Awesome...thanks for the pics. I can't wait for B38 to actually "take off". It feels as if it has been a muddy hole in the ground forever.

has anyone else noticed that the block in front of block 38 is getting cleared off. There used to be construction trailers on the site but when i was down there yesterday they were moved. could this mean the next project could be getting ready to start? i forget which project would go there is it the alexan?

When you say "in front" do you mean the river side (East) or the I-5 side (West) of the SOWA development? Both sides, appear to me, ready for redevelopment. Tks..

does anybody know what is going on with the land just south of the marquam? i had seen construction going on there for quite some time, but never heard what they were up to. now i see a huge parking lot! what?

Edit: for some reason, those trees they planted along the parking lot have really got me worried. I mean, why would you plant them unless they're going to be around for more than a few years? Uh-oh...

I agree, its ironic that they are the only trees planted in the area that are actually green year round and yet they will be dug up at some point. Drives me crazy when landscape architects don't use conifer in the urban environment. During the winter in the land of green trees, DT's urban forest is as dead as any other DT in the nation. Those trees should be put in the planting strip and allowed to grow large. Can you image 50 year old sequoia trees all over this area?

Mark, I saw on one of your posts over at SSC that you think the hight limits will go up in SOWA eventually. Is there any real indication that it could happen or is that just speculation?

It's speculation as nobody can say whether or not the city will grant height bonuses up to a possible 500 feet. Neighborhood opposition when a proposal comes forward could also doom any height increases. With that said, an insider at G-E said Prometheus is looking at maximizing height in SoWa. From what I understand they were even looking at a possible M37 claim to be exempt from height limits. Since they didn't file one by the deadline, although it doesn't stop them from filing one in the future, I'm curious if they have given up on that track. It is possible that they are lobbying city leaders too and have decided to get what they can from the council. Or, possibly they are just studying the viability and will never ask, but they have been looking at one possibility of a building that would hit just under 500 feet. Since there isn't anything concrete yet, I'm saying it's probably a long shot possibility, but would be interesting.

^ha! I thought that little piece of info was widely known. After I said something on this board about a Seattle development I wasn't supposed to, my friend at G-E has been hesitant to tell me anything they consider 'top secret'. So I've been keeping my mouth shut about what I hear, but since this is about a different company, and the fact I thought it had been mentioned on here before, oh well...

wow, mark i didn't know you had these insider connections-its good to know. And don't worry about telling us stuff, we'll keep it secret ;) . In regards to the possible height limit changes i would love to see a couple of super slim, sliver like towers that are 400-500 feet in sowa. something slim and glassy is what i'm going for. even slimmer than b38 if possible

The Rose Quarter and the Lloyd are areas where I wouldn't object to 500' towers. North and Northeast Portland too. I'd just as soon not see towers taller than already there in SoWa. It's wise to reserve consideration for the extraordinarily beautiful setting that the wooded hills provide Portland with as a backdrop for its skyline.

Has anyone else noticed the glass going on the crown of the John Ross? I thought that from the renderings the top was going to be all white? I think the glass is a better idea though. I wonder if it will be lit up at night?!

^is the lighting on the Fox Tower new? I was driving into downtown a few weeks ago and noticed the lights for the first time. It is possible that I have somehow just blocked those lights out in the hundreds of times I come into town from the east, but it seemed new to me.

Have you noticed the John Ross crane, which is a kangaroo crane is lowering itself?

It'll probably lower itself to the point where the black crane can take over and they can disassemble the boom, etc.

Thanks for the photos. I have to say that the last picture shows just how ugly the Marquam Bridge is. Does anyone else detest this horrible thing? The view would be so much better without it.

^^^ Yes! I'm really hoping that the Loop Group comes to the conclusion later this year that removing the Marquam pronto is desirable and possible funding-wise (I suspect they're going to). I'd like to see it dismantled in my lifetime. It's either that or wait for the Big Quake.

the only redeemable thing about that bridge is that great view of downtown. but i just don't think it's politically realistic to try and replace it.

i work down by kruse way (yay! no more driving to salem!!) and pretty much every night, driving back downtown after work, traffic is backed up all the way from vancouver, through downtown and down to the curves or even capitol hwy. taking out the marquam and putting everyone on 405/the fremont would be a disaster. there's really nowhere to expand 405, especially down by psu. so i think the marquam would have to be replaced with a tunnel and that just seems like it would be pretty difficult, given the billions it would undoubtedly cost. there'd have to be some really concrete arguments - the kind of arguments that would win over the sprawl-suv-mcmansion crowd, not just nebulous, hard-to-quantify things like liveability which we think are important. any ideas?

How about increased capacity? Sprawlers love that shit!

