FF118, there are a lot of renderings for most of these towers in the regional forum under Ontario. You might have to look around but they are there. There was a lot of conversation on Trump and Sapphire towers back last fall and winter.

Trump is approved and in sales. There's a forumer with inside info that posts regularly over at SSC and according to that person, ground-breaking is to happen around December 05/January 06.

no, no. Neither are under construction. Trump is still in sales. According to Trump himself, sales are going very well and we should expect to start seeing digging and construction "soon".

Sapphire is being run by a guy whom many Toronto forumers have classified as little more than a hack. So who knows when that will be built if ever.

ROCP at 505 ft. doesn't have a diagram, ROCP II at 45 floors doesn't either and the same goes for many of the proposed buildings.

TO Boy, are there any complete condos / highrises that you would like to see drawn? I prefer to work from real photos of completed buildings over renderings (cuz as we all know, Rendering and real built don't always match up eh?)

Well besides Tony, there are really no other artists that draw for the Toronto diagram section anymore so the Met which is a more recent project isn't even listed along with its shorter tower Encore.

As you can see, while Toronto has the 2nd highest number of highrises under construction on the continent, it has a plethora of projects in proposed and approved stage....far ahead of any other city. Hopefully the transition to u/c status will be applicable to the majority of the approved/proposed projects and then Toronto will truely see a construction boom like it has never seen before.

To be honest I was the one that drew Apex I and II that are still in the primary however that was back when they were originally proposed and were based on the now grossly innacurate renderings. I hoped it wouldn't last this long and I agree none of them are that great

I still have ROCP in their which was horrible too.

Tony: As a side note Emporis is wrong about N2. The Tower is called N and it was sold in 2 phases N1 and N2. I beleive N1 was the first 21(?) floors and the remainder is N2. There is no 41 floor tower called N1 and another 41 floor tower called N2.

Over a UT it was reported that a crane has gone up at both West One and N at Cityplace. Both are on their way up.

The world's largest luxury hotel chain plans to protect its turf in its head office city.

Four Seasons Hotels Inc. will take the wraps off a posh, $325-million hotel project in Toronto's tony Yorkville district on Monday that will go head to head against new rivals as the battle heats up for well-heeled customers.

The chain will run the 265-room hotel slated for opening in 2009. It will be owned by Saudi Arabia's Prince al-Waleed bin Talal, ranked by Forbes as the world's fifth richest man.

Prince al-Waleed holds a 22-per-cent stake in the Four Seasons Hotels chain and also recently purchased the existing 380-room Four Seasons Hotel in the same area, for which he has major renovation plans, from its previous U.S.-based owners Maritz Wolff & Co.

“We have many spectacular hotels around the world, but this [second one] will be our flagship,” enthused Isadore Sharp, founder and chief executive officer of Toronto-based Four Seasons. “You want to maintain your [top] position.”

The new Four Seasons hotel is one of at least four upscale projects, including condominiums, that will be sprouting up over the next few years. Both the 53-storey Ritz-Carlton Hotel & Residences and the 72-storey Trump International Hotel & Tower aim to open in 2009. Both are located either near or in the financial district. And there is a smaller Hazelton Hotel and Private Residences set to open in 2007 in Yorkville.

Hospitality consultants suggest it could take a while for the market to digest the new luxury beds, but added that these new hotels could also help pull up lagging room rates in an industry that is still suffering from deep discounting after the SARS scare in 2003.

“When you have upper-end hotels coming in, they push rates upward in the whole city,” said Monique Rosszell, associate vice-president with HVS International Canada.

Her firm's survey of 11 major downtown Toronto hotels indicates that the occupancy rate rebounded to 71 per cent in 2004, but the average room rate of $157 was still off from the $169 rate in 2002.

Mr. Sharp's strategy is to make sure that both Four Seasons hotels will be top of mind among upscale consumers. That's why it chose the same trendy Yorkville location, with its high-end retail shops, restaurants and nightlife for its next-generation five-star hotel at the corner of Bay and Yorkville streets, only a few blocks away from its current one.

It was Prince al-Waleed's purchase of the existing Four Seasons hotel — through his company Kingdom Hotels International — that paved the way for a new one. The chain had been restricted from running another hotel with the same brand name because of a clause in the former management contract, Mr. Sharp said.

