North Point Breeze is a small neighborhood in Pittsburgh's East End, wedged in between Homewood to the north and Point Breeze to the south... which represent two socio-economic extremes. Interestingly, North Point Breeze kinda represents a halfway point between ritzy Point Breeze and troubled Homewood. Its legacy housing stock is quite impressive and similar to that of Point Breeze, but there are signs of distress throughout the neighborhood. Generally, North Point Breeze is a pretty nice neighborhood but pockmarked with some deferred maintenance and abandonment. The eastern edge of the neighborhood is industrial.

North Point Breeze exhibits a rather unique characteristic for Pittsburgh... two residential boulevards. While boulevards are rather common in cities such as Erie, they are rare in Pittsburgh... a city of narrow streets.

Great tour, Evergrey. I've always liked this neighborhood for the houses, scattered apartment bldgs., and boulevard streets, but it kinda has a weird vibe to it, doesn't it? For being so close to everything in the East End, it's somewhat isolated and unknown.

It does have a weird vibe north of Penn Ave.... North Point Breeze seems really beautiful and impressive at first... then you start noticing things are slightly amiss... boarded up windows here and there... peeling paint... that chintzy wooden fence in front of that huge yellow mansion... unkempt lawns... to put it delicately... I believe its adjacency to Homewood has some negative impacts on North Point Breeze in terms of crime, depressed housing values (in comparison to Point Breeze proper), and a little bit of blight and neglect

overall, it's a pretty cool neighborhood... it's just not as nice as it should be since it sorta serves as a buffer between the "ritzy" East End and notorious Homewood

I like it. Hopefully this hood will rebound (though it really doesn't look that bad), and the 'burgh will have another solid middle class success story.

I actually expected this neighborhood to go over the cliff, about 20 years ago, but it's actually been fairly stable since then. Nice job as usual EG.

The houses are cheap... but not rock bottom... they're just undervalued for what you get... and certainly much cheaper than Point Breeze proper. IMO, North Point Breeze has a lot of potential and will only improve... especially with nearby developments like Bakery Square.

Great tour. It's interesting how the neighborhood seems to reflect aspects of both it's ritzy southern neighbor and it's impoverished northern one.
Those factories are really cool.

Another name stolen from Philadelphia! ;) Geez, can't the rest of the state come up with their own names? :shrug: But, Philadelphia's Point Breeze isn't like Pittsburgh's. It's the poorest neighborhood of South Philadelphia, or as I like to call it the "North Philadelphia" of South Philadelphia, because you rarely see neighborhoods in S. Phila. that are as poor and blighted, but they're common in N. Phila. Anyways, Philadelphia's Point Breeze could become upscale because it's adjacent to a gentrified neighborhood called Southwest Center City (the only name everyone can agree upon) and is next to a largely rebuilt neighborhood called Gray's Ferry.

Pittsburgh's Point Breeze seems more like an inner suburban neighborhood; Philadelphia's is a crowded working class neighborhood in the shadow of industry and near downtown. If Southwest Center City is Rittenhouse South, as some now think it is, then Point Breeze may become Rittenhouse South South. :haha: Anyway, the name comes from land at a bend in the Schuylkill River (on the other side of the river), called Point Breeze. :D :cool:
