The list starts in 1999 because that's when 1 Superior Place was completed. It was the first 500+ foot tower built in Chicago in many years and it signaled the return of large amounts of highrise construction to the city of Chicago after a bit of a hiatus during the mid 1990’s. The buildings are ranked according to the structural height per the guidelines of Phorio. Where no roof height is listed, it is either unknown or the structural height and the roof height are one and the same.

If anyone has any additions, subtractions, or other amendments, let me know.

Just the thread name. At some point, the "BOOM" is over, and the thread title becomes stale. This opportunity may or may not be a good place to draw the line (the projects continuing on today being, of course, products of the boom). As for ideas for a 6th-gen title, maybe "high-rises general thread" or "non-supertall high-rises" or something generic like that. Or we could stick with "boom" in a sort of broad and amorphous sense, and consider it a "millennium boom" in that it would be reflecting this century's new aesthetic, technological, political (e.g. pro-green), and economic (e.g. few corporate towers; rediscovery of urban residential; tourism explosion; etc.) paradigm. Makes me think we could start a new thread just to discuss what to name this thread...

We were spoiled for a long time and now the rug has been pulled out from under us. We're a little bitter and crestfallen. But now is the time to start turning more attention to smaller projects that will continue to help develop the urban fabric.

Not only inapt, but increasingly cliché (which has bugged me for a while).

If you read the River North Residents page that you lifted those images from, you'd see that McCaffery, the developer, has changed Flair Tower into a rental building. Therefore, they do not need pre-sales or a marketing campaign, since they don't need to sell units. I assume they will begin marketing the building through the many apartment-finding services in the city.

Wow, somehow I hadn't seen this before. Really solid design. It looks like it will look awesome enough to help minimze the presence and butt-ugliness of the chestnut tower directly behind it (forget exact name), which I have always been somewhat repulsed by.

Developer stung by condo gripes

REAL ESTATE | Has generally good reputation, but Near South Side issues could lead to new laws

One of Chicago's most prolific condo developers is facing withering criticism about construction quality in a showcase building on the Near South Side.

Residents of 1841 S. Calumet, a tower marketed as Museum Park Place, charge that Enterprise Cos. cut corners on the project, resulting in water leakage in the roof, walls and basement. They said Enterprise has refused to acknowledge responsibility for the defects and that the condo owners may face special assessments worth thousands of dollars each to pay for repairs.

The uproar threatens to hurt Enterprise's generally good reputation around Chicago. It also could lead to a push for state legislation to give condo buyers more protection from substandard work.

Some of the aggrieved residents took their complaints to the street, picketing in front of Enterprise's condo sales center Saturday. Tim Dempsey, an organizer of the protest, said the condo board has spent $37,000 on legal fees in a failed effort to get Enterprise to address the problems.

Enterprise Chairman Ron Shipka Sr. said he's close to an agreement with the condo board, which he said evidently hasn't been communicated to the building's residents. He agreed that leakage is a problem that his firm must fix.

"Everyone in that building has the right to expect that the skin on the building doesn't leak," he said. "But to jump off the deep end and say we're doing nothing about it, that's just not true."

Dempsey is not on the condo board and said he staged the protest without its involvement. Asked about contact residents have had with Enterprise, he said, "We never get to talk to them except through the lawyers. And it'll take 60 to 90 days to get an answer to a letter."

Formerly a machinist, Dempsey said he now works in sales in the steel industry. He said he regrets moving into the building. "I had a 60-year-old house in the suburbs that was in better shape than this new high-rise," Dempsey said.

Museum Park Place is 23 stories that are easily distinguishable from Lake Shore Drive by the crisscrossing red stripes on the facade. It is part of the huge Central Station complex, which until the crisis in the housing market seemed to breed new skyscrapers. Central Station is under the control of Fogelson Cos. and Forest City Enterprise Inc., but they have sold much of the residential development sites to Enterprise.

Tina Feldstein, president of the Prairie District Neighborhood Alliance, said Enterprise has joined a list of developers who have put up defective units on the Near South Side. Probably the most prominent example is 1717 S. Prairie, a high-rise developed by the former team of Warren Barr and William Warman. The condo board had to impose a $6.5 million special assessment on the owners, costing many of them from $20,000 to $60,000, and it is suing to recover money.

Developers, however, can insulate themselves by starting each project in the name of a new limited liability company. Some buyers have said developers promise unrealistically low monthly assessments, and the truth doesn't come out until a building is handed off to a condo board.

