City, State Fair to Replace Fair Park Livestock Arena With Fancy "Mini-Convention Center"

The reason I called Park and Rec's second-in-command Willis Winters the other day wasn't about downtown parks. Rather, I was curious about an $869,465 item on the Park Board's agenda for today: "Consider a professional services contract with Good, Fulton & Farrell Architects for schematic design through construction administration services for a new livestock arena at Fair Park located at 1419 South Washington Avenue."

Turns out, this is about much, much more than just a new livestock arena. Says Winters, the city and the State Fair of Texas are partnering on a $14-million-ish replacement facility -- the Fair Park Livestock Center -- that would double as a sort of "mini-convention center," as he describes it, a place for livestock and people. People, mostly.

Says Winters, the livestock arena's become "decrepit" and is in desperate need of replacing. But rather than just build a modern indoor sales arena where folks can auction off their blue-ribbon steers during the State Fair, they've decided to go all-out with a facility that would serve as a conference center, complete with an upstairs banquet hall, dining facilities and a catering kitchen. The city will cover around $4.5 million of the cost, using money from the 2006 bond program. "And the State Fair will be raising funds privately for the remainder," says Winters, "somewhere around $9, $10 million."

Is it not as amazing to everyone else as it is to me the vast pool of development projects happening in Dallas right now? I'm shocked already at the fact that almost every post on this page is a transcription of an article discussing yet another new project. That all on top of other projects, civic and otherwise, that I'm already aware of (Museum Tower, Woodall Rodgers Park, Trinity River Project, the Calatrava bridges, etc.) The scope of all this truly boggles my mind. Way to go, Dallas. Way to go. :cheers::cheers::cheers:

Pent up demand (as another poster alluded too) or not this is great news. It is certainly a mix of some stalled projects moving forward, stalled projects being redesigned or having changed hands and new projects coming on board. A lot of developers are starting to make a strike now that construction activity is starting to pick up and the developers want to get in before construction costs take off again. Either way it is encouraging news and impressive to see so many announcements. Right now there are a lot of architecture / engineering firms looking to hire in DFW and I am sure elsewhere. It will be better news once construction starts on some of these and construction workers can get back to work.

West 7th Phase III Breaks Ground

The previously-announced new loft & retail component of the West 7th development is now officially underway. Cypress Equities broke ground last week on Phase III of their remarkably successful development, beginning construction on 96 additional loft apartments and 32,000 square feet of new ground-floor retail space. As seen above, site prep work is already well underway.

Work crews top out Dallas apartment tower

The 1400 Hi Line Drive building is under construction on the northwest corner of downtown Dallas across Stemmons Freeway from the Victory project.

The 23-story, 314-unit apartment tower is a project of PM Realty Group.

It's the tallest rental residential building currently under construction in North Texas.

The project will include 27,000 square feet of retail space and a one-acre rooftop park on top of the parking garage.

The first tenants will move into the building – located in Dallas' Design District – later this year.

Harwood International leases Saint Ann Court space to law firm

A fast-growing legal firm has leased the last full floor of empty office space in one of Uptown’s new buildings.

Kansas City-based Polsinelli Shughart PC has leased 25,267 square feet from developer Harwood International in the Saint Ann Court tower on Harry Hines Boulevard.

With the law firm taking the entire 19th floor, the 26-story tower just north of downtown Dallas is almost 90 percent rented.

“This is the fifth law firm we have attracted to our Harwood development in the last 18 months,” Harwood founder and CEO Gabriel Barbier-Mueller said Tuesday. “We’ve leased almost 240,000 square feet to law firms.

“What has attracted those companies is the mixed-use project we have created,” Barbier-Mueller said.

“We have 17 city blocks here, and we have developed about a third of that,” Barbier-Mueller said. “We think we are picking up momentum.

“Our next phase is going to be what we call Harwood Village.”

The two-tower Harwood Village project on McKinnon Street will contain office, residential space and retail.

For promoting a "Walk to Life" lifestyle, a lot of the high-rise development in Uptown has a pretty dismal pedestrian experience, with giant carports and landscaped setbacks instead of inviting storefronts. There are a few exceptions, but for the most part the pedestrian experience is lacking for such a major city.

