Interesting read BoiseAirport-
I'm wondering which projects will resume after few more months of this type of growth. At this point it seems that Capitol Plaza is still a while away, but the second phase of One Capitol seems reasonable due to its proposed size and location.
One of the things Rafanelli & Nahas noted in their e-mail to me was that before they build Capitol Plaza, they would likely develop the parcels around Boise Plaza first. I recall a while back they had a proposal for several mid-size (6-12 floors) office and hotel developments. I remember seeing a rough rendering, but I can't find it anywhere.
Weirdly enough, my opinion has changed quite a bit about Capitol Plaza. I used to think it was one of the most beautiful proposals for Boise, but now I find it to be a little bit of an awkward design that doesn't really mesh with the skyline very well. I think it's actually a problem with location rather than the architecture or scale, it's like the building doesn't feel "right" in that particular lot. One of the lots surrounding the Boise Plaza would be far better for that structure, I think.
But even then, I recall that R&N was not happy about the selection of location for the transit center, and threatened to back out of all projects for the downtown area if the center was built. So I don't know if either project will ever happen. :shrug:

BOISE -- Monday night the Boise City Planning and Zoning commission denied a proposal, which has received much opposition.
A planned development next to Loggers Creek off Parkcenter Boulevard was back before the Boise City Planning and Zoning commission for review.
A Ketchum developer bought the land last year and his plan calls for 287 units on 13 acres. However neighbors close by say the plan is too dense. The zoning and planning commission asked the developer to meet with opposed residents and discuss a compromise, but after three meetings, neighbors still aren't happy.
Boise City Current Planner, Cody Riddle said the developer has not decreased the units, but instead spaced them differently as well as change the height of one of the buildings. City planners approved recommendation for the proposed project.
"We felt like it complied the first time and we have recommended approval again but there are definitely some subjective issues in terms of compatibility and just how it will impact neighbors that the commission has to weigh,” said Riddle.
Opposing neighbors say the dense housing will decrease the value of their homes. They are also concerned about wildlife habitat next to Loggers Creek. The commission heard public comment Monday evening, but ultimately denied the request. Now the applicant has ten days to appeal the decision.

Society clearly doesn't require restaurants to survive, nor would it take much intellectual effort to write them off as unnecessary indulgences or worse. I'd argue, though, that a vibrant restaurant scene is as fundamental, as essential a cultural expression as the visual arts, music and literature. And without a vibrant restaurant scene, culinary creativity can bleed away from a community.

Not today, but last fall I heard several loud booms. I was on the greenbelt around the Julia Davis Band Shell area and the booms seemed to be coming from the east side of downtown. Seriously it sounded like TNT. Weird. Sorry Cottonwood if we're going off topic, but the only thing I've ever heard that loud was construction related. So who or what...?
About the missing Compton Warehouse, I love the view coming in from the west now. You can see the Foster's building and that whole block now.

i can't put a finger on those explosions or whatever they were i'm thinking it could have been cause by them hammering something into the ground with that huge hammer that has to be hoisted up by a crane but i know of no construction site that currently is that far into construction as of yet.

I watched the report last night on the news about how happy the people are by Loggers Creek that the city denied the project on Parkcenter. So instead of attractive buildings, grounds, etc. they want to keep looking at a huge eyesore of a bare lot:jester: I really hope the developer appeals or redesigns, but he is probably burnt out on the nimbys. Now this? why would that owner care about the height of the proposed apartments when her dinky little office building has a river view?

Looks like my return to The City of Trees has been delayed. My old boss had pretty much told me I had my job back, but it was a driving job and I am unable to return with a vehicle at this point. So the job will more than likely be waiting for me whenever I do return, but at the moment I'll be hunting for work in South Florida so I can save up enough money to buy a small car and get back. Somewhat off-topic but wanted to get it out there.

