A development proposal has been submitted for Phase 1 (15,328 sq. m) of a new community shopping centre (26,941 sq. m) at the corner od Hazeldean Rd. and Huntmar Dr. in Stittsville/Kanata West. It will be a mixture of attached and free-standing buildings, including a gas bar car wash facility.

Drive-thrus are permitted in some areas...not traditional main streets or most linear commercial areas...places like Merivale/Innes etc they are OK I believe.

I noticed on the site plan that they are providing more than 2 times the required parking...that is crazy...hopefully if this thing gets approved in the future they'll add more 'pads' and not provide any more parking. I love how they refer to a building surrounded by parking as a 'pad'.

I wonder if we will at least get some fake mainstreet architecture to give the development a bit of interest and charm, like they did at Dartmouth Crossing in Halifax, which is currently being built by the same developer (Centrecorp)?

Or maybe Halifax was more proactive by demanding this as a requirement for approval?

They might as well since they're just concrete pads and they're pretty interchangeable. It's sort of brutalism for terminology. I wonder if, in the future, underground parking could be added beneath these 'pads'. Anyway, at least we know where all the land is going. Suburban residential housing is now getting to the point where it's not too bad - I think now sprawl can be far more attributed to the commercial and office land uses (and even schools) than it can to residential.

I wouldn't mind the perimeter flanking if the businesses were oriented towards the surrounding streets rather than the central parking lot. That way, the central parking lot could one day be replaced by a tower of some sort and the businesses could be joined together to form a podium.


Sad, really. We regard as progress the ease with which new developments could be made better in the future...

Yeah, you never know how many Saturday afternoons before Christmas when there are huge piles of snow in the parking lot taking up parking spaces, and the people of Stittsville or Kanata need to get to Winners or Lowe's or Michaels.

It will be a 1.53 KM long strip of power centres/shopping plazas (assuming Kanata West isn't stopped and the City Site is sold/redeveloped for commercial as they have indicated).... about as long as Bank from Wellington to Catherine.
I think most of the south side of Hazeldean is part of the Fernbank CDP.

Could be worse though... Innes Road looks like it will be about 3.2 KM of big box once the Trinity site is developed.... which is like Lansdowne Park to Centre Block or Merivale from West Hunt Club to Baseline

Not sure on the NADG site, but the Trinity site is underway. The steel shell is complete for the Winners/Micheal/Homesense building in the NW corner.

I am anxious for the Lowes, that will be a nice addition to the area... I just hope that the trio of HomeDepot, Candian Tire, and Lowes doesn't run the tiny Stittsville Rona out of business.

I would wager not till next summer at least, there is a Sanitation Capacity issue with the Hazeldean Pumping Station that needs to be addressed before any more development can proceed. I was actually surprised to see the current structure go up.

Steel frame will be erected this summer. I'll try to post some frame screen shoots.
I don't know about other trades but I think it could be completed before end of 2010.

I think the capacity required for some of the developments in the area had already been allocated and they were able to slip through.

Does anyone know anything about the other shopping complex beeing built down the road on the sign it lists metro.
