There's quite a few high-rise planned for Montrose, this one will likely be the first to get out of the ground.

New 30-Story 3400 Montrose Tower Will Face Kroger, Show Montrose Blvd. Its Garage and Drive-Thru

THE NEW 30-story apartment tower Hanover is planning to replace the vacant 10-story office tower just south of the Kroger at Montrose and Hawthorne will hang back from the street that gives the new development its name. Renderings submitted to the city’s planning department in conjunction with a variance request for the development — labeled 3400 Montrose like its predecessor — show a structure set back approximately 30 ft. from Montrose Blvd., but hugging and favoring its Hawthorne St. side, where the views of the Kroger parking lot (if you look down from your new skypad) will be much better.

Ugh, totally underwhelming.

The views are going to be amazing but that design is banal. Montrose deserves better.

Shasta, I agree. That design rubs me the wrong way. Doesn't fit in with the Montrose environment, IMO.

The design is somewhat of a disappointment, but overall it's much better than what's on the site currently. It will be nice to see this and Chelsea Montrose rise at the same time.

Former SkyBar building to make way for apartment tower

The Hanover Co. has started the demolition process at 3400 Montrose — which once housed Scott Gertner’s SkyBar — and plans to begin building an apartment tower late this summer.

David Ott, development partner at Houston-based Hanover Co., said the building won’t be imploded, and the demolition process should be finished by mid-summer.

In its place, Hanover plans to build an approximately 30-story apartment tower. The tower will include about 330 units, and leasing is expected to start in late summer 2016, Ott said.

I passed the site, but did not look at the backside. Demo is farther along than I thought.

Looks like they're doing a deconstruction, rather than a demolition.

That's true. Though the developer can make the request and pay the bill (or bribe them) to bury the lines.

I should be back in town, so I'll get a chance to check progress on this one.

The only problem with construction going on everywhere in Houston is I brought home a nice-size nail in my tire the last time I visited.

They've knocked down a lot of the building. And blocked off the street.

As soon as the building comes down does the new one start to rise after the land has been cleared and prepped?
