,” Cowan said.
“We’re very serious about not competing with Cineplex. …The only thing they have said to us is the more you can differentiate yourself from us, the better. Then it becomes increasingly clear that there are two different kinds of experiences.”
Cowan said he hopes the Lightbox will fill a niche “between the conventional multiplex and artist-run centres.” He wants to profile non-English language feature films, documentaries and revivals and restorations courtesy of Cinematheque.
“We hope to provide a somewhat more stable home for aspects of the Canadian film industry.”
Members of the media donned hard hats and rubber boots yesterday to walk through the Toronto Film Festival’s new downtown home which is still under construction in the city’s Theatre District. The $196-million project will open on Sept. 12, in the midst of this year’s festivities.
The five-storey building, designed by Toronto-based architectural firm KPMB, features five theatres, a public atrium, a bistro, restaurant, lounge, galleries, learning studios and staff offices. It will host festivals and special events and be open to the public.
“Everything that we do in the building should feel accessible to people, visually and electronically.”
A collection of drawings, sculptures and videos by filmmaker Tim Burton will be one of the first exhibits featured at the Lightbox.
Cowan said that Burton was excited about a gallery space with street facing windows.
“He’s coming up with a new commission to design a Christmas window for us,” he said. “It’s going to be quite a deranged Christmas window.”

From last week.
Those top 5 or 6 floors with south views are going to have some of the best views in all of downtown. Even better than the views from the top of Manulife since they'll be able to enjoy looking at Casa just off to their left. :D

looks like we are headed into a double dip recession. Could be pretty bad, and might slow things down again. We'll see.
The United States is gonna be in a period of dead growth for an extracted period of time. Our Economy (Toronto) is deeply tied into the United States, if thhey go down, we go down. How it impacts on condo construction I don't know, but I know this.. I havent seen any proposals for a 200 meter plus condo in this city for over 1 year. And for the past 7 years we we're getting at least 1 a year.

LMAO @ 200 meter towers as some sort of market gauge. Poor Caltrane is in for a huge reality check when things do go sour and it again appears to be sooner rather than later. I think Toronto's golden horseshoe has lost its lustre. This time there won't be some prefectly timed event to keep the balloon from popping and I think developers know this. Lots of speculatory construction and incentives being offered specifically to speculators to get projects closed out on land they will have paid too much for once prices make the drop down to reasonable levels.
I'd gladly throw down money that the number of towers under construction will peak sometime between now and the start of the new year.

people are saying the us/world could slip back into another recession... when i was at the conference at FCP. BMO person said the chances of the US going under again are 1 in 5... so there's no telling where this is all gonna go.

Toronto has WAY too many condos. our skyline is basically the CBD, then CONDOS! the problem is that there isn't a high enough need for office space at this time so we're stuck building residential... though i like that they're skyscrapers, its just not quite the same seeing tall office towers everywhere. when i was in chicago, i noticed their skyline is sorta the opposite of ours. their skyline is filled with tall office towers and its really something. their tall office towers are spread out throughout the city, whereas toronto, all the tall office towers are in the CBD (i think RBC center is now part of the greater cbd). but i shouldn't be complaining because things are actually getting built here :D!!!

Chicago has a ton of companies and law firms besides some big banks. TO needs a few more companies DT. Toronto could give a few of those high-rise condo's to a few other cities! Ya know, share the wealth and all that!

Uhh... Toronto actually has a ton of law firms downtown. Like, a LOT. I can speak from personal experience having to actually go to them while working for the City.
There are also far more non-financial businesses downtown than many might assume based on the prominence the financial towers have on the skyline. The reality is there are hundreds of smaller offices with a wide range of businesses. For instance University Ave is lined with insurance company (Canadian) headquarters.
The biggest tenant in Bay Adelaide is KPMG, followed by Heenan Blaikie (look it up).

National head offices for American companies are vastly larger than their Canadian counterparts givens the 10X the population. I also find the offices in Toronto quite efficient in assigning workspaces. I'd be quite surprised if the average amount of square footage per worker here in Toronto wasn't on the low side compared to other centres.

/\ It's a different ballgame based on history, US economics, and so many other factors. We could talk about the shift 20 years ago to suburban office space for tenants that traditionally were only downtown-type tenants (financial, insurance, head offices of various consumer products), and we can also talk about the influx of smaller firms to subletted space when vacancies started to rise. But that is neither here nore there.
Keep in mind, Toronto has recently added over 4 million sq. ft. of new office space downtown with BA, Telus, RBC, MLS, etc. And most of this space (over 75%) has been leased as tenants more from older spaces downtown to these. It has left a higher % of older property that is currently and will be in the near future, re-leased, and it is also why vacancy rates have risen to double digits for the first time in a long time.
I for one love the integration of condos in and amongst our office spaces. It makes for 24 hour space, as opposed to 9-5 office districts (which we still have, but not to the same extent as US cities). We'll probably see another larger office building on the books in the next 5 years or so, but for now we have to deal with the glut of older inventory that is vacant or soon to be vacant.