Downtown around Main Street, and parts of McKinney are far more walkable than some of these newer, larger developments. I love the density they add, and how they're building a skyline further to the north, but they really need to work on how their designs meet the street. Especially when touting the concept of "Walk to Life".

I just perused the Harwood thread, on dallasmetropolis, and it's not at all clear to me that the above highrise is the next plot to be developed. Maybe I'm missing something.

Toronto builders who own a prime Turtle Creek development site are asking for city approval to construct a residential high-rise.

GGH Development LLC – an affiliate of Canada's Great Gulf Homes – wants to build a 23-story tower on the 1.4 acre site at Turtle Creek Boulevard and Fairmont Street, according to filings at Dallas City Hall.

The stone and glass residential tower would replace two low-rise office buildings, which previously occupied the site and have been demolished.

The planned residential building was designed by Hariri Pontarini Architects of Toronto, and is described by the architect as a 69-unit project that will cost more than $112 million to build...

A Texas-based investment partnership has big plans for the 101-year-old building adjacent to Dallas’ City Hall.

Alterra 500 South Ervay LLC, a limited liability company of Alterra International, led by Turkish investor Mike Sarimsakci, plans to spend $55 million turning the Butler Brothers Building into a multi-use property that would include a 220-room hotel, 250 apartments, a school and about 80,000 square feet of office and retail space.

The development group is looking for partners for its extended-stay hotel flag, retail and restaurant space and school, said Sarimsakci, who has been described by Turkish media as the “Turkish Trump.”

I just perused the Harwood thread, on dallasmetropolis, and it's not at all clear to me that the above highrise is the next plot to be developed. Maybe I'm missing something.

That plot is for future development for Harwood. I have my fingers crossed that something will be built pretty soon.

Harwood has not offered up any renderings for their new Village. What I have noticed on my way home from work is they took down the previous rendering at the site showing a tower to put the Harwood Village sign. But there is not a rendering. One thing that I have noticed about Harwood is they tend to create a lot of buzz through media posts, but they move very slowly.

Correct, and I'm pretty certain it is where VII is, not XII.

Harwood announced they were designing and planning to construct VII in March of 2011 and they said that their next three skyscrapers in Uptown/Downtown Dallas would be surrounding Harwood Village (aka Harwood Gardens).

When you look at Harwood's masterplan, the three skyscrapers that front Harwood Village (Gardens) are XII, XI and VII: http://www.harwooddallas.com/masterplan.php?b2=_sel

But as mentioned, Harwood indicated in March of 2011 that VII would be their next tower so I'm pretty certain that is the one getting ready to break ground.

No rendering exists for VII that I'm aware of but I would bet money it is going to be a pretty exciting design.

Especially since Crescent Realty's just announced Cesar Pelli designed tower across from Crescent Court and The Ritz Carlton Hotel is just a couple blocks away from where VII will be located.

According to Harwood's announcement, VII will be a 340,000 square foot, $130 million dollar, 29 story mixed-use tower.

Harwood International has begun the design phase of a 29-story, $130 million high-rise building, the latest addition to the Harwood District.

Construction is expected to start as soon as an anchor office tenant is secured, possibly this year (2011).

The 340,000-square-foot mixed-use building — aptly named Seven — will be the seventh building constructed as part of the Harwood District’s 17-block Dallas development. It will be the first high-rise of the district’s Harwood Village project.

Seven will include a private fitness club, a restaurant and patio, 15,000-square-feet of retail space, shops, gardens and office space. The building will overlook downtown and have access to the Katy Trail.

The goal at Harwood Village is to build Seven — one of three high-rise office-retail buildings planned for Harwood Village — emerging from designed gardens and patios to create an enjoyable live-work-play environment in Uptown, said Gabriel Barbier-Mueller, Harwood International CEO.

There is no timeline for constructing the other two high-rises.

“People are ready to get the office space they need and the space that they want,” he said.

“Along with the office space, they want culture. If you can be the first company that offers a green environment, gardens, access to Katy Trail, a health club and ample parking, employees will want to work there. If you want the best talent, you have to get the best corporate office environment.”

Seven has caught the eye of about six possible anchor tenants, which include a variety of professional specialties such as law and finance, said Jihane Boury, vice president of development and leasing for Harwood International.

Resurging tenant demand has led Harwood to begin designing Seven, which wasn’t something Barbier-Mueller thought he’d be working on quite yet in 2011, he said.

