Wow, this is impressive....It is unbelievable how fast Bellevue is growing. It is like a mini Dubai, or Miami with how fast those cities are growing too. I think in 10 years or so, Bellevue will be a pretty large city and I think we are gonna see some towers reaching up to 45-55 stories high. I just wish Boston could get projects running this fast, and not have such a large NIMBY opposition. But it is going through a big boom right now kinda, and we might be getting our first 1000 footer in about 5 years. Great stuff though for Bellevue! And great pictures Hans, keep up the great work!

Bellevues Skyline has already passed many american cities. Its truly amazing watching it happen. Seattle has over 23 Cranes and Bellevue around 16 give or take. Its an incredible time to be here.

To clarify, the 23 and 16 are the downtown areas only. Bellevue would be in the low 20s overall I'd guess (like 3 more along I-90), and Seattle must be in the 30s somewhere.

Very soon I will give a good shot looking from East to West. In 5 years, Downtown Bellevue will be in the top 25 nationwide of city skylines in the United States. Remember, The Bravern has 4 towers and City Center 2's elevator shaft is rising quickly. Washington Square has 4-5 more 20+ towers and the old Safeway will be making room for 2 40+ story Westin like Towers.

Hey mikey, from your blog:

There is no location more painfully vacant than the Bellevue Galleria. Since its opening in 1999 Bellevue Galleria has gone through some major tendents including Tower Records, Hooters, Houlihan's, Ben and Jerry's, The Garage, and more.
That's tenants, not tendents. ;)

Thank you! It's not really me, it's the camera. I just did a lot of research before I bought the right camera. I've got some secret spots for future shots from the southeast as well as an east to west shot that I will be unveiling soon.

Once the City Center 2 steel gets up 10 floors and the Bravern takes off vertically, I will get some great pics. I'm a lifetime eastside resident and I've watched every building go up over the last 20+ years.

Bellevue Towers is really going to be special. It has not received the attention it deserves. Of course, once it's 40+ stories up, everyone will take notice. The design is just outstanding. They're building an identical Bellevue Towers in another city, can't remember which one, but Bellevue Towers is the first one going up.

Once Bellevue Towers is complete, the Galleria will easily be able to fill the vacancy on the upper levels.

Here's the glass going in on the North Tower North Side, you can also see the plumbing is being installed as well. 4th and 5th floors shot.

The new Meydenbauer Avalon complex is simply massive in size. The new Safeway is going to be enormous. I guess January 2008 is the moving day for Safeway and that means the Safeway/Bartell's will be leveled clearing the way for 2 new 40+ story towers just like the Westin building.

Any word on the Rumor regarding Microsoft paying $20 million for 24x7 a week construction on the Bravern project? It wouldn't suprise me if this were true, Microsoft mints 4 billion per quarter alone.

On a side note, I've been told that Paccar owns the entire block of 108th from NE 4th to NE 8th. This includes the Bank of America, Social Security building property, California Pizza Kitchen property and the large flat parking lot next to the Paccar corporate prison building.

Let's not forget the former Good Guys building and the Barnes and Noble site as well as the original Tower Records location off NE 8th. All of this could be large towers 450ft high. This area is located inside the largest wedding cake footprint. Bellevue has done a wonderful job supporting development, let's hope they raise the building height limit to at least 600ft soon.

The wedding cake design is a good idea, but we will have a regular looking cake soon with so many 450 foot towers. We need that limit up to 650-700 feet for those middle blocks.

-Last night I went to Daniel's Broiler in downtown Bellevue with my family. It was my first time going. The view was equally as good as the food. Bellevue towers look likes is going along nicely and 333 Tower looks like it has topped out too.

Washington Square is moving along quite well. The east tower is almost topped off. The downside to the Washington Square project is the massive size and footprint. Two of seven building will be complete by probably the first quarter of 2008. That leaves 5 more buildings that will take years to construct to be complete. In 5 years, Washington Square will be a jewel but just think about the residents waking up every moring for years to jack hammers, nail guns and beeping trucks.

The 333 Hines Tower, aka Expedia.com building is going along very fast. It's topped off and windows are now 4 floors high. After the unfortunate crane collapse in late 2006, Hines Tower construction has probably been the fastest of all the new projects. Granted, the Hines Tower is a lot simpler to build than the Bellevue Towers or The Bravern.

Bellevue Towers are moving along quite well. The vertical growth of the two towers can seem slow at times. However, inside the towers work is moving along very quickly on the lower floors. The heating/air conditioning ducts are installed on the lowest floors. Windows are installed in many places and plumbing pipes are visible on the bottom 5-6 floors. In addition the public park and social areas have been built up from nothing. For the last month, it's like they've been building 4 towers instead of 2. When the Bellevue Towers are completed in early 2009, I suspect the Galleria will be fully leased with more stores or restaurants.

