Salt Lake City Central Metro - Murray - Birkhill @ Fireclay updates
New development approved at Fireclay

The city has approved the 26-acre, mixed-use Fireclay Villages, which Murray leaders hope will spur more construction near a TRAX stop on 4400 South 100 West.
The Fireclay Redevelopment Area is a 97-acre project created near the light-rail station. Through an RDA, developers can receive part of the property tax generated through the increase in land value from improvements.
Created in 2005, only one new building graces the former smelting site -- a lag many credit to the slowed economy.
"It's definitely impacted it," said Murray's Community and Economic Development Director Tim Tingey. "But the fortunate thing for us is we've got very good developers that are trying to adjust to these market trends." ....

Looks like the developers have changed it. The older renderings showed that Phase II or 2nd buildings would look just like the first building. These are shorter and look different. I thought all these buildings were going to look alike. :shrug:
Not sure if I like it or not. These new buildings don't look like they are going to fit in with the first building. I could be wrong. But from that rendering it looks kind of weird. IMHO

I like that phase two looks different than phase 1... It's more organic that way and I think it will make it feel more authentic than if it were all the same.

The reason why I don't like it as much as the other building is because looking at that rendering those new buildings look like they will be made from stucco. :yuck:
I think that would be a big mistake on the developers behalf if Phase II is made out of stucco. While the first building is made all out of bricks. I would like a little "Urban Brick Town Center" just like what they were planning at first. Now with these new plans it looks like these guys are just trying to save money and build a cheap stucco project that will just end up looking like gateway.

It doesn't convey very well in the rendering, but the only stucco will be the cream-colored areas circled below. The rest of the elevation will be brick that matches the existing building, and the orange and brown colored sections shown will be painted hardie-board (http://www.jameshardiecommercial.com/).

I really like the change in design. I think it gives it a much more geniune neighborhood feel to it. I look at it like this, cities and neighborhoods develop over time and they have character when there are different exterior elements used and different designs used.
I like that the height is less as you get away from the main corner, it helps add to the intimacy of the street and provides some different depths, rather than just the five story flat wall. Don't get me wrong about the current building either though, I love that building and the condos inside are very nice. If you haven't had a chance to look at them you should find some time to jump on Trax and go check them out.
I'm not sure if all the first floor is going to be retail, but I don't think that it really has to be. If there are a few more corner buildings similar to the existing one, that will provide some nice retail space for the entire area. Maybe the new units will have some two story live work, which will allow some people to possibly open a retail or gallery spot on the ground floor. I really think this has the potential to become a VERY vibrant neighborhood in the valley.
The corner units of the new townhomes will have a separate retail space on the main level, and the remaining units facing the street will be live/work units that have alley loaded garages and main level flex rooms that can be used as additional living space, offices or can be used for home-based occupanices.

Thanks for that explanation Ark. With your description I now have a good idea of the finished product. IMO this will be a very attractive project.

I toured the model of this building a month or so ago, and I was very impressed. The units are pretty small but they do a wonderful job of utilizing the tall ceilings. The condos start on the 2nd floor and all open into a central courtyard type area. The 3rd 4th and 5th floors just have a walkway outside their front doors and the entire center of the building is open to the sky. It's a really neat concept. Also the exterior wall of the rear units is a large garage door that opens up to a small balcony, essentially turning the entire condo into a large open air space.
If I worked dt I would consider a purchase here.

Jan 29, 2008 – With the addition of Reid Ewing to its faculty, the University of Utah's College of Architecture + Planning is taking aim at the top 20 city and metropolitan planning programs in the United States.
Dr. Ewing's expertise in transportation and environmental issues adds an important dimension to the city and metropolitan planning program at the U, as the Wasatch Front is expected to double in size by 2050, according to Chris Nelson, an expert in metropolitan growth who also joined the Utah faculty last summer.
"By virtue of our faculty, our program has the potential to become a national leader in sustainable development," Ewing notes. "I see particular opportunities in planning for climate change and energy security." Ewing is co-author of Growing Cooler: The Evidence on Urban Development and Climate Change, written in collaboration with Keith Bartholomew, assistant professor at the U who researches the effects of transportation on the environment.
Most recently a research professor at the National Center for Smart Growth, Ewing hopes to establish a center for transportation research while at the university. "Being able to study transportation development in the West will be a critical component of the work that I do," says Ewing. "Being in Salt Lake City offers a first-hand opportunity to see the growth happen and to play a role in helping others plan."

