Very nice Sawtooth. It is great to see that the old Macy's is being renovated into living units. We appreciate when you and Boisecynic post photos...... even though so few Boise people ever comment regarding them.

...and the rain continues. I have to say the damp weather was a downer on my visit last week. I did check out the wave at the waterpark. There was a guy taking photos of the action and I almost asked him if he was a SSP'er. Thought it might be Sawtooth. :sly:

I wonder if you and I ended up crossing paths, I spent a good 2.5 hours right around the COBE, near the perspective of the 1st shot in your 2nd post yesterday. I've been loving the rain, a very refreshing change of pace from the dryness of the winter. I'm just stunned it's Spring already, this really has felt like the year without a winter.

Austin's annual SXSW Music Festival kicked off this past week. This year, 500 bands from around the world were invited to perform for an audience that is upwards of 250,000. SXSW's estimated economic impact on the Austin economy was more than $165 million in 2011. And attendance is again up.
As a premier festival for independent music, SXSW also provides a useful lens into the geography of the world’s leading indie music scenes.
Of course big cities have a size advantage. To control for this, Adler charted the number of SXSW bands per million people.
The picture now changes dramatically, as the chart above shows, with smaller cities rising to the top. Austin is the overwhelming leader with more than 23 bands per million. That makes sense: Austin is the festival's hometown. Oxford and Brighton, England, take second and third, with 20 and 19 bands per million, respectively. Athens, Georgia, is fourth with 16. And then there's a big drop off with Nashville (5.7); Boise (4.9); Hamilton, Ontario (4.5); Copenhagen (4.1); Montreal (3.9); and Leeds, England (3.8) rounding out the top 10.

BOISE -- Four days. 137 bands. 8 stages. Boise's inaugural Tree Fort Music Fest is going to be big.
How big? Organizers say they expect to sell at least 2,500 tickets per day throughout the four-day inaugural festival. That means thousands of concert-goers will be roaming throughout the City of Trees listening to music, buying food and beverages, and perhaps making history this weekend.
You've probably heard about the Treefort fest by now -- but in case you haven't -- here's a breakdown:
- 137 bands on 8 stages over four days
- Shows run from Thursday at 6 p.m. to 1:30 a.m on Monday.
- Main stage capacity is 1,000 + outside the Owyhee Plaza in downtown Boise.
- All venues are generally in walking distance of each other
Could that put the City of Trees on the music industry's 'radar'?

I've been very impressed with the following that Treefort is developing. When I first heard of it, I kind of thought it was going to be just a local, low-key music festival, but seeing the number of bands and national interest it's been getting is excellent and it's very exciting to contemplate what this could evolve into. This is a great thing for Boise and Idaho.

Man would I love to see this happen! I do have to question the time of year. I know little about the music business particularly in this genre, but it seems to me that putting it so close to SXSW may put it at a disadvantage in that it could get overshadowed... maybe moving it to late May or June would be better as it wouldn't be competing with SXSW and the weather would be even better. Also, while I've never been, from everything I've seen and heard, SXSW is huge. Could Boise support such a massive annual event? I certainly hope so, but I can't say for sure.
But, even if it never achieves SXSW scale, this is still a wonderful thing for Boise that'll greatly add to the artistic culture of the city. Even if I don't know most of the music being presented, I wholly support their endeavor. :)

I was near the Papa Joe's coffee shop when I took that photo, maybe we did cross paths. I love the rain too and am hoping for a wet spring just like last year.

On the downtown St. Luke's buildout, I am not happy that they are going to build over Jefferson Street. Any hopes of some day having State Street being a one-way street is probably shot if the buildings are constructed as planned. If only it could be aligned just a tad differently....

They brought in some flood lights, large white canopy, pumped music through some large speakers, drinks, and different groups would freestyle for 20 minutes at a time. The guy or gal that pulled off the best tricks on the wave would win a small cash prize. Any word if they are going hold any events at this spot?

The wave you're referring to north of Eagle is Horseshoe Bend's Gutter I think. I've been there, it's a pretty cool spot, fairly isolated too to be so close to Hwy 55.

I haven't heard anything about competitions at Ray Neef Park, but I would bet money it will happen soon. The current project is just the first phase and it's a play wave only. If I'm not mistaken, a slalom course is the phase 2 proposal for the area downstream to the next canal's headwaters. It's about 1100 feet.
I'm not a kayaker so I don't know what a serious competition venue needs. I'm pretty sure Reno's WW Park has play waves and a slalom course.

