West 8th is an office building. Check here for some details: http://www.west8th.com/ They have a pretty nice site with a lot of details about the building.
As for Olive 8 and the atrium, I am guessing that what Aleks is referring to is the Porte Cochere that is located on the south side of the building, ground level. It will mainly be for the hotel, but is also for the residents if they want to use the valet, or they can simply pass through on the way to the underground parking.

its a nice project.... i dont think Seattle needs another 500 footer thought...specially in that area.
and that area has a lot of buildings, this one would cover some of them and take all the attention away from other towers....
IMO Seattle need another 700 footer and maybe even an 800 footer. but it should be built in the more central buisiness downtown not in the retail core, belltown, or market district.
one last thing.. i dont like the location of West 8th , its too far behind where nobody can see it but the people who live in 2200 Westlake + Enso should be closer to Downtown its a nice building and people deserve to see it...

We could use some real height in Belltown.
And I really, really, really love that the Retail District is getting a ring of seven new towers just along/outside its boundaries currently, plus another dozen planned. It'll make that district visually feel like it's in the center of things rather than the edge. And it'll give the area more vibrancy.
Furthermore, I want the area of major highrises to expand.
And what an incredibly marketable location for a big hotel/condo tower. Like AVA, like Second & Pike...

No Belltown is a nice neighborhood and it doesnt need the Hustle and Bustle of Downtown!!
but it does need more police
i think that taller and skinni-er buildings should be built in the 1521 area and around the four seasons..
that way more green space would be created and we would have our wish of seeing skyscrapers in Seattle
also some buildings should have a terrace with some NATURAL grass and plants to make the Emerald city seem more....Emerald..
sure this would cost more but i think Seattle has enough ppl with a wage big enough to buy some of those condos.....
and now that the height limit is no more investors can make properties "city" like in the heart of downtown
this would also reduce traffic in the morning and afternoon commute+the goverment should really do something to make getting around downtown a little faster and easier like extending the monorail at least to the Columbia Tower or advertise the buses more which seems more realistic
Done again...

Company plans hotel-condo towers in downtown Seattle
New York real estate investment banker Multi Capital Group plans to build two hotel and condo towers in downtown Seattle, the company confirmed Monday.
Each tower would equal about 500,000 square feet, for a total of 400 hotel rooms and 400 condos, said Steven Gestetner, vice president of the New York company and founding member of the project's Seattle development manager, Hummingbird Advisors LLC.
The approximately $900 million project, called Heron Tower, is the first for Hummingbird, and none of the plans is final, he said. It is seeking a hotel operator. The property is on Fifth Avenue between Virginia and Stewart streets.

Nice.. these condos are gonna be really expensive seeing how they are in the one of the oldest skycrapers in Seattle... Hopefully this will improve the area.
What part of the building is going to be converted into condos?
The top half or part of the lower half? because 150 condos isnt a lot to fill a building this size.
Oh one more question..
Does this mean that the Smith Tower will become the tallest mix-used building in Seattle?

Might depend on how stubby they are. I believe the initial proposal for the parcel on the SE corner of the block was 550', but it was pretty slim.
I believe the height limit there is 500' - they must have been using roof features and other stuff to get up to 550'.

so we would have 5 sets of twin towers if these are built...
The Westin Towers, Metropolitan Park West & East, 2 out of the 3 towers in 2200 Westlake, 2301 6th Ave, and these 2 new Towers
i didnt know we had so many "Twin Towers" in Seattle. Excluding the Westin Towers i almost never pay attention the twin towers in Seattle...

Ismael Leyva is designing both towers. They're not sure if they will be twins but they will "speak" to each other. 5th and Stewart is 46 floors, 5th and Virginia is 45.
Here is an example of what we might get from Ismael Leyva

WOW!!!
I wouldn't mind that tower downtown at all. It's beautiful. Lets hope we get something great. :D

Wait. Why dont they just mix the two towers and build an idk say 900 foot+ tower?
It probably would cost more but people would pay a good amount of money to live some 700 feet in the sky.
This would be a great opportunity to propose the cities new tallest tower!!
Even if this dream doesnt get thought of at least we would have two new towers and hopefully they will get built with a great design.
NW Mike thats a nice tower..where is it gonna be built?

If they were going to build over 500' they would have to change the zoning.

That building looks very similar to the sliver thin building being constructed in New York right now, 785 Eighth Avenue. Is it from the same architect?

Westseattle Guy i know they would have to but even if the height limit was 1000 ft a building taller than 550 ft would look bad in the area becuase it would stick out too much and since a lot construction is goin on around the area it would look like lil people are attacking a giant!!
if a Seattle gets a new tallest i think it would look best a block or two South of the Columbia (if the city allows new developements in the Historic district) because looking from West Seattle all it looks like the buildings get taller as they move South starting from Belltown

Ya, I agree we need more taller towers around Belltown and the retail area to even up the downslope.
Here's where I want my 1,000 footer.

That picture, while fantastic, is missing NuWaMu. Also, 1521 will stand out from that angle, and fill a gap right behind the ferry.
I'd love to see 500+ buildings in Belltown. Make it a continuous tall skyline rather than a ramp.

Our skyline "ramp" bugs me a lot. I really like my plan, but with 650'-850' in the retail district, but i want a few like 750's -800's in between century tower and the Westin Towers.
Aleks

but wouldnt that make the skyline look weird?
it would look kind of square unless it went up a slope from Belltown to the "Dream Tower" then slope down from WAMU to the Bank of America Plaza and it would go into an almost vertical slope at the Columbia.
i like your location for the "dream tower" except that it would cover 2 Union Square and thats a building i dont wanna see dissapear...
also i think more residential towers should be built in the more Downtown area to even out the Belltown-Downtown vicinity..
Belltown is getting a lot of Hotels, Apartament, and Condo Towers...
this is going to create traffic hell!!!
if u wanna compliment the Belltown area then the Westin Towers should get a red-ish orange-ish Halo around the top and the Darth Vader building should add a green-ish Neon outline...

IMO more important than building some really tall building to the north of Columbia Center is building some mid-sized ones south of Columbia Center. The way the skyline just kinda "drops off" after it gets to Columbia Center kinda sucks if you ask me, I think they need some ~300-600 footers down there to make the drop-off more gradual.
WESTSEATTLEGUY

Yeah ,i agree, but there is barely any space left around the Columbia Center since most building are protected in pioneer square, unless they would do that south Pioneer Square, but then that would leave a big gap between the Columbia Center and 300-600 footers.

The Public Safety block, 5th & Yesler, Harborview, and even Skyline will help at the south, depending on the angle.

From West Seattle I'll be able to The Public Safety block, 5th & Yesler, Harborview, but not Skyline.:(
