i like the tower better than the original rendering but i don't like the tower. i really wished something else was in that spot.

never said a glassy highrise, just not this. honestly i was thinking more like a narrower version of Minneapolis's Wells Fargo Center. It has a classical look that fits downtown. and would better fit woolworth is appropriate colors and window treatments were in place

They actually do, though I wish this tower had a crown more similar to Woolworth's. This tower brings a much needed sign of life to that part of Manhattan. Buildings like this have been missing there for so long, and now Downtown will become just as lively as the rest of Manhattan after dark.

I don't agree with the mentality that diversity is needed. Sure, sometimes it helps, but look at NY in the 1930's, monochromatic and nondiverse as hell, but it worked wonderfully.

It hardly matters though, because both towers will be dwarfed by the new WTC towers so much you won't even notice them. Woolworth has the extra bonus of getting a Gehry tower to the east.

It's still a great building, but it's like the Flatiron on 23rd. Sure it was the tallest at one point, but it's surrounded now by taller, lesser towers. It's still an icon though.

I would've loved this tower if they left those flying buttresses on top alone. Would've given it a much more dramatic sppearance.

I was a critic of this building during the design stage, but I take it all back. I think this is a nice addition to NYC.

Nice pic. I think it actually complements the Woolworth. Now if only Silverstein's new tower would do that, we would have a pretty nice trio.

People on other skyscraper boards hate this building, but I for one think it at least is a graceful addition to the skyline.

Contrast that with the boxy 7WTC in that pic above.

^ Agreed this building has been much maligned, due to its location, but I think far worst POS could have been built. I think it compliments the Woolworth nicely, and, I was originaly oppose to it.

It actually looks decent from certain angles, especially in broad daylight, and from the narrow side one can even make out sone art Deco detailing. However, as a silouette on the skyline it's still a dull flat-top slab (which could have been easily solved if the flying buttresses on top remained open).

A modern spire on the scale of Woolworth's would have been a nice touch also.

It blends very nice. Definetly a neo-classic look in my opinion. Modern but yet a touch of art deco. I'm well satisfied!

I'm pretty surprised how well this building turned out considering the inital renderings. Tho that Church st view is set to get blocked - hopefully that new tower'll look even better.

the asymetricalness of the rear of it bothers me cause its pretty much the most visible side of it. It would be worse i guess. its still lacking something for me.

They're just putting the finishing touches on and in. It seems all these new towers in NY just freeze once they appear to be nearly completed.

The leasing office for one of the tallest ground-up rental buildings in the Financial District will open by May 19, the vice president of marketing for Glenwood Management Corp., Stephen Maschi, said today at Citi Habitats' second annual Elite Residential Rental Forum.

Barclay Tower, a 50-story-plus building at 10 Barclay Street, just west of Broadway, will have around 400 one-, two-, and three-bedroom apartments.

The building will feature condominium-like amenities, including a fitness center, swimming pool, tenants' lounge, media center and children's playroom, Maschi said.

"New York is a rental city," Maschi noted. "Some people just don't want to buy."

Residents will be able to move into the tower by late summer; rental prices for its units have not yet been made public.

The retro pattern of the crown is very noticeable. It catches the attention away from the shaft.

I have a question on those black rectangles in the facade below the windows.
I saw those on some other new construction buildings in Midtown and figured they were just an non-functional architectural detail, to blend in with the air-conditioning units of the older towers next door.

But then I see them on this building too. Are they air-conditioning vents? I would think new construction would be all central air.

I bet the cross-hatched material is architectural in nature. It appears to be some translucent material, which suggest to me that it will be involved in some lighting scheme for the crown. I sure hope so, that would be icing on the cake for a bldg. that came out far better than I had anticipated.

This building turned out to be an excellent surprise. I especially like the south facade and the crown. However I think it should have been of the same height as Transportation building with setbacks at the same levels. I really don't like the fact it hides Woolworth building so much.