The argument goes something like this: The right-of-way and engineering costs of adding capacity to the I-5 corridor make the prospect of adding lanes to the Marquam Bridge and Eastbank Freeway impossible. The only way the SUV and McMansion crowd will ever get extra freeway lanes they want to alleviate (they think, anyway) the seemingly permanent traffic jam on that stretch of I-5 is to replace the Marquam and Eastbank freeway with a higher-capacity tunnel.

If the non-McMansionites among us happen to get rid of a hideous bridge and riverbank-destroying freeway, well, who's to complain?

The tunnel will, indeed, cost a hell of a lot of money. But I think it actually could be sold pretty well to both Smart Growthers and, uh, dumb growthers (for lack of a better term). And maybe we can get the Feds to pay for most of it?

On the cost of the tunnel i have this to say: the longer they wait to build it the more expensive it will be. Best build it ASAP! If only trimet could catch a clue in regards to the mall.

Would that even be possible? How steep would the downgrade have to be to get from the top of the bridge down to a tunnel under the railroad tracks? Here's hoping the traffic engineers say it's impossible...

In another way, I'd friggin love that...tear down the freeway but leave the bridge was what I was thinking. I think the Marquam could be the most incredible office/condo/market building in Portland ever. Take away the freeway but preserve the structure. Add design elements to soften the harsh bridge look, and height in new condos on the top deck. The bottom deck can connect into downtown via the offramp, that would then just lead into PSU once the 405 is gone, and become home to our public market. The other half of the bottom deck could be turned into office space.

with the money earned from the selling of condos, office and market space, as well as selling the real estate currently occupied by the 405 and I-5, the tunnel option would be at least halfway paid for.

Phase 1 (do this ASAP before MAX South gets to far in planning)
Build a tunnel for US 26 demand on the Ross Island Bridge.
Reason: remove traffic from neighborhood south of downtown.
Reason: Save money spent on a new bridge (Caruthers St. Bridge) for Light Rail to Milwaukie and to Powell/Foster/Damascus by using two lanes of the Ross Island Bridge for Light Rail. Have a stop above the Tram/Streetcar stop on the bridge and use elevators and stairs to connect the three modes.
Savings: 200 million (300 for new bridge minus 100 to retrofit the RIB)
Issues: None I can see since OMSI can be supported by streetcar over the Hawthrone Bridge.
So with a savings of 200 million we could then justify a start and finish to tunneling for US 26, plus the raw tunneling and shoring up for the future I-5 tunnel system.

Phase 2
Finish the I-5 tunnel to replace the Marquam Bridge. The new alignment on the east side could be below grade (to save money) on 7th and 8th or be by tunnel on 7th and 8th. Finish at I-84.

Phase 3
Build a tunnel system for I-5 under Lloyd Center for both local and through traffic (at some point a on and off ramp would be needed for shopper/worker/Rose Quarter activity.

Phase 4
Remove center span of Marquam Bridge. Leave both ends for tourism businesses (food and drink). Design and build a second tram/gondola for the open span between the two former ramps. Nice attraction.

In another way, I'd friggin love that...tear down the freeway but leave the bridge was what I was thinking. I think the Marquam could be the most incredible office/condo/market building in Portland ever. Take away the freeway but preserve the structure. Add design elements to soften the harsh bridge look, and height in new condos on the top deck. The bottom deck can connect into downtown via the offramp, that would then just lead into PSU once the 405 is gone, and become home to our public market. The other half of the bottom deck could be turned into office space.

with the money earned from the selling of condos, office and market space, as well as selling the real estate currently occupied by the 405 and I-5, the tunnel option would be at least halfway paid for.

this idea is just nuts, but i love it!

I like that Marquam transformation idea too. It might be called the Marquam Mezzanine, a mid-height work/live/shop alternative to those offered on the ground and by towers. Maybe elevators from the bridge decks to the water surface could support an efficient water transport system.

I like the mid-river spans pretty well. The approaches seem really unattractive. Maybe something creative could be done to improve their appearance.

You know, I think they should put a pedestrian bridge over Ross Island.

Put noise dampers on the deck, create a nesting habitat for raptors, and make "scenic stops" along the way. A good way to get people in and out of Brooklyn/inner-SE easily without pushing them onto that lover's leap of a canti-truss.

Looking at the webcam has given me a bazillion ideas for one.

Yeah, for "temporary" parking lots, they sure did a good job of making them look permanent. My guess is that they (OHSU) just don't have any truly concrete plans for that part of SOWA yet.

I believe the city code requires new surface parking lots to include lots of landscaping and be very pedestrian friendly (sidewalks, curbs etc...). There is probably no other motive for how nice they are than that.
