It looks like a great view of the city. It is hard to imagine why there hasn't been a concerted effort to open this historic site to residents and tourists.

Nice photos. That last one looks quite built up and shows off some of the newer buildings and cranes.
I found this photo on flickr, also taken from George's Island. The close up of the NSP building shows off some of the detail on the cladding. I like how they broke up the glass wall with some accent panels in a lighter colour:

If I had my way (and $100 million - if I did, I'd probably do it), I'd hope to see all the remaining lots around the Trillium bought up and consolidated into one massive parcel (including the old White office tower). I'd then demo everything (although there are a couple old houses I'd try to have moved) and then have the HbD bonus map amended to allow up to 25 stories and build a mixed use condo building on the corner of Spring Garden and South Park. On the rest of the land, I'd build a boutique suite hotel on the corner of Spring Garden and Brenton; with the two buildings having a shared parking access. Then to try to calm down to Schmidtville residents, I'd dedicate a small piece of the corner of Breton and Breton to be a pocket park with a fountain and sitting area. Of course, that's my dream world - but I'd love to see 2 towers go in there. Shame the height was wasted.

One of the weaknesses with HbD I think and the overall planning regime in Halifax is that there's basically no room for landmark highrise buildings. Because of the ramparts bylaw all taller buildings in Halifax are effectively capped around the same height -- I don't think that's a good trade-off at all. I'd love to see a 30 or 40 storey condo in the Spring Garden Road area.
I hope they go up to 40 or so around Young Street.

The ramparts policy only applies to Downtown; so Young would be okay to exceed it. I'd personally like to see the ramparts policy waived for the two blocks around Trillium, which under the old system were outside of the viewplanes and could go higher through a DA.
I'm not going to cry if it doesn't happen; but at least there is the chance that the Young Street area and maybe even Kempt road could be the 'signature' highrise area.

Whoa, I had to do a double take to ensure that was Bedford I was looking at.
What is that taller building? It looks great. If they ever build that nice plan for the infilled area in the basin (which will likely be compromised by the crazies) there will truly be 3 major hubs between Halifax, Dartmouth and Bedford.
Good stuff HRM!

Unless the current planning and design trends change, Bedford won't be anything near a 'hub' for several years to come. All of the development around Larry Uteck is so utterly car-centric that it's nearly impossible to walk anywhere. Every one of those buildings is surrounded by parking lots.

Yeah, blame the anti-development folks and council who hasn't instituted any sort of legitimate policy.
Bedford certainly won't be a hub if they don't build that densified waterfront project.

Colour notwithstanding - you do have to admit it's quite a pack of density there though...plus that building under construction in the back is roughly 9 stories from my count above the tree line? So I'm guessing 12 in total maybe!? That's quite impressive for the burbs.
That's also where I stay when I visit my mom. She is in the shorter building to the left of the left crane. She faces her parking lot, not the basin.
But this could be considered a TOD if there was an LRT or BRT along Bedford Highway (or regional rail).

But this could be considered a TOD if there was an LRT or BRT along Bedford Highway (or regional rail).
I asked before what TOD was and promptly forgot and had to look it up again. Here is a great description. A transit-oriented development (TOD) is a mixed-use residential and commercial area designed to maximize access to public transport, and often incorporates features to encourage transit ridership. A TOD neighborhood typically has a center with a transit station or stop (train station, metro station, tram stop, or bus stop), surrounded by relatively high-density development with progressively lower-density development spreading outward from the center. TODs generally are located within a radius of one-quarter to one-half mile (400 to 800 m) from a transit stop, as this is considered to be an appropriate scale for pedestrians.
Many of the new towns created after World War II in Japan, Sweden, and France have many of the characteristics of TOD communities. In a sense, nearly all communities built on reclaimed land in the Netherlands or as exurban developments in Denmark have had the local equivalent of TOD principles integrated in their planning, including the promotion of bicycles for local use.
Transit-oriented development is sometimes distinguished by some planning officials from "transit-proximate development" (see, e.g. comments made during a Congressional hearing [2]) because it contains specific features that are designed to encourage public transport use and differentiate the development from urban sprawl. Examples of these features include mixed-use development that will use transit at all times of day, excellent pedestrian facilities such as high quality pedestrian crossings, narrow streets, and tapering of buildings as they become more distant from the public transport node. Another key feature of transit-oriented development that differentiates it from "transit-proximate development" is reduced amounts of parking for personal vehicles.

This would be more be TAD (approximate) because there is no local commercial within the development, it's all downhill. But is a significant chunk of density in proximity to a good transit location.
Dmajackson
Nov 12, 2012, 3:40 AM
Basically for new developments;
TOD: Bedford Waterfront Phase II (if ferry or train installed); Motherhouse Lands; King's Wharf (with rumoured water taxi)
TAD: Larry Uteck (Route 90); Harbour Isle (MetroLink 185).

I wouldn't say that. My mom has a condo on Bedros Lane and I walk up to the Sobey's when I visit or the shoppers. It's a brisk walk and it's up hill but it is still quite nice. It just depends on who is doing the walking and whether they want to actually walk...I don't mind the uphill. It's quite good.

I would really like for the next "round" of development to be centred around the area below Hollis between Sackville and Marginal Road. That part of town has a lot of potential but too many surface lots to come together as a real neighbourhood. There also isn't enough connectivity between the downtown and the southern waterfront area; most paths a pedestrian could take through that area have very little to offer.

I'm posting this skyline picture, taken last week (which belongs to a friend of mine who recently moved to Dartmouth), because the Citadel redevelopment's progress is visible. The most developed tower will be topping out shortly.
I look forward to what will eventually be a solid, developed 'downtown Halifax skyline': a clusters of towers that extends all the way to the Ocean Towers, and even further northward.

This one is incredible. I don't think I've seen downtown quite from that perspective before. It makes it look like an island. Fabulous picture.

I like it as well. The color and calmness of the water also makes it look like Halifax is built next to a lake and not the ocean.

Interesting angle. Looks like they still haven't finished the Keith Hall restoration project.