The new meters will allow for payment with debit, credit, gift and so-called "smart" parking cards, as well as the coins we're used to carrying by the dozen. The meters also sport battery packs, recharged by solar power. When there's not much sun, the meters will switch to their batteries

Took this pic during my lunch walk. Looks to be demo/remodel going on in the space between Main Street Bistro and Flatbread. I believe it has been overflow for the Bistro for a number of years. Before that, maybe a BBQ for a while and if you go way, way back it was The Heartbreak Cafe if memory serves me correctly. Anyone know what is going in there?

Greenbelt and Harris Ranch update, sort of:
A new section of greenbelt at Harris Ranch now extends from a point near the north end of East Parkcenter Bridge eastward all the way to Eckert. This is part of a realignment that's part of the Harris Ranch Specific Plan. I believe the old section of greenbelt along Warm Springs will be ceded to the Harris Ranch development. That's probably why it hasn't been repaved though it needs it. The new section is super nice and ends up much closer to the river.
Future phases show it extending from Eckert eastward behind the Mill District of Harris Ranch and connecting with Lysted, where I'm guessing it will continue with it's current alignment next to WS Ave.
New homes continue to be built north of Parkcenter and on each side of the Warm Springs dogleg. Each district has its own name, can't remember the name of the one currently being developed.

Yellow line is newly paved Main Greenbelt in its new alignement, red is proposed and a guess. I've seen the actual document that details the route but can't find it now. The path system connecting the EPCB to the Greenbelt is now complete with good access on both sides of the bridge on both sides of the river.

BOISE -- It's been a food truck rally weekend in the Treasure Valley. On Friday, the mobile kitchens were in Boise. On Saturday, four food trucks kicked off the trend in Nampa in Lloyd Square.

The rallies come partly as a fun way to do business, but they're also the result of a need for truck owners to be creative and draw a crowd to them. That's because kitchens on wheels aren't allowed on public streets in the heart of downtown Boise.

Berryhill says while it would add competition, he says he likes trucks and wouldn't be totally against mobile competitors.
"I think because of this cool factor they have, I believe that they can bring more diners into downtown Boise," Berryhill said. "We like to be a culinary spot. That's a big thing. It develops culture for downtown Boise."

Personally, I really dislike thread proliferation. Nitty gritty planning and zoning discussions when they come up almost never take up much room of the main Boise thread.
Regarding the Food Trucks, they don't pay property taxes, sewer bills, or DBA fees that the fixed restaurants have to pay. This is an unfair competitive advantage. Fixed restaurants also have a zillion other P&Z regulation hoops to jump through. It's possible to argue that a few years of a slew of food trucks parked downtown would drive quite a few restaurants out of business. Is this what we really want? How do other cities do it? In my travels I don't ever recall seeing any downtown flooded with food trucks. Food trucks evolved or were allowed to evolve to serve far flung places like construction sites where there were no restaurants around and the slaves construction workers only get half hour lunches.
If they can sell food out of trucks parked on downtown streets, why can't I bring in motor homes at night and rent hotel rooms? I think hourly rates could be a big hit too! Everyone needs a nap right? It could prevent a lot of drunk driving too.
I wish I had the $$$ to try and pull off a stunt like this just to see how the City would react and how the news would spin it.

Oh I know, I was more referring to a thread for discussions about stuff like this food truck discussion, restaurants, concerts, art galleries, events, Treefort, and other things that don't have to do with P&Z, Design Review, Architecture, Development, etc. I only mention it because there are a lot of articles I've wanted to post and talk about, but I didn't want to clog the development thread as they weren't development related.
Personally as a customer I love food trucks. Are they an unfair advantage? Maybe, I'm not in the business so I don't have an informed opinion there. Take Austin for example (since I think Austin is what Boise could look like 20-30 years from now) -- their downtown is flooded with food trucks, but they don't seem to have an epidemic of restaurants going under. In fact, from the people I know there, they absolutely rave about it, and I can see why having visited a few downtowns dotted with food trucks. I don't know how they do it, but perhaps that's a model to follow? Plus, I have to imagine the climate would outweigh an unfair advantage -- customers are much more likely to eat inside during the cold winter months as opposed to outside, and food trucks can't provide that.
To me, food trucks can really add to the outdoor atmosphere that makes Boise so wonderful in the summer time, and many of them are locally owned and operated, which is far better than just another chain restaurant. I think the ban should be lifted, but I'm all ears to what you think.

