The Variances requested are as follow:

1) decrease the minimum required NON-RESIDENTIAL GFA from 27,000 sq.m to 25,500 sq.m

2) increase maximum permitted number of dwelling units & guest rooms from 336 to 379

3) decrease the parking space size from a minimum 2.6m x 4.7m to 2.6m x 4.6m

There are NO variances sought for a decrease in height.. although a variance would prolly not be needed, a Revised Site Plan would probably be though. I'll check into the SPA.

Go TO!!! I might be moving to Toronto. I'm stoked, I'm out of this f*cking conservative dump of a country. I'm cummin north baby. I love how Toronto embraces urbanity and density, not like San Diego. Here we complain about a little 12 floor building 1.5 miles from downtown. They say "oh it's going to ruin the small town charm of the neighborhood, and cause a wind tunnel" christ I'm outta here.

Hey Mello... I'm heading home to T.O. tomorrow after "many" months in San Diego.

Let's get a consortium together, raise $100 billion and buy all of downtown San Diego. Every Toronto developer will hop on our train 'cause San Diego is an urban "lost" opportunity. And T.O. developers are already sniffin' around SD.

It'll take a while to build a dream city... but watch out San Francisco. The weather's better in SD. ;-)

P.S. I've budgeted moving the airport, so we can build 1000 footers.

Talon submitted an application to the Committee of Adjustments (a committee at the city that deals with minor variances and land partitions "severances". This Committee is composed of city councillors and are advised by the planning and other city departments on what decision to make on applications made by homeowners and developers when they want to revise the zoning restrictions or sever their properties). Talon's application to the C of A only asked to drop the required amount of office space and raise the maximum amount of units that were spelled out in the original zoning by-law for the property. Additionally, they're asking to vary the required size of parking spaces in order to save space / increase the amount of parking.

Breaking News:

Walked into the packed sales centre today and in a conversation to set up an appointment one of the sales staff informed us that "the three most expensive penthouses are already sold".. when I asked her to confirm that indeed somebody had paid $16 million for the most pricey unit she replied, "yes, and I can tell you that the buyers ARE LOCAL and not overseas customers"

wow, looks like a construction announcement could be happening very very soon (a la Ritz Carlton)... amazing news!!

Look what V of E posted at Urban Toronto Forum. - The rumoured Manulife Centre Tower takes a new breath.



(3) Manulife Centre - I don't know why but I seemed to take a lot of flack for this from certain members of the Urban Toronto Forum. I don't have any further updates other than what I reported to you last fall when I had lunch in Miami with Ott and Chen. Carlos I am sure knows who the architect is but he isn't saying . As I previosly said I think it's Foster but thats just my educated guess based on the few facts I know. This project, and I honestly don't know why, is really hush hush. Right now all I can tell you is it's a mixed use tower over 1000ft. and it's going south of Queen Street.

I personally do not have the time to ferret out information on projects the way some of the more industrious members of the forums do as I have a substantial business to run here in Dallas. However I am still very well connected in the architectural & development world and when I receive relevent information on Toronto projects I will gladly pass it on.

^^ With due respect, "many towers" do not exist in downtown San Diego regardless of the developers home turf. North York is taller than downtown San Diego.

that was fast, they just opened the sales office last week. Thats gotta be at least 300 Million dollars of real estate gone in one week.

BAck on topic I'm really interested in Metrogate. Is it located in a part of Scarborough with existing high rises or will these towers be secluded from the rest of the city?

In answer to this question... "Yes and No".
This section of Scarborough is secluded on the other side of the 401 from Scarborough Town Centre highrises. However, it's beside a 14 storey office tower and a ~12 storey Delta hotel, both of which are just north of the 401 on Kennedy Road.

The proposed site for Metrogate is behind the office tower, so it won't be right on Kennedy Road. Formerly, the site consisted of a handful of single storey warehouses and a facility that included parking and driver training for large transport trucks (18-wheelers etc.). Essentially it was an urban wasteland, and IMO is ripe for urban development and intensification.

Right now, the area looks like "ugh", but it has potential. If the city ever moves ahead to complete the Sheppard Subway to connect with Scarborough Town Centre, then this site will be close to a proposed subway station. Also, with road realignment, it could be very close to a pre-existing GO station on Sheppard, just east of Kennedy. Lastly this site provides quick access to the 401, and if a pedestrian tunnel were to be built under the 401, then residents could have close walking access to Kennedy Commons - a box store type mall - but it includes movie theatres, a grocery store, Chapters bookstore etc.