Great find, BoiseAirport. I especially like these two renderings that show what appears to be a 9 story atrium connecting the two towers. Sweet!
But as much as I like the atrium, I also agree with City of Trees about the closure of Jefferson Street. (I never was a fan of the City of Boise allowing St Luke's to close Bannock Street either.) I would rather see it remain open with the possibility of it and State Street someday becoming a couplet from Avenue B to perhaps 23rd Street.
St Luke's could just as easily connect this new tower to the existing one with a skybridge. As can be seen in these two renderings, one is already planned to span Avenue B to connect the soon-to-be-built medical building, so why not do the same for the new cardiac tower? They also have a parking garage spanning 1st Street as well. So it is not like they lack the know-how to design new buildings that will allow the existing streets to remain open.

I don't see where it appears Jefferson would be closed. It looks like they rendered a sky bridge to me. Disclosure: I regularly have to travel from the east end to the west end and Jefferson is by far the best way to do this. Front: no reason to add another car to Front when I don't want to go to the connector. Idaho: Can be busy and lots of pedestrians, keeping Jefferson open reduces potential car/pedestrian conflicts on Idaho and Bannock. And State St: pffft, I avoid State Street downtown like the plague.
And no they shouldn't have closed Bannock at St Lukes, either. The grid was built for a reason. I've even suggested the Grove Plaza should be reopened. Look at the success of Bodo. I attribute it at least in part to the mews style streets they created in Bodo. I haven't heard of a single pedestrian/cyclist accident with a car in Bodo since it opened.

^The skybridge is going over Ave. B. The block bound by Fort, Jefferson, and 1st is where the new tower is going to go. Jefferson will be completely covered.
Totally agree with you on 23rd St. That is even where State St. bottlenecks, it couldn't be more logical and efficient to still have 23rd connect with River.

I have an old street map from 1980 that shows a proposed State/Jefferson couplet that would have began on the west end in between 21st and 19th. That wouldn't have been a good idea, as it would have cut into the clearly residential part of Jefferson west of 17th. My idea would be to start it in between 17th and 16th, and on the east end, curve it back around to State/Fort while providing a proper intersection with Reserve Street (that intersection has always been dodgy). I should probably mock up a drawing later on that if I have time.

23rd also used to be a state highway. Think about that.
I could understand the logic of the tradeoff by providing an additional exit from the connector, though. I really wish they would have done the same on the other side by adding an on-ramp from the end of 17th to the Connector. It's annoying as hell to either have to backtrack all the way to 9th or have to go down 35 mph Main Street for about a mile. There's no good way to get directly to the Connector from most of the North End.

Here's an update to the main page. I decided to scrap the Excel file as it was a bit cumbersome to edit and I thought it was a bit redundant with the information displayed below it. I also changed the format a little bit so it's easier to read and communicates more information with less space. This way I can put in more projects and master plans showing long-term planning. I would certainly hope so anyway. The colors on the Pioneer footbridge are okay and might look good on this bridge.
With all the signage on these bridges, a person seeing these pictures for the first time, and who didn't know otherwise, might get the impression that the Boise River is a major commercial waterway, and not simply the floaters' paradise that it is.;)

It's a special alloy that develops a patina and rusts no further. You can see this alloy on the Maple Grove Bridge over I84 and the East Parkcenter Bridge. For the life of me I can't find the info on this. I think I even posted about it once.
It's not the best looking stuff but it saves big bucks on maintenance, i.e., it never needs painting.

Why oh why is it called the 36th St Bridge? It doesn't even run in the same direction as Garden City's 36th Street, and you also have to deal with Boise's 36th Street Confusion. It should have been called either the Pleasanton or Adams Bridge, or something different altogether.

Seriously, it's even closer to being 35th St as well on the Garden City side...makes no sense.
Another issue is how it doesn't connect to anything, missing paths on both sides by a matter of feet...it's almost comical in how bad this is. Though I think when the park is developed, the path on the Boise side is going to change drastically anyway, so it won't matter.

