Figured I'd make a thread about this development as well.
It's really coming along, there's one large apt/condo building near completion and one with the concrete framing up. There's a bunch of houses up too.

There's also development happening along the other part of Regency Park Drive and the two ends are going to connect, if they haven't already.
In a few years there will be no more land left inside the 102.

I was up there today and that building had a units for rent sign on it. Do believe the other buildings are condos. Nice to see a mix of condos a rental units. The overall development I think is excellent.

So I guess that church is the one replacing the Trinity Church which would allow for the 18 story condo to move forward @ Brunswick & Cogswell?

I know they're planning on starting construction this year on the new church on the corner of Dunbrack and Radcliffe too.

There was a fire at this development today. The big blue/gray building has some damage. I drove by it today, and it wasn't really bad but I'm sure it'll set them back a bit.

Just got back from a little venture out to Mount Royal...
I snuck into the building that burned down a couple months ago and got up onto the roof and got a bunch of shots I am going to stitch together to make a panorama.. stay tuned..
FYI, the building is coming along nicely... for the second time lol

I was out around here today and it seems they are preparing to start the next building up the hill from Royal Summit (?) (the one that caught fire). The foundations are mostly poured and there is an orange tower crane on the ground waiting to be assembled which I don't recall seeing last time I ventured up that way. The building that did catch on fire is coming along with most of the brickwork done. It appears it will differ from the rendering and not have as much glass as the drawings suggested, which definitely dulls down the appearance.

This building seems to be the only foundation poured, there are a total of 10 or 11 building lots, and this should be the fifth. I don't think the commercial part has started yet, where was it suppose to be located? The map which is now out of date shows 10 lots, all but one being residential, with that one being a community/neighborhood/environmental center. This plan has changed as the footprints of the buildings has changed and their tenth lot, Palace Royale was split up to accommodate the new Trinity Church.
I'm surprised renderings have not come out for this new building, but it could be they just poured the foundations in the fall and are storing the crane there until they are ready to begin construction. I'm sure it will fall along the same design lines as the others.

I don't put any of my high-res stuff online for 2 reasons, photography is what I do, so my good stuff stays out of the public eye for the most part and 2, that image at full resolution would kill the average computer cause the file is ~22gb :tup: lol

I took another drive out here today and the bottom few sections of the tower crane are in place for the next building. The foundations are not quite finished and there were plenty of workers and cement trucks pouring the foundation. There was no mobile crane on site, so it may be a few days until the rest of the crane is assembled because the mobile crane is usually on site a day or two in advance. There is still no billboard advertising for this building.
Site work on the lot furthest up the hill to the west has begun with excavators working on the material on site, so this lot may be developed soon.

Work is progressing on the newest building out here, they are pouring the second floor in some parts. Judging by the height of the crane there will only be four or five floors as it is lower than the crane father down the hill. There were no advertisements for the building, I doubt it will be a landmark building by any means. According to the sign for the development as a hole it is 70% sold, which is a good sign I suppose, the sooner this brings in money the faster they can move on to Kings Warf?

I think a few of you guys might be confused as to what buildings are built by whom up here.
WM Fares Group is one of several companies involved in the "Byblos Development Group" that built the entire subdivision. It includes Banc Properties as well as Wadih Fares' couzin Francis Fares, who is behind Atlantis Reality and Kings Wharf. Another family is also involved.
The building built by Metlege is Palace Royale. He built the church next door as well as part of a land swap. He has no other plans for construction in Mount Royale nor does he own any further lands that I am aware of.
THe one across the street, the really nice one which is well lit and can be seen from all around the city, is called "The Crown on Regency" and this is a WM Fares building. In my opinion, it's the nicest building that will go into the area, but I'm not a big fan of precast concrete.
Then directly across the new "Regency Park" street is an empty lot, this will become the "Royale Summit". Construction hasn't started yet, but there's a trailer on site.
The next building up towards the golf course, the one with all the pictures of here and that was on fire, has no name that I am aware of, and is being built by a retired physian by the name of "Ballah." He used to own some lower end buildings around town but they've sold.
Behind this one is another building, the plans are for four buildings cramed into that top corner, the Ballah building, the new one with part of a crane sticking out, and two more with simalar plans.
Just wanted to clarify which building is which as some of you are calling Royale Summit the Ballah Building, which it is not.

