^ I agree - on a less than classy block. But there are 2-3 new liquor applications, some place called 'Empire' opening soon, a fairly significant development application on the large vacant lot beside Wings and the possible Joeys a block away - things seem to be changing quickly.

it was good in highschool and it was relatively cheap compared to their new prices
the building reno is great though and i like that its a clothing store just not a fan of le chateau

Seeing how thin the walls of the V6A seem to be, I have to ask... is there anything in the building codes that mandate how strong these need to be in the case of an earthquake?

Those aren't walls they are support beams, the walls will most likely be your standard steel studs with drywall, and sound insulation between units.
Looks like V6A is going to be 9 storyies after all so 2 more to go as per this.

From the second pic, it looks like the middle part of the building has concrete demising walls (walls separating the units) which do appear thin viewed end-on (but its length would provide stability) - probably a "bowling alley" type suite layout. The units on the west side of the building seem to have the usual (thicker) columns at the exterior wall and presumably within the units as well (probably different suite layouts).

Haha yeah of course, the entire building code is designed with earthquakes in mind.

Even learning from the examples of California (and more recently Seattle's recent shakes) to improve the building codes to get earthquake resistance incorporated into new buildings and retrofitting old buildings, I doubt there's much that would survive the expected 9.0+ that is expected to hit the area in our lifetimes.
The last 'big one' in the Vancouver - Seattle area was in 1700 and is estimated to have lasted for up to 5 minutes and shook the West Coast from northern California to the northern tip of Vancouver Island. A quake of that magnitude would likely have been felt as far away as Winnipeg or Chicago, and the resulting Tsunami is recorded in Japan as the Orphan Tsunami (because there wasn't a Japanese earthquake that preceded the tsunami)
Even the 'smaller' aftershocks in the days afterwards would be greater than what we've seen in Haiti, Chile, Indonesia, and Italy in recent years.
It would be a situation where the survivors would think the people who died in the quake were the lucky ones.

Every time the 44 pulls up in front of that place I think man, is it gonna be loud. Other than that it looks like a great example of low/mid infill. Be interested to see interiors - and the view from the back units since it seems those will be the most coveted.

Yep the strip mall was at Fraser and 30th. Can't quite remember what was at 20th. Might have been a parking lot and a few stores? The Church's chicken is at 41st and fraser like another forummer pointed out :)
Fraser Street has quite a few buildings prime for redevelopment.

Some more info on the Fraser and 30th Project. It is of some interest to me since I was involved in the construction of the No Frills in Coquitlam. I must say, No Frills is a fitting name. You won't find any deli, bakery, or anything nice like that inside.
The polite four-storey building that constitutes phase one of Century runs a full block on Fraser with three storeys designated residential and much needed basic and boutique retail on the ground floor.
No-frills, a Loblaw-based super grocery, will anchor the development, along with Shoppers Drug Mart. Specialty retail and coffee shops, plus office space, complete the block.

Work has started on the project at the sw corner of west 8th ave and Heather, behind the Holiday Inn. Not much to see in my photo, just some tree removal. Today they were tearing up the asphalt:

i can't believe how cheap no frills is - usually its the sale stuff that can't be beat not even superstore is cheaper and they are usually the cheapest - they had delissio pizza two packs for like $6.97 one week!

Really? I was unaware this proj was hitting the dirt already.... Jlousa, whats the status on this one?
Also I dont think this really qualifies as infill, the project is pretty sizable.

i really wanted to like this project, but it looks really weird. I'm sure it's in the higher end, but still it just looks weird. One thing I like is the laneway housing, there's a small bachelor's pad on top of the garage.

I should have grabbed a picture but they have a sign out front for advertisement purposes with a picture of the view you could have, but no renderings of the building. I can't remember what they're calling the building but it has 700 in it. Oh the originality!

At a certain point coming up with trendy names for these buildings seems pretty dumb too. Cosmo? Kore? Mantra? I have nothing against simple, straight-forward names. Let's people know where the hell the thing is!