I like your idea BoiseAirport, I have often thought about a misc thread for food, art, music, the Boise scene, etc. but I feel boisecynic has a point and that we should just discuss the Boise scene in this thread. I personally do not think it is out of line to discuss lifestyle in this thread, I have posted several lifestyle posts in the past, a few people seem to have had personal issues with it, (what does this have to do with development?!?) but I do not think it is off topic at all to discuss that information in this thread. Besides, Boise forumers can either be active or very quiet, if a lifestyle thread is posted, there may only be a few who participate. It is up to you, your choice, but either way I will participate.:tup:

I truly appreciate the food trucks, but I would not want to see them right in the center of downtown such as the 8th Street area or even between 11th and 6th because it would seem cluttered. Several trucks hang out on the edge of the main central core and I feel it works well for them, there are so many restaurants and variety in the central core as it is.
Just my opinion, but I do not want to go to Baguette to get a bowl of pho and see a taco truck parked on narrow 8th Street in front of Bag's. I do dig the taco truck that usually parks on 6th and State during the lunch hour.
I went to a food truck rally a few weeks ago at the Red Lion Downtowner parking lot and it was a great event. Boise has a lot going for it with the unique food trucks and the restaurants we have downtown.

If they can sell food out of trucks parked on downtown streets, why can't I bring in motor homes at night and rent hotel rooms? I think hourly rates could be a big hit too! Everyone needs a nap right? It could prevent a lot of drunk driving too.
I wish I had the $$$ to try and pull off a stunt like this just to see how the City would react and how the news would spin it.

i'd love something like this as part of the greenbelt so when people come to visit we can rent bikes and spend time exploring the area. maybe have rental areas all along the greenbelt, with a large one near the city center with easy access to parking.

Great article in the Statesman today describing how far downtown has come since its nadir in the mid-80s. It also demonstrates something how critical Kempthorne's role in the transformation was--something that can sometimes be eye-opening for my left wing friends who only knew of his career as a US senator and governor.

Interestingly, Kempthorne is only mentioned twice in that thesis. According to the thesis it was Brent Coles who was most instrumental in breaking the 15 year long downtown mall deadlock. Sandra Forester at the Statesman really leaves out a lot of important stuff.

Every month for the next two years of 1984 and 85 Tom Twilegar brought the suburban mall discussion before the council and Brent Coles seconded the motion thus forcing a public debate. For two years the suburban mall, Tom Twilegar and Brent Coles were in the headlines of Boise's newspaper. After the two years of debate over the "suburban mall" vs. the "downtown mall," three city council members and the mayor's seat were up for re-election. Four new people entered the race, all of which supported the suburban mall platform. Dirk Kempthorne, Idaho's current governor, ran for Mayor, and Mike Wetherel, Jay Web, and Sara Baker all ran for city council. Dirk Kempthorne as well as all three of the new city council candidates won their respective offices. In just over two years, Boise had six new city council members and a new mayor.
The new council members, now holding a majority in favor of the suburban mall, asked Brent Coles, now the president of the city council, what he wanted to do with the BRA and the members of its board. The council members and the mayor asked Brent Coles if he wanted to "Sweep the board or mend the community?" Brent Coles agreed to do his part in trying to mend the community. The new city council decided to increase the number of people on the BRA's board members and slowly have the people not in favor of the suburban mall fall out or leave of their own accord. The stalemate had finally ended.
In other words, it was Coles' call to sweep the board. He didn't.

