I saw the new fence at the Goodman site and a large front-end loader and a 40 yard dumpster but that was over a week ago and nothing has happened since. Figures. You know they're just waiting for ES Park and the 30th Extension to be completed so they can cash out in big way. Then again, maybe not. It's what I would do though.

WOW!!!! So is that the final design for the JUMP building? If that is what the final product is going to look like, I am incredibly more excited for this project.

Also, I live near Cloverdale and Fairview and was curious as to what they were building there. A Peterson's eh? Interesting.

Creative energy crosses Boise's Front Street
Published: June 29, 2012

New public art, creative businesses enliven the edge of Downtown

For years, the flow of Downtown Boise came down 8th Street, and then hit a wall. Not a literal wall, but one of fast-moving, one-way traffic that created a hurdle for pedestrians crossing Front Street.

Though the First Thursday scene is lively in the Downtown core, two creative clusters — one in the heart of BoDo, the other at 6th and Myrtle streets — now are drawing significant numbers of people to the south side of Front Street. Both are becoming destination locations that offer a new vibe in town that you can explore this First Thursday.

City's urban renewal agency spruces up Whole Foods and 10 Barrel Brewing Projects
by Andrew Crisp

While the City of Boise anxiously awaits two high-profile foodie tenants, the Capital City Development Corporation, the city's urban renewal agency, is assisting in a bit of curb appeal in anticipation of Whole Foods and 10 Barrel Brewing.

++++++++++++++++++++++++++++++++++++++

Deeper in the article is info regarding the street/landscaping for Whole Foods. Sounds like it will be lush with the double lawn strips and all of the trees to be planted.

The large-scale streetscaping plan includes trees spaced 50 feet apart for the length of each street, rows of the LED-powered "historic" street lamps used in the downtown core, bike racks and more. The city calls the style an "urban parkway" for its large width.

"It's essentially a double row of lawn and trees, and a sidewalk. So typically you have the curb, you have an 8-foot lawn strip, you have the sidewalk and then an 8-foot lawn strip beyond that," said Hall.

Part of the streetscape also includes a plaza at the intersection of Myrtle Street and Broadway Avenue, with enough space for a forthcoming art installation.

the whole foods parking lot looks like it's about half the size of the winco parking lot.

i know phase 2 is to add a 3-floor parking garage just south of the whole foods building with a condo tower. hopefully that will happen sooner rather than later to add more parking.

Planned, some construction has already began to get ready for the extension which I believe is happening next year? Boisecynic may know for sure.
I've heard they want to name it "Whitewater Boulevard", or something like that.

Barring nuclear war or some other catastrophe, the 30th Extension is a go for next spring. ACHD is in the right of way acquisition phase if I'm not mistaken. Two duplexes have been removed at 31st and Pleasanton and another old house has been boarded up. The place next to IRS also is now vacant and gutted, owner probably salvaged building materials. A 200+ yard section of ground north of Pleasanton was base graded earlier this spring.

Also, several different items I've read state that the Esther Simplot Park will begin construction this fall. I'll believe it when I see it. But once this stuff gets rolling I think many are going to be blown away by the changes.

Sawtooth: The juxtaposition of the Fanci Freeze cone and the turret is epic. You planned that, right?

Thanks for the info cynic. Do you think when this extension is completed that people will actually stop using State St between there and downtown? Or will old habits take forever to break? I would hope that ACHD tries to "force" State Street downtown bound traffic onto the new extension so that is is utilized as it should be and take away one of the lanes in each direction on State between 23rd and say 9th and add a middle lane as a turn lane and add bike lanes.

Submitted by Dana Oland on Wed, 07/11/2012 - 5:25pm, updated on Thu, 07/12/2012 - 9:25am

Executive producer Frank Marshall will bring his latest film “The Bourne Legacy,” the fourth in the popular action/spy/thriller series to Boise for an advance screening on Aug. 1 at the Egyptian Theatre, 700 W. Main St, Boise.

Marshall has brought the first three Bourne films — and twice with its star Matt Damon — and a few other of his films such as “Seabiscuit” and “The Last Airbender” for screenings to benefit Boise Contemporary Theater.