“I think it would have been seven or eight years before we'd have that right.”

But Mr. Sharp is not concerned about the new Four Seasons hotel taking away business from the old one, saying that the chain already operates two hotels in many cities such as London, Chicago, Los Angeles, Singapore, Tokyo and Cairo.

Charles Henry, president of New York-based Hotel Capital Advisers Inc. and an overseer of the prince's hotels in North America, said that having two Four Seasons in a city is an advantage because “they tend to really dominate the city at the high end.”

Mr. Henry is unruffled by the potential competitors. “Let's see if they all get built,” he said. “It's hard to say what will happen when you are talking about such a long time frame.”

Unlike the existing hotel, which Four Seasons renovated after buying it in 1978 from another hotel chain, the new one will be built from scratch, starting next year, to the company's current standards. It will have upscale retail shops, an interior courtyard that opens to the sky and amenities like a world-class spa with treatment rooms and four-piece bathrooms.

The new 55-storey hotel, which will become Yorkville's tallest building, is also a long way from Mr. Sharp's beginnings when he opened the Four Seasons motor hotel on Toronto's Jarvis Street in 1961, an area he describes as a “hookers' paradise” at the time.

The Four Seasons project, which will file applications for rezoning this week, includes plans for 125 luxury condo units on the upper floors during the first phase. There will also be a second-phase condo tower to be built later, which will be connected to the hotel.

Alan Menkes, president of Menkes Developments Ltd. and co-developer of the new Four Seasons project, acknowledges that there has been a flood of new condo units in the local market, but said the project is banking on the “cachet” of the hotel brand to attract upper-crust buyers. High-end condos are now selling for $700 to $1,000 per square foot and “we think they would be at the top end of that range,” Mr. Menkes said.

David Larone, director of PKF Consulting in Toronto, said that it is very expensive to build high-end hotels today, and it is the condominium sales that help defray the costs. “When these projects hit the streets, you'd be looking at a room rate in the range of $400 [a night],” Mr. Larone predicted.

Michael Smith, an analyst at National Bank Financial Inc., said he is not surprised that Four Seasons is unveiling a new hotel project for Toronto given that the Ritz-Carlton chain — which is owned by Marriott International Inc. — is its closest major competitor.

“They will be less likely to lose any potential customers to Ritz-Carlton with this new property,” Mr. Smith said.

And I'd just like to say congratulations Toronto! They deserve a better skyline, hopefully this'll help them get there. And I can't believe Canada is getting two thousand footers at the same time, ecspecially since we don't have any others. I just hope they get building them pronto.

Apex 2 is drawn at a slight 15 Degree angle and Apex 1 at 30 Degree based upon floor plans.

The numbers for the top floor height and actual building heights as according to the database and Emporis make the mechanical portion of Apex 2 look huge! Is this right?!

I agree the mechanical may be too high, but it seems very hard to get a picture that really puts the mechanical protion to scale with the whole building.

It would be cool if they put green roofs on the low-rise portion of those CityPlace towers and more landscaping/trees along the sidewalk. It would keep that area cooler during the summer, give people in those buildings their own private green space, and make the street experience better. Not to mention improving this view...

They were planting more trees along some of the more complete buildings. There is going to be a huge park and hopefully lots of landscaping done, although I suspect not on the roof's of the low rise portion.

Centre Will Provide A World-Class Home For Toronto International Film Festival

TORONTO, Aug. 2 /CNW/ - The TIFF will have a permanent home in Toronto's entertainment district thanks to a $25 million investment by the Ontario government, Minister of Culture Madeleine Meilleur said today, as she announced the Canadian films to be screened at this year's festival.

"The Toronto International Film Festival is the only major film festival in the world without a home of its own," said Meilleur. "Festival Centre will be a focal point for Ontario's $2 billion film production industry and the Ontario government is proud to be a partner of the centre."

The Festival Centre will be built in the entertainment district, in
partnership with the King John Group. It will house five cinemas, galleries, an education and conference centre, a reference library and archive, retail space, a restaurant and a year-round ticket centre.

Once operational, Festival Centre will have a projected economic impact of $200 million a year. It is expected to quadruple audiences from the half a million people that currently attend the festival, to two million visitors a year. It will be a hub of activity, open to the public seven days a week, 52 weeks a year.

