wow, are my eyes deceiving me or do those covered balconies connect to an elevated walkway leading to that stairwell? the architect here has obviously spent time in northern europe. it's a shame that there's no common roof area access from these, since they surely indicate that the ground-level space is parceled with the apartments that front below there. this is what i can an intensification of space use, and a clever way of beating lot coverage issues, if that was a concern.

Doesn't look too shabby, think the canopies should probably all be glass, looks like the residential entry is glass but the rest switch to canvas. Also hope a better method can be found to split the balconies along the frontside, the current screen takes the building down a notch.

I'm not keen on breezeways (esp. on a wood frame building) - as they may create water damage issues if water pools (i.e. they amount to additional balcony space on the building).

thanks for the photos. I like it (the broadway project) and think it will be great for that area. should see more like this keep poping up in this part of broadway and moving east towards Fraser.

Hey, haven't you heard? 61 units is serious business! It's not like every low-rise wood-frame condo in Poco (with far worse access to transit, amenities, shopping, and employment opportunities) achieves that amount or more on a similar footprint :rolleyes:

The density bonus on that project was very very small. The overall density is 3.25 and the zoning is 3.00. They were just taking advantage of the up to 10% Heritage Density bonus.

The white concrete version looks way better than the "wood"-coloured concrete. But I don't know if the model is meant to *accurately* represent the final colour of the materials used.

Rezoning and Development Permit Application - 3522 Porter Street, 1896-1898 Victoria Diversion, 3615 Victoria Drive (DE413947)
Rositch Hemphill Architects has applied to the City of Vancouver to rezone 3522 Porter Street, 1896-1898 Victoria Diversion and 3615 Victoria Drive. The proposal is to change the zoning from MC-1 (Mixed Residential Commercial Light Industrial) to CD-1 (Comprehensive Development). The purpose of the requested rezoning is to permit the development of two 5-storey market rental residential buildings over one continuous level of underground parking accessed from Porter Street consisting of 192 dwelling units and 10 artist live-work units. The current zoning limits residential uses to a maximum floor space ratio (FSR) of 1.8 within a 2.5 FSR mixed use building including commercial or industrial at grade. The proposal would allow all residential up to 2.5 FSR. The proposal would also increase the maximum height from 45.28 feet to 48.68 feet. This concurrent rezoning and development permit application is being considered under the Short Term Incentives for Rental (STIR) Program approved by City Council on June 18, 2009

It's called Porter, and its located on Porter St and Victoria Diversion, which is an anomalous one-block stretch of street where Commercial Drive meanders over to join Victoria Drive.
I think this is the first wood frame building in the City of Vancouver to go up under the new wood frame building rules. Previously a four-storey maximum was in effect and that has now been relaxed to five storeys. To the best of my knowledge the fire endurance and life saving attributes of the building were also increased when the building code changes were made but I am not knowledgeable about the specifics. The five-storey wood frame building called Remy that burned down in Richmond last year bit the dust during the construction phase, before the sprinklers and fire resistant sheet rock, etc., had been fully installed.

Remy was actually 6 storey frame but obviously didnt make it out of the construction phase.. Polygon's Anderson Walk in North Vancouver is the first 5 storey frame building built in METRO Vancouver.. but you are correct Porter will be the first 5 storey in City of Vancouver.

Yes, I was really just getting a pic of the site for 5555 Dunbar and it caught my eye. IMHO that should be the minimum standard for arterial development, no one story with mezzanine retail. Require two levels of residential above the storefronts.

Just completed on W11th near City Hall. Remarakable for the area in that a) Its not a faux heritage house replacement for a real heritage house b) they didn't just save the studs on the first floor, collect a heritage bonus and then build something completely different. Now three units with a fourth in the new coach house.

Nice to see an infill building design freed from the tyranny of the balcony. This is Blanc Modern on West 2nd, just west of Burrard. Each townhouse has a roof deck, so no need for a balcony, though it gives a strange internal layout with bedrooms etc on floors 1-2 and kitchen+living space on 3!

Why did UDP turn it down? It looks way better than the one on W40th that passed. Between this and The Ridge it seems the UDP turns down anything that isn't horribly boring and cookie cutter.

The rooftop decks on that bit are a bit odd too. Looks like they belong to the southfacing single storey units on the subpenthouse level (re: spiral staircase). The north facing units look to be two-storeys, but have much smaller decks facing north.
The 4th Ave. retail space looks Whistler-ish rather than "high street".
