Now we'll drop down to St. Joseph street for a look at the retained warehouse facade and new front door:

and move to the east for a look at the screen that connects the warehouse and tower to the Yonge Street buildings. Behind the screen will be second floor retail, while below the screen is access to the parking garage:

and now around the corner to the Yonge Street shops. The last render we had included buildings further south along Yonge. It turns out that these below are the only ones that are a part of the project, so we can only hope that the landlords of the buildings south of the Five block will consider similar restoration of their storefronts in the future:

We'll rise up a bit now and to focus on the various terraces around the podium and base of the tower that serve the various common areas of the condo. First again from the northeast:

We'll now get a better look at the St. Nicholas Street facade. The wall of the warehouses must be taken down here during construction (unlike the St. Joseph wall which can be propped up and kept intact, as far as 10 feet back from the street), with new windows being added to the reconstructed facade. There will, of course, be units in the podium which need light. The original profile of the warehouse will be recreated here:

With this straight-on view of the St. Nicholas Street facade you can see the existing covered laneway which will be preserved in the finished building. Buildings owners on Yonge will retain access to their backyards!

The contrast between the surrounding red brick buildings and the podium with the tower is great. I wish more condos would take this approach of building on top of older structures.

Biggest heritage protection project in Canada
Although the extra height proposed for FIVE Condos irks some people, most neighbourhood residents seem pleased — and relieved — that the project will save a significant stretch of heritage buildings along Yonge Street while retaining the historic Rawlinson Cartage Company warehouse facade on St Joseph Street. Staff with the city’s planning and heritage departments are happy, too. At one public meeting I attended, for example, City of Toronto senior planner Michael Hynes praised FIVE Condos as “the largest heritage building protection project in the country,” and pointed out that part of the project will include substantial streetscape improvements to Yonge, St Joseph and St Nicholas Streets. Indeed, facades for two recently-demolished heritage buildings on the west (St Nicholas Street) side of the FIVE Condos site will be recreated from new brick matching the size and colour of brick on the original structures. Incorporated into the condo tower base, the rebuilt facades will maintain much of the unique look of the pre-construction St Nicholas streetscape. And at several public consultation meetings I attended this fall, members of local neighbourhood associations cited the FIVE Condos treatment of heritage properties and the placement of the tower 30 meters back from Yonge Street as an example of appropriate condo development that could complement and perhaps even enhance Yonge without destroying the street’s historic look and character.

This proposal will not only change Yonge Street. It will be the model for future heritage restoration and redevelopment in Toronto.
One can only imagine how different a city Toronto will be once all these proposals have been completed. A city we may no longer recognize.

5. Section 4, By-law 438-86, as amended The minimum required number of parking spaces to be provided is 320 (287 resident spaces and 33 visitor spaces). Decision Number A0914/10TEY permitted a reduction in the amount of parking required from 294 spaces to 200 spaces. In this case, 200 parking spaces will be provided (190 resident spaces and 10 visitor spaces).

I remember a great skit on SCTV years ago. Featured John Candy (R.I.P.), and Joe Flaherty as a couple of guys from the east coast coming to TO looking for jobs. They never found jobs but ended up going "GOIN' DOWN TO YONGE STREET!" all the time...
Could be 'cruisin' down to Yonge Street time' soon with all of this development cleaning up the strip.

For all it's grim, walking up and down Yonge is still kinda interesting for me. Of course, if you don't like grim, there is always Bloor Street.

Yeah, you're right only about 25 floors up so far.... This thing will be a monster.
I forget its almost the same height as Manulife. Just Crazy!

It's a Chinese restaurant, so yes. I've been there numerous times and found that they make one of the best General Tso chicken dishes. I recommend it!