"We're absolutely delighted that the government of Ontario is investing in the future of the city and the province," said Piers Handling, Director & CEO of the Toronto International Film Festival Group. "Their contribution is a clear indication that arts and culture are major priorities, and it will leverage the reputation of Toronto as a world-class urban centre for the arts, and as an international epicentre for cinema."

The one I have going is structured differently in that I only list buildings greater than 400 feet (or 40 floors and up when the height is unknown) and I don't exclude what's been built beyond the recent past.

Anyway I have a few points about your list:
- All the new phases of CityPlace starting with N confuse me, but I suspect you might have too many on your list. I thought there was only one lowrise and one 40-ish story tower from that phase
- 590 Jarvis was rejected by the city. I took it off my list unless they resubmit or appeal
- I think Context abandoned plans for Tip Top II due to too much community opposition
- If you wanted to extent out to the rest of the GTA there are a few 400 footers and one 500 footer proposed out in Mississauga

TORONTO - Donald Trump, building his first residential condominium in Toronto, is offering 24-hour access to chauffeured Mercedes-Benz S-Class sedans and a chef for parties as incentives to attract buyers.
The New York-style amenities may help the 70-story Trump International Hotel & Tower stand out, said Barry Landsberg, marketing director for the project.

"That's very unusual for Toronto," said Marisha Robinsky, a real-estate agent for Sutton-Granite Hill Realty in the city. Robinsky said developers usually offer kitchen appliances, parking spaces or access to compact cars as incentives. "The standard perks are becoming more common."

Trump, 59, is taking advantage of a surge in demand for city apartments. About 50,000 to 60,000 people will move downtown this year, Toronto developer Harry Stinson said.

Stinson made headlines in the Toronto Star and the National Post with plans to build the 88-story Sapphire Tower hotel and condominium a few blocks away from Trump's building.

At least six Toronto properties are selling units at up to $1,000 (Canadian) or $824 (U.S.) a square foot, or about $2.2 million (Canadian) for a two-bedroom apartment, according to SimplyCondos.com real-estate agent Laurie Hanes. A year ago nothing sold for more than $500 (Canadian) a square foot, he said. The three-story penthouse in Trump's building, which will begin construction next year, is $15 million (Canadian).

"We're rapidly becoming Manhattan," said Hanes, who described Trump's incentives as "smoke and mirrors."

"I've got clients in upstate New York who always dreamt of retiring in Manhattan for the shows, the restaurants. Now they can in Toronto."

The Four Seasons Hotels is among the companies planning hotel-condo complexes in the Yorkville section of Toronto. The area is known for upscale stores such as Tiffany's and restaurants including Bistro 990. Movie stars Catherine Zeta-Jones and Renee Zellweger have visited the neighborhood while in town filming.

Real-estate agents lined up overnight in Yorkville last month to buy apartments for clients in a planned 96-unit condominium. The development, whose penthouse is priced at $6 million (Canadian), sold out in four days, said Pat Baker, president of Baker Real Estate Corp., which is handling sales at the development.

Toronto condo construction will reach a five-year high of 15,000 units this year, said Canada Mortgage and Housing Corp. senior analyst Jason Mercer. The vacancy rate for rental apartments has risen to 4.3 percent from less than 1 percent in the mid-1990s as more apartment dwellers look to buy, said Mercer.

More people have been able to buy condos after the Canada Mortgage and Housing Corp., a federal agency that insures mortgages, removed rules last year that required them to put down at least 5 percent. He also cited mortgage rates, which have fallen to 4.5 percent from 6.75 percent five years ago, according to Canadian mortgage broker Invis.

"We always get apprehensive when there's so much construction," Remax agent Bette Ursini said. Cheaper financing "makes it so easy for the first-time buyer," said Ursini, who focuses on selling condos that cost as much as $500,000 (Canadian).

Trump's plans for Toronto were delayed by four years as he switched financial backers and designs. The site in Toronto's financial district will round out Trump's collection of buildings, bolstered by his construction of a 92-story hotel-condominium tower in Chicago that's slated to open in 2008.

The 374 units in Toronto's Trump International Hotel & Tower will include hotel rooms owners can rent to the company, as will a planned complex by Host Marriott Corp.'s Ritz Carlton chain. Those and the Four Seasons' building are slated to open in 2009, giving Toronto its first five-star hotels.

