Both builder and sales agent have been noticeably silent.
Looking at the status of other similar projects it is hard to believe that they will be ready for September occupancy.

More concrete, more rebar, some of the support pillars are now almost up to grade level.
The western foundation wall is almost finished, still working on north and south walls, eastern wall is still dirt and bedrock.

North and south walls completed, east wall almost done.
Looks like the western side of hole (nearest Bella's) being prepped for pouring the floor.
The eastern side is noticeably lower, wonder if they are going to raise it once the east wall is completed.

Checking out other buildings I realize what I thought were scaffolding and platforms last week are actually supports for the forms that are used for the ground floor slab.
On the east side of the hole which was still down at bedrock, they have used double height supports to bring the forms up to the same level
It's interesting to see how they are going to connect the slab with the existing vertical columns, the forms have been brought flush with the columns, and I guess they are going to tie in with rebar and then pour concrete.

For sure - it complements the existing building opposite (The Piccadilly?), and I think the open space of the Metro parking lot to the east gives it room to "breathe"

Speaking as one of the purchasers I'm not sure what I'd like to go in the ground floor retail.
From a noise perspective (I'm on the second floor) it would be nice if they were "9-5" type operations.
The footprint is probably too small for a Shoppers, so I'm expecting smaller specialty places to go in.
The builders have started sub-dividing the retail areas from the lobby/elevators area with concrete blocks, so we may see some indication soon of the retail.

Drove past this one yesterday...it has certainly changed the look/feel of Wellington in it's immediate area. This building, and the other ones further west along Richmond are slowly creating a mini street canyon, at least that's what it felt like to me driving along there, compared to when I used to live near there, and these buildings didn't exsist yet.

We went in to the Theberge Homes "Alta Vista Ridge" sales office on St Laurent Blvd last week to pick finishes and options which was an eye-opener.
To upgrade from flat doors to colonial was $150 per door (Colonial doors RETAIL for less than $50 in Home Depot).
They also wanted $400 to put a piece of plywood between the steel studs for a flat screen TV wall mount, along with $150 each to move the electrical outlet and the cable outlet two feet up the wall
We ended up with a granite upgrade in the kitchen for $1000, went from oak to birch kitchen cabinets for $900, and a $900 pot and pan drawer in the kitchen island.
We decided against the appliance upgrades as the retail cost of the upgrade package is way less than the upgrade price, and they won"t even give us a credit if we don't take the appliances.
wow going from oak (which takes a "thousand" years to grow) to birch, which is first growth and sprouts like a weed, is an "upgrade"? yeesh. Modern economies so mixed up.
UPDATE: it would almost be worth your while to pay them a small bribe NOT to install your kitchen, eh?

I bought a 2 bedrooms apt, on the 3rd floor, facing the parking and the street. I liked the layout of the living space and the wide windows.
What I don’t like now is that they left no space in between the building and the walkway for a bit of green something or flowers. Also, where are they going to have a garden? The backyard seems cramped. And where are they going to fit the hut tub when there is barely space for a garden?
I did not yet receive any appointment for our choice of finishes. Actually I am a bit worried about what exactly are the choices. When they sold the apartments they had no choices. The kitchen was ok but I personally would have liked something more modern, as I saw in the presentation centre for the 101 building. The strange part is that they had a photo posted at the entrance of the presentation centre with a very modern kitchen (shiny and green color). What was that one for? Exewau comments make me wonder what is going on....
Did anyone asked for an upgrade of the island size? I remember that the island they had in the presentation centre was longer than in the plan and considered an upgrade. I intend to go for this upgrade but after reading Exewau comments it looks that the guys are into making money.
Any other experiences in choice selection, maybe better than what so far has been posted?

Yikes, it sure is grey. A personal snub to Ken Gray?
Having just returned from Quebec City, I have to ask: do developers have a no-red brick clause in this city? It works well there; the dark red brick, I mean.
I walk past this place pretty regularly, and I cannot believe someone okay'd putting the rough-textured sandstone-coloured bricks right beneath those smooth sandstone-coloured bricks running up the side; just awful!

The windows on the Metro side corner are now up, together with the first red and white "stripes" applied on the exterior wall. Love it, but not because I will move there in my first house :-)
Also, talking about more condos in the area, the land at the Island Park and Wellington intersection (in between The Wellington at Island Park condo and the 101 Richmond condo, on the opposide side) which currently has a car dealership for used cars, is up for sale.
Finally, I have seen signs around such as the "No to overdevelopment" so, I do understand that people may be concerned with the overdevelopment. However, in all these places where new condo"s are coming along there was nothing interesting going on before. Even the "mall" that was on the place of the Wellington & Island Park condo, was a place with two small shops and almost no clients. More condos in the area on the other hand, will fill-in nicely these spots and give a modern, nice and trendy look to the street. The Wellington street will look like The George Town in Washington. It is nice to walk from your house and stop to nice shopps and places like Thyme and Again. So, with more people coming, more shops I hope will come too.:tup: Plus, if there is space for other people to enjoy the area, why would they not be given same chance?:yes:

Apparently the reason they have not done brickwork on the west side is that Bella's won't let them on their property to set up scaffolding etc.