I was up there today and there is a Development Agreement on the old Driving Range land. WMFares group seems to be applying for another building and perhaps extending the land down to Regency? Anybody have any info on this?

I drove out this way yesterday, the crane is down for the building that caught fire, and the crane for the next building has been raised a section or two. This building is actually progressing quite fast as they are working on th 7th floor (from the low side of the hill including parking I believe), but there are still no renderings. More houses are being built now.

A quick search of the Nova Scotia company database brings up Joe Ramia, the guy behind the new WTCC as a primary in Airway Brodcasting Company. It lists Fairview Hills Golf Course as one of the previous companies that makes up the new one.
"Brodcasting" leads me to believe are they not developing the golf course and instead putting up radio towers or somthing??

I just put a call into HRM planning, and they said that the application is to extend Regency Park Drive through to Clayton Park area, and then line the road with a series of apartment buildings and townhouses, essentially an extension of Mount Royale. Kind of nice that this is still moving forward.

There's 10 lots total for this phase, i believe the new trinity church took up most of one. I was up this way last week and there are still no ads for this building, I suspect it won't be anything spectacular, but at 7 floors on top of the parking with room for a couple more this is the biggest one out there so far.

That 2nd building has some really nice windows, they're Pella! Once Regency connects through, this neighbourhood will certianly feel more like Clayton Park and less like Fairview.

Thats a good little density area then once all of these go up. Also as there been any news for the ex trinity church?
Does anyone have an idea of the density (units/acre)? My bet is it's really not that high. The buildings are quite large but the lot coverage looks quite low. It's a fairly suburban development so the building bulk creates an illusion of density that might not be there.

Density of the proposed development behind the water tower is 30 persons/acre.

I actually kind of like the building on the right in the last photo.
If they mixed in a decent amount of commercial and modified the street patterns somewhat then this style of development wouldn't be so bad.
Unfortunately in Halifax I think low density is sometimes considered a valid substitute for good planning...

I have it from the developer himself that the gentlemen that built 5505 Falkland will be starting in the next couple of months on another one of the buildings at the top of the hill here. Lets hope that they use less stone tile then they did downtown.
On another note, does anybody have any clue how the Washmill extension will interact with Regency Park drive? They are building the roads, are there any diagrams of how those roads connect through to Mount Royale?

I think the building you are referring to had a crane go up today. I put 2 pictures in the general update thread. There is also another possible site that looks as though a building could go up soon.

This picture does a good job of fooling the viewer into thinking that the crane is taller than it really is. I'm not sure if that was the intent but it worked if it was.
On a side note. Has anything started between this one and the other side of Bently? I know there had been some prep work but it might have been for townhouse foundations.

None of them are very impressive. This looks a bit like a half-dozen other similar ones that have been built in the last decade or so.
I hate to be negative, but I was up in this area recently and I am concerned that when it is fully built out it will not be very good. If I had spent a half-million or more on one of the single family homes up there I would be concerned that I bought into what may well become a future low-end area all around me.

The crane onsite doesn't seem tall enough to build the 7+2 parking floors. I don't see any why it can be jacked up either.

It would be a tight squeeze, it's pretty rare around here for tower cranes to be jacked up mid build. Usually they just build them full heigh because unfortunately our new buildings aren't that tall. The Trillium crane was jacked up and they only put the jacking gear on the tower section about a week prior to jacking. For the Paramount the building was built around the main tower crane, and it would lift the smaller support crane up two or three floors at a time.

A third tower crane is starting to appear onsite at the building to the south of the Bentley.

Figured I'd make a thread about this development as well.
It's really coming along, there's one large apt/condo building near completion and one with the concrete framing up. There's a bunch of houses up too.
