But what about that sign beside the parking garage. Is that another building that will be built once the parking garage is finished?

:previous:
Its the Grace Donnelly Pavillion that's already been built on the north side on Baseline. The existing parking garage now connects to it. While the external structure has finished years ago, they're still finishing the inside for specific medical uses.
Back around 2004 the new parking garage area was suppose to be a major add-on in the new Shriners hospital. However Montreal launched a major PR blitz and it remains in Montreal.

With the Goodwill's exterior almost complete, all we need to do now is get rid of that ugly billboard right in front of it.
You can also see the reconstruction of Horton St. in the first photo.

And Simpseatles, I took a close up of the green roof on the first building to show you they actually did go through with the renderings.

Medallion's Old East development is one story away from finishing their first tower's base! Then there will be 15 more stories to go!
http://www.commutebyrail.org/stuff/london/med12-sm.jpg (http://www.commutebyrail.org/stuff/london/med12.jpg) http://www.commutebyrail.org/stuff/london/med13-sm.jpg (http://www.commutebyrail.org/stuff/london/med13.jpg) http://www.commutebyrail.org/stuff/london/med14-sm.jpg (http://www.commutebyrail.org/stuff/london/med14.jpg)
And they're finally adding windows to the first level! When I went by they had two windows installed, and all the windows on the bottom level were on site and are probably installed at this point.

Lastly I decided to venture out to the new "Innovation Industrial Park" at VMP and the 401. I don't know when the first building is going to start construction, but this development interests me a lot, as it is bordering the 401.
http://www.commutebyrail.org/stuff/london/innov1-sm.jpg (http://www.commutebyrail.org/stuff/london/innov1.jpg) http://www.commutebyrail.org/stuff/london/innov2-sm.jpg (http://www.commutebyrail.org/stuff/london/innov2.jpg) http://www.commutebyrail.org/stuff/london/innov3-sm.jpg (http://www.commutebyrail.org/stuff/london/innov3.jpg) http://www.commutebyrail.org/stuff/london/innov4-sm.jpg (http://www.commutebyrail.org/stuff/london/innov4.jpg)
Also, you can see there are plans to eliminate Old Victoria's jog at Bradley. In the second photo, you can see grading and fire hydrants already complete.