I had the same thought about the owners of the restaurant not allowing the scafolding.
Why would they do so? Is it better for the restaurant to have a building on their side unfinished? Should they not be happier that more potential clients could come to their restaurant? Was it better before, with no condo? I can't see the logic in this one:(
I am not taking it personally but I cannot help thinking that it feels like we are not welcomed by some neighbours:shrug:. Well, no matter what, I'm moving in!:notacrook: And, bring some more with me:banana:

Don't underestimate the pettiness and childishness of grown adults. The signs mights as well say 'Say no to any and all change' or 'Say no to anything that isn't a direct facsimile of what was here before'.
They were probably put there by Ken Grey and his merry (little) band of 'good citizens'. Good citizens, hardly, and certainly not good neighbours.
If Ken Grey lived in this building, he would likely drive his car to the grocery store across the street.

Agreed WadiRum, I had a run in with one of the Bella's staff who came out of the restaurant to yell at me early on during the excavation phase because I was on their property taking photographs of the dig.
I certainly won't be frequenting the place after I move in, according to the builders rep they have been against the development from Day 1

This does not sound good at all. I wonder how is Theberge going to solve this one? Maybe that explains why the windows on that side are disproportionately small comparing to the rest of the building, as if Theberge was planning to build another building.

sounds like rather poor planning on the builder's part; that, and a good reason not to let people build to the lot line... I'm pretty cheesed off that the builder has been allowed to close the sidewalk for weeks on end. As much as I'd rather not commend Ashcroft for anything, the sidewalk in front of 101 Richmond has been kept open throughout much more of the construction.

Is this normal - how are they going to provide a thermal break across the gap?
I looked at other windows that are installed and the frame is flush to the existing brickwork.
I'm going to e-mail this shot to the builder and see what they come back with - stay tuned!!

This is Theberge's first condo so, I was hopping that they are going to rock it. Hope that the niche is there for a reason and did not just happen.

There was a similar gap on the North East corner of Mondrian when it was under construction. They eventually filled it with insulation and completed it with a piece of pre-cast. I think it was planned, but you never know.

Not posted for a while, it's been a busy November, and the exterior has not changed much.
Our provisional occupancy date of March 5th has now gone "firm", as we were not advised by the builder within the 90 day notice period.
The gap between the window and brickwork has been filled with a piece of metal, and the temporary drywall closing off the rest of the unit has been removed.
There has been no progress on the brickwork at the Bella's end of the building, still only sheathing and partial insulation - not a good look!.
Hopefully we will be contacted soon for PDI.

All in all, I like the look of this building, but I would have gone WITHOUT the red panels that adorn it in random spots. Maybe the finished product will look a little more seamless in presentation...

I am sorry to disagree with you Davis137 but I actually like the red touch. It is fun and brings personality to the building. How many condos with a red touch can you find in Ottawa?;)
As for the “sneaky” approach of the builder on the west side of the building, at least they found a solution to go around Bella’s “welcoming” approach.
Unfortunately, because of the cold weather and the narrow scaffolding there is no space for a tool to heat the wall before applying insulation. So, I assume the builder will finalize this side when the weather gets wormer, hopefully.
The one think I get less excited about is the heated ramp for underground parking entrance. This translates into plenty of electricity consumption and thus, in increased condo fees. The alternative I guess would have been salt and more salt.:yuck: So, something has to give.

Not much external changes, we could see that the drywall was done in our unit, actually met the building owner Joey Theberge in the Metro parking lot who confirmed that everything was on schedule for the occupancy dates.

Thanks Exewau for posting the pictures.
My occupancy date (March 12) has not changed. But are they really going to finish the work so that people can move?
So far, it looks like there are plenty of things still left to be done. The hallway is not done and neither are the lockers. Balconies have no railing. The apartments without windows are used to upload materials inside the building so they may still be kept as is, I assume. For the side on Bella’s, from what I know, they need warm weather to be able to finish. The scaffolding they use on that side is so narrow that only allows a worker to use it. If the weather is cold they need to warm up the wall before applying bricks but there is no space on the scaffolding to accommodate both the worker and the heather. So, that wall is probable going to stay as is for the next months.
For our apartment, they are working on the kitchen based on what I see from outside. So, maybe they will be done in time. Hm, I will soon find out.

We are still scheduled for March 5th, from what we can see of our unit (second floor north-east corner) they have finished off the interior trim, doors are hung and our kitchen cabinets are installed.
Like WadiRum I am also concerned about the functionality of the building, it still looks like a construction site, with scaffolding and materials everywhere, in particular on the entrance ramp to the parking.
If they expect us to start paying condo fees, property taxes and interest on the "phantom mortgage" from March 5th I am expecting to be able to live in the building as much as possible.
I can accept that the outdoor spaces won't be finished until the warmer weather, but the interior better be pretty much complete if they want to start charging me to live there. (cue the sound of my lawyer sharpening his pencil.......)

Final few windows in at the front, some balcony railings now installed, some progress on the Bella's side.
Our interim occupancy date is now March 12th for second floor unit, but haven't heard from the builder regarding PDI.
I think the "1433" slab is staying put on the roof
