They are really moving along. The BBQ's are going in (there is 4 of them) and they look great. Looks like each one will have a sink and drawers (hopefully a warming/cooling drawer). All the flooring is done and the pool has been tiled. I will try to get pictures of it all up by this weekend. I don't see why the pool area wouldn't be open in at least a month.

Kind of off topic, but I went to Bottle Rock in Culver City last night. It's a really great place for people who like beer and wine. Decent tapas too. You Elleven/Luma/Evoites are lucky to have one going in right next door.

^ Yeah I had a chance to stop by there too a few nights ago (right before getting a delicious cup of ColdStone ice cream around the corner, which will also be at the Market Lofts). I asked the owner of Bottle Rock when it would open in Downtown and he said it was supposed to open in October, but now he expects DECEMBER to be the target month. So look forward to some wine with that tasty eggnog. :)

Downtown has 3 gym options: Ballys in Macy's Plaza, Gold's Gym at 7th + Fig, and 24-Hr Fitness underground at the Paul Hastings Building.
I would only recommend the Gold's Gym at 7th + Fig. It's the nicest and seems to be the most popular. Hope that helps.

^ I disagree on that! ;) The 24-hour fitness at 505 Flower is also quite nice with a lot of gym equipment you'd find at Gold's (even though it doesn't have EVERYTHING like a pool), but it's open 24 hours on the weekdays, which could come in handy sometime.

Ladies and Gentlemen,
I've recently had my walkthrough for my unit, which faces the West Side. The view is fantastic and the floor plan is perfect.
Unfortunatley, there is a big problem: The ceilings looks very incomplete. I can see the lines that separate the concrete blocks. Also, there is an ugly looking pipe that runs about 6-7 feet long! It's supposed to be a sprinkler with a superior sensor.
The salesperson told me that the ceiling is designed to look industrial. I think he literally meant that. It reminded me of a ceiling of a small warehouse in downtown Fashion District.
What do you guys think about the ceiling? Is anyone repainting the wall?

Then the South Group has successfully designed their lofts to be what they intended to be. If it reminded you of a bona fide industrial warehouse in Downtown's Fashion District, then kudos to South Group's architects! :haha:

^ That's the "loft" part of "soft-loft".
If the marketing materials were deceptive, that would be unfortunate. But it doesn't sound like anything that can't be minimized by a competent framing/drywall contractor (just make sure the work goes through the permitting approval process if enclosing sprinkler pipes).

I also wish they left the ceiling unpainted. The concrete slabs, when painted white, just look like a bad dry-walling job. I guess they had to carefully balance the "loft features" with people who want a "finished" looking home.

I chose these Lutron electronic shades (http://www.lutron.com/shadingsolutions/sivoia_qed.asp?s=19000&t=0), mainly due to their silent technology. They do a great job at filtering the light and providing privacy (depending on how open or closed the weave selected is). I chose a weave that still lets me see Grand Avenue during the day if closed, but provides privacy at night. Each motor/shade can be independently controlled, and you can program many presets. But the most amazing thing is how quiet they are!
I used Interior Services (http://www.interiorsvcs.com/) in Pasadena for consulting and installation (though you will have to hire an electrician separately for the control box and to run power to the motors).

Like many condo associations, the HOA does set standards for the shades as they are visible from the exterior. So white or off-white are the color requirements for either blinds or curtains, and no discernable patterns I believe.
My understanding is that our board doesn't have to approve this type of thing in advance, but each owner is required to be in compliance with the rules. Any significant architectural work (adding walls, moving plumbing, etc.) within a unit would have to be approved in advance.

I was almost mugged once at 4th/Broadway at around 9PM also. A younger Hispanic guy (probably in his mid-twenties) approached me with an ICE PICK! I was talking on my cell phone and he thought I was talking shit about him (I guess he didn't see my headset microphone). He then approached me and asked me if I was talking shit about him. I said "No" and showed him my headset/cell phone and then he asked me for money. This entire time, he's also holding onto an ice pick, like he's ready to stab me!
This took place at 4th/Broadway and that's an intersection that has little-to-no light (probably because the low hanging trees block out what little light is there).
Anyway, I still think Downtown LA is relatively safe compared to many other areas of LA, but always be on the look out for suspicious looking people and walk on the other side of the street if you sense any danger.