Construction Updates for July 5, 2011 (Click on the thumbnails for larger photos)
The first stop on today's tour is in historic Wortley Village. At 162 Wortley Rd, a new building is being built. A rendering has been attached, and looks like a promising project. Needless to say, I will be following it very closely.
http://www.commutebyrail.org/stuff/london/wortley1-sm.jpg (http://www.commutebyrail.org/stuff/london/wortley1.jpg) http://www.commutebyrail.org/stuff/london/wortley2-sm.jpg (http://www.commutebyrail.org/stuff/london/wortley2.jpg) http://www.commutebyrail.org/stuff/london/wortley3-sm.jpg (http://www.commutebyrail.org/stuff/london/wortley3.jpg) http://www.commutebyrail.org/stuff/london/wortley4-sm.jpg (http://www.commutebyrail.org/stuff/london/wortley4.jpg)
Next is "Phase II" of the Renaissance development at York and Ridout. The second story's exterior is almost complete, as work on the third floor starts.
http://www.commutebyrail.org/stuff/london/ren16-sm.jpg (http://www.commutebyrail.org/stuff/london/ren16.jpg) http://www.commutebyrail.org/stuff/london/ren17-sm.jpg (http://www.commutebyrail.org/stuff/london/ren17.jpg) http://www.commutebyrail.org/stuff/london/ren18-sm.jpg (http://www.commutebyrail.org/stuff/london/ren18.jpg) http://www.commutebyrail.org/stuff/london/ren19-sm.jpg (http://www.commutebyrail.org/stuff/london/ren19.jpg)
At 431 Richmond, future home to Shoppers Drug Mart and offices, progress continues on the walls. Soon we will be seeing windows and masonry work taking place.
http://www.commutebyrail.org/stuff/london/shoppers9-sm.jpg (http://www.commutebyrail.org/stuff/london/shoppers9.jpg) http://www.commutebyrail.org/stuff/london/shoppers10-sm.jpg (http://www.commutebyrail.org/stuff/london/shoppers10.jpg) http://www.commutebyrail.org/stuff/london/shoppers11-sm.jpg (http://www.commutebyrail.org/stuff/london/shoppers11.jpg) http://www.commutebyrail.org/stuff/london/shoppers12-sm.jpg (http://www.commutebyrail.org/stuff/london/shoppers12.jpg)
Taking King St. out of downtown will lead us to Medallion Developments' Old East project. The first story of the 15-floor "tower" is now being worked on. Also balcony doors are now installed on the first level. You can also see windows ready to be installed for the second floor. And notice the blue tape between the first and second story? I'm assuming that's for cladding?
http://www.commutebyrail.org/stuff/london/med17-sm.jpg (http://www.commutebyrail.org/stuff/london/med17.jpg) http://www.commutebyrail.org/stuff/london/med18-sm.jpg (http://www.commutebyrail.org/stuff/london/med18.jpg) http://www.commutebyrail.org/stuff/london/med19-sm.jpg (http://www.commutebyrail.org/stuff/london/med19.jpg) http://www.commutebyrail.org/stuff/london/med20-sm.jpg (http://www.commutebyrail.org/stuff/london/med20.jpg)
Steps away is 637 Dundas St. where a 3-fl/9-fl development is taking place. The part facing Dundas (3 floors), is well under way. The bottom section of the crane is in place, and has been for a few days.
http://www.commutebyrail.org/stuff/london/dundas4-sm.jpg (http://www.commutebyrail.org/stuff/london/dundas4.jpg) http://www.commutebyrail.org/stuff/london/dundas5-sm.jpg (http://www.commutebyrail.org/stuff/london/dundas5.jpg) http://www.commutebyrail.org/stuff/london/dundas6-sm.jpg (http://www.commutebyrail.org/stuff/london/dundas6.jpg)
Simpseatles suggested I take some photos of the new Ivey Expansion at UWO. On the way there, I decided to stop by Piccadilly Park and take some photos of the new enhancements.
http://www.commutebyrail.org/stuff/london/pic1-sm.jpg (http://www.commutebyrail.org/stuff/london/pic1.jpg) http://www.commutebyrail.org/stuff/london/pic2-sm.jpg (http://www.commutebyrail.org/stuff/london/pic2.jpg) http://www.commutebyrail.org/stuff/london/pic3-sm.jpg (http://www.commutebyrail.org/stuff/london/pic3.jpg) http://www.commutebyrail.org/stuff/london/pic4-sm.jpg (http://www.commutebyrail.org/stuff/london/pic4.jpg) http://www.commutebyrail.org/stuff/london/pic5-sm.jpg (http://www.commutebyrail.org/stuff/london/pic5.jpg)
After that brief stop, we have now arrived at the new Ivey Expansion at UWO on Western Road. Looks like a welcome addition to UWO's campus.
http://www.commutebyrail.org/stuff/london/ivey1-sm.jpg (http://www.commutebyrail.org/stuff/london/ivey1.jpg) http://www.commutebyrail.org/stuff/london/ivey2-sm.jpg (http://www.commutebyrail.org/stuff/london/ivey2.jpg) http://www.commutebyrail.org/stuff/london/ivey3-sm.jpg (http://www.commutebyrail.org/stuff/london/ivey3.jpg) http://www.commutebyrail.org/stuff/london/ivey4-sm.jpg (http://www.commutebyrail.org/stuff/london/ivey4.jpg)
Last on our stop, also suggested by Simpseatles, is the new Stoney Creek Community Centre on Sunningdale Rd. I must say that this building really impressed me and turned out just like the renders.
http://www.commutebyrail.org/stuff/london/stoney1-sm.jpg (http://www.commutebyrail.org/stuff/london/stoney1.jpg) http://www.commutebyrail.org/stuff/london/stoney2-sm.jpg (http://www.commutebyrail.org/stuff/london/stoney2.jpg) http://www.commutebyrail.org/stuff/london/stoney3-sm.jpg (http://www.commutebyrail.org/stuff/london/stoney3.jpg)
On a side note, when I was on Sunningdale Rd, on my way to the community centre, between Richmond and Adelaide, I captured this shot of downtown. With a better camera, this would be a great location for skyline shots.