Harwood’s available luxury office space is dwindling and major tenants want options in the next few years, he said.

“I did not think I’d be talking about building again so soon,” Barbier-Mueller said. “But we have to build because we need to.”

Harwood’s last building development in the district, Saint Ann Court — a 26-story luxury office building — was completed in fall 2009. It is 70 percent leased.

There’s a strong demand from large tenants for downtown and Uptown office space, said Jeff Staubach, a senior vice president with Jones Lang LaSalle .

Staubach represented MoneyGram International Inc., one of the most significant corporate leases signed in the Harwood District.

Other recent corporate leases of note with Harwood include Winstead law firm and Holly Corp (after Holly acquired and absorbed Fortune 500 Frontier Oil of Houston).

“I know there are tenants looking around, and there aren’t a lot of large tenant options,” said Staubach, adding that other luxury office buildings in the market, such as Rosewood Court, Victory Tower and the Crescent Office Towers, are nearly leased up.

Tenants are fans of Uptown’s ease of access and parking, but Uptown is competing against downtown’s competitive pricing and new buildings in the Dallas Arts District, he said.

As the market is getting more competitive, numerous larger tenant contracts are up for renewal in the next three to five years. Along with that will come the need to start planning build-to-suit office space soon, he said.

Staubach, who is working with a half-dozen clients shopping for Uptown space, said Harwood’s facilities and management are easy to work with and know their tenants, and will probably do well, especially if they secure an anchor tenant.

With plans for highly efficient floor plans, floor-to-ceiling windows, outdoor terraces, gardens and luxury amenities, Barbier-Mueller said there’s a reason behind the demand for Harwood buildings.

Based on projected demand, Barbier-Mueller said Harwood could roll out 2.5 million to 3 million square feet of tenant space by 2016.

“We are at a point where we want to be fully built out,” he said. “We’ve basically followed demand. We don’t have to build a building for the sake of building, but we do see a demand for priority space.”

Last week, the Town of Addison installed an elevated water storage tank powered solely by wind. The turbine can also power street lights on Arapaho Road and is one of the first of its kind in the country.

The university conducted a feasibility study and approved construction of the turbines in 2010.

The energy generated from the turbines, located at UNT’s athletic complex on Bonnie Brae Street, will help power the Mean Green Village, which includes Apogee Stadium, the Victory Hall residence hall and the athletic center.

The university estimates it will replace about 6 percent of the energy in the complex with renewable energy.

Yes, this is a cool building. It is designed to fit in with the other buildings in the Old Parkland complex that Trammell Crow has redeveloped at a cost of $180 million dollars.

The other super cool thing about this is that the World Headquarters for Omni Hotels and Resorts and Gold's Gym International are relocating from the Dallas suburbs (Las Colinas in Irving) to Central Dallas, bringing 300 well-paid employees with them. The parent company of the two is TRT Holdings and it is of course relocating as well.

This new headquarters building located at 4001 Maple Avenue will be 6 stories tall, 170,000 square feet in size and will cost $56 million to build. It is expected to open in the summer of 2013.

The building will be of the highest caliber and will feature numerous amenities designed to help attract and retain top employees to the companies, including a café, health club, conference center, underground parking and a spacious back patio.

The fact that it is located within Downtown Dallas' highly desirable and hot Uptown/Turtle Creek District was a major motivating factor for the corporate headquarters relocation.

The second image above is looking north of where the new headquarters building will be located. It shows the empty parcel of land where the 6 story building will rise. One can see in the very near distance the Dallas Medical District with the 2.5 million square foot at $1.3 billion dollar state-of-the-art new Parkland Hospital under construction with its multiple cranes.

Perhaps it is just me but I really don't care much for that new TRT building.

I don't really like the look, but most of all it is not only set way the heck back providing nothing to the street, but also is that whole part of the street is now fenced off.

Should have stayed in the burbs IMO.

I guess you could consider the new construction at the West Village a large scale TOD. Two buildings under construction, new trolley turntable. Another building announced, but still not sure when construction starts.

Wow! I really like this Mockingbird Station building! I had heard a year or so ago that apartments were planned for the parking lot there, but I just assumed it would be the typical 5-8 story apt projects popping up all over the city.
Let's hope this happens! :tup:

We expect to reach a definitive "Use Plan" for the building as well as the specifications corresponding to each use, be it Residential, Retail, Hospitality, and/or Office within February.