I'm sorry to hear that LAB. I think it's important we bring this issue up in our HOA meeting. We should really have the LAPD foot patrols focus in certain areas.
I have the feeling that few streets south of 11th & Grand are equally dangerous as broadway & 9th.
People argue that our area is much safer than Koreatown. I disagree.
Since we're paying a ton of HOA, we have every right to make our neighborhood safer!

Wishful thinking. Have you seen the "security" people that get hired? I don't think they can stop a mugging, or can see farther than 50' to see a crime being committed.
We had extra "security" people hired since Luma was opened. They would sit at the entrance/exits and do nothing. Even when people is entering the building thru the exits, causing near head-on collisions. All they need to do is to stop cars and tell people to enter the correct entrance. and they don't.
What about the local BIDs? I thought part of their tasking is to provide some security patrols 24 hours daily. I read that after hours they switch to car patrol. I don't recall EVER seeing any BID patrols after dark.
In the mean time, keep an eye out. Lets be careful out there...

They won't stop anything, but they'll call the police. It just helps to have people out there 24 hours. If I were going to mug someone, I'd rather do it at a place that's not patrolled 24 hours.
You're also gonna need someone to patroll the hot tub at 4am.

How Funny! Does it really matter if he was hispanic or not? Just to say that is like hearing for many years "oh was it a black person" I think its ignorance on your part, does it matter what color he is, hell no! Its like me saying i got ripped off by some "Asian". This is a really good example of the movie "Crash" this is why we have race issues in this city. I just cant understand what difference does it make if he was Latin or not. He could have been a White guy, it doesn't matter you are being mugged by someone who cares about the color. Hell people get mugged in Beverly Hills for god sakes it can happen anywhere. Anyone can do it!!! :(

Hi Lumagirl, as shown it was just under $5400 for the three shades w/ motors and control box (not including the electrician). There are certainly much less expensive ways to go, but it is whisper quiet!

The point is that i just dont think when saying that when being mugged or harassed by one individual that there skin colors is important. Any update on when the pool is gonna be ready?

Haven't heard anything yet, but it has to be soon. All the tiling is in, the lighting is all set and on at night and they installed about 5 outdoor heaters all over the terrace. Looks like they are doing all the finishing touches and hopefully they put the water in the pool and waterfall soon.
Any update on when the pool is gonna be ready?

LA 420, it absolutely makes a difference what race the person was. he is not being racist by referring to the race of the person. im sure if it was an asian, a black girl, a white guy or a green monster, he would mention them too. dont be so damn quick to jump the gun. i hate people that wait for every little thing to jump on it and pull out the race card. facts are facts. deal with it. dont be a Gloria Aldred ( I hate her almost as much as Kotkin or Star Jones)
It just becomes a problem when people reiterate the race. It's one thing to report a hispanic male causing problems its another thing to keep reiterating his race as if his race was connected to his thuggery as it is done on this forum (fridayinla saying 'sorry about that hispanic guy). when yuppies start telling their friends in elleven to beware this hispanic guy it teaches them to fear all hispanics and makes people like me (a hispanic) unwelcome in their neighborhood. this is hurtful to some people so I take offense at being mocked and dismissed as someone just playing a race card or being a Gloria Aldred when it is a real issue for us. i love LA but its a very racist city. i can't go to a museum without being mistaken for a janitor or go to the westside without someone asking me if i know english before being asked for directions. i'll stick to broadway because i dont want women clutching their purses when they walk past me.

^ That's not true! There are quite a few people of hispanic background (I'm not sure if they actually know how to speak Spanish) living in DTLA. Just in my old digs (the Pegasus), there were a bunch of people who were from a Latino background. And they don't seem to have a problem at all assimilating into the DTLA scene. I don't think you'll feel as ostracized if you made the effort to befriend people. If you're a nice guy, not weird, and have a generally cool personality, you should have no problem making friends. :)

Aside from what Katfam mentions, I'd think the railings at the deck's perimeter is the only obstacle to opening it for use.
The only thing that concerns me is whether or not its opening is dependent on Luma's HOA forming, voting in a board, and that board approving access to both Elleven and Luma residents, with maintenance cost sharing in place. That could happen very quickly, or not.

