I'm so excited for 8th and main... just walked by the hole and there on the wall was 3 yellow pieces of paper from planning & zoning. They listed the building as 20 floors instead of 15. :D

I would LOVE to see something like this on Table Rock, as Hawk mentioned. That hill is already unnatural looking due to all the sandstone being used to build the prison and other area buildings. The idea really reminds me of the Christ the Redeemer statue above Rio De Janeiro. With the amazing city views below, which are only going to get better as Boise grows, an iconic statue would provide a good year-round tourist destination, aside from just looking bad-ass.

i've always felt boise needed a "tourist attraction", too, like the space needle or something.
i'm not fond of the statue idea... they tend to be far too political and potentially polarizing.
i've often thought that as the capital city of the Gem State, a "crystal tower" or "gem tower" would be a cool idea... something that looked like a large jewel rising from the ground that could easily incorporate lights that could change color throughout the year.
for me, the ideal location would be in the empty lot between where the connector splits. that space is a bit awkward for any other kind of development, but a large park with a crystal tower in the middle would make quite a welcoming sight as you drive into the city center.
with downtown inevitably spreading west, that location would eventually be fairly central to the skyline.
anyway... just a weird thought i had. there are already so many "space needle" type structures, i thought boise could break ground on something not only unique to these kinds of attractions, but also reflective of Idaho as the Gem State, and of Boise as the "Crown Jewel" of Idaho and the "Treasure Valley."

I have no idea if it would be feasible, but one thing I think would be absolutely fantastic as a landmark would be a large performing arts center, maybe somewhere on River Street near BoDo. Something that would be a true landmark, that when you see it, you immediately think "Boise." I could see it as sort of signifying how much art influences the culture in Boise.
I don't think it's even geologically possible, but I think it'd be cool if Boise had something like the envisioned "Crazy Horse" project in the foothills. Though I understand the project is pretty controversial, so maybe not. It at least looks really cool! Or maybe something like Stone Mountain... some kind of massive sculpture cut in rock. Unfortunately, I don't think there'd be anywhere to do it in the foothills. :P

I really actually kinda like that idea BoiseBro.... that space would be perfect for something like that...something like maybe a gateway, or a massive 10 story potatoe :haha:..jk.. or as you said a tower. and have like on both of the on ramp, and off ramp like a tunnel going through the structure. although that might be a security risk for truck bombs or whatever. who knows..

While a group of local media huddled on a ridge overlooking the scene, the newest, and much anticipated addition to Bogus Basin Mountain Recreation Area, began to take shape. The Superior lift was being reborn as a $5 million high-speed quad, with the capacity to carry twice the number of skiers and boarders to the top of the hill in half the time of its predecessor.
Though the addition of a new lift is a big deal for any resort, the way this lift became a reality busts the traditional ski-area model. Where most resorts would have set aside funds each year and eventually taken out a loan for such a massive capital-improvement project, Bogus Basin turned to the public. Lisa Peterson, one of Boise’s busiest culinary personalities, will open a gourmet delicatessen, market and cafe in the former Donnie Mac’s Trailer Park Cuisine space at 1515 W. Grove St. in Boise’s Linen District.
Donnie Mac’s closed Oct. 26. Peterson wants to open a’Tavola by mid-December.
A’Tavola means “of the table,” and Peterson will offer everything around that theme. Peterson, formerly of the Boise Co-op deli, will operate the venture with her husband, Peter. The business is inspired by Elephants Delicatessen in Portland, Tyler Florence in Mill Valley, Calif., and her 25 years in the culinary industry, she says.

Definitely sounds better than Donnie Mac's. I'll be eager to try it out.
I'm really excited to try it as well, and I'm also glad that it's a change for the linen district. Donnie Mac's food wasn't that good in my opinion.

Agreed... Way too overpriced for grilled cheese and spaghetti-o's out of the jar? Who wants to pay for food they make when they feel lazy at home? It was a novelty and novelties die fast...