Here's an update to the main page. I decided to scrap the Excel file as it was a bit cumbersome to edit and I thought it was a bit redundant with the information displayed below it. I also changed the format a little bit so it's easier to read and communicates more information with less space. This way I can put in more projects and master plans showing long-term planning. What do you folks think? :)

Seriously, it's even closer to being 35th St as well on the Garden City side...makes no sense.
Another issue is how it doesn't connect to anything, missing paths on both sides by a matter of feet...it's almost comical in how bad this is. Though I think when the park is developed, the path on the Boise side is going to change drastically anyway, so it won't matter.

The naming is Garden City's doing probably, since it was Garden City that obtained the grant money to build the bridge. Also, Boise City limits end at the bank on the east side. The wave has always been called the 36th Street Wave since I've been going down there as far back as the early 90s. I don't know why. Maybe it was because the only access way back in the day was from 36th Street.
The approach paths (built before the footbridge) on both sides which misalign are due to a 8" high pressure gas main that goes under the river just upstream. I think it's directly under the Pleasanton Spur. The Pleasanton spur was built years ago when land just to the north was still private. The Waterfront District site planners-- I don't know, maybe their path is directly above the gas line which precluded any structural foundation work. IOW, it's ok to build a path above a gas main but not deeply extending bridge abutments. That dogleg on the GC side is actually a good thing or we would need a stop light. I see people already speeding through that intersection from both the bridge and the greenbelt. The greenbelt on the Boise side had to be curved due to required steepness of the approach by ADA rules.
The red tape in this seemingly run of the mill project has been phenomenal. However, the results are phenomenal. This footbridge is much better than the 2 originals at BSU and Ann Morrison.

so any idea why construction hasn't started on the zions bank HQ? I believe they said it'd start the day of the ground breaking but every night I've walked by and taken a look and there's literally nothing changed.

There is scaffolding on the building next to the pit--where Fork is. I think they are preparing that building for the construction.

This pic should probably go over in the 8th and Main thread, but since ianjt mentioned the scaffolding I'll post here. I took this today while walking back from lunch. Scaffolding was up and concrete was being hoisted up to the top in five gallon buckets (not very efficient, but I suppose OK if they were just doing a patch job).

I wish this would get done but as far as I know both projects are on indefinite hold. So not for sure when they will be started or if they ever will be. I think they will but I doubt any time soon, but I could be wrong.

I do not know if they are on indefinite hold (unless you have more info than the rest of us do), but per the link they are accepting donations to help fund the additions. If I remember correctly, I saw a news clip last year about the new tower and that it is still a few years out or until they have the money to build. I would say it is still in the early planning stages, but not on hold.

so, I am thinking of beginning a Boise River Greenbelt photo and history thread because our belt is like a national treasure, we may not have light rail yet, but look at what we have had all along, our belt is one of a kind. I would really like to see a thread like that. The greenbelt, river and all it entails is without a doubt my favorite aspect of the City.

Wow, I just realized I've been on this forum for almost 7 years. Has it really been that long? Ha, I remember the very first post I made. I was such a little doofus... I think I was 13 when I joined.
It's not something I think about a whole lot, but I really do owe much of where I am right now to SSP. I don't think I would've developed a passion for the progression and urban development of my hometown without it. I definitely don't think I would be into 3D modeling at all. Chatting with local enthusiasts for 7 years really fueled my passion and curiosity. How awesome is that? :)
I was just scanning through this thread... Lots of neat gems here and there, I completely forgot that the Banner Bank was supposed to be 16 stories. I would love to see a rendering of that. Haha, good times... good times... Watching the Aspen and the Hampton Inn & Suites rise.
Say, where did these SSPers go?

Nobody claimed to be moving here: http://forum.skyscraperpage.com/showthread.php?t=146714 (post #19) The others, I don't know. Logicskier always posted good stuff. It is interesting to go back through the entire thread but it's so long now that it takes a long time.
What's really interesting though is this thread is now a document for historical research. Hopefully Dylan has good backups because if this site ever goes down it will take a lot of info with it that can't be found anywhere else.

A friend of mine worked for one of the local refugee offices a few years ago and she always said Boise is one of the first choices of cities to place refugees because it is the perfect city for them to acclimate to American life. The caring nature of the local people here is one of big reasons too.

