In 5 years the Downtown skyline will look amazing, Beekman Place, 99 Church Street, W hotel, Goldman Sachs, 50 West Street, 56 Leanord and the World Trade Center. I was hoping for 80 South Street but got canceled, great tower.

that's right and.. includes these two guys you didn't mention: 45 Broad + 111 Washington street:cool:

I don't know what the height will be of 111 Washington (52 stories if i am not mistaken), but with 198 M (650 F ) 45 broad will deffinetly make an impact on the skyline
so it will be taller then W hotel - 192 M (about 630 F )

(I know this hasn't anything to do with The Beekman Place Thread, so excuse my comment)

My mistake. But 50 West will be taller than 111 Washington. Just glad all these buildings are and will be built.

It will likely have anywhere between 5 and 20 floors to go by then. It will at least be much taller than it is now. I'll have some new photos tomorrow if it's not too wet out.

It might be topped out by the end of this year/the beginning of next year. Cladding might take longer.

-Superstructure erection is on hold; the building is now 41 stories tall
-The completion of the mechanical floors 38 and 39 will be complete by early June 2009
-Curtain wall installation continues, now on floor 17. The brick facade on the lower stories is now complete.
-The contract RFP for finishing work on the building's school was issued in late May 2009.
-Full sidewalk closures on Spruce and Beekman Streets beside the work site
-Extended work hours Monday through Saturdays 6:30 a.m. to 8 p.m.
-The cocoon wall will be installed in July 2009.

I still find Ratner's 80 Dekalb in Brooklyn to be very similar to this one, so even if Gehry is out of Atlantic Yards, we could seem some "Gehryism"...

WOW. Not to drag the thread off topic, but 80 Dekalb looks like the 21st-century take on the Flatiron, especially with the undulating facade.

Back on topic, has Beekman begun to actually rise again? or not yet?

It has. I don't know why lowermanhattan.info continues to say things are on hold (even as they adjust the number of floors). They framed the first floor above the setback last week and were pouring some of it on Friday. I am sure by the end of this week they will be 2 floors above the setback and it will be really obvious.

On a related note, an angle I hadn't noticed previously that this building will really fill is the view of lower manhattan from the ramp to the lincoln tunnel. From there this building is filling a complete void. I'll try and get a photo next time I take a bus into or out of town.

Here's photos from this morning. Next floor is setback all the way around and they are pouring at least part of the floor this morning. They have also started and nearly completed bricking up the one blank wall on the 5th floor. I think the open pieces on the side will be getting vents eventually, but I can't be sure. Just a few more floors of cladding and we'll hit the first setback. I don't think it's in the renderings, but I wonder what kind of railings will be above the cladding.

Skyscrapers and subways...btw, one of the reasons I believe this tower will be a great icon is because it can be fully appreciated from different angles, due to its prominent location.

The column pattern must be greatly simplified or something, because they're already pounding out the second floor (above the setback). This thing is going to get really tall really fast at this rate.

Well remember that before this thing was put on hold it rose really quickly, it's probably just returning to that pace.

Agreed 100%, doesn't hurt that it will be prominent in those ubiquitous pictures of the Brooklyn Bridge that we have all grown to love. But its the up close and personel view of the facade that will cement it iconic status.

Here's a few much brighter ones from this morning. They're already busy framing up another floor. I noticed something interesting last night as well. It looks like they pre-assemble the vertical column forms on the ground and then lift them up with the crane. There were a ton sitting on the ground that had been assembled and were ready to go up this morning. This must really speed up the process since they can plop new stuff up as soon as the previous pour has cured enough to support it.

Wow! Appears they are going at least one floor every 2 or 3 days and are currently working on the 46th floor! Definetly appears to be full steam ahead since the contracts were renegotiated and they are making up for lost time by working back-to-back construction shifts or something of that nature.

I'm really glad they've gotten this tower back on track. It's an awesome design, and the progress they're making is fantastic.

Now, can someone please get Ratner's team involved at the World Trade Center?

We're finally making our way through New York's double-size Summer Issue, and in it Justin Davidson assesses the imprint on New York left by Frank Gehry, starchitect of starchitects. "New York and Frank Owen Gehry should have made a perfect match," Davidson writes, but Gehry's East River Guggenheim never happened, his New York Times Tower design was passed over for Renzo Piano's rods, and Atlantic Yards—well, we all know what happened there.