Feldstein said changes in state law are needed. One idea is to compel developers to fund an escrow account to correct defects. Others say there should be a mediation service between condo boards and the builders.

(Crain’s) — The owner of a new 456-bed dormitory in the East Loop wants to pack another 1,221 students into a planned 37-story high-rise next door.

A joint venture including Chicago-based real estate investment firms L&H Real Estate Group and Brownstone Realty & Development Co. has asked the city to approve a zoning change that would allow the new dorm at 51-67 E. Van Buren St. The tower would connect with the Buckingham, a 27-story former office building immediately to the east that the same developers converted into student housing last year.

The new project is a bold bet that rising enrollments at downtown colleges will continue to spur demand for student housing, despite the darkening economy. Student housing is considered a recession-resistant property sector, driven more by demographics — as the so-called echo boom generation reaches college age — than by economic cycles.

A joint venture including Chicago-based real estate investment firms L&H Real Estate Group and Brownstone Realty & Development Co. has asked the city to approve a zoning change that would allow the new dorm at 51-67 E. Van Buren St. The tower would connect with the Buckingham, a 27-story former office building immediately to the east that the same developers converted into student housing last year.

The new project is a bold bet that rising enrollments at downtown colleges will continue to spur demand for student housing, despite the darkening economy. Student housing is considered a recession-resistant property sector, driven more by demographics — as the so-called echo boom generation reaches college age — than by economic cycles.

It's okay. They should have mirrored the west crown with the east. The west side makes the building really look flat.

I wish! SusieM was kind enough to invite me up to check out the spectacular views she’ll be enjoying. She is just starting to move in after recently closing on the condo. SusieM also gave me a tour of OMPE and I was very impressed. I took over a hundred pictures from her balcony, hoping a few would turn out, and I still need to go through them and pick out the best ones. I'm planning to create a separate thread in the city photography section.

I forgot to mention earlier that this project could be a candidate for tallest dorm in the world. Dan in Chicago, do you know who holds the title now? I know the dorm in Normal, IL is up there among the tallest with a top out at 300 feet, 27 stories. This one could clear 400'.


I love student housing. Its very dense, very active, and creates no new NIMBYs. More please.

^Yes, it is. However, every time I look at it I can't help but think of how (contextually) refreshing it is, though. It has a nice, unique shape that is pretty bold and in-your-face, but it works for me. I would say that I wish it would have treaded a little more lightly on the environment in which it was placed, but compared to the way contemporaries have respected their neighbors (or rather mocked them) it really isn't so bad. A lighter touch on the parking structure would have been appreciated, even if it visually compliments the tower itself rather nicely.

^ Yeah, I don't necessarily dislike it, but I don't think there's much grace there, even though the designers clearly had that in mind. I definitely would have preferred it in another location - with a bit more breathing room.

It doesn't feel much like "home" because the elements are too repetitive and monotonous, like a giant Portman hotel maybe, without the creativity. It does look straight out of Dallas or Atlanta or somewhere like that.

The detailing is weak and the material palette too naive. It's simultaneously too much and not enough. If it had been clad in a Sofitel-like glass, one might have really appreciated the curve and the cut-out would have had a nice interplay of reflections. The way they are now, one has to think the architects were saying, "Whoa, that's a helluva lot of building to put on that corner."

It's just kind of an agreeable dud to me.

I would definitely agree with your assessment above, particularly about the glass. Also, your phrasing of "simultaneously too much and not enough" really nails why it doesn't quite work completely for me.

As far as the connection of the design with the aesthetics of other cities, I suppose I could see Atlanta and Dallas, but what city really sticks out in my mind (especially when viewing the third and fourth photos of cityofblindinglights's post) is Dubai. Something about the treatment of the horizontal elements and that heavily-massed pinnacle really resonates with a lot of the new stuff going up there.

I will say that it does have considerably more appeal in person, and even more so from afar where its visuals are interpreted in a larger scope of context (really starting to sound like a backhanded compliment). Perhaps the details don't look as fudged from far away because, well, you can't discern that there really aren't any, at least any that add value.

U Penn has some tall tower dorms; they might be more than 27 stories (though likely fall short of 37).

I'm not so sure that 560 N. Fairbanks is dead. I just walked by the site tonight and there is a Cassion drill rig thing with several 1.5 foot wide cassion holes drilled. Also, there were a couple of back hoes and other earth moving equipment in addition to assorted smaller things like some kind of pump or something. I don't know what they are doing there, but they are definitely building something and its not small...

