Dream crushing is one of my jobs here!
I think I heard a 445' figure for AVA, and Olive 8 is supposed to be 460'. That puts it a little taller than either of the Bellevue Towers at 450' or just under. Rounding out the top five is 1521 at 440'. That's the top five tallest projects underway locally, and also what will be five of the six tallest residential buildings in the Seattle area not including projects planned but not underway yet. The other being Lincoln Square of course.

Isn't funny how 1521 is smaller than O8 yet 90% of 1521 condos have been sold and i don't know how many but I'm guessing not a huge percentage of condos have been sold at O8. Maybe the view and location makes a HUGE difference.

:previous: Sorry, thats a bad guess ;) Olive 8 has sold quite well also. I believe it was at 85-90% sold until they added the three additional floors. Even at 75-80% that it is with those floors, I am sure they are sitting happy at the moment, given that move-ins are still 1 1/2 years or so away.

No. I don't think so the contruction would be too noise and people would complaint a lot. My guess is that maybe the hotel will be open when they're doing the interior work on the condos

Condo towers usually move people in gradually from the bottom up. But this happens only after the cutting and pounding are complete. Painting, fixtures, etc. will probably still be underway on the upper levels. And of course the punchlist, which is the list of deficient items to be redone.

hmm.. the site still shows many unoccupied units and even floors
:uhh: The site shows 145 of 165 units (88%) sold for floors 21-36. For the three floors they have added, 6 of 31 have sold. That gives us a total of 151/196, or 77% of currently available units being sold.
As for possible completion dates, close dates for high floor units have been adjusted to April '09 so that is probably as good of an indication as we have at the moment.

Yeah, I see what I can do. Let's see...what the link said. Also, it's a building, and it'll be located in the general vicinity of the demolition. That's in Pioneer Square.
Well, I'll give you a little extra opinion: Pioneer Square should really benefit from the infusion of office workers (the neighborhood was really worried when NBBJ left), and I'm also glad the project will physically add to the district. In fact it's a pretty prominent location.

It would be unusual to close a street for that -- all they'd need is some extra room to stage trucks waiting in line single file. If they're rerouting buses it might be crane related.
That might make sense. I'm no crane expert, but I'm guessing their crane is lower capacity than they need. Maybe it's a temp and they're replacing it with a bigger one. Alternatively, is there a second crane base at the north end of the site?

Wow. I had no idea NBBJ left. I love that building they used to be in. I remember going up to the roof top at night and watching Seattle with all it's glory. Too bad I didn't have my camera back then or I would've taken dozens of pictures from that building. What does the new building they are at look like?

i just looked at the escala webcam and the street is closed and concrete is really (there are 3 pumps) pouring in, its 1:30 in the morning, and also does anyone know when 1521 will start putting up its glass? and when 4 seasons will start putting its outside walls up?

Wow. Pouring concrete at 1:30 a.m? Seems like this is going to be one of Seattle's fastest moving projects. Last time I passed by the 4 Seasons it was at about the 11th floor. Maybe they'll start putting up glass soon.

Not sure. It's hard to see any part of that side (outside of the NE corner) of the site.
I did notice a crane base on the east side of the site (it's barely visible on the webcam), but I don't think it's for a 2'nd crane (it looked too small).

I walked by Escala today. There's zero chance that the blue crane can handle everything, because the jib simply doesn't span the site. Also, I'll reiterate my guess that it's a low-weight crane (seasun?). So either it's temporary or it'll be helped by some other crane at the other end.

My guess is that near the retail district and Pike Place Market. But since Trump like high class neighborhoods the waterfront could host a Trump or a block away from Pioneer Square in the vicinity of the Smith Tower.
Would it be possible for Trump to buy the Smith Tower?

I'm pretty sure Donald Trump no longer builds buildings himself due to his financial meltdowns in the past. He lends his name to buildings becuase people assume his buildings are of higher quality. This is not true, but image is everything.
The Trump building under construction in Vegas is nothing to get all excited about.
On a positive note, the Denny Triangle should be an excellent location for new construction over the next 10 years. It pains me to hear of the hoodlum action in downtown, primarily Belltown and 1st AVE. The Seattle police need to either crack down on crime or give some beatdowns to the thugs that are ruining the safety everyone deserves.

Well I'm quite stunned by the sleek, dramatic look of the proposed tower at 5th and Columbia. I quite like it. It stands out and makes a statement. What do you other forum members think of it? I'm wondering what its uses will be--residential, office, hospitality, etc. I'd like to see more homes built in the financial district, since almost no-one lives there and it's a bit dead after 5pm. (I've NEVER been a fan of strict separation of uses, with certain exceptions.) Is it part of that new "Civic Centre" area they're trying to create in that area?

Looks great, I would like to see another angle. It looks to be faceted, but looking straight up seems to minimized the possible effect. Even subtle faceting would be real nice. It is not another glass box, IMO. Looks over 40 stories easy. Hope you guys get this one, it is in a nice area to add density there.

i just think that its stupid that the height limit is 400 feet according to mhays since its right across the street from the columbia center and its over 900 feet! and ya i hope it gets built to, there arent any glass buildings this color of the proposed tower in the city this large, could someone add this tower from a view from alki and lets see what this would look like

There's no height limit on that site, just an FAR limit.
The 400' limit applies to a different project to the south.

I like 5th and Columbia a lot as well, from what we can see it least. I hope the angled faceting really stands out - it looks great. Per the design review notes from Thursday, it was listed at 41-stories.