Which leaves Gehry's IAC Building in West Chelsea and—oh yeah!—the 76-story Beekman Tower rising to the east of City Hall. It seems a bit odd to dwell on Gehry's NYC disappointments (the story is titled "The Unbuilding of Frank Gehry") when his skyline-altering megatower draped in rippling steel is finally 100% happening, but Davidson explains that while the Beekman is Gehry, it's not quite Gehry.

As the Gehrmeister himself tells it, the goal was to Gehry up the outside a bit while not futzing with the luxury rental tower's innards:

"I started by doing a schlocky New York–style building. Then we analyzed the premium for adding some extra height. We modeled a twisting tower, but that doesn't work in an apartment building because the plumbing doesn't line up. At meetings, the layout lady kept saying There's no Frank Gehry here, I can't sell it! So I came up with the idea of bay windows."

Gehry realized that he could preserve an economical structure but shift the windows so that they protruded from a different point in each apartment. Then he could costume those staggered bays in flowing steel. He wanted the dramatic drapery of Baroque sculpture. "I came in and said to a young designer, Do you know the difference between Michelangelo folds and Bernini folds? She said yes. I said, Fine, do Bernini folds."

For a while, it seemed as though this project, too, would add to the architect’s miseries. Ratner halted construction halfway up and toyed with the idea of saving money by leaving it stunted. Eventually, he extracted concessions from the construction unions, and the tower resumed its upward march. The result will be an ordinary structure in a shiny dress.

Frank Gehry's Beekman Tower is Only Gehry on the Surface

This should come as no surprise to anyone. Frank Gehry's buildings are all very conventional structures with crazy sculptural elements applied to the exterior purely for ornament.

Thanks for the pictures NYGuy! I've deduced that the #1 way to tell if a picture was taken in June or not is not look at the sky. If it's clear, it was taken before June, if it's cloudy, it must be in June.

It's going to look amazing from the non-flat side. I bet when the sun hits it on a cloudy windy day it will really look like flowing curtains. Maybe they should have added those flittering shiny disks like on roadside carwash signs to add to the effect.

I don't get the obsession with the view of the Woolworth from the Brooklyn Bridge. Whenever I'm up there, it's the view of the overall skyline and its surroundings that appear to be the draw. BTW, how's the view from the Manhattan Bridge?

-Superstructure erection is on hold; the building is now 43 stories tall
-The completion of the mechanical floors 38 and 39 will be complete by early June 2009
-Curtain wall installation continues, now on floor 17. The brick facade on the lower stories is now complete.
-The contract RFP for finishing work on the building's school was issued in late May 2009.
-Full sidewalk closures on Spruce and Beekman Streets beside the work site
-Extended work hours Monday through Saturdays 6:30 a.m. to 8 p.m.
-The cocoon wall will be installed from late June to early July 2009

I don't get the obsession with the view of the Woolworth from the Brooklyn Bridge. Whenever I'm up there, it's the view of the overall skyline and its surroundings that appear to be the draw. BTW, how's the view from the Manhattan Bridge?

I certainly don't mind that the view is being blocked, but it almost looks like Beekman is gobbling up Woolworth.

There are a few pictures a few pages back. You could see both Woolworth and Beekman from the Manhattan Bridge.

That's not what I mean, I'm just saying you never hear people complain about it. The Manhattan skyline is viewed from many angles, yet some of the people on here obsess over the view of the Woolworth from the Brooklyn Bridge. Hardly the best view of the building.

On the screens (aka sliding cocoon system)? I didn't even notice on my way out. I'll check it out tomorrow morning. Now that they have those screens back up, this thing is going to fly like it did pre-mechanicals. Also, and I don't know if anyone has noticed, but the dropping of the corner column from the south east is really interesting. I wonder if the metal is going to peal away and leave an all glass patch there. That might be incredible.

An excellent question. I believe they're starting floor 46 right now. It's within one or two floors of that if it's not actually 46. Still 30+ more to go. This building is going to be rather tall.

So we're always talking about the curves and this and that, but I haven't filed much of an update about the rest of the tower recently. The windows on the north side of the base are pretty much all done. The windows on the north ends of the east and west faces are also all complete. Here's some shots. They have panels that are shiny and match the tower. There's also only a few more screen segments to go up, and they started framing the next floor on the east side this morning.
