YAH! I am finally back in Hk. Seeing the completed ifc2 in real life was amazing. I was wayyy better than i thought even after seeing all the pictures you guys posted. Anyways about the promenade thing infront of central. I think it's a bad idea. I feel it would look very strange to have these "old" buildings sitting inffront of the skyline. Just not natural at all.

thnx!! :) I am talking about the suggested project for the water front shown on page 4 illustrating buildings which reflect Hk's heritage. I just find it kinda fake.

besides, i like that proposal as a "charming" romantic zone that could be like a Xintiandi for HK!

Police Headquarters is a two faced building : glass and stone. I like the glass faade better.
The duality was handled more subtly in NY with the Cond Nast building.

One Peking The Bright Spot in Tsimshatsui

Hong Kong, 1st April 2003.. Jones Lang LaSalle, the marketing agent of One Peking, the prime property developed by Glorious Sun Group, is pleased to report that leasing of the latest grade A property in Tsimshatsui is progressing extremely well with a number of agreements concluded for office and restaurant space at the building. The building is attracting strong interest for the remaining space.

Universal Music and Westminster Travel are the latest additions to the tenant list which already covers a diverse portfolio of business. The lease agreements, concluded at market rate, cover a total floor area of over 35,000 sq. ft.

Owners at Mega Tower site `hold out for $50m'

Hopewell Holdings faces another hurdle in its two-decade-old plan to build the Mega Tower hotel and apartment project in Wan Chai, as owners of the two remaining units it needs to acquire are understood to want HK$50 million each.

Hopewell may walk away from the project if no consensus is reached, Hong Kong Economic Journal reported. The company did not return calls yesterday.

The project, which Hopewell first considered in the 1980s, would cost about HK$4 billion and include an 80-storey hotel - the tallest in Hong Kong - and two residential towers of 64 to 76 floors adjacent to the Hopewell Centre in Wan Chai.

The Land (Compulsory Sale for Redevelopment) Ordinance allows a developer to force ``hold out'' owners to put their units up for open auction once it has obtained ownership of 90 per cent of a land lot.

However, the ordinance calculates the number of ownership rights of a single land lot instead of according to their percentage of the site's total areas. As a result, a handful of landlords can block a redevelopment project when the site is made up of several small lots.

Hopewell reportedly already owns 73,000 square feet of the site, which has a total area of 118,800 sq ft. It has also obtained another 45,000 sq ft from the government through land swapping.

But Hopewell must acquire the entire site before construction can proceed. Hopewell also faces a hurdle from the Wan Chai District Council, which objects to the project, fearing it may damage the environment.

Council members complained that at least 500 trees would have to be cut down before construction could start on the Kennedy Road and Ship Street site.

They also claimed the skyscrapers would tarnish the view inside the district.

Hopewell chairman Gordon Wu said earlier that the hotel, which would be about 292 metres high, was well below the 333 metres maximum height suggested by the Town Planning Board.

Shares of Hopewell rose 1.23 per cent yesterday to close at HK$8.20.

Bad News for Mega Tower, but I want to see the rendering of this Hopewell project. If they do not look good, use old design such as their current tower, then I'm glad if it won't get built.

Kerry Properties expects to generate HK$1 billion from the sale of office space at its Enterprise Square 3 building in Kowloon Bay.

The 41-floor commercial tower, with 570,000 sq ft of gross floor area, will be launched for leasing as early as October, said Chu Ip-pui, executive director of Kerry Properties Real Estate Agency.

Chu said he was confident the HK$600 million project would attract tenants despite market watchers forecasting a 15 per cent drop in rents in the second half of the year.

``The Closer Economic Partnership Arrangement (Cepa) is expected to see more local companies move their production lines to Hong Kong from China, which will not only benefit the Hong Kong economy but also help the office and residential market,'' he said.

Chu said the company anticipated putting all office space of Enterprise Square 3 up for sale, but would not rule out the possibility of renting some at a minimum price of HK$10 psf.

Enterprise Square 3 is expected to be launched for sale at HK$2,000 psf, equivalent to the top leasing price offered in phases 1 and 2.

The building would be ready for tenancy in the first quarter of next year.

Chu said Kerry Properties planned to develop Enterprise Square 5 as a hotel-retail-office project, but many details, including the site, have not been finalised.

He believed there was a strong demand for high-quality office space in Kowloon Bay, where new supply would be in short supply in coming years.

Separately, Sun Hung Kai Properties' executive director Mike Wong said renting all office space at Two International Finance Centre in Central could take up to a year.

Wong refused to say how much space had been leased so far, but said net rental was over HK$20 psf.

About 70 per cent of the retail area had been leased, he said.

LOL definately. I was at first quite angry at the fact that they were blocking my view for if they weren't there i would be able to see ifc2 but after seeing them grow I am happy to say I have a good view of them ;) anyways.. it isn't really blocking my entire habor view for I can see the center and the entire west kowloon :)

Approved Stanley Outline Zoning Plan amended

The Town Planning Board today (February 23) announced amendments to the approved Stanley Outline Zoning Plan (OZP).

