my opinion about sacramento was not intended. it was a play of words from above. sorry for the misunderstanding. i did not intend to be personal about sacramento, or your likes or dislikes for that matter. the comparison with the BV towers was engaging, because though the towers have some similarities it brought up a dialog about style and form. these forums definitely are rarely ever used to analyze form, whether vernacular or academic. you are also very accurate about artist's renderings - they hardly ever represent and at times are not very aspiring either.

Actually, I'm looking out my window at both the BT site and Safeway. Looking east, the current store is probably somewhat left of where the south tower will be. However, depending on the configuration of Lincoln Square II it could (but doesn't need to) go all the way to NE 4th to place it directly west of the BT project.
The current Safeway building is approx to the left of the left tower.

yeah that would be pretty sweet, esp with the new city centers on it as well. Drove by the site today, its amazing how much progress they have made on the site.

I drove by today as well, its insane! I think they're going to start laying some kind of foundation, when I passed there was army of cement trucks around the site. Also the cranes at Washington Square were busy as well. I took some pictures from the top of the Bellesquare parking garage. and Bellevue really has a beautiful skyline, its good to know its only getting better. I'll post the pics up tomorrow.

that hole is getting deep. I was walking by yesterday and i walked up to those observation lookouts at one bellevue center, looking right over the construction. Quite a sight. You can see the avalon safeway, bellevue towers, eddie bauer building, and washington square all from one lookout.

No. It's "107th ave NE". Bellevue's trying to establish a pedestrian walkway behind the skyscrapers on 108th, and the one behind OBC has little bumpouts to enjoy the view.

Haha, thanks. I should've posted it in this forum earlier. If you want any more views, just ask. I just added some more buildings and have been tweeking the heights a bit. I need to get started on the outsides of the buildings though, and with all the action happening in Seattle I'm getting tempted to start its model, but I have to finish Bellevue first.

That's awesome. One complaint though....the Euro Tower is a block too far north. Which buildings did u add? I noticed the Vue Hanover, City Center II, Summit C, and 1020 weren't included yet. Other than that, it looks great. Good look with creating a Seattle model, there are so many proposals that I'm starting to lose track!

I just added the 1020 and the Vue Hanover and the performing arts center. I'm not 100% on the locations or the floorplans of the city center 2 or the Summit(its basically a box so it shouldn't be a problem). If you know where they will be that would be a great help.
And you caught me on the European tower, it seemed a bit out of place to me as well...I guess i'll add and image of the new version soon.

The info they give shows $400,000+, and isn't on a per square foot basis. This project will not have anything priced at $400 a square foot, and with WS being $700-$800 a square foot, this project will probably have alot of really expensive units to sell.

just quoting what the sales person said. I thought it was funny that he said 400-1200 :-) rather laaaaaaaaarge range, plus i didn't think you'd be able to find any new condo development of that quality in the 400psf range. :)

yeah i think the 400/sf is for the lower podium, but i suspect it will be high on the 400, more like 475/sf. i also wouldn't be surprised if the upper levels 39 and up go for closer to 2000/sf!!!!!

Looks like they've finished digging, at least in the western half of the hole. There's some concrete being poured in there now. Maybe for a crane?
Seems like all the dumptrucks have moved over to the Bravern. There was a line of 5 of them in front of my bus this morning.

its going to be white. Im not sure if theyll need two cranes untill the foundation is complete. That lot is too small for two regular cranes. Looks like theyll be doing it NY Style.

they have poured concrete for the mat footing, and have set one base for the north tower crane. the second crane base will be 2 weeks after...!! go bellevue towers! the showroom, which is located across the street on the top floor will open after labor day weekend - be sure to check it out - it will be very snazzy.

I think you can be guaranteed that they will cost more. For one they will open AFTER Washington Square does. The excitement from those sales will fuel the sales of BT. Couple that with the fact that this will be the first "twin tower" all-condo 43-story facility (dang that sounds cool, don't it?:) ) You can certainly be sure that as you jump in floors -- especially those that will be higher than Washington Square and offer better views of the Cascades, Mt. Rainier, and Seattle / Puget Sound / Olympics -- the prices will go nearly through the roof. The more Bellevue grows, (and as long as the economy continues to grow), the more it will become a place that people want to live. That will drive demand, and demand means higher prices. That will continue until the prices reach a point were even some of the wealthier no longer want to pay the price. Thats when construction will pull back and we'll go through the same old cycle of there being more space than people interested in buying. Prices will drop to match those of the unsold units that aren't selling - including additional pricing specials, deals on mortgages, free or cheaper amenities, etc that will be offered to sell them until things even out. Over time, sales will start to pick up again. Then there will be a shortage of housing and prices will start to rise. Developers will come and start building again...... get it? Cycles. It will always happen. The bummer is that as we wait for this to happen, we age! What fun is that? Dammit there's always a catch! :-)

Actually, I do some work for downtown real estate agents and i can say that Bellevue Towers will average about 200$psf more than WA Square. And Bellevue Towers will have gargantuan penthouses which will add to their perceived prestige.

well, we can assume that in similar projects with similar amenities, the smallest units with views that cannot really be differentiated will have similar pricing. But as units go up in elevation the gap between Wa square and Bellevue towers widens (not only because of sheer height).
