Holy freaking crap, that whole Lincoln Park Master Plan is amazing! We're talking about a good two square blocks of surface lots here... Simply amazing...

I wonder if anyone can scrape up a city skyline with Lincoln Park in it -- from the North on I-25 and from City Park.........???

we are deffently going to need a new ariel shot in spring of 2006 with the glass house, Lincoln park, EPA, DNA, Museum Res, Broadway, four seasons, and one or two of the 14th street Developments. Holy crap thats alot of cranes (10+) !!! :cool: :hilarious

Oh and judgeing by the "parks" it will all be res and retail.

Well, it seems there IS talk of a Whole Foods going into one of those spaces, so it's all good! :D

But yeah, there's a definite need for both residential AND retail over there, in the most disgusting, surface-lotted area of downtown. This development may not be anything like Times Square, but hell, it's a great thing to see, even in plans!

woah i didnt even notice the park was elevated and there was a bridge. Good in some ways bad in others. Good to keep homeless off bad for normal people cause they cant access it.

Not sure it's entirely wasted... it's parking. And with that amount of retail, they would certainly need (or want, at least) to have some...

edit: not sure i like those small alcoves of street level green space, though.... seems to me that they will be wasted, even scary spaces... guess it depends on the treatment and connection to the surrounding retail

Now I really hope they aren't going to put grass/astroturf on those rooftop courtyards. That would be far too Vancouveresque. Just look at the plans for the new Vancouver Convention Centre. I wouldn't wish that upon any city, regardless of annual precipitation.

MMMKAY....i think this is the additional phasing that lydia refererred to a while back. i spent some time in there sales center today (VERY nice operation they are running).

Here is some information:
- 31 stories, 12 feet per floor = 372 feet
- the building is 51% reserved already
- groundbreaking will be in November
- completion in january 2008
- developer already has the land for the phases 2- 5, to be done over the next 5 years (we hope)
- Whole Foods is *close* to signing to be the groundfloor anchor on the broadway corner across from phase 1.
- the building will be made of structural steel rather than RC (i am doubting the sales person on this one....)
- the narrow tower in the future phase WILL be shorter than what is shown....


That is freakin' amazing, everything about it... the green space is a little weak. Anytime I see stuff like that I think skaters and bums. Maybe it'll be different with the whole foods in there (doubt it though) :crazy:

Hmm, maybe the street level green space is fenced off, so the residents can look down from the elevated green space and laugh at the homeless trying to get in....

There are two possible scenarios with that courtyard. It will be either A) heavily used, or B) not heavily used. Frankly it would be better if it is not heavily used, as every person sitting in a private courtyard is a person not populating the street who by all accounts could and should be. If it's not heavily used then it's just dressing for the top of the parking garage, which I suppose is OK.

I just don't want it sucking life off the street.

Skaters aren't dangerous, just a pain if your apt building was a destination, but since I read the map wrong not an issue here.

You're right, it is private, meaning its elevated.

it looks like its set up on top of a parking garage, ala uptown village. Ya, not that big of deal I guess.
FYI: Courtyards like that never get used except for the people who'll let their dogs run around off leash.

So here's a question... does elevated, private courtyard space (atop a parking garage) count towards any open space requirements there may be at this site? (are there any?)... is that a possible explanation for the stupid street-level green spaces?

no doubt...these massing things change. though it looks like this would almost all be elevated and private. the one section at street level may just be stairs / egress requirments.....it'll most likely have a locked gate at the top (they are pushing exclusivity, but with half-decent prices)

I don't mind the exclusivity, the amount of retail at the bases of these buildings more than makes up for it and will provide plenty of street life.

Okay... so rumor from the sales office at lunch today (unless they lie of course, which is entirely possible) is that they have 99 people paid already, and construction will start this year. Or so they say... That is one *sweet* model they have set up in there. I highly recommend walking by at night.... you can't go in, but it is lit up all pretty...

I sent a coworker to see the model... but he did bring me back one of the sales ladies cards and told me she was pretty dang cute... so yeah, kind of stalking i guess :-)

So, I sent an email to sales office asking for a current document showing those units sold or on hold. I got back a PDF.

Out of 186 units - 52 have been sold and 21 are currently on hold. Thats only 39% of all units are under contract or interest is there.

The least expensive unit available is a 790 sq foot 1 bed 1 1/2 bath at $299,700 with an HOA fee of 246. This unit is on the 6th floor.

The most expensive is on the 31st floor. Its a 4301 sq foot unit 3 bed, with Den and 3 1/2 baths. Its selling for $2, 258,000 with an HOA fee of $1254.

That's pretty good... 52 units sold in 5 months, with 21 in the works. Seems like a good pace to me. If they need 50% presales to secure their financing and start construction, they should be ready to go by March.

Actually Ken talked to Hick in person at the recent bridge ground breaking... Ken sent him a follow up email with the site address that he told him about.. Hick replied that he spent 45 mins going through the site and was really impressed by it and with denver development. I believe hick said that he was going to show his staff as well seem to recall that anyway. And Hick said 'thanks'.. thats the story.

Of course.. I changed the story a bit in my signature to tease our nerdy friend.

Awesome to hear Hick likes DenverInfill.com. About One Lincoln Park, I think it and The Spire will likely start construction in the next 2-3 months.

Great news!

Therefore......

I'm now taking bids on when you think the "official" groundbreaking for OLP will occur. Not when a fence is put up around the site or when a bulldozer first appears, but when they have the formal groundbreaking ceremony (assuming they have one). If they don't have one, then as a backup we'll go with the date that the first chunk of asphalt is broken.

We'll play by the Price is Right rules: you have to be the closest to the date but you can't go over. The winner gets all his/her drinks paid for at the next forum meet.

I'll start: My guess is Monday, March 27

i hate to be a party-pooper...but i'm not a big fan of the design of this building - it just seems to be "all over the place"....lots of unnecessary shapes, angles and lines.

(don't get me wrong...thrilled to see the skyline change and have res. development downtown)

I, for one, LOOOOOOOOOVE this building. I think it's going to be one of Denver's most unique and in a primo spot to admire it from a lot of angles. This and the Four Seasons will be two of Denver's finest.

What I find interesting about it, though, and as bcp noted is how it's all over the place architecturally, I recall D4D's comments in a different thread about how Denver has a say in the design/appearance of the first 90' and then anything goes above that. So, to me, this structure exhibits exactly those guidelines... Denver says 'make the ground level fit the vibe of the Brown Palace' and the rest is up to the designer. (I do not know if that was the case, it just looks like that to me).

In this case I think it works great. I like the ground level appearance.

you're right about it respecting the brown palace at the podium...hadn't noticed that before.

still, i think it's a very "insecure" building that is trying very hard to be lots of different things, so it doesn't end up really being anything.