Oh, the people who camp out are going to get cold this weekend....and hopefully they use the potty properly and not on the lawn or street:)
This is obviously state property they are going to camp on, but I bet Boise police hover around anyways. On a side note, some of the Occupiers do not like the idea of a new Zions Bank Tower being built because Zions accepted TARP funds. If they want a hole instead of a shiney new tower then they should just dig a hole in their own back yard, granted they even have a back yard, to adore. Maybe they should just camp out in The Hole instead of the old courthouse lawns.

After a Wednesday, Nov. 2, meeting, the Idaho State Department of Administration has issued an official response to the Occupy Boise movement in the form of a letter to the group's Dean Gunderson. The group voted in a prior general assembly meeting to utilize the lawn of the old Ada County Courthouse for a Zuccotti Park-like encampment.

the state won't bar them from using the lawn, citing their plans to keep the tent city self-sufficient, health and safety maintained, and to make sure the property doesn't get trashed.
In addition to the operation plan requested by the department, Occupy Boise is supplying a copy of a self-generated code-of-conduct manifesto, a list of decorum necessary to be involved in the camp.
"We should have those in hand if not by the end of the day, then at least by tomorrow," said Teresa Luna, Administration Department director.
The department has also asked that the group confine their encampment to the southeast lawn, so that veterans aren't restricted from paying homage to the property's Fallen Soldier Memorial for Veteran's Day and for the Saturday, Nov. 5, parade.
"We’ve asked that they only occupy the southeast corner, at least until the 11th, to keep that area as open as possible," said Luna.

This isn't really new, but I don't recall hearing the official height of the new Zions Bank tower stated on here, other than educated guesses...which were correct for the most part. Sorry for the small size of the image, but the site I'm trying to upload the pdf to has been running all night to no avail. Basically, the point being that the stated height of the new Zions Bank tower going before design review is 308', officially the new tallest downtown by 41'. :cheers:

i love the new height.
but as i said before, i wish the spire and cap were more prominent, especially now. it almost gets lost with the additional floors... by making the spire a little larger and taller would bring it more in alignment with the new scale of the building.
nonetheless, i'm very excited to see this building come to fruition. finally--a developer has given us a nicely designed building that's worthy of this location.

Downtown Boise will soon have another coffee shop that's not just another coffee shop—The Crux will also serve local and regional beer and provide a venue for live music.
The expansive space, located at 1022 W. Main St., features a bar area with massive cooler cases and a gleaming espresso machine. The other half of the building is a seating and entertainment area, scattered with tables and chairs and topped off with a stage for live performances. Light streams in through the plate glass windows at the front of the room, behind the stage.

Imagine toting your kayak out the rollup door at the back of your garage, crossing the Greenbelt and putting it in the Boise River near Boise’s new whitewater park. That's what a proposed riverfront townhome development would offer.
The Bridge Townhomes, 16 row houses clustered in threes, are proposed for the south side of the Boise River, slightly downstream from the Thurman Mill diversion dam, near a new pedestrian bridge off Adams Street in an area of Garden City called the Waterfront District
Artists, restaurants, shops and breweries also have been attracted to the district, said Bryant Forrester, a real estate agent and member of the townhomes’ development team.

I'm pleased with the updated renderings. The new rendering makes the building look much less squat.
I can see Boise someday becoming the new Portland. ;)
I'm very pleased with the new height of the Zion's Bank Headquarters. The only thing i don't get is why they're leaving the spire so small. other then that everything's perfect!

The additional floors really make this tower. Nice adjustment.
The cool blue glass, grey granite, white/silver/copper accent colors make for a nice contrast to the usual. Keep the DRC away from this project please!!!!!!!
As for the spire; I don't think it’s meant to be a spire per say but rather just an attractive lightning rod. Personally after studying the renderings, I think a large spire would look somewhat lop-sided.

I think the building is still too short to have a spire. I cringe every time I see US Bank with the Christmas tree lit up around the holidays, and I imagine this building could end up looking similarly tacky with a large spire. A more stylized roof could have worked, but I think it's good how it is.