"We deal with people all the time that come to Toronto and meet with us and then go to New York for two or three days," Trump's Landsberg said. "Their preference is to stay in New York because they can stay at the Trump or the Ritz."

Landsberg declined to say how many units have been sold, so real-estate agents will have to wait until September, when the company has planned an announcement, to find out whether Trump's incentives are working.

"For his target market - international travelers who have homes in New York, London, and other cities - those types of amenities will certainly be an attraction because they don't want to have to think about transportation or cooking," said Lauretta Stewart, 45, a real-estate agent with Royal Le Page Real Estate Services in Toronto. She primarily sells condos in the $700,000 to $4 million range.

"If you're an affluent buyer who already lives in Toronto, you probably have your own chauffeur-driven car and your own cook."

The Royal Ontario Museum wants to demolish the defunct McLaughlin Planetarium and replace it with a 46-storey tower that will house multi-million-dollar condos.

An employee of Graywood Developments Ltd., which has partnered with the ROM to develop the property, told the Star the tower would have four condominium units per floor, each about 3,000 square feet.

The estimated asking price would be around $3 million, with the penthouse possibly costing as much as $50 million. Forty floors would be condos.

The proposal will likely be opposed by at least two residents' groups, who say it is too big.

But William Thorsell, director and CEO of the ROM, said it means the museum can pay for the next phase of its Renaissance ROM project, in which the museum is being renovated and expanded to give the public access to more of its collections.

"We're getting substantial revenue out of this," he said yesterday.

Earlier yesterday the ROM applied to have the property rezoned to permit the development. The area is now zoned institutional and the ROM has requested it be changed to institutional/residential.

According to the ROM's website, the first five floors of the building would provide offices, storage and a link to the museum's main building.

Located at 90 Queen's Park and called ROM South, the plan also calls for a public plaza and improved subway access on the site that now houses the planetarium, long used as a storage site by the museum. It will include a pedestrian overpass connecting Queen's Park and Philosopher's Walk.

"Hopefully we'll get a yes for this and it will be great," Thorsell said.

But Councillor Olivia Chow, who represents the area, said the tower faces major obstacles.

"It's about the same height as the Toronto-Dominion Centre. It is much higher than anything around it," Chow said yesterday.

Residents who viewed the proposal at a meeting this week "were quite taken aback by the size," said Chow (Ward 20, Trinity-Spadina).

Meanwhile, Councillor Kyle Rae, who represents the ward to the east, called the project "an interesting proposition."

"The ROM has shown they're taking leadership on urban design with their new expansion on the north," Rae said. "They've got a site to the south that's a perfect location for a high-end condo very similar to what the Museum of Modern Art has done in New York City, where there's a condo right beside it."

But ratepayers groups aren't so sure.

Sue Dexter of the Harbord Village Residents' Association said there is "a lot of opposition in the community."

"This is selling off assets to afford things we can't afford to do," Dexter said. Instead, the ROM should wait until it has the money, she said.

David Powell, president of the Huron-Sussex Residents' Organization, said it doesn't fit into the neighbourhood.

"It's just over the top, it's too big, it's so tall."

Is she on crack or something? How does a 46 storey CONDOMINIUM where 5 stories are office even remotely equal the height of a 223m, 56 storey office tower? Try ~ 60% the height of TD Centre. It can at the most be equivalent to the faux-Mies Ernst & Young Tower.

Someone needs to stick with the social issues and lay off the architecture.

The tower is a hair under 650 feet and TD is 731 feet. Not that much of an exaggeration at all, particularly given how it will tower in context (60% would around 440 feet).

The Royal Ontario Museum has applied to the city's planning department for approval to erect a 44-storey, 197-metre-high condominium and office tower on the site of the defunct McLaughlin Planetarium at the museum's southern border.

The skyscraper -- which, if built, will be slightly more than one-third the height of the CN Tower -- is expected to generate considerable discussion and debate between now and its expected completion date in mid-2008. In part, this is because it's to be situated within the footprint of the University of Toronto in an area that so far has been predominantly institutional in nature, rather than residential.

The sheer presence and height of the proposed tower are "substantially in excess of what existing regulations allow," a city planner said yesterday.

"It's a significant application . . . and we will be examining it carefully with respect to existing policies for that district."

