June 12

Looking north. The pit is so deep that the crane operators cab is not very far above ground level.

They are drying out the area by pumping out the water to make it more stable for construction to begin. They drilled down over 30 feet.

One contractor dug the pit, now two separate contractors will build the two towers. The blue portable washroom on the right is about where the dividing line between Uptown to the north/far side and Crystal Blu towards the south side/bottom of the picture.

Yeah, true. They do look like the condos in Vancouver, except for the fact that they're freakin' huge compared to the pointy towers that go up there.

The metal trelis system for Woodwards' "living wall" is being installed and I think it looks fantastic, very reminiscent of the red wrought iron detailing on the iconic and nearby Dominion Building.

^as long as the economy holds should pass through this phase of increased unsold inventory with similar ease to 2003. Developers are cutting back on new releases.

I don't think immigration is directly correlated to condo construction. I think it's an indirect cause.

Toronto is becoming an international city, so....

International investors park their cash here in the form of high rise real estate. Toronto is a safe, wealthy and very exciting city. Lots of things are going for us...that just "aren't" in other parts of the world.

I don't understand how anyone can admit the number of investors and not be concerned. They inflate demand leading to overbuilding which doesn't register until they pull out. The slightest moment of weakness in the market could create a correctional tailspin that could last a couple of years. It's not like 100s of (luxury) rental units aren't being built alongside the condos either. At the very least, we aren't seeing the double whammie like in Calgary where both builder and buyer are speculating.

While there is every reason to be a bit cautious right now, I think it is interesting that Tridel, who are possibly the Gold Standard of builders in the Toronto area, who are local (i.e. not evil international speculators), who are known to be conservative, and who have been around for a long, long time, are right now proceeding with 4 major new projects in the GTA:

300 Front
Ventus at Metrogate (2 towers)
Hullmark Centre (2 towers)
Park Nuvo at Essex

These four projects will bring a collective, what, 250 storeys of product onto the market- and thousands of units...Tridel are known to be very smart guys, so maybe they see something that is a little more positive than what some others are projecting ..;)

I wouldn't call Tridel conservative. They created the suburban highrise condo market, built in the mid-1990s when no else dare to, and were the first Toronto based developer to really make a move into the massive Asian market with an all chinese website and a permanent sales office in Vancity. They are also the complete package (agent, developer, general contractor, property manager) which gives them many options should a crisis ensue.(not gonna happen but, people walking away from deposits on en masse, for example)

Hullmark Developments is calling the shots with Hullmark Centre

haha, here's a short explanation:

I spent 3 days in TO with friends, and we visited some places on foot, some others by TTC (Chinatown, CN Tower, eating at Dundas Sq, movies at Bloor/Yonge, Centre Island); and finally, Niagara Falls by car.

I almost always had my camera with me, so it was easy to update some buildings seen regularly on this forum.

I think the same glass is being used on Success. The first two buildings have white panels in between the windows while Success uses black panels which makes the glass look darker.

^ Yes, the lettering is a permanent public art component of the building. I am not certain but I think it may actually be on each floor of the hotel part of the tower.

The 701 University (33-story/office) should start within the next 15 months, it will be higher than the 400 Sherbrooke.

Do not forget the twin-towers condominiums planned for René Levesque/Guy, the 38-story tower should roughly be the same hight than 400 Sherbrooke maybe even higher

Apart from a couple gitty teenagers on mtlurb, the "René Levesque/Guy" project has nothing on it. And even if it does go ahead it won't be for a while.


The twin projects is pretty much dead. We've been had, once again.

The 701 is all but stalled, how could you say such thing ? They came up with a major increase of the size of it two weeks ago. They also stated everywhere they will be open by 2011.

Dejardins will be a major anchor of it, whether you like it or not, the project is on the move...

No offence but 95 % of the news about Montreal come out from teenagers of Mtlurb, not from here, but you still could emulate their news section here. :)

They need to get started the 33-story tower by July 2010 considering the annex is the phase 2 of it.