Are both Old East Projects under construction now right? Looks like we gotta get this updated again: http://skyscraperpage.com/cities/?cityID=61 (old east II is proposed). Also, some drawings wouldn't hurt.
With a better camera, this would be a great location for skyline shots.
SLR Cameras are amazing, but they are amazingly expensive. You might see the occasional deal pop up online or on Boxing Day, but they require a lot of 'training' to take good pictures compared to a point-n-shoot.
I once tried to take a panorama of the skyline on Sunningdale, but my point-n-shoot won't let me zoom in while doing so. :P

Wow! Great updates
I really like the Ivey Expansion and the Stoney Creek Community Centre. We really need a community centre like that in East London.:(
I also love how you can see the skyline from North London. I once heard a developer that was building subdivisions around Sunningdale claim that people enjoyed that the homes were relatively close to downtown! I wonder if they just saw the skyline and assumed they were living closer than someplace on the outskirts where the skyline isn't visible!
For pano's, use Kolor Autopano Giga 2.5

The only differences I see are smaller windows and pre-cast panels...both of which scare me. But we'll see how it turns out. If it's basically a mirror of the first tower then it isn't terrible.

Construction Updates for September 10, 2011 (Click on the thumbnails for larger photos)
The future home of Shoppers Drug Mart is becoming one of the most attractive low-rise commercial buildings in downtown, in my opinion! Can't wait to step foot inside!

Heading south on Richmond, will take us to a semi-controversial project: The Youth Opportunities Unlimited development. You can see the office space on the newly created fourth floor.

"Phase II" of the Renaissance development at York and Ridout is next. They are building the fifth story now, which will be the last floor before the apartments start to rise. I'm really hoping these squares will be replaced by windows like in Phase I...

Construction Updates for September 10, 2011 (Click on the thumbnails for larger photos)
The future home of Shoppers Drug Mart is becoming one of the most attractive low-rise commercial buildings in downtown, in my opinion
A rare case of the building looking much better than the rendering used to sell it. An excellent and appropriately sized addition to the streetscape.
Heading south on Richmond, will take us to a semi-controversial project: The Youth Opportunities Unlimited development. You can see the office space on the newly created fourth floor.
Controversy now, mostly artificial in nature generated by the Freep. Although there is clearly poor project management going on here, once complete and time passes, it will be seen a a gem of a restoration and a great thing.
"Phase II" of the Renaissance development at York and Ridout is next. They are building the fifth story now, which will be the last floor before the apartments start to rise. I'm really hoping these squares will be replaced by windows like in Phase I...
They will. A key thing to note here is the existing adjacent building. This building, like almost every other building on this entire block has seen improvements and in some cases multi-million dollar upgrades, and the one beyond help torn down. It's a textbook example of how a major project can inject life into an entire neighbourhood.
Just over the tracks on Horton, you can see the new Goodwill is now open!
Once again, a slow but steady improvement to this whole area. Think of how this area looked 7 to 10 years ago.
637 Dundas St. is coming along, with both the 3 floor and 9 floor sections rising. First two photos are from Marshall St, and the third from Dundas.
These pics give a great visualization of how this is a substantial development that will make a difference to the streetscape here. An important first step.
Work has begun on the 16th floor of Phase I of Medallion's Crown on King. Excluding the 16th floor, 8 stories to go!! :)
The grand experiment on the home stretch...
All in all, a lot of good news stories here. Not everything going on in the city is bad, and the glass is half full more often than some believe.

Excellent set of updates!
I think the Shoppers Drug Mart Building is coming along nicely. It's just so awesome to see this one almost finished now, because it seems like yesterday when I first heard about it. It got built so fast!
The Y.O.U. building is a pleasant surprise! Haven't seen too much of this type of restoration in the city. I agree with what Snark said, the Free Press blew the money probelm out of proportion.
Unfortunately the Ren II looks hideous right now. But I know it will get better! Too bad the podium couldn't be more glassy. I am actually starting to like the Ren. towers more and more though.
The new Goodwill building looks so nice, crisp, clean, and modern. What a great project!
I don't really have anything to say about 637 Dundas. I'm in the dark about what it will turn out like (other than a crummy black and white render), so I guess that makes it interesting!
And of course there's the Crown On King. It was looking huge from the Western Fair yesterday, and I'm sure it turned a few heads. Those were some of the best pictures I've seen of it, and I can now rest assured that it'll turn out pretty good. I'm actually liking the glass now!
Way to go Kokkei, and way to go London. We've got some great projects on the go!