Done correctly, I think this development might work!
Also it provides urban intensification in an area outside of the core.

Only big one not starting any time soon is Signature at Cityplace. All the others are under construction or will be in about 2.5 months to 4 months. (ie. Trump, Shangri-la )

In answer to this question... "Yes and No".
This section of Scarborough is secluded on the other side of the 401 from Scarborough Town Centre highrises. However, it's beside a 14 storey office tower and a ~12 storey Delta hotel, both of which are just north of the 401 on Kennedy Road.

The proposed site for Metrogate is behind the office tower, so it won't be right on Kennedy Road. Formerly, the site consisted of a handful of single storey warehouses and a facility that included parking and driver training for large transport trucks (18-wheelers etc.). Essentially it was an urban wasteland, and IMO is ripe for urban development and intensification.

Right now, the area looks like "ugh", but it has potential. If the city ever moves ahead to complete the Sheppard Subway to connect with Scarborough Town Centre, then this site will be close to a proposed subway station. Also, with road realignment, it could be very close to a pre-existing GO station on Sheppard, just east of Kennedy. The Tower is residential and office, so it wouldn't be so widde at least as far as I am concerned. Manulife tower needs to be shrinked down just a wee bit more, to make it more slim. Maldive???

The Manulife Tower is a total fabrication by me... though I was aiming for something "Foster-ish" to go with the rumoured location and architect.

I think it is fairly accurately proportioned given it's location ever so slightly south of the new RBC Tower u/c. The POV is almost directly at this location so impact would be maximum.

I originally just wanted to play with how the CN Tower's new LED lights might look... and then couldn't resist plunking the "rumoured Foster" in its "rumoured location". ;-)

Since you get a kick out these scribbles, I'm going to do a quickie mega pano based on this one, from Waterpark City/West Harbour City to the 3 towers of Distillery District (Pure/Clear Spirit) including the massing proposed for East Bayfront (a few talls at Jarvis, Sherbourne and Parliament).

Not going to worry about architecture... just approximate height/location from this POV. Pretty much a continuous string of highrises.

There has been a rumour about a "Manulife Tower" for so long its stale news. Has anyone considered the possibility that Toronto was only one of several potential cities it was considering – or that it was never really a serious issue with Manulife, just a “what if” discussion? (leak a rumour when you are discussing lease renewal options etc.) I remember years ago Galen Weston was going to build something unique and special in Toronto. Never happened - yet people talked about it for years.

The city is developing the northern portion and I think Wittington owns the rest.... amazing density one day.

Despite having different owners/developers... almost everything from the CNE to Skydome (between the rail corridor and Lakeshore) is being built from scratch and could be viewed as one enormous (almost seamless) urban renaissance.

Hard to believe that L Tower (Libeskind), ShangriLa, Burano and others have sold the majority of suites... before opening to the public (or even building a sales centre for that matter)... hopefully this will fast track them straight to construction.

Anyone know anything about Wittington Properties looking at putting up a 39 and a 32-storey condo along with a 14-storey mixed-use tower and street townhouses? There is a sign on the site referencing application number 06 199698 STE 22 but I can't seem to find anything more on the application for rezoning.

I really want to see what they are looking at for the area. Any info, most appreciated.

I agree, in fact Trump just barely holds third place. Aura at College Park and Commerce Court are awfully close.

In Fact the Canada Trust Tower is equal to Trump except for the little antennae on top. Its funny, they don’t acknowledge the CN tower as a building because they say its just a communication tower, yet when the measure height they are insistent on including the antennae on top. It makes no sense to me.

The Council on Tall Buildings and Urban Habitat (http://www.ctbuh.org/default.aspx) created the definition for measuring building heights. Antenna don't count but spires do.

"HEIGHT: The height of a building is measured from the sidewalk level of the main entrance to the structural top of the building. This includes spires, but does not include television antennas, radio antennas, or flag poles. Height is listed in both meters and feet and is rounded to the nearest integer. This is the official criterion used by the Council in determining ranking."

This was set years ago.

we have lots of flair what are you talking about Big Daddy? The picture above is the financial district, of one of the world's hardest working cities.

We are getting a shitload of new glitz hotels in the Entertianment District and Yorkville.

This is just one building amoung many that will be constructed over the next few years here.

Toronto has plenty going for it architecturally. Yes, many of the taller buildings are reserved, but they're well executed. And there are a lot of buildings on the horizon that will add some aesthetic variety to the city's tall architecture.