I didn't know about Lauryn Hill. It was reported everywhere that the Beckhams didn't buy in the Biscuit Co. Lofts afterall. I don't know if that changed.
I imagine that lots of sports types that play at Staples or work at AEG will be moving into the South Park area. I bet that many end up renting at Hanover until the hotel is built.

asked the HOA office today about when the pool's opening and they said this Friday Aug. 24th..am still doubtful though since there still seem to be quite a few things to be done...haven't even seen any pool furniture yet unless there's none...we'll see and keep our fingers crossed..am tired of going to my gym pool at the west side to get some sun!

I can confirm that as well. They said that if it doesn't open Friday then it will within the week. I assume that there will still be light work going on the terrace, but anything is better than not having anything. It's been way to long.

I wouldn't be discouraged by this. Getting approval on anything from the City is like asking a 2-month old baby to recite the complete works of Chaucer - backwards and in Latin. It will happen eventually, it will just take a lot more time than you originally thought.

In fact...Elleven hasn't yet received their official certificate of occupancy! Until the street improvement master-plan is complete... Also, many original owners at Elleven (closed summer 06) still haven't been brought up to date on their supplemental tax bills from developer to owner.
the city is....slow....but it all eventually comes together!

By official do you mean final? I can't imagine that people would be allowed to move in without some sort of certificate of occupancy even if it's temporary. Wouldn't the city be at risk of a lawsuit if there were some sort of problem and they allowed people to move in without a certificate of occupancy? I mean why would people pay all that money for city inspections, taxes, etc. just to have the city drop the ball when they would be most needed? And I'm speaking hypothetically because we all know that Elleven is an outstanding project.

I get a bit lost myself...pink sheet, white sheet, TCO, CO.... so, I'm not 100% sure on the specifics (being on the brokerage side as opposed to title and/or developer)...however, I'm certain there is some type of completion documentation not yet filed... I've sold two units at Elleven (resale), and in both situations, though I did close them, there's been some type of problem in receiving the 9A from building and safety. it was explained to me by one of the principles at the South Group that this is due to the sidewalk/improvement plan not yet being complete. at first, a title officer had suspected the issue was due to the incomplete pool, but, my contact at South said that's not the case, as technically, the pool is attached to Luma...

I didn't get a letter, but I haven't checked my mail in a couple days. I know they're planning on having a pool party at some point later in Sept, maybe that is the "official opening"? Although last I heard there were troubles with city approval, so at this point Sept seems likely.
Are you on the 4th flr? I also just moved in over the last couple weeks.

I had a guy from Century Shower Door come out today for an estimate. 1k for just a single piece of hinged 3/8'' glass. Had no idea it'd be that expensive. Is this reasonable? Is there another company anyone can recommend for another bid?

That's around 10% of elleven's units, which is a bit higher than I expected, esp since elleven is the first of 3 towers (or 4 towers) to be completed by the South group. The units the devlpr is selling in Luma & esp Evo are competing head on (for attention, if not sales) with the 19 units being sold or leased by others. I wonder if this has factored into the delay in starting construction on the 4th tower?

It's hopefully only a matter of time before your precious 13th-flr view is blocked. There are several proposed projects that will block your view- it is that future density in South Park that drew me, and I think many others, to that area. Hey Kerry Marsico,

I wouldn't consider the Ritz "blocking your view," in fact, the renderings are beautiful, and it's going to be the trophy of the new skyline....plus quite a distance from Luma. There is a very good chance, however, that a building by vancouver developer Amacon will be built at 1133 Hope (just south of the Palm's parking and directly across the street from South Group's red trailor. Either 25 or 28 stories. This will most likely be in the view of West-facing Luma units, but, as the last poster stated...some will see this as blocking their view, others will see it as the emerging new and stunning skyline of downtown Los Angeles, and their view will be of just that desireable skyline. I know that sounds like Realtor talk, but honestly, a lot of people don't mind.

Yeah, you shouldn't be moving to Downtown LA if you're afraid of new towers being built. There are plenty of options around DTLA that offer a view OF Downtown LA as opposed to being within the middle of it and complaining about development surrounding you. That kind of NIMBY (not in my backyard) attitude, or now they call 'em NOMBs (not on my block), is dangerous to DTLA's future success as a thriving world-class urban center.
Think of it this way, if you're afraid of skyscrapers (I guess you really don't like the Financial District do you?!), then why in the world would you choose to live in DTLA? I don't get it. :koko:
This collection of skyscrapers is NOT "blocking" your views, it has created your view. The Ritz Carlton would be a very beautiful addition to this collection.
