Case 01304 - Application by Clayton Developments Limited for a Stage I development agreement for a mixed-use development of the existing Halifax Water lands to the south of Regency Park Drive, Halifax, and for an amendment to the Stage I development agreement for Lot GP-04, Greenpark Close, Halifax. More information... (http://www.halifax.ca/planning/documents/Case01304FactSheetPIM.pdf)

Two things;

This is a Clayton Development so don't expect anything nice (these are the same people who brought you Bedford South).

And IMO the most important part of this development is the proposed underpass to Bayer's Lake.

Clayton Developments seem to be the reason for much of the sprawling subdivisions in this city, i.e Portland Hills, Colby Village, Clayton Park, Bedford South, and Russell Lake West.

Yeah, I've been waiting for this land to get developed... the underpass is such a good idea and will make clayton park more accessible from bayers lake and vice versa.

I've added a link to the information page.

I like option 2. This will really fill in the 102 nicely.

Yeah, 2 is pretty good.

Dunno if this is the right thread for this, but the last parcels at the end of Greenpark Close will soon be developed (2 buildings @ ~100 UNITS) They will be tucked between the end of Greenpark and the new Washmill Extension.

So it is this area - http://www.bing.com/Maps/?v=2&cp=rf845s9ptx3r&lvl=17&dir=0&sty=u&where1=Halifax%2C%20NS&q=halifax%2C%20nova%20scotia? Has it changed much since the Bing Map shot was taken?

Is it the area shown in the map at this link - http://www.halifax.ca/planning/documents/Case01304FactSheetPIM.pdf? Or have they opened up more lots?

The path of the Washmill underpass connection is all blasted and cut all the way to near the radio tower and the part of the development under construction.

Yes. The buildings to which I am refering would be on the lot that connects to Greenpark close. I believe that these will be the last in the area shown in the hrm map that will be accessed from Greenpark. The rest of the area to be developed will be accessed from the new Washmill Extension. I'm not sure if those have been opened up yet or not. I think the only reason the ones to which I am refering hadn't been opened up earlier is that the original plan for the Washmill Lake Connection was to connect with Greenpark via these lots. Now that the route has changed, and the paperwork has had time to filter down, these lots are available to be developed. It is the same developer that did the neighboring lots.

A cool thing is the area is this concrete building (http://www.bing.com/Maps/?v=2&cp=rf79h59pv439&lvl=19.361186256973383&dir=3.111218436153037&sty=u&where1=Halifax%2C%20NS&q=Halifax%2C%20NS), that clearly has been there for quite some time. Halifax History (http://www.halifaxhistory.ca/ConcreteBuilding.htm) has some more information on it. The land is now owned by Clayton, so I can't imagine it will be worked into their development plans. It would be interesting to know what its purpose was.

Yeah - I remember coming across this when I was biking back there one time. I was wondering the same thing.

Thanks for the pictures. This one is interesting. One question - how have they been managing the traffic flow? Do they have to shut a couple lanes of 102 highway traffic down at a time as they built the underpass under the highway? Or are they building parallel adjacent new highway lanes which they reconnect to later (I have seen this with railway underpasses in the Milton, Ontario area)

They built a diversion road, two lanes each way were maintained the majority of the time, some afternoons the inbound direction was down to one lane. My understanding is there are three phases to this project:

1 - The detour along with clearing of washmill court extension
2 - The overpass structure itself
3 - The construction of the washmill court extension road and services

Last I heard the final phase was delayed due to budget cuts and the push to get Mt. Hope overpass connected to Woodside.

Thanks for the explanation. It would have been a traffic nightmare if they had to close a couple lanes at a time.

Thanks for the explanation. It would have been a traffic nightmare if they had to close a couple lanes at a time.

The diversion seems to work fine when I use it but there have been complaints about people not heeding the 80km/h speed limit resulting in taking the bends too quickly.

Mind you I've taken photos of the underpass more times than I have driven it recently. :)