The Bravern is somewhat of a disappointment if you consider how long the parking garage structure has been assembled on the northeast corner. Granted the garage is 8-9 levels deep, it seems they are working at a snails pace. The garage level is almost at street level with the exception of the northwest corner, which is still 2 floors below the ground. The road does rise from east to west vertically which explains why the northwest corner is still below ground a bit. Four cranes are now up at the Bravern with the 4th being added in the condo tower section. It's going to take until January before the condo towers garage reaches street level in my estimation as the ground floor of the condo garage is still under construction. The Bravern is a massive project and the garages are bigger than the massive Lincoln Square garage. Let's hope the rumors about Microsoft paying for 24-7 construction work on the Bravern office portion. Remember, the parking garages always take the longest to build and then everything else goes up pretty quickly.

City Center Two is moving along very fast. The garage section was not poured like most garages. They layed down steel plates and poured concrete over the top. I think this may be due to the shallowness of the garage at 3-4 levels. The footprint is massive making each garage level huge. They cement elevator shaft tower has grown at a very fast pace. I think the elevator shaft only has a couple floors to go. The steel work is 5-6 floors up and rising quite fast.

In 5-6 years, downtown Bellevue will have a significant skyline that will be bigger than cities 3-5x larger in population. I expect Microsoft to take a shot at the City Center 2 in the near future due to its proximity to The Bravern and their need to grow outside their main campus.

This is an old picture. If you go into their presentation center, they have actually taken two of the towers down in which they had planned.

Seems as if they might have under anticipated possible competition in the area. I'm sure they will still do something great with the property, but I think they should wait a couple of years to really "feel out" what Downtown Bellevue is in need of after many of the projects become complete.

A new 12-story, 242-unit condo tower will open in downtown Bellevue by the end of 2009, according to developers.

Tonsing Properties LLC of San Francisco and ProNet Capital LLC of Denver said they bought a one-acre site at 111th Avenue Northeast and Eighth Avenue Northeast for about $8 million to build the Vida project. Currently on the site are some small retail uses and some residential units.

Total development costs for the Vida project, which will also include 10,000 square feet of street-level retail space and four levels of underground parking, is $75 million, developers said.

Vida condo units will range in size from 450 square feet to 900 square feet, with the average size being 650 square feet.

"We are excited to bring something worldly to the Bellevue market," said Raymond Tonsing, president and CEO of Tonsing, in a statement.

80% of the north tower at Bellevue Towers is sold out. Bellevue towers has units over 6000sq ft. That's why they're for sale for over $1 million. I've heard the south tower units will go on sale in September.

According to the new PSBJ out yesterday, rumor has it that Yahoo! is about to sign a lease for 120,000 sq ft at One Twelth@Twelth - which is the office complex where CH2M Hill is located. Apparently there's a lot of untaken space in that complex, according to the article.

So much for our hopes for CCII. Though the article did say that CCII has several prospective tenants they're in discussions with.

The article also said that Research in Motion (RIM, the makers of Blackberry) are going to take half of the space in the Legacy I-90 office park in Eastgate. Not sure exactly which one that is.

Kirkland, next door neighbor to Bellevue has it's first hotel in downtown Kirkland. I just thought it was worth posting because Kirkland has no forum.

The Heathman Hotel chain is based in Portland Oregon. It's an upscale boutique style hotel and fits very nicely into downtown Kirkland.

Those weren't done for marketing. That's a mock-up for the benefit of the design and construction team.

Let's agree to disagree. The mock up is right next to the advertising sign on the corner of the street. I say they want future renters to see what the exterior will look like.

Sorry, but any contractor, architect, or developer will tell you that's patently absurd. It doesn't happen that way, ever, on any planet.

A mock-up is a serious, expensive exercise. It has significant impacts on the design schedule, and also has issues on the construction process -- offset only because it can be an important confirmation of design and construction methods (finishes, etc.). It costs many times the price of any sign.

Furthermore, this is a rental, and they don't need to rent anything this far out. By the time it's important, they won't need a mock-up because they'll have something better -- the actual building.

The closest you got to the truth is that they might have relocated the mock-up to that spot because they think it looks nice with the sign. But that's not a significant reason why they created it.

That's what I meant. They're getting ready to hang the exterior and they placed it on the corner of the property. I used the wrong word when I said mock up. What I meant to say is they had a pre assembled exterior piece ready to hang on the concrete. Instead of storing the exterior piece of the building out of sight, they put it out on display for the public to see.

