those fins look white. will they be clad with stainless steel or is this what we're going to get? it could just be the sun's reflection, but they look painted white to me.
It's the way the light is hitting them. They're the same material as the spanderals.

and there is still time for them to add extra "pieces" to make them really stand out.
The time is now. Why would they wait ?
I wouldn't be surprised if the fins turned out to be extremely simplified, having the only virtue of existing.

I don't mind the fins. As much as they look tacked on they do carry the eye upward & beyond. The fins have definitely been scaled back from the early renderings. I'm sure the fins will really pay off at night when lit up. Now link the center fin to a spire, for some real visual impact.

I think BCBS from actual grade is taller than this? I forget.
It gets tricky.
If you measure BCBS from the park level it's about 790' or so. Give or take a few feet.
But, if you measure 300 North LaSalle from the riverwalk, it's over 800'.
Remember, the 785 figure is from LaSalle Street (main entrance)
honte
Dec 29, 2008, 10:41 PM
^ Yes, that's true, you're right. The raised LaSalle entrance slipped my mind.
I wonder if Chicago can take the record for number of highrises whose height is reduced due to elevated entrances? I'd love to see a spreadsheet listing all of them and the "true" heights.
Also, for what it's worth, I think a number of our buildings might get "officially taller" due to the new rules (like Leo Burnett, which has an entrance on Dearborn Street that is a touch lower than the Wacker Drive entrance, 1 N. Wacker, etc.). Does Emporis have a surveying crew? :D

2 tenants scrap plans to move into new towers
By Eddie Baeb, Dec. 31, 2008
...Meanwhile, California-based real estate investment firm Stockbridge Capital Partners LLC has closed its fledgling Chicago office and is looking to sublease the floor it was to move into at Hines Interests L.P.’s new tower at 300 N. LaSalle St.

^Certainly won't affect 300 N. much at this point (obviously), but it doesn't bode well for projects waiting to get off the ground (read: 444 W. Lake).

^^ Hines wants to proceed with 444 W. Lake, but cannot obtain financing even though they are half-leased already. They can either find more tenants, which may take awhile, or put more of their own equity into the project and reduce the size of the loan (also an unattractive option). I remain hopeful that Hines and the lenders can negotiate a deal. Hines is one of the largest office developers in the country and has the experience to manage 444 W. Lake successfully.

Yes that is 161 W Kinzie on the left, the Mechandise Mart is directly behind, and the El station (Mechandise Mart) directly above (where Shawn;s shot is from). You are looking down lower Carol st, a street, with a rail line, slated to be used for the loop circulator system sometime in the distant future. Currently one of the many ad-hoc parking lots for the Valet services. This is the line that in the recent past served the Sun Times printing plant (where Trump Tower now sits ) and earlier went all the way down to the Odgen slip, where the Spire site is.

...
Anyone know if the CTA is even thinking about creating an additional entrance for the Merchandise Mart stop that isn't actually IN the Merchandise Mart? A joint project with the City to create a small plaza over Carroll Avenue next to Wells from which could be a second entrance would probably be a nice addition of outdoor space for office workers on a summer day and and a secondary entrance/exit for 161 and 300, not to mention the other new office and residential buildings in the area. At the very least, I wish the CTA would convert the auxillary exits on the north side of Kinzie to high-barrier entrances. I know people would use them off-hours despite their height, but a full-blown second entrance over Carroll would probably be even more used.

I think you mean the south.
The north side of the building will always be in more shadow.

^ The only time I come remotely close to liking this building is when it's seen from the north. The architects failed to produce any real depth or texture in the facade, so the only time the facade looks close to the original intention is when it is in shadow. This allows the glass to recede and the stainless elements, which are catching some sun from the east and west, to become more pronounced.

I still hold some hope that will a little creative lighting this building could look close to the renders...at least at night. However I pretty much agree with you as it stands. I still like the building overall, though. Its mass, height and contribution to the river wall are all working in its favor, IMO.

Hm, good question... yes and no. Nobody from Emporis has ever looked at the blueprints for Leo Burnett, that was just inherited from the World Almanac. Someday I hope we will! UBS Tower is in fact measured from Upper Wacker Drive, and probably should grow 5 or 6 feet. It will be some months before I have another chance to look at the blueprints though.

DIRECT sunlight. We're north of the Tropic of Cancer, so the sun can never shine directly from the north.
But clearly, you understand my point... the sunlight hitting the north face only illuminates the columns and leaves the glass in shadow, throwing the facade into greater relief.

Uhhhh, Solar? You should sell this shot to Hines to use for marketing materials. Seriously. I have friends who get paid a lot of money by real estate firms to do architectural photography for their properties, and this is as good as they get.

Just a heads up to any board photographers...
I was walking to the Merch Mart stop last night (from the north) and noticed they had the top portion of the north side illuminated. I couldn't get a great look at it from my vantage point, so I don't have a comment on how it looks. But it looks like they might be getting close to the final touches on this guy. Drum roll please...