I have said it many times in the past that Boise is a perfect example of how not having a tacky mall downtown, among other things, has created a vibrant model of a downtown for other cities to look to. I have lived in a few other cities in the past that do have malls in their downtowns and they lack the vibrancy that smaller Boise has, those cities feel very corporate with no soul, they are sterile. Boise is the opposite, our downtown is like a huge comfortable living room.

Pioneer Place is a good example of a downtown mall done right. I should have clarified that I am referring to larger malls in downtown cores that are large enough to be a suburban mall (including malls that are labeled lifestyle centers too).

While it's unlikely that every single building in the BRA's path would have been saved, it would have been cool if we still had the continuous corridor of historic buildings down the stretch of Main Street. Today, we really only have that in pieces between 5th & Capitol, and again between about 10th & 11th.

Today is a beautiful spring day, The Race to Robie Creek, the toughest race in the Northwest and probably anywhere is taking place, the Saturday Market began downtown for the season, people are out in mad force riding bikes, walking around, wearing shorts and birks and drinking iced coffee, tasting wine, basically Boise at its best. Ok, so I partook of several wine tastings at the market with a few buds and it was not even 1pm yet.:D
But then there was a loud boom while we were deep in the crowds on 8th Street and then black smoke and it almost looked like the Hampton Inn @ BoDo was on fire, but it was the gas station on Myrtle and Capitol.
Of course I had my camera with me. Almost 4$ a gallon for gas, thanks

I was right there when it happened as well, and I too had my camera. I was in shorts and a black collered t-shirt, and I was walking with my Dad, we were checking out the public market. We were right at BoDo, saw the smoke, and started walking toward the gas station to see what was up. There was a guy standing there with a camera and he told us he thought a motorcycle caught fire (which appears to have been true looking at your photos) -- was that you? My Dad wanted to get closer and get lots of pictures/videos, but I pulled him back as it didn't look safe and pictures weren't worth getting in danger for.
Today was just a perfect day in Boise. Just simply perfect. I got over 500 photos of all around downtown. The weather was gorgeous, the flowers and trees were all blossoming, the streets had the wonderful aromas of food throughout, and people were everywhere soaking the sights and sounds in. Days like these are why I have such excessive love and pride for my hometown. :)

Regarding that seafood restaurant, there's also a Fresh Off The Hook in the mini-mall on the west side of the Milwaukee curve. I enjoy that place, and will be happy that there will be one in nearby downtown.

Very true. Even Utah has enjoyed much more of the boom than we have. Until Sockeye's recent expansion push, most of the established breweries in Boise have been pretty quiet. I think the arrival of Payette, Crooked Fence, 10 Barrel, et al, kicked the competition up a level and hopefully that results in better beer from all of them.
Both of Idaho's iconic and bottling brewers (Laughing Dog and Grand Teton) are nowhere near us. I do hope that out of the recent activity a few strong players emerge and that someday people will be able to buy Boise brew outside the Treasure Valley.

A cool fact is that most of the ingredients they use down south are grown in Idaho. I really like how the local beer industry in Idaho is booming. Each region of the state has their own breweries..even Pocatello.

Most of the hops and barley grown here end up being used by the big commercial brewers, but some of it makes it way into microbrews. Grand Teton did an all Idaho Pale Ale last year.

I should have been more specific...most of the ingredients used in the fine pubs in SLC (down south) come from Idaho growers. Idaho Vodka seems to be the rage now and of course our wines become more popular and known as each year passes. Our state produces some really high quality world class drink. It's good for the economy.

The Taphouse Gears Up for Grand Opening Thursday

Heads up, beer nerds: The former Lobby space at 760 W. Main St. has officially been transformed into The Taphouse. Though the pub had been shooting for a February grand opening, it missed the mark by a couple months. Co-owner Brian Forde confirmed that the space will host a soft opening for friends and family Tuesday, April 24, and Wednesday, April 25, before a public grand opening on Thursday, April 26.
The restaurant will boast a full bar, a patio and 44 taps, 34 of which will be in constant rotation.
“We’ve got about 10 that are brewed right here in Boise, a handful more that are from Idaho, and then pretty much all the rest are from the Northwest,” said Forde.