Dunno if you were planning to keep this as a personal thread, Kokkei, or if you meant for it to be Local London's general photo updates topic. Hopefully it's the latter because if not I'd feel like a dink for posting these:
The Marlboro on King and Colborne had new windows installed recently. To my knowledge, this place was vacant following a fire on one of the upper floors. Hopefully the owner continues to renovate.

The two duplexes on Dundas near Ontario are still being worked on. I'm a little disappointed with the direction the construction seems to be heading, but absolutely anything is an improvement over the dives these buildings used to be. It'll be interesting to see how these turn out.

The parkade next to my building is almost completely gone. It's neat that the apartments in the back of those Richmond buildings will have some sun and a view for the foreseeable future.

What a wonderful restoration. Thanks for the pictures, Highinthesky.
Kokkei, that parkade is in the centre of the Dundas/Richmond/Queens/Clarence block right behind the London Music Hall. Unfortunately I believe it is being demolished due to structural problems. I'm fairly certain that the only thing that will be replacing it is a surface parking lot. On the bright side all of the apartments facing that parkade will now have some sun and a decent view, heh.

Construction Updates for October 10, 2011 (Click on the thumbnails for larger photos)
The new St. Joseph's Mental Hospital at Commissioners and Wellington is starting construction as the crane has been raised in the last week or so. Also, the parking garage is finished, and it doesn't look too bad compared to most parking garages. Finally, it looks like a main entrance will be constructed at Wellington and Waterman Ave (the corner with Crabby Joe's), so I'm guessing it will be a new location for stoplights. That'll help the traffic in the area :P

The first floor of apartments at Phase II of the Renaissance can be seen now. The balconies are clearly defined. Also the windows on the first floor have been installed. They are considerably smaller than Phase I's storefronts.

And I took a drive over to Innovation Park. Phase I (between Bradley and Hamilton) has been under considerable construction recently. A lot of earth is being moved, making me think that factories are about to be built. There are already a few factories in the park near the north end.
http://www.commutebyrail.org/stuff/london/innov7-sm.jpg (http://www.commutebyrail.org/stuff/london/innov7.jpg) http://www.commutebyrail.org/stuff/london/innov8-sm.jpg (http://www.commutebyrail.org/stuff/london/innov8.jpg) http://www.commutebyrail.org/stuff/london/innov9-sm.jpg (http://www.commutebyrail.org/stuff/london/innov9.jpg) http://www.commutebyrail.org/stuff/london/innov10-sm.jpg (http://www.commutebyrail.org/stuff/london/innov10.jpg)

Anyone think the downtown population can sustain a 24hr Shoppers?
Right now the Mac's at Wellington/Dundas is the go-to with its half decent selection and 24hr Subway. It'd be nice to see some competition between the Shoppers and Mac's for best late-night store.

I'm still salivating at the thought of a 24hr Shoppers down here, but I'll be very surprised if it actually happens. I know all my friends and neighbours are crossing their fingers for a 24hr store so there's definitely some anecdotal demand for it. I suppose I should just be happy Shoppers has decided to expand their downtown store in the first place.
The Shoppers by my mom's house is at the fairly busy intersection of Oxford/Adelaide and it's only open until 10pm. On the other hand, that area is serviced well with three major grocery stores within walking distance. I'm hoping that with the lack of any direct competition downtown this Shoppers will take a chance on the 24hr format.

As much as a 24 HR shoppers would be nice downtown, I doubt it will happen. There are a lot of drunk people that poor out on Richmond Row when the bars close. Shoppers probably doesn't want to deal with that. I noticed that they have installed metal security curtains/bars to go along every door and window of their new location. They wouldn't need this if they were planning a 24 HR store.

PRONUNCIATION / LA PRONONCIATION
le = masculine
la = feminine
see how in english it's just PRONUNCIATION, there is no sexual denotation attached to the base word. If you don't see my point then I can't help ya.

Logically. Listen don't take it soo personally. You don't have to be a defender of all things french. So what, I don't like french. What difference is it to you? I'm done with this arguement, no I'm not giving you 'the win'. It's just I'm not going to hijack this thread any longer.
So like in the end of my last post, let's get back to buildings.
Like I said, how's the Crown on King going?? Where are they at with cladding?

