I'd say it's more stable than decreasing. 08 numbers are 4k above 06, after all. But that's pretty much normal. The island is filled out for the most part. We need policies that encourage densification, and if not, growth will continue in the burbs.

^indeed. The 'dream' has now become a detached home in Terrebonne. Just like elsewhere in North America, with the exception perhaps of Vancouver, and to a lesser extent, Toronto. Montreal's core is the best in the country; and I think that if properly packaged, increased densification could be very attractive to families, as well as to young urban professionals (yuppies).

That is a bit of a myth,there are huge tracts of undeveloped land on the island of Montreal (IE. blue bonnet, Turcot railyard....)

There's still farmland out in the west end too. Lots and lots of large vacant fields out in the east end as well.