Our plans call for starting the construction within early March, with completion in 18-24 months depending on the level of renovations called for.

TIF agreement with the City will be signed and delivered to them end of this Month. We will also share the HBU studies, and our plans with the City officials, and involve them in the process so that what we create for Dallas is in line with their vision as well."

Developers are kicking off a Far North Dallas mixed-use project starting with 310 apartment units.

Developers working with Texas A&M University to build on 73 acres in Far North Dallas are ready to kick off their project.

Arlington-based Realty Appreciation Ltd. is seeking City of Dallas approval to build the first 310 apartments in its development called Urban Living Laboratory on Coit Road in Collin County.

The mixed-use project is planned for land that is part of A&M's decades old extension services facility on Coit south of Frankford Road.

Texas A&M is a partner in the development which was originally announced in late 2010.

The $28 million first phase of construction of the six-phase Urban Living Laboratory project is planned to include 10 apartment buildings and a clubhouse on a vacant tract just east of Coit, according to designs filed with the City of Dallas.

Developer Stewart Hoffman heads Realty Appreciation.

The entire $128 million dollar, 1.1-million-square-foot Urban Living Laboratory project is envisioned to include apartments, offices, retail and hotel space.

The complex will also be used to research, demonstrate and teach concepts of sustainability, energy efficiency and urban planning.

The project calls for the eventual construction of 600 apartments, 200 student housing units, more than 100,000 square feet of retail space and two hotels.

Trinity Groves, the first major West Dallas development tied to the opening of the Margaret Hunt Hill Bridge, is expected to bring at least 15 new restaurant concepts and retailers to an area bereft of major attractions, the project’s backers said Tuesday.

In an interview with The Dallas Morning News, restaurateur Phil Romano and his business partner Stuart Fitts outlined plans for a “restaurant incubator,” where seasoned chefs and newbies can try out an idea. The area along Singleton Boulevard between Amonette and Herbert Street also will be home to a cooking school, art galleries, artisan cheese makers, a butcher shop and other attractions.

The two investors, along with partner Larry “Butch” McGregor, make up West Dallas Investments LP, which has been buying up property in the area since at least 2005. The company has amassed more than 100 properties on 65 acres in West Dallas.

The initial restaurants and shops will be on about 13 acres closest to the foot of the Margaret Hunt Hill Bridge, which is set to open in early March. Future development could include low rise office and multifamily buildings.

“We wanted to activate that area, and we knew that the bridge would promote economic development,” said Jill Jordan, an assistant city manager. “We’re glad to see somebody take the initiative and get something going.”

Romano and Fitts declined to discuss how much money they have invested in the project thus far but said no city money has been spent.

If Two Arts Plaza and the the arts district tower on Flora goes up also what a huge difference this area of downtown will be.

These renderings come from one set that was presented this past summer and if you look at them, they are very consistent. The pdf they came in has even more renderings. The previous design didn't look like this at all.

And yes, this is a couple of blocks north of the Deep Ellum DART station. Great location if they can ever work out things with the local HOA and land an anchor tenant.

Developers have broken ground for a 7-story seniors housing project overlooking Dallas' Lee Park. The Belmont Village Senior Living will have 201 apartments and is located at 3535 N. Hall Street in Oak Lawn. The building is scheduled to open in mid-2013 and will have independent and assisted living units for seniors.

good to see all of the infill getting back underway. Just need some announcements for the taller stuff at CityPlace and more Harwood stuff now that Victory has a few projects.

And Spire is in the middle of leasing before they build. They said no speculative and that they want to build office first. I dunno, I think they could do apartments now and fill them. If they wait, they will face a lot of competition from CityPlace/West Village area, Main St area downtown and possibly CityLights if they wait too long.

The property is on one of the busiest traffic routes into Uptown and downtown and is near the exit from the Dallas North Tollway.

"Victory Apartments" was designed by architect Hensley Lamkin Rachel Inc. ... same architect that's done hundreds of units in the Austin Ranch...The Dallas City Plan Commission is set to review plans ...in early March.

Apartment rents in Uptown rose by more than 5 percent last year and the majority of existing rental units in the area are full.

