A handsome building for a vacant lot on a downtown street that badly needs some love, at a scale that is likely to be built sooner rather than later. I don't see anything to be disappointed about.

Finally!!!! I think this lot has been deserted for my entire 39-year old life. Nothing runs down a block like a big, empty void. Doesn't help when the building next door is candidate for fugliest building in the city (anyone remember "Sweater ConTEMPOrararies"? lol). Nice to see the revitalization of Gladstone ongoing.

As someone who is in the market for a condominium purchase in the next 2-4 years, I was not hoping for some narrow, awkwardly designed 'stacked townhomes'. The units only access is three open air staircases on the back of the building, and each come with a rather small balcony. Charlesfort's other buildings have had some beautifully and well thought out layouts.

And as an avid fan of development, I would selfishly like Charlesfort's designs to dominate our skyline.

I beg your pardon?
The fa├žade of the development is divided into four (4) sections punctuated by three (3) enclosed stairways that provide access to each unit.

It looks like there is an error in that image. The rendering clearly shows, and the planning rationale specifically states, that the front staircases are enclosed. Only the secondary rear staircases are exterior.

It would be better to have one for accessibility and moving furniture, but considering the height and size, this is likely a Part 9 building in the OBC, meaning that standards for accessibility and fire safety are not going to be as strict as Part 3 buildings. The cost of the elevator and it's maintenance split across 18 units might be a bit too high... Walking up to the second or third floor isn't too strenuous though. It's like walking up to the second floor of a house.

I'm disappointed there won't be retail on the street. Isn't Gladstone zoned to allow for retail? There are some spots nearby with stores - why couldn't this one include it? Obviously, the floorplan and accessing the units would be completely different, but this looks... cheap?

I think it's a Building/Fire Code reference related to sprinkler requirements. Opening can also mean windows and doors.

It would be much better with some ground floor retail, but I'm happy with any work getting done in the neighbourhood. I don't know who would want a long skinny ground floor condo anyway. Should be retail.

I saw this happening and was really sad. The proposed building is really bleak/ uninteresting, while the original one as actually quite beautiful if you were to remove the giant boxes and revealed the original building behind.

Posted in the wrong thread a few days back. Past by the site on Saturday. Wood frame and particle board is up.

I was surprised by the fact it was a wood framed building, but after I checked the price, starting at $404,000 for 2 bedrooms and 2 bathrooms, it makes sense. Very affordable for Centretown, and Charlsfort!

there's a lot still unsold though. Realtor.ca has 14 units up and the charlesfort website has 11 as unreserved. (18 units total in the building). Not sure why there's a discrepancy there either.

I think the walk-up nature might be scaring people away.

The location and the overall design of this project suits that area of town. It will be nice to see what it looks like when it has the exterior fascias installed.

It's a nice in-fill project. It would be nice to see Gladstone gentrify a bit and become a better, more dense east-west connection between Elgin and Bronson. The section between Bank and Bronson currently is...blah.
