Well UG is theoretically 2 towers, and Kings Wharf may have as many as seven 50m ~150 ft towers. Add to this a number of 12 story developments, there are quite a lot.

I think this list is more or less complete but this is a lot for a city the size of Halifax, and realistically I don't think we can expect more than a few of these to actually be under construction at any given time.

Personally I don't care that much about highrises specifically and mainly just prefer projects that stitch together or improve upon the urban fabric. Unique architectural contributions are also important.

In the taller building category I think both United Gulf and International Place would bring about major improvements to the urban fabric and would generally give the downtown a more updated feel.

I also have high hopes for the Salter Street waterfront development, which I hope starts soon.

I rather see all the projects, regardless of height as it truly shows the economic development we are seeing in Halifax.

That being said, i've heard a rumour that the Salter Street is in jepordy and is questionable now.

Well, leased, sold, and under construction projects reflect economic development. Proposals are just proposals.

We've seen plenty of construction in the last few years but nothing along the lines of Unite Gulf etc. I really hope one of them gets off the ground soon. It seems a little unusual that we've heard so little news about either UG or the Salter development.

I think I'm going to lower the height to 10 floors and/or 30m because there are a lot more developments going on that are helping the "urban fabric" and densifacation. Does anyone know any recently completed projects fitting this criteria? Is Armoury Square complete yet?

No, Armoury Square is not yet complete, they are taking forever finishing parts of the brickwork and no railings are in place. Its close, but not quite there... one of my fav developments U/C, I love how it fills in the space around the north end of the commons. I think that Armoury Villa has potential, but we'll have to see.

How about St. James Place and Gladstone Ridge? THey looked complete the last time i was around them...

St. James is renting already...or at least they have a sign out front that says so.

One of the two Gladstone towers is complete and has had people living there for some time. I'm not sure of the exact progress on the second, but it is very very close to completion if it is not done already. They are still working on the smaller building on the site.

I'll put St. James Place as complete and leave Gladstone as is for now. Most of the smaller building was complete when i was around last week. My grandmother is renting a place in the small building and they told her she could move in on July 31st so I'll list Gladstone as complete when she moves in.

I've added new columns in each section:

Proposed: PM will mean public meeting and I'll put the date, PH will mean public hearing

Approved: expected ground-breaking on project

U/C: expected completion date

Complete: completion date (after six months the project will be removed from the list).

I'm not aware of any public hearings/meetings for now and I'm not sure on some other dates so if I'm wrong or you know the date please post it here or p.m. me. :)

The SGR revitalization made me look through the sections again so I've decided to add a new section for HRM initiatives.

That's not really a comprehensive list. Lots of things are missing, but those are the main projects for which a lot of information is available.

I am listing Gladstone Ridge as complete.

The two towers look done, the townhouses are finished and my grandmother has moved into the Berkley. She has an awesome view (Gorsebrook-Tuft's Cove area). :)

From my grandmother's apartment Armoury Square looks complete. Has anyone seen the frontside recently?

Well it turns out the compilation thread has spread :) Saint John now has a compilation thread in the Atlantic Canada Section.

After looking at that their thread i have decided to add the part of town each project is in. If you disagree with the part of town i have listed a project in just post what part of town it should be in and a reason. :yes:

EDIT: I've also added Harbous Isle/Sheppard's Island to the list

After a long time of thinking I have decided to expand the list to include all projects with a thread (excluding urban-sprawl subdivisions) . This will truely show our densifacation efforts in all parts of HRM, wether it be big or small.

I need some input in the "district" category. I've decided on the districts every where but for Halifax. On the peninsula I'm doing the four parts (Noorth, south, downtown and west) but the mainland is hard to choose. Preferably i would like three districts (north, south and armdale area) for it but I can't think of any boundaries or names. :shrug:

Please help me! :)

I was worried about the size of it since it is huge but i might just leave it as it is. The mainland has a disproportionate amount of projects right now because of its land area.

I don't think Armoury Square is close to complete yet. I drove by there this week and the entrance is still nothing but plywood, the site still is fenced off, and there is no landscaping or anything like that.

I guess i must only look up when i drive by there. I think i will comprimise. I'll leave it listed as complete but when someone is able to tell me with certainty that it is done i'll update the completion date so it satys on the list longer.

I've added a new feature. In the under construction category i've added the state of construction (site prep, foundation, exterior, ect).

I am using the lastest update provided on the projects thread so some of them are out dated (Crown Bay is 7 months old!).

For projects like Govenor's Brook I've created a thread were small projects can be mentioned, General Updates and News (http://forum.skyscraperpage.com/showthread.php?t=157134).

I've added a new term onto the list. If you ever see AOR it means as-of-right or pretty much old development agreements that can still be built. Right now it applies to International Place and the Trinity site.

Has anybody else noticed the little "boom" coming to the north-end? It has easily outnumbered the south and west ends in number of approved and u/c buildings. They aren't really tall but they certainly are nice.

Yes. I expect that in a few years there will be way more going on between Cogswell and North St. The best case is that Gottingen and Agricola will become real commercial streets and the overall character of that end of the city will be more like Morris/Hollis/Barrington is today.