I know I'm a little late on these, but I was gone for a while and wanted to respond to this convo.
First, since this is my first post since joining, let me say hello and thanks for keeping the interest in Boise's growth alive and focused on substance.
Affordable housing downtown is simply not possible given the cost of construction. The only way it is ever going to happen is if it is subsidized. Condos are dead from a financing standpoint and the cost to build vertical is prohibitive. Type V over Type 1 was supposed to be the path to affordability, but it has not worked. The alternative is to locate density around the edges of the downtown core and provide public transportation that is intelligently planned and truly functional.

You make a very good point, I just get very frustrated with the only affordable places(by affordable I mean for average people workinng average jobs) where people could realistically even share a residence to live not being very close to downtown. But I definitely understand what you're saying.
I like the statement about adding more density around the edges of downtown core, perhaps downtown could expand this way? I'm all for that.
There are proposals for large apartment complexes across the river from downtown near BSU which can help fill that gap. I feel that large lot at Idaho/Bannock and 16th would be perfect for affordable apartments. I assume, maybe I am wrong, that the young working class who don't live near downtown and happen to live out in west Boise still come downtown for their entertainment, if downtown is their scene. (Some of them may be more of the TGI Fridays crowd and the chain restaurants near BTS are their scene).
Downtown has been pretty busy recently (as it usually is), especially at nights and weekends...it is almost impossible to get into a restaurant without reservations and even then there is a wait. More young professionals living in the downtown area is always going to be a positive. Downtown has an impressive selection of restaurants, retail, etc...but imagine what more we could have if there were a larger number of young pro's living in downtown.

Cottonwood agreed about downtown being busy. Being over here in South Florida(for the moment, may be coming back this summer, tbd) I've been able to visit places like Hollywood and Ft. Lauderdale and both have fantastic street level urban culture. In fact... it very much reminded me of Boise except with a beach and more bikinis :cheers:
Either way, Boise is ahead of it's time and will continue to progress, perhaps I am seeing more disparity than there really is when it comes to downtown housing, though I'd still like to see a couple more apartment buildings pop up in/near downtown that provide housing similar to Civic Plaza Apts. I just know far too many younger people around my age who prefer to head out with the TGIFriday and Mall crowds...
I bet a fair number of local lurkers read this forum for the information and never post reponses or even sign up with a user name.
I lurked for about six months before finally joining, realizing that this entire subject matter had become fairly important to me.
Side note: My girlfriend and I may be breaking up and as much as I love my home state of Florida and the plentiful access to beaches, big cities and all my favorite sports teams, I may be making arrangements to return to The City of Trees this summer. :yes:

I wish the article went into detail on what the scoring criteria are. It said in the article 'quality of schools' in Boise are good, but Idaho struggles in that department significantly. Most colleges in the region acknowledge that even the best and the brightest of Idaho public schools are about about a year behind overall and have a tough first year. :shrug:

The Boise area school districts typically rank as the best in the state and the Boise district high schools have been ranked nationally.

It's true that certain districts in Idaho lag behind, as it true of many states, but the article is about the city of Boise, not the entire state. And as a Boise High graduate who went on to graduate at Oregon State with a 3.9 GPA, I'm a little offended. :D :D :D

Only basing this on my own experience, but the high schools in Ada County seem to put out decent and well prepared grads. I didn't attend college right out of high school, but many of my friends did. They all did quite well. When I started taking classes, many years after graduating, I still felt I had an easier time than my "fresh" faced California classmates. But California is strange, with some of the best and worst high schools.

Hey guys I really appreciate your candid replies, I have known that Boise schools exceed the state averages quite a bit. I am in the Meridian school district and the frustration of knowing that my kids are in the lowest per-student funded district in the nation is kind of a downer. Add to that, my son could be in the GATE program but because Meridian is so overcrowded he doesn't qualify there. :(
But, Mrs. Conquistador and I have considered strongly moving into the Boise school district, particularly SE Boise or North End. We are also in the middle of making some life and career choices that may take us out of state, though... Lots of flux in the Conquistador household. :ahhh:

Ah, the beauty of roadtrips, you get to see these things first hand. Both Memphis, TN and Mobile, AL have tunneled sections of road going through or around downtown areas connecting them to highways that allow cross-streets to pass overhead unobstructed :tup:

Aside from 9th and Capital there really isn't much of a reason to lower any other part of Front and Myrtle besides maybe 13th, because there is little to no north/south traffic due to the river and Julia Davis Park. And really the only reason I would like to see them lowered from 9th to Capital is to help fulfill my vision of an 8th street pedestrian corridor from the river through downtown.

