Does that mean they still use the old design for the Mega Hotel?
OMG, that looks pretty bad!

And the price they pay for about 37 square meter lot is very expensive indeed!

Aboveday
Jan 7, 2004, 8:44 AM
Is the design changed? Or are they just making office floors into the hotel?

the design of its outlook will not change ,and yes they just making the office space into hotel room.:)

I'll do it.
It's a very handsome building. The sign near the top will make it distinctive.

How tall is that 41-story tower ?

The plan of US7 has been changed changed again ,the scale of the Hotel enlarged ,it will provide 1800 guest rooms(original plan is 300 room only!!!),thus, some of the office space has canceled.

4 Seasons Update

-$i-
Jan 20, 2004, 11:08 AM
IMO this project has ruined the HK skyline in 2 ways; 1- The IFC 2 is 'too' tall and don't fit in with the other towers 2 - The four seasons Hotel has covered a lot of The Centre, which is a great landmark.

Fabb
Jan 20, 2004, 11:30 AM
I guess that eventually, in a couple of decades, more towers will be added between 2IFC and the waterfront.
Then it'll be more integrated.

JACKinBeantown
Jan 20, 2004, 3:06 PM
I don't know that there's such a thing as "too tall" in Hong Kong... just like New York or Chicago. "Fitting in" is another issue I can't comment on since I don't know that area.

Jan 20, 2004, 9:51 PM
hkskyline, i think that shot was taken quite long ago.

-$i-
Jan 21, 2004, 9:11 AM
By 'too tall' I mean that it don't fit in with the HK syline, not that HK in anyway can't have tall buildings

Fabb
Jan 21, 2004, 1:42 PM
It just needs a 320 m brother right next to it.
Eventually, I think that it'll get one.

JACKinBeantown
Jan 21, 2004, 3:47 PM
From the pictures I've seen 2IFC looks like a nice addition to the skyline. I've only seen pictures though, but they all make it look good to me.

Aboveday
Jan 21, 2004, 4:13 PM

I saw a picture about the original plan of the central reclamation project before, there was a skyscraper model on the left side of 2IFC (near the star ferry pier)and it was above 300m ,but now it is impossible to build another supertall on the HK Island because high limit has been set up for a long time.2IFC would be the last supertall for HK Island, maybe there will be one somewhere in Kowloon after US7.....

Nothing's impossible. Regulations change.
Of course, the highest probability of tall towers is on the other side of the harbour now.

the AIG tower is really fast...
coz in the US, even a 5 story building takes like 3- 4 years to build, and another couple months to decorate

the Langham Place update is amazing... it is better than i expected too...

That empty parcel of land was reclaimed in the 1990's as part of the new airport project. The old apartments marked where the waterfront used to be. Those will be torn down and redeveloped. To the left of this lot is Union Square and the West Kowloon development (Sorrento & Harbourside). There is already a large urban park just to the right within walking distance - Kowloon Park.

Fabb
Feb 25, 2004, 8:33 AM
I can't believe that an new airport was planned at that location !
Well, Kowloon Park is near, but not nearly as big enough.

About the old apartments : they're so typical of Kowloon. Wouldn't it be a shame to destroy them ? Unless, of course, they're replaced with a couple of super-skyscrapers.

The new airport was not planned to build at that area, reclaimed land on west kowloon is only for building the highway and railway to the airport.:haha:

Anyway, that area is now planned for development of skyscrapers.

http://www.info.gov.hk/planning/p_study/comp_s/metroplan/metro_es/photo/fig5_2.jpg

"The aim of the Metroplan Building Height Guidelines (see Figure 5.2) is to emphasise the importance of building height considerations and provide a broad framework for deriving more detailed operational criteria for application to development proposals. The guidelines, which are mainly derived from the proposals of the Study on Urban Design Guidelines for Hong Kong, relate to three main topics: protection of landscape setting, height profile for areas around Victoria Harbour and height profile for inner areas of Hong Kong and Kowloon"

Wow... HongKong always has new construction going on... Wonder if there are buildings at least 70 floor planned for Kowloon, or HongKong?

Langham Place is good additional for skyline of Mongkok. Mongkok looks so slummy, it is due for large scale demolition!

Give it another few years....i'm sure there will be 70 floor buildings planned for kowloon. Maybe even higher than 70 floors.

I hope they turn Mong Kok into something like Times Square in NY or at least like that Tokyo area, Ginza? I think it has the potential since its one of the busiest place on earth.

The chairman of the Hopewell Holdings Limited,Sir Gordon Ying Sheung WU was very angry yesturday,he told the media that he will sue the government ,and he said(in chinese)" I HAVE THE RIGHT TO BUILD A 97 STORIES BUILDING THERE".

The height of this project has been chopped off for three times,
the latest plan is a 216m twin tower ,Sir Gordon said that he has listened to the suggestion from the resident ,but the project was still banned, that why he is so so so so angry yesturday.

o ,sweetie,build a 300m tower there!

(PS.the height limit of that site is 333m)

They should redevelop those old residential area in Wanchai first, then the Mega hotel. It will scare the foreigner off otherwise.