As an aside... I've always found it weird that the "North End" is everything from Cogswell to Seaview Park. I'd say Cogswell to Almon is Central... Almon to Seaview is North. But whatever.

The worklofts on Agricola look like a great building. But the two new apartment buildings in my area (Hydrostone) are pretty ugly. That said, the new building slated for where Speedy Auto Glass used to be (across from the Hydrostone Market) looks great! It is great to see all this construction.

I mainly go by the municipal districts roughly for this thread but it is strange at times. For example right now i have Armoury Square listed as downtown but Armoury Villa is in the north-end.

I suppose I could add a new district, "HALIFAX - CENTRAL" for projects near the Commons or along Robie Street that aren't really in any district.

After some consideration I have decided to get rid of halifax - central and in place of it create a "buffer zone". Basically if any projects show up there i will post a question here asking what district it should be in. For example here are the some right now;

I think a couple of projects should be moved to the complete category... 5800 South and Spice are basically done, Hydrostone Place and Southview as well.

It will just give us a better visual of what is u/c and gauge the impact of this economic downturn a bit better.

Let this one go and see how long it actually takes to complete for real. It is already the slowest development I have ever seen.

Have to agree with you there, very slow.

I see 5800 South is stating on the billboard on site that they are opening feb 2009, so that one is just about there.

I was by the Spice yesterday and seeing that it still had a ways to go I didn't move it over yet. It is starting to look good though.

I moved 5800 South and Park Place V over because they are both done on the outside and both will be open to live in very soon.

You know, it'd be really cool if someone with the ability did a render of the potential future skyline of Halifax, including all the proposed developments, like UG, International Place, 1595 Barrington, etc.. You know, all the ones that would truely make an impact on the skyline.

There's a rendering with a couple of the proposals on it floating around somewheres in this forum but it was only of a small area and its outdated by now.

Just so everyone knows I changed the first post a bit. Due to some government projects spanning many districts I created a sub-category for government funded projects which instead of being organized by district are now organized by what government is mainly behind the project (HRM, Prov, Fed, Metro Transit).

Waterton is mostly interior I would say, they still are missing the final cladding on the upper 2 floors on the upper north side and elevator shaft. There is no action on the second building, the floor slab is complete on the main level, but that because it is the roof of the first level of parking. The columns don't have rebar extended any farther which would be necessary to build the rest of the building.

The dal management building is interesting. The columns are being poured on the south-west corner for the first floor, but the north-west corner does not have the foundation walls poured yet due to the tightness of the site, the columns are poured, but have been backfilled around. I could be wrong, but I believe the foundation will extend around this area. They seem to be using precast slabs for the floor that have styrofoam balls to minimize weight. These panels are about half the final thickness and have built in rebar mesh and more concrete is poured on-site to finish the thickness. Its an interesting method that I've never seen before.

It's still a long ways from being complete...i've been working on it for a week now and when i first arrived based on the outside i expected alot more to be done inside. All they have done in there on most floors is the steel studs with the exception of the upper floors. As for the 2nd building its not gonna start until the 1st is completely done.

And the completion date for 273 Bedford Highway has been pushed back to May 2009 due to the base exterior being installed this week.

BTW does anybody have any suggestions/comments? This thread seems awfully dead so it would be nice to know if anybody is still using it. :)

I've been thinking about how to streamline this thread while still making sure it is fair so I wasi thinking:

Suburbs - Too many low-rises going up to keep track of so anything over 5 stories will get a mention. Exceptions to this will be when there is a shorter building (3+ stories) that is on a main road that is highly visible (ie. Portland St, Main St, Bfd Hwy, Sackville Dr)

Core (Peninsula & Downtown Dart) - Anything 3 stories or higher will be mentioned. Exceptions will be few but the Seaport Farmer's Market is one of them for now since it will be a landmark building.

So what do you guys think of these guidelines?

EDIT: Also since Bedford West has buildings that fit the current guidelines I'm going to list them as the roads make it to the sites.

The Theatre Lofts were just moved from the Approved to the U/C section.

Since I received no feedback on splitting the Mainland North I went ahead and created a Halifax - Fairview District which includes traditional Fairview, Bayview and Mount Royale. Since the Mainland North is still huge I am probably going to subdivide the rest into four districts;

Halifax - Rockingham: Bfd Hwy (MSVU - Birch Cove), Tremont, and Flamingo.

Halifax - Clayton Park: Stretching from Dunbrack Street to the Bi-Hi from the Fairview border to Wedgewood Subdivision (plus the Northcliffe subdivision).

Halifax - Business Park: Anything in Bayer's Lake, Lakeside, or Ragged Lake Business Parks

Halifax - Mainland North: Any remaining areas with a Halifax address north of the Bi-Hi.

Thanks for reminding me of that map.

I updated a few of the photos on it and weather permitting I should have new photos from my January phototour up on Friday/Saturday.

Unfortunately the links I added into the photos have stopped working so I am trying to get a new way to have a direct link off of the map to the project's thread.