It's hard to say. Old habits do take a while to die. For example, one of the reasons I write about the Broadway Chinden Connector so much is that I lived on Myrtle right when it was completed. Before it was finished Myrtle was as quiet as church mouse. After the connector fully opened there were quite a few more cars. But after about 2 months there were many many more cars. No it's not a scientific traffic study but I'll bet money that traffic counts correlate with my experience.

Besides the 1968 proposal, the 30th Extension was part of the Bench to Valley study in the late 90s, iirc. So it may take some traffic off of VMP/Curtis as well as 27th. But a problem with it is it doesn't really directly connect anything with anything else. Shoreline/Americana traffic will have to dogleg to use it. Downtown bound traffic will add an extra mile to their trip. I really doubt it will change traffic counts on State St east of 23rd. It's main effect will be to reduce traffic counts on 27th. Too bad ACHD isn't giving back the land taken in the 1974 widening of 27th. 27th used to look exactly like 23rd, so says an old timer I've spoken with.

It's really hard to say what outcomes this road will have. It will definitely service Esther Simplot Park and spur development of the vacant lots hidden off of Moore St near Rose St.

Making that section of State Street one way would allow the road to be narrowed to three lanes as it should be, and would also make the narrow section behind the Capitol more navigable as well.

cynic, correct me if I'm wrong, but once the new road is created won't 27th be changed from 4 lanes to 3 lanes with bike lanes and a center turn lane? At least, that's what they should do.

That is correct, re-striping 27th is a budgeted part of the project. And I believe the speed limit on 27th will be reduced from 30mph to 25. Not sure about that though.

Not sure if this has been posted yet....hopefully during the coming years developers focus on areas around downtown instead of Eagle Road.

Speaking of narrowing roads and the connector... I wonder if Main/Fairview could be reduced from four to three lanes and add some green space... Like what Meridian did with Northbound Main? That whole area is looking pretty rough. I know it's the subject of a possible urban renewal district, but will that bring enough traffic to justify such a huge road? Even during rush hour Main/Fairview are pretty dead... The area would really be enhanced with a nicely landscaped pedestrian path.

I believe the narrowing of Fairview/Main to 3 lanes each way was addressed in the 30th St Specific Area Plan of 2007. The new URD would probably be used to spruce up Fairview and Main early on in the process. This is what really slays me about the handful who vocally oppose URDs. Who could possibly be against that? I don't begrudge some ACHD tax money being spent on the Meridian Couplet. Although couplets are a can of worms, Meridian south of Franklin looks and feels much better now.

Any Meridian business people on here? Has business been better? Worse?

I've done a little research on couplets and it seems the current consensus by the academic types, college degreed urban planners, is that couplets are very much frowned upon. From a traffic engineering standpoint they're a success. It's the old battle of the engineer versus the creative type.

Any discussion on couplets? I'm evening thinking of starting a thread. I can't find much anywhere on SSP about couplets but they're used all over the USA.

They really are great... Especially where it's only a block between streets a la Meridian. Most businesses in the middle are accessible by both streets. The businesses on the East side aren't the impulse type places anyway, they're the kinds of places you left home to visit like the Speedway and Zamzows.

People get SO up in arms when they have to go a little out of their way to access their destination, but the needs of thru traffic needs to be balanced with that of local businesses. Over the past 20 years, ACHD and ITD have been catering to the needs of businesses (think Eagle Road). KTVB interviewed some drivers at Eagle and Fairview upset that they would have to overshoot their destination then drive back to it now that medians are being installed. Maybe takes an extra 2 minutes?? I think that's worth it to improve flow on Eagle...

Apologies all around! We've been definitely slacking on our updates over here. Here's a quick rundown... After some unforeseen delays, we've got permits in hand, and construction is underway!! The bad news is that we're several months behind our original time frame, but the good news is we're making progress and doing all we can to open as fast as humanly possible!! I saw something that piqued my curiosity while browsing through the Boise PDS online: a building permit application was recently listed with no name, no documents or anything like that. I came accross this article, mostly because I saw an advertisement on tv for Wingstop! The article is focused on Oregon's expansion, but in the second paragraph it points to a Boise franchise as well!

