WOW that's several questions...

I am no expert nor have I visted all cities in the recent past. So information is based on what I read on the net or at other forums.


Are all of India's major cities growing quickly, or some more than others?

There has been an economic boom in all major cities but it is not even across all of India nor is it even across any particular city.

Where would you rank the major cities as far as grownth in population?

We may have to wait till 2011 to get a correct picture. A problem that I have noticed is that none of the cenuses or projections mention the area of a city/metro area. So comparison is not often apples for apples. Plus many cities expand by adding outlying areas and show a big population surge which not may not be true. The core city of Kolkata or the old core city of Mumbai showed little growth between 1991-2001. The suburbs showed big growths.

What about growth in economic/wealth terms?

It's not even.

What Also, what is your perception of growth in Pak & Bangl?

From what I have read and heard, they are registering good economic growth/boom also. Dhaka seems to be booming when it comes to highrises.

Well many of them are along Eastern Bypass which stretches from Garia to Ultadanga. A lot of the projects are coming up in the new town being built in Rajarhat.

You know, Kolkata really needs to upgrade its airport. It serves all these international carriers, Yet, it has very few skyways to those planes.

The volume of air traffic and number of international airlines serving Kolkata is not much. The number of skyways is just 4 and annual passenger traffic was 3.44 million in 2004.

But it is probably going to rise with growth in air traffic.

There are plans to replace the old building (international terminal) with a new modern terminal.

Here's a report from Times of India:

It's a symphony in steel and glass. Even at first glance, the structure is striking enough to keep anyone's attention rivetted. Towering 50 feet over the ground, the two-and-a-half level building is beautiful in its simplicity. Gigantic reinforced glass panels make for the walls. The roof comprises an intricately designed steel mesh that is supported by large spans. The effect is stunning; conjuring up a sense of expansiveness.
That is the futuristic terminal at Kolkata's Netaji Subhas Chandra Bose International Airport -- a far cry from the clumsy brick-andmortar structure that lacks in visual appeal or architectural purpose. Though still on the drawing board, the dream project is inching closer to reality. French consultant Airport de Paris has just submitted provisional drawings of the Rs 100 crore terminal to Airports Authority of India. The computer generated images are based on the shortlisted entries to a design competition that was organised by the French firm for the purpose.

As per plans the domestic terminal will also see the addition of four more skyways.

Winter 2007 probably for Garia. Gariahat is different. There will be no metro to Gariahat. Gariahat is about 1 mile from Kalighat Metro station and is easily accessible.

Meanwhile the Uniworld City first phase of 400 apartmets was sold out completely as announced today by Bengal Unitech Universal. The project will have 4000 apartments to be built in several phases. The project is located in Rajarhat New Town.

There are some pics here (http://www.sanjeevatown.com/). Last heard that the High Court had ordered demolition of the whole project for encraching the wetlands. Not sure what is the current status.

Wow, that's a ton of projects. Looks like many mid-rise and smaller hi_rise buildings are going up over the next few years. Calcutta may end up looking a bit like Sao Paulo if this keeps up.;)

Hi Guys,
I am planning to buy a flat in Kolkata, with sole intention of investment. Which area of Kolkata would be the most profitable one. I have seen few projects in Joka (eg Genexx Valley) and also few in the Eastern Metropolitan Region (eg Aster Green).
Which area would give me a higher returns in terms of percentage, after 5 years from now.
Any Ideas… !!!

Suncity, what is an average for square meters, for an apartment? and what is an average price???

It depends on locality and developer name.

It ranges between Rs 1200 to Rs 4000 per sq ft. Assuming $1=Rs40 (for convenience) that is $30 to $100 per sq ft. So a 1000 sq ft place will cost between $30,000 to $100,000.

However Diamond Top is asking something in the range of Rs 40 - Rs 70 million. So that's like 1 million to 1.75 million dollars.

Plus taxes/stamp duty etc.

Except for the nice buildings in post 42, the rest are under construction.

The projects in post 42 are proposals. Some of those projects like the convention centre, marriott hotel will definitely get built but getting environmental clearance from Delhi's infamous bureacracy may take some time. Why exactly Delhi should be giving environmental clearances to state projects is not known. It is a relatively new thing which came into force under pressure from "environmental" groups. Not many people are sure what kind of new beast this will be. More layers of bureacracy means slower growth and more hassles and more corruption.