Wow, I'm building the model of this thing right now... let me just this thing is going to be a beast (and a very beautiful beast at that!)! It won't be total skyline domination, but it's definitely going to have a tremendous impact on our skyline, especially at certain angles. :)

I believe those pics DO represent the updated 20-floor building. The angle makes it look a little less formidable, but it does appear to best the Big Brown Box. Additionally, comparing it to the old prospective downtown pics on Gardner's site shows how much it has grown in height in these new pics.
ALSO, BoiseAirport, definitely looking forward to your model!

If this building were already built it would look fantastic as part of the rest of the skyline framed by the back drop of our beautiful snow covered mountains today. I had to fetch a friend from the airport this morning and the view driving down Capitol by the depot of the city and trees and mountains as the sun came out and shined on the snow on the mountains was gorgeous.

His comment and the new renderings remind me of a building in SLC. They used a grey granite, silver accents, and blue glass (in most light it looks blue, in the photo below you pick up green). The SLC building uses high quality materials on the outside and has a richly adorned interior. Give 8th and Main high quality treatments and we are in for a treat, IMO.
A quick search of TMac's photos gave me this shot, it is in the background. Not the best shot of the building, I didn't want to take the time to look up a better one.

The elevations pdf on the City of Boise website listed to total height at 322 feet! To the top of the spire. It will be nice to finally have a building surpass the US Bank, and the 300 mark.
Whole Foods is finally under construction as well. This will add a new feel to Boise.

those city renderings are the same ones that they had on the site when they first announced the building as 15 floors.
i posted the link back then, and counted the floors in the city view to those in the brochure, and they were the same.
i don't believe they have been updated to represent the new floors. it would be nice if the building was noticably taller than the US bank building.

^^^I kinda thought so...but I counted the balconies on the picture on the right, added in the parking and retail levels and it comes out to 20. Maybe they always had the intention of building it at 20 floors, or their scale in comparison to the other buildings downtown is off when they put in their rendering.
And I'm a strong proponent of not counting antennae height as the actual building height, which is why I said 308' as opposed to a somewhat misleading 322'.

Here are three quick and dirty renderings of my model of Eighth and Main placed in photos of the Boise skyline. The perspective and proportions may not be exact, but it should be close. :)

Almost looks like two separate buildings, I hope something is done to blend the floor-to-ceiling glass section (under the pyramid and spire) with the rest of the building. I love the angle that shows 8th and main's southeast corner! Looks great, amazing rendering!

This is going to be a nice thick cube in our skyline. It fits so nicely on that block. By the looks of the renderings by BoiseAirport it might look better with a flat rooftop. But, it still going to be the tallest structure in the state. Definitely a win.

I think the cap on the top of the building is something people will eventually get used to. Not the best thing that could have been put there, but considering the rest of the building is beautiful and how monumental this project is for downtown I don't see there being too much complaining in the end anyways.
Definitely excited for it to be taller than US Bank. Keep growing UP Boise! :notacrook:
Here is a building I built with Google Sketchup that I included as a part of my portfolio while searching for an internship in Seattle. I placed it on the lot where the Boise Convention Center currently is. I think architecturally and scale-wise, something like this would be perfect for Boise. :)

boisecynic, I think this is one of our most exciting developments, right up there with the Zions Bank tower. I don't think a lot of people realize the effect this whitewater park is going to have on the city and that end of downtown.....so far the announcement of the Riverside Hotel by the whitewater park undergoing a major renovation, and new kayak in and out condos announced...I think this is only a hint of new developments for that area of downtown. Keep us updated!!

I don't think it's any coincidence that some locals bought and plan to remodel the Riverside and the Waterfront District is proposing new residential. Remember this is only a small part of a full make over. Whitewater Parkway begins in a little over year and in fact ACHD is already doing some extensive preliminary site work. And then there's the Esther Simplot Park.
it'll be some nice improvements.

Boiseans don’t like strip malls. They don’t like architecture that’s out of scale with pedestrians. Nor do they like development patterns that line thoroughfares with parking lots.
They do like walkable mixed-use developments like Bown Crossing, Hyde Park and the 36th Street Garden Plaza, with homes, cafes and parking lots tucked out of sight and the needs of pedestrians balanced with those of drivers.