I used to have to take the connector to work every day at about 5:15 and the traffic was constantly getting hung up every block on the north/south traffic.If it was tunneled the traffic between the connector and Broadway could move through unobstructed by the cross streets. And the congestion went all the back to Winco/Civic Plaza.
Dropping those two roads beneath the surface streets would do so much to lessen commute times and lessen traffic density in downtown, keeping it more local.

They announced who would be occupying the new construction at Meridian Town Center. Gap Outlet, Chick-fil-A, Marshalls, Gordman's and Petco. I must admit I'm a little disappointed. Previous announcements have stated that Meridian Town Center would be full of upscale tenants new to Idaho. Gap Outlet is new but we've had Gap for as long as I can remember. Marshalls and Petco are certainly not new. Gordman's just opened in Nampa and seems to be a glorified Ross/Marshalls/TJ Maxx. Chick-fil-A has a location at Boise State and will likely have other full restaurants completed by the time this one is done.
Nothing announced is upscale, which is what I thought the intention of the lifestyle center was. I'm sure the economy has put a damper on it, and I'm glad to see something finally getting built there, but I'm worried the center will become another retail center like what occupies two of the other corners of Fairview and Eagle...
Future plans, according to the Statesman, include a large theater and offices set to open in 2013. The center will also have "Bellagio-Style" fountains which would be pretty cool.

The biggest problem is that there would only be a couple exits for downtown, as opposed to being able to access any part of the grid from every block, adding to the congestion on those streets. Unless there were on and off ramps for South Avenue A, and 2nd-6th, which wouldn't be done, they would be almost completely worthless because they don't go anywhere since they dead end at Myrtle. So rather than spending millions and millions of dollars to lower that section, just don't allow cross traffic if the speed of east/west traffic is more valued. But like I said before, 13th to Capital has potential if done right.

Front and Myrtle could remain as local service 2 or 3 lane streets but through traffic could route in a 3 lane covered section.
Wash DC did something similar many years ago where its major boulevards intersect the major traffic circles. http://g.co/maps/y5j2q is a closeup view of Connecticut Ave descending under Dupont Circle. Overall curb to curb width is about 100 feet. But that's a configuration of 2, 2, 2, and 2 lanes or 8 total lanes. Front is 5 12' lanes or about 60' curb to curb.
So picture 3 lanes of Front descending beginning at 5th or 6th with 1 lane wide local access service roads to right and left. After Front reaches its new grade the service streets could merge for a few blocks and The Grove Hotel and Aspen could regain some sidewalk width. Meh, who are we kidding, an elevated freeway would be much cheaper and provide shade for downtown pedestrians. The underside could be rigged with misters and a laser show like the Freemont St Experience in Vegas.

I had the same thought too...but remembered this article from the Statesman that said there would be around 25 new stores, so far 5 have been announced, so hopefully the remaining 20 are new to the area.

Yes, I somewhat agree with you, but if you've driven by the site, it's clear where these newly announced tenants will be located. The power center portion fronting Eagle Road is what is currently under construction. It's a typical commercial center linear layout, with all front loaded parking, and is suited to these types of tenants.
However, the portion where most of the "New to Idaho" tenants will be is in the Lifestyle Center component with a Town Square layout, which is on the south side of the new Big Al's. There are several pieces of construction equipment in that area now, so hopefully the structures will begin rising by end of spring. This is where the movie theater, sit-down restaurants, and higher-end brands will be located. None of these have been announced as of now, so let's remain optimistic and wait until the big news comes, which I expect will happen sometime this summer.

i'm not sure if this relates to anything currently going on downtown but did anyone else hear like 4 or 5 loud booms this morning?
Not today, but last fall I heard several loud booms. I was on the greenbelt around the Julia Davis Band Shell area and the booms seemed to be coming from the east side of downtown. Seriously it sounded like TNT. Weird. Sorry Cottonwood if we're going off topic, but the only thing I've ever heard that loud was construction related. So who or what...?
About the missing Compton Warehouse, I love the view coming in from the west now. You can see the Foster's building and that whole block now.

I'm wondering which projects will resume after few more months of this type of growth. At this point it seems that Capitol Plaza is still a while away, but the second phase of One Capitol seems reasonable due to its proposed size and location.

That makes more sense. I was under the impression that those 5 new tenants were part of the "lifestyle center."