So, I happen to love Wingstop and when I lived in Tucson, AZ I had the option of In-N-Out Burger, which I love as well, yet I opted for the wings more often. Specifically their boneless Hot Wings and their bone-in Lemon Pepper Wings! Plus they use Idaho potatoes which they put a sugar topping on.

If any of you can round up any more information about this I'd surely appreciate it. I cannot wait for this arrival!

(BTW) I found out that H&M is aiming for an opening date close to Christmas for the Boise Towne Square Mall.

This would be really really cool. I liked the renderings back then and thought it was a shame that they didn't get built. The top of that building looks like it's begging for more height. Especially with 8th and Main, and all the other taller (for Boise) buildings around it.

The only thing is though, wouldn't they have to add more parking? Downtown apartments are great, but I figure people want to have places to put there cars, and while there's the park garage there already, I feel like the addition of apartments would fill it up. Was there a plan to expand that garage at all in the proposal?

:previous: I recall there were not any plans to enlargen the garage. I do know that the upper floors are currently for monthly parking and residents of the adjacent condo tower, so there is probably room for more resident parking on the upper floors. I would think and could be wrong, that a lot of the tenants would be younger people without cars and work in the downtown area, and rely on bikes for their main source of transportation, kind of like the tenants of The Idanha and The Idaho Building.

At the time this first got proposed the NIMBYs at the then named Washington Mutual Building condos went in a uproar saying stuff like this will add too much traffic in the Capital Terrace garage and the usual excuse of this will block my view. I believe I saw some layouts years back that included some parking on the base level of the apartments, so level 3.

Unfortunately, Boise doesn't offer a lot of transportation options outside cars and biking, and that makes living without a car hard. Even when you live downtown.

Wow, I didn't realize that this was originally proposed in 2006...how time sails on. If this is being resurrected then the same concerns may come to play.

The quote buried deep in this thread mentions the parking situation.

Here is a little more information on the Capitol Terrace Apartments.

Plan to build condos atop parking ramp challenged

Idaho Business Review
by Lora Volkert
01/16/2006

A Boise resident has appealed the Design Review approval of the Capitol Terrace Apartments project, an 81-unit apartment complex planned on top of the Capitol Terrace parking and retail building.

The project would increase the height of the two-story building, on the block bound by Eighth, Ninth, Main and Idaho streets, to eight stories (IBR, 12-05-05).

The appeal is scheduled for Feb. 6 by the Planning and Zoning Commission. But the plaintiff, Joshua Rundus, and developer Ken Howell were planning to meet this week to see if they could reach an agreement.

Rundus, a resident of the Washington Mutual building just east of Capitol Terrace, said he is concerned about the design of the project and related parking issues.

Rundus, who said he is supported by a number of other downtown residents and business people, thinks the project should have more new parking and leave the Capitol Terrace Garage for use to visitors to downtown.

"That garage really plays a pivotal role in Boise's downtown vitality," he said.

Howell said there's no way to add more parking to this project. He added that he felt "pretty lucky" just to be able to add 24 spaces to the 495 in the garage, built in 1988. The structure contains 40,000 square feet of retail space.

He said that most of the residents in the Idanha and Idaho buildings, which he redeveloped, typically park away from the building.

Sarah Schafer, chief design review analyst for the city, said the city cannot require more parking spaces because of the project's zoning.

Rundus, a product manager for Hewlett-Packard, also dislikes certain design elements, including the color scheme and "boxy" shape, which match the existing building.

Howell said the design is "in the eye of the beholder." He noted that the design review committee has requested follow-up on the color scheme and that the project has "lots and lots of modulation, indentations in the decks," and is essentially composed of two separate towers.

Schafer said she "(doesn't) expect there to be any changes made" by the planning and zoning committee, though Rundus may still appeal the project to the Boise City Council within 10 days of the Feb. 6 hearing.

Rundus said he received little notice about the planning hearings and wanted more involvement in the process.

Nice to see one of my real old pictures was unearthed again. :)

The WaMu Building folks gave a lot of reasons for opposing the project (and will probably rehash those again if/when this goes to public hearing again), but I've always speculated that the real reason is that they didn't want rich people and poor people living on the same city block.