The layered-glass tower, a co-development with Toronto-based Graywood Developments Ltd., that will feature 39 floors of condominiums atop a five-storey, 3,150-square-metre podium of facilities for the ROM and other institutions, is expected to cost more than $1,000 a square foot. This in a city where $500 a square foot is considered luxurious.

The entire structure will likely contain no more than 90 units, the smallest being about 1,900 square feet, and the largest approximately 8,000 square feet.

"Certainly, it's going to be one of the most expensive buildings . . . that's ever been seen in Canada," said Brian Brisbin of Toronto's Brisbin Brook Beynon, principal architects for the project.

For William Thorsell, director and CEO of the ROM, the tower is "the last great gift to Toronto from" the $230-million Renaissance ROM project he initiated in 2001, and a "fitting bookend and balance" to the Daniel-Libeskind-designed crystalline structure currently being erected on the ROM's northern perimeter along Bloor Street W.

The metal-and-glass crystal renovation is scheduled to open to the public July 1 next year.

Mr. Thorsell was decidedly bullish yesterday about the prospects for the tower, which the ROM requires for both its administrative functions and the financing of programs and operations in its expanded quarters. With 27,000 square metres of new and renovated exhibition space coming on stream, the museum is hoping to increase its annual average attendance to 1.6 million from the current 900,000.

Besides, Toronto "needs a few expensive buildings," he said. "We've been building at $200 a square foot for years . . . Look at Nathan Phillips Square and vicinity: it's so degraded now you'd think you're in some mid-level Soviet city.''

The overall project, called ROM South, also involves a radically improved, highly accessible museum subway stop for the Toronto Transit Commission as well as landscaping and a reflecting pool along Queen's Park and an east-west extension of the north-south axis of bucolic Philosopher's Walk, to align roughly with Charles Street.

However, despite what Mr. Thorsell called "its obvious excellence" -- Mr. Brisbin likened the ROM tower to the campanile, or bell tower, in Venice's famous Plaza San Marco and Cesar Pelli's well-regarded residential tower on the site of New York's Museum of Modern Art -- it's clear some sort of fight with planners, city councillors, U of T officials or neighbouring residents is expected.

Graywood Developments recently hired Toronto lawyer Stephen Diamond to help shepherd the ROM tower through city hall and the appeals that likely will end up at the Ontario Municipal Board.

But even if it scores approval, will there be any buyers? Brad Martin, a prominent realtor in the Toronto condominium market, has his doubts. Yesterday he agreed the high-end route is the way to go for the McLaughlin site, but with the ROM residences likely to cost $2-million or more, the Graywood-ROM vision is perhaps too high-end and unrealistic in the city's competitive, condo-rich market.

The 53-storey Ritz-Carlton Hotel and Residences, Toronto will be the first Ritz-Carlton Hotel and Residences in Canada and the first five-star hotel in Toronto. The $325-million tower will be built on the south side of Wellington Street, between Simcoe and John Streets.

Previously, the development role for Ritz-Carlton was limited to the hotel portion of the combined luxury hotel and condominium building. Under the new ownership structure announced today, Ritz-Carlton becomes a joint-venture partner in the entire building, including the condominium residences.

"This is a first for Ritz-Carlton in the world and is indicative of our
confidence in this project and the strength of this location," said Simon Cooper, chief operating officer and president of The Ritz-Carlton Hotel Company. "The demand for luxury hotels is tremendous right now, and is especially strong in cosmopolitan areas, financial centres and gateway cities like Toronto."

The slim and elegant tower with its striking design - above the 26th floor, the building grows wider as it rises - will have 267 five-star hotel rooms on storeys six to 20. Storeys 22 to 52 will contain 135 luxury condominium residences and a five-storey podium will contain conference and meeting facilities, fine-dining restaurants and a 2,000-square-metre, full-service spa.

Cadillac Fairview president and chief executive officer Peter Sharpe revealed today that the company will develop a 48-storey, Class AAA office tower with 1.2 million sq. ft. of commercial space on land immediately to the east of The Ritz-Carlton Hotel and Residences Toronto.

At an estimated construction value of $400 million, the office tower will
complement the existing Simcoe Place at the northwest corner of Simcoe and

The office development will create more than 1,700 construction jobs and
bring approximately 500 full and part-time positions to downtown Toronto.
Cadillac Fairview anticipates the office tower will be ready for occupancy in
summer 2009.