Fort Worth-based Crescent Real Estate Holdings LLC has chosen famed architect Cesar Pelli to develop its 600,000-square-foot, mixed-use high-rise project on its 3.1-acre site in Uptown Dallas.

Pelli's Pelli Clarke Pelli Architects was chosen after an extensive selection process.

"We exercised a tremendous amount of care in selecting a design architect," said John Goff, chairman and CEO of Crescent, in a written statement. "Out of an elite group of 12 initial candidates, Pelli Clarke Pelli ultimately took the lead with a vision that will undoubtedly make this development the best mixed-use project in our region."

Pelli has designed throughout the world for projects, such as the World Financial Center in New York, the Petronas Towers in Malaysia and the International Finance Centre in Hong Kong. The architect has won more than 200 awards for design excellence.

"It was clear from the beginning that we shared the same vision as Crescent in developing this incredible Uptown Dallas site," Pelli said. "Dallas is a market that is respected for its innovation around the world, and we believe that its architecture should reflect that."

The development — at McKinney Avenue near Cedar Springs, adjacent to the Ritz-Carlton Dallas Hotel — has initially been designed to include 400,000 square feet of office, 60,000 square feet of retail and 50 luxury residences.

The first is of the new, still under construction, urban Deck Park with its new trees in full spring mode with Museum Tower towering over it.

The second image is a vista on McKinney Avenue in the heart of the Uptown/Downtown corridor; Museum Tower rises magnificently on the left hand side of the screen.

New towers planned to rise in the upcoming months in the same general vicinity as the 2nd image include the Cesar Pelli Towers (twin towers as currently planned with one around 20+ stories and the other 30+ stories), the VII Tower by Harwood International at around 29 to 30 stories, the newly announced with fall groundbreaking of the mixed-use KDC Tower at 23 stories, a 19 story Uptown apartment building planned to go on top of an existing multi-level parking garage, and resumption of the 22 story Stoneleigh Terrace residential building. Additionally on the south side of Woodall, Spire Realty is making noise about possibly starting either its 21 story or 33 story tower as well.

Sorry about the paywall, but the article is an actual announcement for the Blue Ciel(31 story residential) and VII(27 story office) with an urban shopping block and plaza connecting the two.

a handful of cities in the world NEED to build true tall skyscrapers. Its usually a choice by developers outside of the largest, height density cities. In that sense, Dallas will never need to build actual skyscrapers.

Work underway on Stoneleigh residential tower

For the first time in almost four years construction crews are back at work at the Stoneleigh Tower Residences in Dallas' Uptown district.

Work on the 22-story condo building slammed to a halt in 2008 when the recession hit and the developers couldn't get financing to continue.

The current owner - developer Mehrdad Moayedi - bought the partly constructed high-rise out of bankruptcy in 2010. He recently got a $25.3 million loan from Massachusetts Mutual Life Insurance Co. to finish the project.

On Friday morning construction workers were on the site and a construction elevator was in place on the front of the 75-unit luxury residential building.

I went to Dallas on sunday and was really amazed to see all the progress going on, sort of like a mimi Manhattan with Uptown connecting to downtown. Stop at Iron Cactus while I was there, I would say the food was ok but disappointed with the cost and service. A $40 buffet for two sounds a little expensive but didn't complain, seems they were doing the best they can. After lunch walked around then at some hotel behide the Joule one of the guest or valet parking guy got into a car and rammed the back of it and took off. Anyway here are a few and plan to take some more in May.

Last summer our Steve Brown noted that Forest City, the folks behind the downtown Mercantile and Continental redos, was making a play for the land once known as Hank Haney's driving range on McKinney and Blackburn across from the West Village. (The move particularly traumatized one young comer on the amateur circuit.) At the time Steve wrote his piece no real deal was in place, but Cityplace Co. Neal Sleeper said it was close, after which Cleveland-based Forest City would build 20 stories of residential and retail, which Good Fulton & Farrell would design.

Above, that's what it'll look like -- more or less. Those renderings are courtesy the briefing you'll find below, part of a Cityplace TIF chitchat the Dallas City Council's Economic Development Committee will have tomorrow morning first thing. The reason it's coming to council: Forest City Residential Group, Inc. says it needs $2.851 million in TIF reimbursements to make the 20-story, 391-apartment unit project "financially feasible."

