DCR Phoenix Homes is proposing to construct a four-storey, 48-unit apartment building at 130 Daly Ave., at the corner of King Edward Ave.

The proposed apartment complex consists of 39 bachelor and one-bedroom apartments and 9 two-bedroom apartments.

Interesting...if you go to the City page on the application and go to the Site Plan it looks like this plan has been in the works since September 2006...I wonder what the hold up was?

The site of Phase I of the redevelopment project is currently vacant, except for a modern addition to a heritage structure, which will be removed.

That's near my place. This is truly one of the rare remaining infill locations in Sandy Hill. The form and density are good, let's hope they also make it look good. Daly Avenue, between Cumberland and King Edward, is a really stately old avenue with beautiful Victorian buildings (112 Daly is one of my favourite residential homes in the area).

Agreed re. Daly - I used to live at 190 or so - beside the b&b just one block east of King Edward - it was originally the GG of the NWT's home - gorgeous inside and out - except in a total state of disrepair - the owner was just letting it go to crap - such a shame.

the homes around those streets are an Ottawa jewel. What I can't figure out is how the city was so ignorant to let those piece of crap apt's in sandy hill go up right beside spectacular old homes.

Its very nice to hear that they will tear down that piece of crap addition to the heritage house.

My reference to the September 2006 drawing is of the site plan only..I'm not sure when the renderings began.

:previous: At first glance it doesn't look bad at all. I would like to see the all-important Daly Avenue elevation, though, before forming an opinion. Phoenix was also the developer of Lotus Court in Chinatown: the elevations of that project looked decent enough, but the actual built product has way too much vinyl siding and other cheapo materials that could ruin a site like this one.

One might argue that it should be built closer to King Edward to match other nearby buildings that are built practically to the lot line.

On the other hand the sidewalks are so narrow in the area and King Edward is quite wide and busy, so the lack of space between the road and building can seem oppressive for pedestrians. This setback may actually improve the pedestrian environment (although I guess there will be a fence along the lot line..)

I wonder if the main reason for the setback was because of the hydro poles in front of the site.