That's putting it mildly actually. It's a massive data center and connectivity hub. If you blew up that building I bet a lot of Toronto would lose their internet and cell phone connections. Having toured other huge data centers, it's surprising to me that they don't need *more* cooling equipment. Probably one of the more interesting buildings in Toronto, too -- I don't think there are many cities in the world that have a data center that large right in the middle of downtown. It's more typical to build them in big industrial parks out in the burbs.

I don't believe the revised height for montage is accurate...

Montage clearly looks shorter than Harbourview Estates II (503ft) and virtually the same height as Simcoe Place (485ft) and West One (509ft) though its definitely taller than its previously stated height of 449ft.

West One also looks shorter than HVE II. So 509ft might be somewhat excessive for it unless HVE II is taller than it as well.

The other thing to consider is what elevation the ground level is for these buildings. If you go down Spadina HVE II and West One are more or less at the same elevation. While Montage stands on higher ground (and Simcoe Place probably is built on a higher elevation than Montage)

So based on Simcoe Place's height of 485ft
Montage is probably the 3rd highest at around 490ft, (149m)
West One is 2nd at between 495-509ft,
and HVE II is the tallest City Place building so far at something like 503ft-520ft.

Course thats all just my best guess so obviously don't quote me on that but at least I do feel I'm right about their order. But yeah theres not much to do until theres some sort of offical verification on the heights of those buildings.

Excavation continues on The Residences at the Hotel Georgia Tower. For those who are unfamiliar with the project, the Hotel Georgia is one of Vancouver's oldest and most storied hotels. Completed in 1927 in the Georgian Revival style, The Hotel Georiga was the hotel of choice for entertainers and the well heeled for much of its life. The list of people who have stayed there is just remarkable. Just a few examples off the top of my head include Elvis, Bing Crosby, and Nat King Cole.

The 1970s era multi-storey parking lot between the Hotel Georiga and the Hotel Metropolitan has been demolished and in its footprint a new 153-metre mixed-use tower is being built. The the lower floors, to the height of the Hotel Georgia parapit, will be Class A office space and the remainder will be condos. The Hotel Georgia is being completely restored and converted into a boutique hotel with the opulance of the Hotel Georgia's pre-war golden era.

I did a quick run down in the city construction section - tossed it into excel and this is what I got......

There's definitely several suburban Vancouver towers that would fit into this list as well. For starters, I know Metrotower III in Burnaby which is currently u/c will be at 109m. I would have to get back to you with more details though. But considering this is beyond the #11 - 30 perhaps that wouldn't be worth my time. Plus I'm guessing there are probably some suburban Toronto towers that could fit in there too.

Anywho, interesting continuation of the list. Sure is a lot going on in Toronto even at these smaller sizes.

Montreal is really about building really tall though francely................... at least that's what I thought. And yes Mississauga is crushing it right now, the 2 absolute towers are coming in at 167 Meters and 151 meters,then everything I just posted above.

Montreal is way behind Mississauga in terms of current tall constructions...

1- Hilton Garden Inn ~120 m, 37
2- Louis-Bohème ~90 m, 28
3- Vistal 1 ?m, 27
4- Vistal 2 ?m, 27
5- Westin ?m, 22
6- Solano ?m, 20
everything else is below 16 storeys I think

Tragically, that's all we have for 20+ floors under construction. A few more proposed, though.

You are missing a ton in Surrey too... although I have no idea what's going up there in terms of height so hopefully one of the more informed Vancouver or Surrey fourmers can fill you in there.

You are missing a ton in Surrey too

It certainly possible some are missing however I highly doubt a ton are missing from Surrey (unless your talking about the weight of highrises) Don't forget that Caltrane's list in this thread includes only those under construction.

The land was sold to Devimco (the developer in charge for the huge Griffintown development) a few months ago. I think they're making a concert hall on that particular site.

The twin-tower guys fought to keep the land, but their project wasn't that developed, and Devimco had made some kind of deal with the city.

Hey Cal, I am pretty certain that Onyx in Mississauga is 36 storeys - at least, that is what the latest ads in the Condo Guide are saying...

Also, where did you get those Mississauga heights in metres? I have been trying to find out the heights for One Park Tower and Solstice for a long time now, as I believe they are both over 400ft, but can't find the info....have you a source where I could find the numbers for these two?