Poked my head in the Taphouse the other day while on my lunch walk. While they were still finishing up minor construction, it looks like it will be a great new option in downtown Boise. Great news to hear that they will have a selection of $2 micro's during happy hour....it can get expensive to have a beer downtown, with many places charging $6 even during happy hour.

From a general economy perspective, this is good news, as D&B does a ton of research before moving into a market given scale of the investment that they make in each location. :cheers:
Ironic that there have been Dave and Buster adds on TV locally for a while now...kind of like they were teasing us. H&M advertises locally too, so maybe they are in Boise's future expansion plans.
I had heard that an Ulta (cosmetics/fragrance) store was opening in that location. To be next to Nordstrom's Rack... hmmmmm...
The Statesman has an article about Ultra opening next to Dave and Busters.

Good news for the State and Gary Lane area. According to IBR, the Shadow Hills Square site will be back on the market soon and at least a couple of developers are interested (Subscription required-- http://idahobusinessreview.com/2012/04/25/shadow-hills-square-site-in-play-at-state-gary/). This site has been tied up in the DBSI bankruptcy for years. Before the downturn and DBSI's financial issues, there were some pretty aggressive plans for this site, so will be interesting to see what happens. Is probably the last big, contiguous portion of property in that part of town.

Sounds like at least one of the developers may be focused on a big box home improvement as the anchor, whereas before the focus was mostly mid box with Hasting's as the anchor. Hope that Hasting's is still in the mix as that would be a very nice addition to that end of town.

condo proposal in san antonio.
seems like most cities have midrises and high-rises away from the city center, especially residential.
closest we have is the complex on I-84 and eagle road.

More and more common to see mid-rise mixed use clusters away from the city core. I think about the only place that I can see that making sense here is exactly the area that you were calling out. More and more employers are locating near the I-84 Eagle exit. By some estimates, there will be 10,000 new jobs in that area over the next few years. Would only be a matter of time before someone looks at dense housing close to the employers due to the utter gridlock that 10,000 new cars would create (because we know our local politicians would never support better mass transit to get some of those cars off the road :hell::hell: ).

Breweries seem to be sprouting up like weeds in the Boise area and I know of at least three others (unannounced) that are in the planning stages at the moment. Hopefully one of these new or existing players really executes well and turns into a true regional powerhouse. It is great to see expansion in this segment, but I'm sure a couple of these will be gone withing a few years. Like any market that gets overheated, only those with adequate financing, good product, and capable marketing will survive. In the meantime, it will be fun to sample all of the offerings. :cheers::cheers:

If light rail or BRT was put down State St, which would be a game changer, I think some nice TOD would be just about perfect for this lot considering its overall location, only then would anything half as decent as that San Antonio rendering ever be proposed.

The current topic was the Glenwood and State area. Wasn't it in the news a year or two ago that GC is considering selling off the fairgrounds. That whole area is seriously underutilized. It could become a new urban center with forward thinking. It's also part of the Hawk's stadium discussion. Redevelop the entire fairgrounds area as mid-rise mixed use and move the Stadium downtown. It's a tough sell in the short run but... To tie this all together, Glenwood is only 3 greenbelt miles from the 36th Street Footbridge and the Whitewater Park.
Anyway, I posted the following pic on reddit. The whitewater park Phase 1 is nearly complete but some of the bank is unprotected and getting trampled. The awesome 90 degree weather of last weekend brought out hundreds of people to the Clocktower Pond and the Wave. About 3 weeks ago Parks fenced about 200' of replanted bank and then stopped. For the life of me I can't figure it out. In the foreground where the people are sitting were more tree saplings which are completely gone for about a 20' stretch.
