Bronx Waterfront Development Could Soon Become Reality

It's been a long time coming, but the South Bronx waterfront redevelopment project may soon be moving forward, with non-profit SoBRO releasing another study assessing the feasibility of the massive project. The plan almost doubles the number of units from 2,100 in the initial March report to 4,000, spread across 2.8 million square feet.

The study was announced at a meeting that brought together "over 75% of waterfront property owners, community, City, State, and Federal representatives" and was funded by the New York Department of State, with Magnusson Architecture and Planning and Allee King Rosen & Fleming acting as consultants.

Although Bronx BP Ruben Diaz, Jr. initially said that the waterfront would cost $500 million to develop, Welcome2theBronx argues that, with the necessary infrastructural improvements (the site is located in a flood zone) and other factors, that number will likely be closer to $5 billion. According to a press release, Jamila Davis at SoBRO said that the non-profit group is "taking vigorous steps to expedite the development of the Lower Grand Concourse BOA" and that the South Bronx waterfront "represents the potential to create global best practices in impactful and measured community and economic development."

Yup thats the plan. The DeBlasio administration is focusing on such areas in the Bronx. A lot of this recent highrise zoning is due to this. Projects such as this will help reach that 200,000 value when it comes to creating or preserving affordable housing. Along with the Bronx, Queens is also seeing highrise zoning. With Queens, some of it involved manufacturing/industrial areas. The incorporation of housing within those areas. But in the end, this is just a small part of it all. Expect more projects like this in the future.

A project like this won't be very tall compared to the developments that we see going up in Manhattan or LIC with large amounts of units. Instead, given the high amounts of units, bulkiness will be the predominant property spread over 4-6 towers. I put "X" in the title because the tower number is unknown, and is subject to change even if its been revealed. 4000 units is a lot. A little over double what Astoria Cove is offering. This still has to go through a ton of community reviews and all that pre-construction rubbish. For now, the vision is 4000 units, but this is tentative. Could go up or down.

4,000 units spread over 2.8 million sf indicates the typical unit will have only 500 to 700 square feet of living space (especially when you start cutting out space for hallways, stairwells, mechanical rooms and public spaces). Good thing living small is trendy.

Community doesn't seem to be a fan of this project or area redevelopment. There was a meeting held on the 5th of May.

There's a bit of skepticism when it comes to the developer and how they feel that the revitalization won;t be geared towards the community in terms of schools, safety, parks, and so on.