While poverty stricken migration is continuing in from neighbouring states and countries, this mostly adds to the slum and pavement population in the core city.

A lot of the middle class and upper middle class are moving out to the outlying areas into four - five storey apartment blocks.

Highrise blocks mostly cater to the higher income groups and non resident Indians. There was a pent up demand for this section but there was no land made available till now. The new additions to outlying areas and permission to build highrises have changed that scenario.

The state was supposed to have reached replacement fertility levels in 2006 but not sure if that was achieved and how migration will have a bearing on that.

Strangely the core city's population didn't increase much over the past twenty years - this could be because of poor economic conditions for over two decades and outward migration of the middle class compensated by the inward migration of the poor migrants from Bihar, UP, Jharkhand and other places. The demography has changed too. Original residents (Bengalis) are a minority now.

Eastern India is one of the poorest regions in the world (although West Bengal itself is slightly better off) and Calcutta being the only metro has been one of its major problems.

The recent uptick in economy is bound to attract more rural folks in search of a better life and that could mean what has happened in Mumbai - slumification and skyscraperization.

The local government has failed to cope with growth - although its hands are tied when it comes to people wiling to just set up camp on any pavement or open ground they wish. Much of the surrounding areas of the city are fertile land and local farmers are unwilling to give up their land to urbanization. So it is not a pretty situation. This is a problem for most Indian cities though. How India tackles such issues is a big question mark.

Salt Lake’s Sector V will get its second green IT complex when 20-storeyed Infinity Benchmark — promising to be a model for future IT buildings —- comes up by September, 2007. The Rs 100 crore building will be the second green IT complex after Technopolis.

Chairman of Infinity Infotech Parks Limited, Ravindra Chamaria, also a member of the executive committee of Nabadiganta Industrial Township Authority (NDITA), said they have applied for a green building status for the upcoming complex. “Though the initial capital investment is high, the USP of this concept is its long-term environmental benefit,” he said.

Chamaria said Infinity Benchmark is being built on a 5.5 lakh sq/ft area, almost double the existing two Infinity buildings in Sector-V. Work began from the middle of 2006. It is set to be a glittering centrally air-conditioned complex with a three-storeyed parking lot for 400 vehicles, apart from having parking space in its basement. For IT professionals, it will be a one-stop-shop catering to various needs with stores selling electronic gadgets, computer hardware as well as baby food. “The aim is to provide convenience to all those who work in Sector V.

The car park on three floors of the building will be open to people with offices in Sector V. However, only employees working in the complex will be able to use the basement parking slot. Strong security measures will be in place,” said an official. The car park is expected to set free the road space.

The upcoming complex will also have facilities like health club, restaurants and fast-food outlets for its employees to help them unwind after a hard day’s work. “We are talking with several firms who have shown interest to set up their offices in this complex,” said an official.

Several other office buildings are on the anvil too elsewhere. These include Ascendas, Keppel Land, The Hub, Unitech, Ambuja RMZ and Godrej Waterside.

LIC to invest Rs 400 cr in 50-storey office building



Kolkata: LIC will be investing an estimated Rs 400 crore, including the land cost, in constructing a 50-storey office building, the tallest in Eastern India, Mr R.R. Dash, LIC’s Zonal Manager, said here.

LIC had won the bid for acquiring a five-acre plot opposite Science City at Rs 276.2 crore from the Kolkata Municipal Corporation, in what turned out to be one of the costliest land deals in the region at the time.

The proposed building will comprise 7 lakh square feet of rented area, Mr Deb Kumar Banerjee, LIC’s Chief Engineer said. The corporation is expected to earn a rent of around Rs 12 crore per month from the building. “We are expecting a rent of Rs 150-170 per square foot per month when the tower comes up. It is going to be a 150 metre high building, the highest in Eastern India,” he said.

The corporation is in the process of finalising a number of consultants for the project, he added. “Fourteen have been shortlisted. We will choose the final consultants in three months time,” Mr Banerjee said. There can be more than one consultant for the project including a few international consulting companies, he added.

The building may be rented out for malls, offices, IT-ITES companies. “We plan to zero in on the physical part of the project by the end of this financial year, after which the construction will start,” he said.