I love how essentially this study finds that Boiseans neither like nor want to live in Meridian :cool:
Anyways... my favorite part: "Affordable in-fill and varied housing: Develop incentives (such as zoning allowances, density bonuses or reduced impact fees) for loft apartments, commercial and residential mixed uses to encourage the private sector to provide needed housing."
How true, there needs to be sooo much more affordable housing/apartments downtown so people can actually LIVE there and continue to provide the culture and economy they seek downtown.

Um, Cottonwood, rest of Boise Projects Thread regulars I posted the Blueprint Boise info back on Oct 24th and no one responded. I found this kind of odd because the comprehensive plan is pretty important from developer's/remodeler's perspectives. Future P&Z decisions and appeals will regularly be citing the comp plan.

Blueprint Boise and it's satellite document the 30th St Master Plan are massive documents which take hours/possibly days to read. If you want to testify it would probably be best if you take one small facet to tackle and If I'm not mistaken you'll only have 3 minutes. Neighborhood Associations get 20 minutes. Be prepared for the testimony of others which can sometimes be off topic, non-sensical or downright ramblings of a lunatic.
Here's an example. (of Blueprint Boise proposals not ramblings of a lunatic):D In the 30th Plan, after the 30th Extension/Whitewater Parkway is built the plan is to restripe 27th to 3 lanes (2 travel, 1 center turn) and 2 bike lanes. I think this is a mistake. I think 27th should be reconfigured like 15th, 2 lanes, 2 parking lanes and 2 bike lanes. Yes this is an ACHD issue but when Boise talks ACHD listens.

Hawaiian food seems to be the rage in Boise...Ono's Hawaiian Cafe on Broadway is awesome. It's strange Subway vacated that space because now a Subway is on the way to 8th Street by the new juice shop.

I think it strange too, but I am not sure they failed in the other location because they were there for years. Maybe they just closed it because they wanted to be on 8th. Subway is kind of a bland place anyways, too bad something better isn't opening on 8th. I was disappointed when I saw they were opening at their new location, how boring to have a subway on 8th.

Seriously, they seem very Anti-Everything there. I sometimes hate that Statesman gets these releases so early and I have to go there.

That said, gotta try everything once and this does sound interesting. Even if I don't enjoy it, I love seeing another niche business go in. I hope it succeeds greatly and encourages more such businesses to give us a shot.

the subway didn't fail. it had been in that location for many years and had been doing quiet well.
there were issues between the manager and the building owner, however, when subway looked to refresh the space, and so they decided to not renew their lease.
i'm glad something new is finally going in that space, though, that wasn't another sandwich shop. downtown already has enough, imo, between blimpie, jimmy john's, gandolfo's, subway, andy's, etc.

WOW. That looks amazing, festival lawns, amphitheaters, and adventure islands, too good. :D I can't believe how many pieces have fallen into place to create such an amazing river park system, it's really astounding.
Just for reference for anyone not familiar with the area, here is the current situation. The large undeveloped plot was a former cement factory.

AMAZING!!! I am so excited for Esther Simplot Park and the Whitewater Park to be finished, that is just going to be such a huge boost for that area of town, and yet another major attraction to Boise. It's developments like these that make me so happy to live here. :cheers:

i like the idea in general, but i have three concerns:
1 - the pricing seems way off. anyone making 20K a month won't be able to afford the $540 they're proposing in this. i can only assume their monthly rent costs were based on financial feasibility of the project and not what people in that salary range can actually afford.
2 - i hope the proposal includes a redesign of the exterior. i've never liked the look of the building... looks too much like a warehouse... but i am assuming it would need some changes to include windows for the rooms.
3 - being a skyscraper guy, i was hoping for something brand-new in that space, and for some developer to tear down the current structure and build a tall, thin, mixed-use type structure. if they move ahead with this, it's better than the empty shell that's there now, but it'd put any future plans on the back-burner for quite some time.