How is the demo for the Ritz Carlton progressing? I saw a quarter page ad for this in the Asian edition of the Financial Times about three weeks ago, so it seems that they're still alive, in some sense. I know they got a loan, but in this climate--and with their project in LA losing about 20 buyers recently who had "reservations", who knows? I imagine some people would rather have this one die; I like it if only because it'll obscure that awful semi-pomo Omni up the block.

It's possible. New York City has a couple of tall mixed-use buildings with dormitory space, including The Epic, a 615-foot building on 31st Street, and the Marymount University Dormitory (473'). London is currently constructing Nido Spitalfields, which at 367' will tie the Dobie Center in Austin for the tallest all-dormitory building known to Emporis.

Yeah, I saw that. Does anyone know if there is a freight tunnel under the site? The caisson drill could be in the process of drilling an access hole to fill the tunnel with grout. I would imagine that could up the resale value of the property if it has already been done.

Agreed, that is nice. I basically hate concrete as an exposed building material (always looks cold sterile and cheap to me), but if more architects started actually caring about it like that, I might start changing my mind.


Also, I heard on the radio that there is a scafolding collapse and small fire at a construction site on Ohio between Orleans and Wells. Is that Silver Tower?

^Great, so the seven-story condo that was proposed for this plot was axed for being "out of character with the neighborhood", and then they approve a decidedly hideous (albeit from a rendering) three-story parking garage that clashes even more with the buildings in the vicinity than the previous proposal did? By the way, the name for the project set to be produced on the plot of land in question is called the Wicker Park Collection (according to the banner placed on the side of the Walgreen's a little while ago). While I will be glad to see the Walgreen's finally go, this is not the appropriate project to take its place.

What I also don't understand is the disparate renderings on HPA's website (also presented above). They clearly can't be for the same project. In fact, the top rendering for the project in the above post looks very similar to the project that wasn't given the go-ahead, and indeed it would be highly unlikely that a parking garage should have balconies (although I wouldn't put it past some idiotic developer to do so in an act of unabashed deception).

So now the Walgreen's surface lot and the surface lot for Midwest Bank are now both slated to be future plush accommodations for automobile whores -- fantastic. I can't wait to have to dodge even more manic drivers on the great "pedestrian" street that is Milwaukee Avenue. On second thought, there will probably be so much gridlock now that it will be even easier to bike right past them with ease.

A developer has asked city officials for authority to tear down a 1960s shopping plaza in Hyde Park and replace it with high-rise housing built over new stores and offices.

The project involves a 2.5-acre parcel at 5101 S. Harper, currently the home of the Village Center shopping mall. The property owner, Antheus Capital LLC, wants to build 150 condominiums atop a parking structure and a commercial base.

Eli Ungar, Antheus chairman, said the company is well-capitalized and isn't afraid of starting its project in a slow market for home sales. "Hyde Park is different," he said. "It hasn't seen a lot of new construction in the last 20 years."

The developer hired well-known Chicago architect Jeanne Gang to design the complex. Gang employs sunscreens that the residents can open or close, changing the building's appearance depending on the time of day.



Sounds a bit like her old vision for Aqua...

Very glad to see they are still moving forward with this project - looks like a great addition to the South Side.

Village Center is mostly hideous architecturally, and of poor urban form. As an added insult, it replaced a very handsome, dense brick structure of around 6-7 stories. At present, Village Center is borderline blight.

This is a very positive development. Previous renderings (http://hydeparkprogress.blogspot.com/2008/07/psst-you-can-talk-about-village-center.html) show that this will be a very interesting and attractive design (what else to expect from Gang?), though maybe not as groundbreaking/noteworthy/remarkable as nearby Solstice. The streetwalls along Hyde Park Blvd and Lake Park will have a dramatic impact on making the neighborhood feel more lively and intense.

Preckwinkle seems sure to approve this. The trick is making sure Hyde Park doesn't wind up with yet another vacant lot resulting from the myriad of reasons that prevent development in the neighborhood. The 17-story building at 53rd/Cornell seems to be flatlining, along with the 8-story proposal for the McMobil site at 53rd/Kimbark. Then there's the Dr.'s Hospital fiasco, the St. Stephen's Church albatross, the Promontory Point gradually sinking into the lake...

I'll all for that building at Huron and Orleans, all that's there right now is a crummy brick garage, total eyesore. The proposed building looks like it has some promise, although I'm a bit skeptical about the base. I wonder if this is a legitimate proposal or another pipe dream. Good find none the less.

I really hope AC has some success with these Gang projects in Hyde Park. So far there is no info on sales for Solstice, a building that I have categorized as belonging on my short "must-build" list