The major amendments include the rezoning of a site comprising the Ma Hang Estate to "Residential (Group A) 3" ("R(A)3") to reflect the nature of the residential development; the rezoning of a site comprising the Stanley Plaza to "Commercial (Group 1)" ("C(1)") to reflect the nature of the commercial development; and the rezoning of a site to the northwest of Murray House to "Government, Institution or Community ("G/IC")" to reflect the intention to provide a Neighborhood Community Centre.

Two sites of the Murray House and the ex-Stanley Police Station are rezoned to "Other Specified Uses" ("OU") annotated "Historical Building Preserved for Cultural, Community and Commercial Uses" to reflect their historical status.

Other amendments to the OZP are technical and minor in nature to reflect the existing land uses.

In connection with the above amendments, the Notes of the OZP have been revised by deleting the set of Notes for "Comprehensive Development Area" zone; and incorporating a set of Notes for "R(A)3" zone and a set of Notes for "OU" annotated "Historical Building Preserved for Cultural, Community and Commercial Uses" zone.

The Notes for the "C(1)" zone have been amended mainly by incorporating the building height restriction for the "C(1)" site at Stanley Plaza into its Remarks.

Moreover, the Notes for the "R(A)1" and "R(A)2" zones have been amended mainly by adding a clause in the Remarks to exempt mobile communication radio base stations smaller than certain specifications from planning permission.

The Notes for "Residential (Group C)" and "OU" annotated "Multi-Storey Public Car Park to Include Bus Terminus" zones have also been amended by specifying that minor relaxation of plot ratio/site coverage/building height restrictions should be based on the stated restrictions in the Notes, not the development intensity of the existing buildings.

The term 'Service Apartment' has been deleted from the Notes of the OZP to avoid ambiguity of the term. The 'Residential Institution' use has been transferred from Column 1 to Column 2 of the Notes for "G/IC" zone to allow the Town Planning Board to maintain planning control and to avoid overtaxing both existing and planned infrastructure capacities.

The draft Plan No. S/H19/6 incorporating the amendments is now available for public inspection at the Secretariat of the Town Planning Board and Hong Kong District Planning Office in North Point Government Offices, 333 Java Road; and the Southern District Office, Ground Floor, Ocean Court, 3 Aberdeen Praya Road.

Any person affected by the amendments may submit a written objection to the Secretary of the Town Planning Board on or before April 23, 2001.

Copies of the draft Plan are available for sale at the Map Publications Centre in Yau Ma Tei and North Point.

very nice photos giggschoi:) :) . I am not completely clear on your question but if yyou are asking about how i posted my photos, all I did was go to my album in hyperphotos click on the picture I wanted. I then right clicked to get the url of the image. then I simpily copied and pasted the address on my post with the IMG on eacch side. I hope this is the answer u r looking for

I am not completely clear on your question but if yyou are asking about how i posted my photos, all I did was go to my album in hyperphotos click on the picture I wanted. I then right clicked to get the url of the image. then I simpily copied and pasted the address on my post with the IMG on eacch side. I hope this is the answer u r looking for

it's very likely that there'll be an over-supply of hotels 3-4 years later.

in the last 3-4 months, there're at least 6-7 new hotel proposals submitted... or even more. and they're all very huge in size.

Director of Territory Development Wong Hung-kin has outlined the latest plans for the South East Kowloon Development at the former Kai Tak Airport site and its vicinity. The development area covers 413 hectares and will house about 250,000 people.
The development area will incorporate modern planning and urban development concepts such as environmental friendliness and people-oriented planning. Community facilities will include a hospital and school villages while other features will include a scenic and accessible waterfront, tourism-related projects and leisure and entertainment facilities.
Rail connections will be provided by the nearby MTR Kwun Tong line and Sha Tin-to-Central Rail Link, and will be supplemented by an environmentally friendly shuttle system, such as light rail or trolley buses, to connect all internal district centres. Other green initiatives such as an automated refuse collection system, a district cooling scheme for air-conditioning and solar energy systems will also be implemented.
A 24-hectare metropolitan park and a five km waterfront boulevard will also be built, with the latter to link Lei Yue Mun in the east and Tsim Sha Tsui in the west. Tourism-related facilities will be developed on a 20-hectare site called Kai Tak Point, including a cruise terminal, a heliport, a hotel, a commercial centre, an aviation museum and an IMAX theatre. Sport facilities and a 50,000-seat stadium capable of hosting sporting, leisure and entertainment events are also planned for the development area.
The first stage of development is now underway with piling works by the Housing Department already being carried out and infrastructure projects to follow next year. The entire development will cost about $24 billion and create about 16,000 jobs during the construction period, Mr Wong said.

Disneyland is opening in 4 years and travel restrictions on mainlanders are being relaxed, so there will be a surge in travellers coming to Hong Kong to use up the excess supply coming into the market. Even if hotel prices go down because of the increased number of rooms, tourists will ultimately benefit and it might even be the incentive for them to come back more often.