As an aside, the avatar of Hawk is from one of the units in the WaMu building (though I'm not sure if it's an office or condo).

Finally, on the issue of parking, catering more to cars will only solidify them as the dominant mode of transportation. If the developers think they can successfully build a project without parking, then by all means, go for it. Many other developers have thought otherwise and add a layer or two of parking spaces.

I really hope that gets built. All this whining about views being blocked is ridiculous. I understand Boise has a great view of the foothills but c'mon, you're downtown, it's supposed to be tall building in a dense area.

Rich and poor should share the same areas.

I'm a big proponent of cars and am a fan of driving, but again, it's downtown. The focus should be on building an ecosystem of living, work, play so that people can walk to everything they want to do or need.

You are correct! It is from a unit on the 8th floor, on the west side facing the parking garage. that picture is of the indoor balcony. I had more photos of that the Unit but unfortunately I think I won't be able to retrieve the them because they were all on my phone. Some may be on my photobucket account but I haven't checked that yet.

Boise Whitewater Festival lets all boaters compete and have fun

Published: July 19, 2012

By ROGER PHILLIPS — rphillips@idahostatesman.com

It's been a great year for whitewater events, and there's more in store at the Boise Whitewater Festival July 27-29.

People got to see some of the best kayakers in the world in June at the North Fork Championships on the North Fork of the Payette River, which was followed by the U.S. Kayak Freestyle Championships in Cascade earlier this month

It kicks off on Friday, July 27, with the “Boise Whitewater Park Video Contest,” which runs from 5 to 7 p.m. at the Sandbar and Grill at The Riverside Hotel at 2900 W. Chinden Blvd. in Boise. Admission is $10.

To compete, grab your camera and create a video at the Boise Whitewater Park. Kayakers can jump into the park’s holes and waves and have a buddy film their best tricks. Enter your video in the contest and the audience will crown the champ.

On Saturday, July 28, the festival will get on the water with downriver races near Banks for all whitewater craft.

You mean 1001 W Idaho? That is the Washington Federal Bank Building and its parking garage. The parking lot/garage where the construction fence/work is, is on the east side of 11th across from Record Exchange. That entire half block north of the alley is one property as it appears on the Ada Assessor's interactive map site. Boise PDS site shows a permit describing parking garage repair.

Goodman Oil shack is gone! Torn down! Demolished! Razed! Wouldn't you know it, I have no pics of that place so I can do a before and after. Gotta slip this in of course-- thank FSM that the historic preservationists didn't get wind of this demo.

That pic really makes the place look presentable. Nevertheless, it was in very bad shape with a back corner looking like it had been hit by loader which left a car sized gaping hole. And a mown lawn? March 2009 was probably the last time that lawn was mowed. :-)

most of the projects are fairly small (whole foods, chick fila, etc.) so it'd be cool if we heard about another high-density project.

A good wave lifts all boats.

It also lifts the businesses that rent those crafts and the spirits of people who play in them.

The waves at Boise River Park even boosts sales of ice cream sandwiches.

“It’s bringing a ton of business to us,” said Colton Kerkman, who sells refreshments at the Yak Shack a few hundred feet from the whitewater park.

Sports BW Video Preview: Good Sports

Posted by George Prentice on Tue, Aug 7, 2012 at 10:00 AM

Boise loves its sports: the Broncos, Hawks, Stampede, Steelheads and, oh yes, Kristin Armstrong.

But perhaps what distinguishes the City of Trees from dozens of other cities that claim to be "great sports towns" is how much participation there is: Simplot Field is packed on any given weekend with soccer games, more Idahoans are embracing the rush of whitewater, the slopes of Bogus, Brundage and Mt. Baldy are part of growing up here, and you can't dismiss the ever-increasing number of cyclists.

"Sure, Boise is an awesome sports town," John Brunelle, assistant for economic development for the city, told Boise Weekly. "But, let's face it, there's a lot of great sports towns. But the difference in Boise is how many participants we have: Boiseans are players. They're the runner, the skier, the rafter, and certainly the cyclist."

