The proposed development is a 191 room Marriott Residence Inn that will cover a floor area of 16,616 m2 (178,859 ft2). Included within the main complex are: all hotel residence rooms, a gatehouse/administration facility, a pool (with slide), a patio, a sport court, banquet rooms and a kitchen (adjacent to the banquet rooms).

The development also proposed two restaurants in the foreground of the property adjacent to Walkley Road. The larger restaurant is estimated to be 542 m2 (5,834 ft2) and a coffee shop is estimated to be of 120 m2 (1,292 ft2). These two restaurants are intended to operate as part of the hotel’s offering of services and food as well as stand-alone facilities. From a design perspective, they also provide a building street presence on Walkley Road. The proposed development is shown on the Site Plan, the Cross-Section Plan and the Ground/Main Level Plan.

Future Development Potential

This site has a significant future potential to be more closely integrated with the existing Transitway station and with either the O-Train or some other rail type transit service on the existing O-Train line. The type of facilities and their timing are under review by the City of Ottawa. The initial proposed development has also been configured to allow for these potential linkages to future transit facilities.

As well, the site could accommodate future mixed-use residential development on land reclaimed from the storm water management pond. This pond could be relocated on other lands nearby.

The future redevelopment potential of the owner’s property at 1920 Bank Street can also be linked through the acquisition of a triangular property owned by the City that borders on both 1160 Walkley Road and on 1920 Bank Street. The full development of these lands could then be tied into a new rail transit station located on the west side of the track line(s), assuming a double track. I wonder if this was the project originally proposed when the O-Train was being planned

I'd like it better if the main entrance faced the street and if it was a little closer to Walkley. For those concerned about noise, the property actually sits below Walkley due to the road's bridge. So traffic noise wouldn't have as much of an effect as you may think.

The entrance does face the street, it's the "Gatehouse" at the top of the hotel. The south side entrance is a secondary entrance.

Yeah, but like adam-machiavelli, I'd much prefer to see the bulk of this building making a street wall along Walkley, and leaving all parking to the interior of the lot.

Hey, if it's inside the Greenbelt and it has the potential to increase density (with future residential development) then I'm all for it :tup: .

I suppose, but the 2 restaurants are right along the street (probably both with patios), and the parking lot in between them can always be filled in eventually.

Plus there are existing townhouses directly across Walkley that back onto the street and are sunken below walkley that would probably object to a 7 storey building (which would seem like a 9 storey building due to the grade difference) going up directly across from them.

Also, most of the parking is in an underground garage- the lot out front is just for the restaurants I believe.

In a general way, sure. But developing a site like that means the hotel will have to last until the end of its structural life for a more urban form to take shape there. It means treating Walkley as a throw-away street. Which maybe it is, seeing as there is no chance of any urbanity taking shape there in the near future. And a development like this one cements its status as a throw-away street. It adds density, but it's still suburban in form.

Ya, I should have stated it, that is exactly what I meant. Walkley's street wall presence is non-existent and it is so far from anything remotely urban that holding up development here for any reason would do more harm than good. I've taken to the idea of picking our battles and Walkley is definately one of them.

their tenants for those restaurants probably "must" have x number of parking spaces directly outside their building.... :rolleyes:

It's nice that there's a proposed transit station right next door... that will be good if there's ever a connection to the Airport. Bad news for cabbies.

The restaurants facing the street certainly helps. In the past, there would have been a parking lot between the restaurants and the street as well. Every little improvement helps.

although the proposed entrance for the larger restaurant is at the SE corner and the entrance for the smaller one is on the west side in the middle (facing the parking lot)

OTTAWA - An Ottawa businessman plans to build a 200-room Marriott hotel at Bank Street and Walkley Road.

City council's planning committee approved the plan Tuesday and the development goes to full city council Wednesday.

Planning consultant Lloyd Phillips said the site was selected by businessman Anand Aggarwal because of its closeness to the airport, its closeness to the Transitway and the possible future link to a commuter rail system.

EMC News- Visitors to the Ottawa South area may have a new place to get some shut eye in the future.

A site plan control proposal has been submitted to the City of Ottawa to build an 120-room Marriot Hotel at 1172 Walkley Rd., just west of the southwest corner of Bank Street and Walkley Road.

The property, which is 1.98 hectares, is currently underdeveloped and proponents aim to build a six-storey hotel, which is conveniently located near the Ottawa Airport as well as the O-train, which will provide visitors with convenient access to public transit that can take them to the downtown core.

With the development of the trade show and exhibition facility on Uplands Drive set to open in January 2012, the location of the proposed hotel seems like a perfect place to set up shop.

Along with the hotel, there is also a second phase proposed that would include the construction of three apartment buildings. The residential units would include an 11-storey apartment with 107 units, a 13-storey apartment building with 101 units, and an 11-storey building with 107 units. The hotel and the 11-storey building would be part of the first development phase, with the other two buildings following afterwards.

In Dec. 2008, there was a previous site plan submitted for a 298-room Marriot Hotel, but it never achieved final approval and has since been abandone

I sure hope they don't plan on a spate of these kinds of hotels to solve the lack of rooms downtown. Build a few downtown already.