Both buildings make use of standalone "console" style HVAC units with independent heat/high/low/off switches, typically one in every room.

I have the apartment in the Southwest corner on the 30th floor (see modified photos below). It has full river views and overlooks the WTC construction site.

In case anyone is wondering, the reason the 32nd, 33rd, and 34th floors have all their windows already installed is that those floors house all the model apartments, therefore they needed to be completed first.

Like my current building, Liberty Plaza, which is also owned and managed by Glenwood, Barclay Tower is all rental, unfortunately.

I'm getting a 2BR/2BA for a little over $5000 per month. I currently have a 1BR/1BA on the 17th floor of Liberty Plaza for about $3100/mo. Those prices include all amenities (except parking, of course). Amenities: http://www.glenwoodnyc.com/Streamline?p=viewPage.jsp&id=5&nid=4&bid=107

Another interesting piece of trivia: They tell me that the new building has been wired for Verizon FiOS (FTTH / Fiber-To-The-Home), which I believe is a Manhattan residential first.

The good thing is that you won't have to worry about your views being

I think I was either the first or second person to sign a lease (three days before the official opening of the leasing office, which is on the 32nd floor, BTW) and therefore I had the pick of the litter. When I went back a few days later I asked how things were moving, and they told me that they were renting really well. Incidentally, I also heard from an independent agent that the line containing the largest 1BR is almost completely rented. That line is a 1BR/2BA in the NW corner. It has a large separate dining area in the corner which can be converted to a small 2nd BR, but for $4700 one might as well get a proper 2BR.

I have no doubt that the building will be 100% rented by Sept or Oct.

Good thing Glenwood has amazing security!

I'm thinking about setting up a camera on a tripod (better yet, something with a suction mount, so it stays out of my way) and having it take photos of the contruction site periodically (say every hour) and then creating as stop-motion video (this part is easy). I just need to find the right equipment to do this automatically. Any suggestions?

Yes, I got to stand inside my unfinished unit, "protected" from falling by orange tape! It was awesome. I'm going back soon to take some pictures, don't have any yet.

Yes, and after the 34th I believe the floor layout and apartment floorplans change significantly.

For example, the same apartment as mine, but on the 16th (instead of the 30th) floor has almost completely obstructed views (there is a brick building across the street) but cost a whopping $400/mo less! <sarcasm>. I never got to see floorplans for 2BR apartments above the 34th floor because I was told that they were all over $6000/mo (albeit probably larger).

Approximate "starting" prices (smallest layout, lowest floor) for Barlcay Tower:

1BR/1BA: $3,610
2BR/2BA: $4,595 (I think these start on the 12th floor)
1.5BR/1BA: $4,775 (I guess this floorplan starts on a higher floor than the 2BR/2BA)
2.5BR/2BA: $8,250
3BR/2BA: $11,000

The leasing office for one of the tallest ground-up rental buildings in the Financial District will open by May 19, the vice president of marketing for Glenwood Management Corp., Stephen Maschi, said today at Citi Habitats' second annual Elite Residential Rental Forum.

Barclay Tower, a 50-story-plus building at 10 Barclay Street, just west of Broadway, will have around 400 one-, two-, and three-bedroom apartments.

The building will feature condominium-like amenities, including a fitness center, swimming pool, tenants' lounge, media center and children's playroom, Maschi said.

"New York is a rental city," Maschi noted. "Some people just don't want to buy."

Residents will be able to move into the tower by late summer; rental prices for its units have not yet been made public.

Our diagrams say this tower is 178 Meters High. But theres no way it can be that small.

Look at this pic, the tower rises up to the bottom of Woolworth's Pyramid.

It has to be at least 210 Meters. Were is this 178 Meter height from?

It was from the NYDOB. I just got the correct height from Kondylis - 205.32 metres.

so its 675 feet. makes more sense. its just over 100 feet shorter than the pinnacle of woolworth.