Boise is on another "healthy" city list. These types of rankings make sense based on the amount of people around here in spandex who are fit and stay active. Earlier this year the CDC ranked us one of the fittest and most healthy cities too.

http://www.sunset.com/travel/outdoor-adventure/healthy-cities-00418000074834/index.html

9 fittest towns of the West It’s easy to be fit out West, with big mountains, bike-friendly towns, and beaches that practically beg for a volleyball net

Boise

Take one look at the 22.5-mile Boise River Greenbelt trail, watching locals float rafts downstream or cast flies in the shallows, and you’ll wonder why you haven’t heard more about this small-town city, which seems to have more green space than people. Boise might just win the award for most within-city recreation. And just out of town is pretty great too. We love Bogus Basin (bogusbasin.org) for nordic skiing in winter and biking during the rest of the year. Walk or pedal the Greenbelt trail in town, or hike up Table Rock, just 1.5 miles from downtown. Poke around the historic Hyde Park neighborhood, ending up at the trailheads in Camel’s Back Park.

Where the athletes eat: You gotta try the pumpkin-chai Kristin Armstrong Gold Medal Muffin at Big City Coffee ($; 208/345-3145). For dinner, head to restaurant-distillery Bardenay ($$; 208/426-0538) or Tony’s Pizzeria Teatro ($; 208/343-1052), where Tony, from Naples, serves nothing but Napoli-style pizza.

There, you can enjoy some pre-beers, decorate your bicycle for the morning ride and groove to Boise’s Finn Riggins, Portland’s Brainstorm and more. It all benefits the Southwest Idaho Mountain Biking Association, Treasure Valley Cycling Alliance and Boise Bike Project.

Food notes: Bleubird Cafe bringing gourmet cheeses to Downtown
Published: August 10, 2012

By Dana Oland — doland@idahostatesman.com

Boise native Sarah Kornfield returned home a few months ago to open her first independent restaurant with her husband, David Kelly.
The Bleubird is slated to open in late August at 224 N. 10th St. in the spot formerly occupied by The Fixx Coffeehouse.

At Bleubird (named for the cheese), Kornfield and Kelly will serve a selection of gourmet cheeses, seasoned meats, antipasti, fruit, jams, chutneys, fresh salads and sandwiches for lunch and happy hour.

REEL FOODS MAKES MOVE
The well-known fish market Reel Foods was hidden under the Connector at 304 S. Americana Blvd. for more than 20 years, selling fresh fish daily.

But the fish market will move later this month to a much higher profile storefront at 911 Capitol Blvd., around the corner from Tablerock Brewpub and Grill at Fulton Street.

Bar featuring classic arcade games to open in Downtown Boise

If you've yearned for a place where you can play Donkey Kong, Mortal Kombat and pinball games with beer and wine at the ready, you're in luck. The Spacebar Arcade is coming to Boise, and it's bringing about 30 pre-1990s arcade games and pinball machines to the 21-and-over crowd.

Five friends who live in Boise and grew up here plan to open the bar Aug. 31 in the Adelmann Building at 200 N. Capitol Blvd. The building also is home to Le Cafe de Paris.

"We had visited similar places in Portland," said co-owner Trent McNair. "Ground Kontrol was an inspiration to us. ... We were surprised nobody had done [an arcade bar] in Boise."

This is fun news and adds even more to the downtown Boise vibe. Per the article the piano remains indefinitely.

The Spacebar Arcade is about the coolest piece of news when it comes to downtown nightlife that I've heard in forever.

I heard someone mention at work that Kleiner is possibly getting a CarMax

"This is the eastern half of the Kleiner Family Trust East Parcel lying east of the Meridian Town Center and south of the Julius MKleiner Memorial Park."

This doesn't seem to blend in well with the park???

It's Meridian. Nothing blends well. Actually, the whole place is blended.

It's true. I'm a big Xbox 360 gamer but I guarantee I'll be at the Spacebar at least once a week, I remember playing these classic games when I was a kid and now that I'm an adult I'd love a place to go drink and have a social experience centered on those games.

It definitely seems like a sort of missing link in downtown culture. I'm betting there will be a good size crowd that flocks to it. Which should also bring more business to The Pie Hole...

LOVE it! Such a simple, inexpensive idea which will make a wonderful accompaniment to the atmosphere of downtown. I wonder what other downtowns have this?