It's starting to really look awesome, because it's such a tall, and huge building for that part of town. The cladding is around level 12 now. I know it aint what we were originally expecting from the renders, but I'll give it a chance. When the light hits it on the east side, as displayed in some of Kokkei's pictures, it looks fantastic. One question I have though, is will the beige brickwork extend all the way to the top, or will it just be the base? If so, it will look quite handsome.
Oh, and I'm sorry to hear that you're leaving Kokkei Mizu! Hope everything goes well in Edmonton though. Looks like I'll have to up my game, without your regular updates to count on!:haha:

I try to provide occasional updates on central buildings but it's always easier to just wait for Kokkei to deliver the goods. Like Simps said, we're gonna have to up our game. Take care, Kokkei. Have a good time in Edmonton, dawg.
Regarding the YOU centre and my "pretty ugly" comment. It's doesn't look quite as terrible in person. The picture of the new white cladding against the aged brick looked really cheesy to me, but the quality is a little better than the photo lets on. Hopefully they're able to successfully tie the ground floor cladding together with the brick using a decent cornice or something.

Thanks for the wishes, everyone. I really appreciate it. I'll be back to visit here and there, and I'll be sure to check out the projects at that point. (I may be coming back in April or May of next year for a week...)
And I drove around this afternoon looking at the 3 major residential projects. I didn't take pictures because it was a crappy day.
Medallion (Crown on King) has cladding up to the 11th floor, and they are currently pouring concrete for the 19th story.
The seniors apartment on Marshall St. (also in Old East) is up to the 4th floor. You can't really see it from Dundas yet however.
And the Renaissance is up to the 7th floor (or the 2nd floor of apartments).

Nice update! It would be awesome to see London get another glass tower at some point.
What's the total floor height for the Crown? How soon does it top out?
I don't see anything coming down the pipeline for Windsor so I'm supporting London!

The total floor height is 24 for the tower under construction, and 21 for the second tower. Looks like they're working on level 19 now, so we got 5 more to go still. I predict top out sometime around January, maybe. I really hope some brickwork starts going up on the west, and north side though, because right now it looks downright ugly. It looks so awesome facing King, I certainly hope they don't just cheap out on the west and north facing sides.

Well some of the west facing-side will be touching Phase II, I would think, so you won't need bricks on that section...

You can see this thing from The Superstore/Wosley Barracks on Oxfart. While impressive it sticks out like a sore thumb. Further intensification is needed.

^Nice, but this angle sort of worries me. First of all, I know some of the property has Dundas frontage, so I certainly hope something gets done with it. Next, since the development won't take up the whole block, perhaps even with a commercial development on Dundas, what will be done with the rest of the space? All just surface parking? Will there be underground parking? Also, since there are 3 houses facing King that are part of the block, will they be torn down, so the second tower makes a sharp meeting with Lyle, or will it just wrap around behind them? And finally, what's taking so long with the brickwork? The bottom 3 levels on the King side have been done for a while now. Maybe they are waiting for spring?

Thanks, that really clears things up for me! It's pretty much what I was expecting to see. Some surface parking, an underground parking ramp, a courtyard, and a small commercial building. Alright I guess. I hope the street-level residential is well kept, because all one has to do is look one block west to see a rather unsavory exapmle.

^ Wow, great job on the updates bolognium!
The first Crown On King tower must be very close to topping out now. Still craving to see some more brickwork though. The Ren II has really made a huge leap forward! Last time I saw it they were still working on the base. The new shoppers fits in so nicely! Richmond street is easily my favourite corridor in the downtown, it looks amazing when viewed from York or King looking north.:D

It takes forever to get the foundation and the parkade in place. However, once those are done, the tower just spurts!

So many things to comment here:
Ren II: really don't love the design, and wish we had a stepback design bylaw so that the tower portion was setback from the base/platform by about 20-30 feet. Is that offices I see north of the new tower?!
YOU: I agree the rooftop shack looks bad, but the reno looks great otherwise! especially the main floor!
Shoppers: don't love the urban design here either, but it looks great not to have that hole in the streetscape!
Dr Hogg: interested to see what this is going to look like. I emailed the office to get renders. Also interesting that ppl are building on the same block that Western Fair is looking to build (uggh) more parking on.
interested to see how the Dundas portion of the Seniors' building looks when all is said and done.
Some cool stuff going on. Just wish there was a bit more of it...

Does anyone live in the Wortley area that could update on the status of the Wortley Road condos?
I know I keep asking, but I used to live in that neighbourhood so I'm very curious.