The new home of the Toronto International Film Festival -- the TIFF Bell Lightbox, located at the corner of King Street and John Street in Toronto -- opens next month with a fall lineup of concerts, cinema and celebrity guests such as filmmaker David Cronenberg and actress Isabella Rossellini. Noah Cowan, artistic director of the Lightbox, spoke to the Post's Melissa Leong about some of the highlights.
THE LUMINARIES
Several famed speakers will be discussing titles on the festival's list of 100 key films. Cronenberg will introduce his 1983 thriller, Videodrome, while Rossellini will present her father Roberto Rossellini's 1953 classic Voyage in Italy, starring her mother, Ingrid Bergman. "People like Isabella Rossellini, Peter Bogdanovich and David Cronenberg are not only great artists but great lovers of cinema," Cowan says. "We wanted these personalities to help us celebrate this grand idea of cinema that TIFF Bell Lightbox is meant to encapsulate."
Award-winning author and creator of Dexter, Jeff Lindsay, will discuss Casablanca and Oscar-winning film editor Walter Murch will present a screening of Apocalypse Now Redux. Michael Snow will talk about his 1967 film, Wavelength, and fellow filmmaker John Waters will present Pier Paolo Pasolini's Salo or the 120 Days of Sodom.
THE FILMS
"To open the building, we wanted to celebrate the best films of today and the great films that got us here," Cowan says. Exclusive engagements of contemporary and classic films will begin on Sept. 23 and run for at least one week, starting with Apichatpong Weerasethakul's Palme d'Or winner, Uncle Boonmee Who Can Recall His Past Lives, Xavier Dolan's Cannes sensation, Les Amours imaginaires, and Yael Hersonski's Hot Docs winner, A Film Unfinished.
"Great Canadian, great international, great documentary ... that's the balance that we're striving for in the venue."
The five-story cinema will also screen classics such as Psycho, The Godfather and Citizen Kane.
THE MUSIC
Artists will provide live accompaniment for a number of silent films. Toronto rockers Do Make Say Think will play to the 1925 film Greed and composer Michael Nyman will perform the original score for Dziga Vertov's Man with a Movie Camera. "I think asking some of the world's finest musicians to accompany the world's classics will lead to a greater appreciation for some of the seminal works of art from the 20th century."
THE WEEKENDS
"We want to make it very clear that we're not a conventional movie theatre," Cowan says. For city-wide events such as Nuit Blanche and Culture Days, the Lightbox will have "special events happening on the big days of the year." On Halloween weekend, for example, there will be family friendly screenings and activities in the day and a double-bill of horror classics at night selected and hosted by Canadian filmmaker Vincenzo Natali ( Splice).

NBA-star-turned-filmmaker Steve Nash said his documentary about Canadian hero Terry Fox will receive its world premiere at the Toronto International Film Festival next month. In the Wind, a chronicle of cancer victim Terry Fox's charity run across Canada on one leg in 1980, will debut in Toronto before airing on ESPN as part of its 30 for 30 strand, Nash said. A sudden return of cancer forced Fox to abandon his cross-country Marathon of Hope. His death nine months later in 1981 immortalized the young athlete. Fox's story was earlier captured by the 1983 HBO/CTV movie The Terry Fox Story, and a 2005 TV movie for CTV, Terry.

Among the wide variety of programmes announced Monday to inaugurate the Toronto film fest group's new downtown home are: screenings of restored film masterpieces such as The Godfather; screenings and discussions of classics such as Taxi Driver, Casablanca, Citizen Kane, Gone With the Wind and Apocalypse Now Redux; screenings of 2010 award-winnings films; discussions with such cinema celebrities as David Cronenberg, John Waters, Peter Bogdanovich and Isabella Rossellini; musical performances; and special family events. Tim Burton was a previously announced attendee for this fall.
TIFF Bell Lightbox, located downtown at the northwest corner of King and John Streets, opens to the public next month. Inaugural events are for Sept. 23 to Nov. 24, and include:
- Some of the "most intriguing and accomplished musicians from the classical and popular music worlds," who will perform live music to accompany silent films.
- Special weekend events for individuals and families. For instance, the Halloween event will include daytime screenings, activities and workshops for families, and a night-time double-bill of horror classics.

Nice to see them use the proper word for it: 'cinema'. Improper word use is a pet peeve of mine. A 'theatre' is a place for live performance. Marketing people in the cinema industry started calling their venues 'movie theatres' to sound more sophisticated and the general public took the bait.
It's a cinema! Cinematography?

In regards to office space, I bumped into a corporate real estate dude at my bank. Not only are they reconfiging floor plans to cram more people in but, expanding their footprints ... in the downtown buildings. Maybe the next office tower is closer than we think.
I know this was mention before in regards to moving people downtown but, what I didn't realize was that it included new space as well.