9th State Technical and Sciences College
4th District North-East Ring Road Library for the Advancement of Research and Learning in Psychology
32nd Precinct Civic Administration Building
Public School Number 19
As crappy & useless as the focus-group -approved names are, they are an improvement over these.
I guess it depends on which sounds nicer to you if the project is called "Willow Glen Estates" or "Public Housing Co-Operative Number 7"

I personally prefer addresses as project names rather than gimmicky names; it lends a certain sophistication to a project and is a sign that our market is maturing. If you look at Manhattan the vast majority of residential projects are merely marketed using their address. At this point though I can only see it working Downtown and on the Westside.
In the case of 700 West 8th, Westbank obviously didn't need a catchy name to sell it since the majority of units are already spoken for.
I'm just happy to see that the stupid fad of using Italian sounding project names appears to have subsided...
A couple of years back, somebody on here came up with a Condo Name Generator. It would be worth resurrecting that

Waterloo, the development at 2481 Waterloo Street (corner of Broadway & Waterloo) seems to be nearly completion and now for sale.
Looks like they're asking a little under $800 per square foot.

Years ago, I was told that the name of a new subdivision was sometimes used to describe what had been bulldozed to build the new houses.
Deer Meadows (Deer hunted or scared away; meadows paved over)
Silver Springs (spring buried in concrete sewer lines & redirected out of the area)
Oak Grove (trees chopped down & turned into finished moulding & millwork for the homes; grove filled in to level out the land for more houses)

Looks like the development across from the Biltmore(Howard Johnsoon) is going ahead as they are prepping the site. All trees on the property have been chopped and a portable office was set up on the south side of the site. Im guessing they will start digging any day now.
Good development except for one massive problem. They got frigin townhouse units fronting Prince Edward street with the club/bar/lounge and liquor store across the tiny street. Its going to cause tons of problems for the new residents. It would of been nice if they could of built in some other use for at least the ground floor on Prince Edward street, some sort of community space, or a kindergarten, studio would of been probably good, anything but townhouses.

RE: Club and townhomes. That will only be a short term problem. Mid-term the Ho-Jo site will be redeveloped and I'm sure the Prince Edward side will be pacified if you will ;)

The proposal is to change the zoning from MC-1 (Mixed Residential Commercial Light Industrial) to CD-1 (Comprehensive Development). The purpose of the requested rezoning is to permit the development of two 5-storey market rental residential buildings over one continuous level of underground parking accessed from Porter Street consisting of 192 dwelling units and 10 artist live-work units. The current zoning limits residential uses to a maximum floor space ratio (FSR) of 1.8 within a 2.5 FSR mixed use building including commercial or industrial at grade. The proposal would allow all residential up to 2.5 FSR. The proposal would also increase the maximum height from 45.28 feet to 48.68 feet. This concurrent rezoning and development permit application is being considered under the Short Term Incentives for Rental (STIR) Program approved by City Council on June 18, 2009.

Thanks for those updates. The first one is basically Cambie and 47th, nice and close to the Langara 49th SkyTrain Station. Six storeys in height tells me that it is going to be wood frame, so it should be fairly affordable and quick to build. Great precedent for the Cambie Corridor.
The second project is on the site of that small factory that made furniture, "Mazitlan" or something, which closed four or five years ago. Nice site for some infill, especially since there has been a lot of townhouse/low-rise infill behind the site in the last couple of years.

SFU I think you might be wrong about the second site, my understanding is the furniture site is still for lease/sale. This will be the old cheese factory and the autobody shop.

Looks like Haebler's Shannon Station development at 57th and East Blvd. is progressing. Interesting project for a couple of reason: its tied to the existing strip mall (Choices etc) and its had a very long gestation.

Pretty big though at 2000 sq ft plus, and with the hill each suite should have at least some views, if only from the top floor & private roof deck.

Thanks for the update. I'm surprised it is so far along. I am never up that part of Main Street so all I see of this project are photo updates.
I'm going to put a suggestion out there to the forum and that is this: could we merge the infill and lowrise updates thread with the General Vancouver thread? The former seems redundant to me and the 190,000 page view disparity between the two show that people are voting with their feet, so to speak, about which one has more relevance. Any thoughts? Moderators?

Driving over the Arthur Laing, I noticed big signs for HQLiving. Interesting that it seems to be on the "industrial" side of Marpole, near the site of the Wild Coyote bar (has anyone actually ever been in there?):

Wild Coyote has since been renamed Motel Nightclub, but thats besides the point:D .
There are a lot of similar buildings to the north of the site, although that area will definitely be loud with the bus depot nearby and the bridge overhead. Imagine a few hundred diesel buses headed past your apartment every morning at 5AM.