I should have said here's a assembled piece of the exterior of the building ready to hang on display.

I meant it was an actual piece of the exterior ready to be hung but I did not describe it correctly. These pieces hang from the building on steel hangers and then are bolted to the structure.

I said mock up because I don't think they hang that entire piece exterior. I think it put together piece by piece and then it will look exactly like what I photographed. I really do think it was put together to look like a mock up to give prospective renters a good idea of what the building will look like when complete.

I doubt that piece is going to be hung. It's a mock-up, not a piece that's going to be hung. As for your last point, it's your right to believe anything.

I am going to agree with Hans on this one, the ONLY reason the mockup was put out there in public view next to a sign is for marketing, if not they wouldn't be on the street but closer to construction. mhays may be right about why it was made in the first place, but now it's only for marketing...

It's a mock up erected to ensure that the parts being used will actually fit according to plan, and they aren't cheap. It certainly wasn't created as a marketing tool.

The Bravern, Sept 12th The pit to the right is the parking garage for the two condo towers being built. The parking garage for the office towers is at least 8 levels if not 9 levels deep.

I'm not sure exactly what the changes will be at Washington Square but I have a few opinions. I think Washington Square should have one super tall office building 40 stories should be about right. Add a high end hotel tower without condo's on top 30 stories, perhaps a Ritz Carlton, Four Seasons Hotel. People do not realize how much business Microsoft brings to the Eastside. They've got 40,000 employees and google, Yahoo and tons of internet startups.

For years the Seahawks have stayed at the Hyatt Regency the night before the game. Why? The Seahawks do this to make certain players don't go out and get wasted the night before the big game. Last Season the Dallas Cowboys stayed at the Westin instead of downtown Seattle.

Then maybe add one or two more condo towers to finish off the super block.

This picture is 5 days old, but you can see the progress being made on the glass of the Expedia tower. I believe this is the first building to have LEED certification for energy efficiency for a office tower on the Eastside.
Bellevue Towers will have full LEED certification when completed. Both are very "green" projects.

They have almost completed the 23rd and 24th floors of City Center 2. Looks like they my be topping this one out as soon as late next week. I am looking forward to seeing what the glass will look like once they start putting it on the building.

The steel workers at City Center two are so fast, you will see the building topped off by Friday. These guys have been doing close to 4 floors per week. I looked up tonight and saw only one floor remaining plus the roof.

That's the Ten20 tower which is being built by Hanover. Hanover is also building the Ashton across the street from there (not visible from this angle).

I just read the Puget Sound Business Journal. It looks like the Galleria does in fact want to convert the movie theater and the empty 2nd floor to office space. This was reported earlier by Mike.

I don't think it's the best idead to convert the movie theater to office space. I think the Galleria could be successful once the Bellevue Towers and Washington Square are completed. I think adding and escalator from the public (near the coffee shop) space open area to the second floor would create more foot traffic. They could also pull out the second floor space closer to the elevators. This would make the space less cavernous.

In 2 years, with several of the condo projects completed, there will be a need for more restaurants and shopping. It will be a mistake to turn the Galleria into office space on the top floors.

The Galleria has lots of underground parking and it looks as if the new owners are going to convert the theater and the second floor to office space.

This hard to find photo reveals on October 26th 2007, Bellevue Towers North Tower is 27 stories tall. The South Tower is rumored to be two stories shorter but that can not be confirmed. Here's the evidence for the north tower.

The Expedia tower should be named the Darth Vadar building with it's blacker than black windows. I also spyed a piece of crane being moved over lord Vador's new digs. Bellevue Tower north tower 27 floors up vs. 25 floors for the south tower.

great shots - in the end both towers are 450 tall from their respective grade elevation.

actually the south tower is 43 stories and the north tower is 42 stories, b/c of how the city measures height. The south tower lobby is on level 3, and the north tower is on level 1, but the south tower in the end has one more level of housing above the retail and parking than the north tower.

Well said Mhays. Some people have no idea the size downtown Bellevue will be in 5 years. They also don't realize Bellevue is the top office market in the country right now.

I will be taking some shots soon from an airplane over downtown Bellevue within the next six months. I want the Bravern to grow a bit more before I take to the sky.

Thanks. Sometimes I get Vertigo with which tower is which. I go to the LA Fitness next door several times per week and get confused which one will be 42 and which will be 43 stories tall.

One more thing. They are laying creme colored or light brown marble on the side of the public area south and southwest corner. I will wait another week to take a couple of pics of the stone work. It looks nice but there's still so much more to do. The pics wouldn't do the workmanship justice.