Very interesting, and good that they are going with the pedestal side on McKinney, meaning the northern most interior street of the West Village will line up with this project's courtyard. Here are a few renderings of the 22 story Stoneleigh Residential Tower as it will look completed in Uptown/Downtown Dallas. As mentioned above, construction recently resumed on the tower with its 75 residences and it is now back under active development to be completed on the Dallas cityscape.

This particular section of Uptown/Downtown is going to become very active with the Stoneleigh back under construction along with the two announced Harwood International towers (the 27 story "The Square" and the 31 story "Ciel") that will begin construction two or three blocks away from the Stoneleigh Tower with both just on the other side of the 31 story Azure Condo tower which is located right next to the Stoneleigh.

Doug Chesnut and Tom Bakewell have done some big apartment projects.

The two Dallas developers turned Downtown’s 36-story Republic National Bank building into rental homes, and they built the 26-story Park 17 high-rise in Uptown.

But their biggest deal was starting their own company last summer.

“Our industry has its best demographics in 30 years,” said Chesnut, whose new StreetLights Residential is already working on three projects. “If you were ever going to start a company, this was the time to do it.”

Chesnut and Bakewell formed StreetLights Residential after working for years for nationwide apartment developer and investor Gables Residential.

StreetLights formed an equity investment partnership with Dallas’ Hill family and tied up a prime Uptown building site on Carlisle Street for its first deal.

“We put that Carlisle property under contract before we even had our equity venture complete,” Bakewell said.

The nascent developer has begun knocking down the old low-rise office buildings on the property to make way for their 17 story apartment tower.

With about 12,400 apartments under construction in the Dallas-Fort Worth area, developers from across the country are looking at North Texas for expansion. D-FW is one of the top apartment building markets in the nation.

Massive 10,000 unit residential project underway at North Lake in Dallas

This is a significant project for the City of Dallas. From the article, Billingsley is going to be very aggressive in developing this project and the masterplan above shows the extent of the project's size.

Phase 1's 673 apartments are shown on the masterplan in red. Preparation ground work is shown in the second image above.

Billingsley said:

“Our hope and dream is we build a master-planned rental living community.”

“It is a site close to tremendous employment, freeways and great neighborhoods.

“In the first phase, we are building three different neighborhoods,” she said.

Designed by WDG Architecture, the buildings will range from high-end townhouse-style units to contemporary Texas-themed designs.

Each project will have a different feel and will tie in with walking trails and other features, including resort-style swimming pools, project manager Tom Holland said.

“It’s all about creating neighborhoods and not self-contained complexes,” he said.

The developer has land set aside for retail, restaurants and the like.

“We have 82 acres on LBJ Freeway that we have saved at the project’s primary entry point so that we can have retail to service the development,” Billingsley said. “We will also have restaurants on the lake.”

North Lake, which is filled with water acquired from local water districts, will be reduced to about 300 acres. The old power plant at the north end of the reservoir is being removed.

Along the north end of the project land is available for future development; this could by a TOD which would be a natural for what Billingsley is doing here.

As mentioned in the article, the lake is being reduced slightly in size but will be upgraded significantly and will play a major role in the development.

This project alone will easily add 15,000 to 20,000 people to Dallas' population in the upcoming decade.

This is fantastic news for the City of Dallas!

That Cypress Waters development is ENORMOUS. Hard to believe that 673 apartments occupies that small a piece of the whole pie. I couldn't help but be put off by the amount of parking lots, especially around the commercial section, though I understand it's necessary. However, I was comparing its location to the current reaches of the DART light rail system, and it seems it would be relatively easy to construct a branch off the upcoming Orange Line extension into this development. They could even eventually connect it to the Green Line near Carrollton, allowing for further connections to DFW Airport, downtown Dallas and elsewhere.

The article is behind a paywall but the plan is to transform Valley View from a typical mall to a mix-used development. Sounds like a bigger version of the Shops at Park Lane. They plan on keeping the JC Penny but rebuilding it with a more impressive exterior. The renderings show the AMC theater staying. They plan on condos and hotel rooms and maybe a grocery store anchor (similar to the Whole Foods at Park Lane).

The developers say nothing will happen right now and the redevelopment will be more gradual but not too far off.

There is construction fencing on both sides of Carlisle by Bowen. Will be cool to see these two buildings go up across from each other at the same time.