Sure, let me grab a 4x4 and some tin foil. It's a cheap building. They're opting to construct an easy to build, cost effective, space maximizing building---> A BIG FLAT RECTANGLE. By covering the building in two-way mirrors they believe they can get away with this, and walk away with maximum profit. If your so happy about a shiny rectangle then I guess I'm happy for you, being so easy to please will guarentee you a full happy life. I'm merely implying that the design doesn't merit the kind of "OMG! It looks beautiful" enthusiasim WESTSEATTLEGUY(who is doing a fantastic job on the west seattle thread) has for it.
5th and Columbia is one of the few prime lots left in the central financial core, and should a building rise from it in this golden age of construction in seattle, I'd expect it to comprise both height and exceptional design. I fear the reflective facade will only serve for me too gaze upon some of the surrounding buildings, and dwell on what could have been.

Actually it doesn't seem like it will be a "square" and if you look at the top the roof looks slanted a little bit, or it could be the angle. I disagree with you Urban Steroid, it's a nice building and there are many box like structures around the world that look good. For some reason it reminds me of the new BOAT in New York.

And my judgement is no more extreme than saying this is a beautiful building according to your reasoning. How the hell do you know this? This one and only rendering we have, we got from a Flash presentation on the architect's website (http://www.zgf.com/pages/zgf_main.php?navloc=work). They have not even publicly announced the final design for this building yet (AFAIK), and many architects do not show the best views/angles of their works on their websites, so we have no clue whatsoever what the thinking behind their selection of this particular angle on the website was - for all we know, the web designer chose because it looked artsy, or some other dumb reason.
And my judgement is no more extreme than saying this is a beautiful building according to your reasoning. I will call it as I see it, and right now I see a shiny rectangle(sorry aleks, not seein the angles, but I would like to see this BOAT it reminds you of).

You must have posted seconds before me. I apologize if I appeared rude to you. It was not my intention, I was surprised and well, still am, over everyones very positive reaction of such a plain building. My surprise is only increased being that this is such a prime lot. And I can't necessarily say I understand your use of "bias" unless your saying I'm prejudice against rectangles(dislike them without reasoning). I have no problem with flat sided rectangular buildings if they are intersting and creative. Such as WTC, which reminded me of two modern, gothic castle towers rising from New York.

Like Bank of Cali. right next to this building, and it's a great opportunity to introduce glass buildings into Seattle. This is a chance to see the way grayish blueish glass skyscrapers look in Seattle.

Especially with the qwest lot development(which I'm wondering if anybody has heard about lately), and the possible condo conversion of Smith Tower. Pioneer Square is already a landmark and this will take it to the next level. Could you at least give us an estimated date of when we'll see any kind of drawing or description?

I agree, I just hope they decide to do a little more than what is shown in this rendering, and thank you for giving me a part of your point of view so that I may understand a little about what others see in this building instead of another WTF.

Did I say I know it? No, I didn't, but it makes more sense. And yeah, duh, this is the only rendering, and I'm judging it, is there a problem here.
There is a problem if you're calling it a "A BIG FLAT RECTANGLE" based on this one rendering. You can't even tell whether or not it's a "A BIG FLAT RECTANGLE" based on this rendering!
So you think there's an angled roof(which is what aleks was talking about)? or maybe what appears to be a slight jut in the lower left(doesn't count for much in my book).
Oh, I didn't notice you were referring to an angled roof - I thought you meant some angles anywhere on the building, which *is* apparent in the rendering.

Exactly, I'm basing my opinion on the premise that from this rendering this building appears to me to be a big flat rectangle. You're right that there is no way of telling if there is more to this building until we have more info, but it just wouldn't make sense to me that there is going to be so much more as to change my opinion of it.
Aside from this recent quarel though I have to say the updated list on the first post is great.

Well First Hill a block away from I-5 right behind the Seattle Municipal building or Bank of America 5th Ave. Plaza but I don't know the other teo.. James Bond I also meant the angles on the side of the building I just forgot to write it down my mistake, but from Columbia Street it looks like the roof angles a little bit towards Marion Street.

:haha: Sorry, had to, but knowing that your excited about it is enough to get me excited. Especially with the qwest lot development(which I'm wondering if anybody has heard about lately), and the possible condo conversion of Smith Tower. Pioneer Square is already a landmark and this will take it to the next level. Could you at least give us an estimated date of when we'll see any kind of drawing or description?
I believe I heard something about the north lot project starting in late 2008. Some juncture was reached recently but I don't remember what. This is the #1 project in town in terms of its ability to transform a major district.
As for Starbucks, the description was in DPD. I don't know the answer on releasing a rendering -- contractors rarely get involved with such things.

How's this: Coleman Tower just got its MUP approval, with a couple weeks remaining for appeal. That's apparently why it didn't start in July as projected.

Master Use Permit. AKA Land Use Permit. Basically it means the project is within the zoning (or got a variance), has fulfilled its Environmental Impact Statement (EIS) needs (or doesn't need to, via a DNS or Declaration of Non-Significance), and that it has successfully navigated Design Review.
From that point, they still need a building permit, which was probably applied for concurrently in this case. In other cases they wait until MUP and then apply for BP. BPs are taking six months right now.
Skygarden is the soutwest corner of Boylston & Seneca. Boylston is the southeast corner of Boylston & Spring. Skyline is the full block bounded by Columbia, Cherry, 8th, & 9th.