Cuts won't halt USTAR plans

Construction on a new science and technology building on campus should continue as planned this year.
Rep. Ron Bigelow, R-West Valley City and chairman of the executive appropriations committee, said last week that construction plans for the U’s first building for the Utah Science Technology and Research Initiative would have to be postponed a year or two to compensate for budget cuts during the 2009 fiscal year.
However, legislators said Wednesday they didn’t think construction would be delayed.
“We don’t perceive there will be budget cuts against the USTAR building,” said Ted McAleer, executive director of USTAR. “But we realize there’s a lot of planning by a lot of different people that could change that.”
McAleer said the Utah Legislature will use bonds instead of cash out of the $50 million general fund to pay for the first of four buildings on the northwestern side of the U’s golf course.
The U has already begun construction to lay out electrical and water pipes to make ready for expected groundbreaking on April 28.

I hate office parks, it's just sucking away from downtown, but oh well, it is almost filled now with this addition so it can't suck much more (though it will always suck, if you know what I mean ;) )

SLC - Multi-Agency State Office - Under Construction
So I just drove by a 5 storie builing going up on the East side of 215 and I was wondering what it is. its across for the Holiday Inn on the West side of the freeway. Its bigger than I expected in that neighborhood!

I was driving on my way to the U and took a small detour into downtown to take some pictures. Its crazy how fast Tower 1 is going up, they are already working on the 10th floor!! Were almost a third of the way.

Most projects to continue despite state budget cuts

The U is continuing to plan, construct and renovate university buildings, despite budget cuts being implemented by the Utah Legislature.
Fred Esplin, vice president of institutional advancement, said the U shouldn’t stop constructing buildings. He said to do so would hurt students, the U and the surrounding community.
“A university needs to keep growing or it starts to die,” he said. “It is like anything else—if you aren’t moving forward, you are moving backward.”

The USTAR complex will be built on the golf course and will house researchers working with the Utah Science Technology and Research Initiative.
In a move to give back funding to Utah agencies, the Utah Legislature removed nearly $50 million in cash that was originally intended for the building. Kim Wirthlin, U vice president for government relations, said she expected the building to be bonded instead.
“The USTAR is moving forward, period. There will be no delay in construction,” said Mike Perez, vice president of facilities management. said. Perez said he expects construction to start late spring or early summer.

“This is probably the most important building for us this year,” he said.

Mike Perez, vice president of facilities management, said funding for the additions to the Huntsman Cancer Hospital was provided through donations, hospital funding and private bonding.
“The additions were paid for privately,” he said. “The Legislature will not impact its construction.”
Perez said the designs for the building are near completion. Construction will begin soon after designs are finished.

They are still making progress, there were workers there today and although I didn't get pictures, the whole in the ground is about half full of finished product and forms.
I also like that fact the Bingham Cyclery is moving in just to the east. They are working on the drywall inside right now. It is going to occupy the entire west side of that building. I think this is a great location and a great addition to the neighborhood.

This is Richards Court West. It appears as if they are starting to frame the exterior walls, before we know it they will be skinning it.

While this may not look familiar to anyone yet. There had been speculation regarding how they were going to approach Tower 2, and as was mentioned a page or two back, regarding the schedule of openings, Tower 2 (Future Mayor Tower) was going to be built to first floor of retail.
This picture shows what looks to be the rebar for the elevator shaft, and the base pad of Tower 2. So it does look like they will simply build it to street level retail and then once demand dictates they will simply finish the building.

I was on CityCreekLiving.com (http://www.citycreekliving.com) today and noticed a lot of the units in the Richards Court buildings are already listed as "unavailable". I did a quick count:
In the East tower, 19 of 53 units are unavailable and in the West, 23 of 38 are already gone. In total, 42 of 91 or 46% of the units are no longer available, including all but 3 of the 18 corner units with views of Temple Square.

I don't even know that they've officially opened for sales or announced pricing, so a number like 46% bodes well for the rest of the residential units at CCC.

They are marketing Richards Court currently. They range from $400k to $500K. I think the penthouses are even more.
I was contacted by a salesman from City Creek Living. I told him I couldn't afford that.
Tower 1 will be the same price range.
They haven't finalized the pricing of the towers along 1st South but he said that the top end may top out at $400k but couldn't state the low end.
Just my gut feeling, but I think a Crate and Barrel could be in the mix.
Someone else mentioned Borders.
That's great to hear they are getting this many reservations so quickly! I just hope they are purchased by people who will actually live there and not sit empty as vacation or second homes to people from out of state.
Urban Logic; As for the Mini Anchors, we did have a discussion about this a few pages back but we might as well have something to talk about right?
I anticipate an H & M entering the market as a mini anchor. Someone else had suggested that maybe a Saks, Nieman Marcus or Bloomingdales may open a small womens only store.
I can't remember what some of the other suggestions were. Remember we have to think of stores outside our market. 40-60% off all stores will be new to the market. :banana:
I say it every time, although it's not a mini anchor, here's to hoping we get a free standing Kenneth Cole store. :cheers: If we get that I don't care what else we get.

If I am not mistaken, downtown Salt Lake has between 9 and 11 tower cranes that are transforming the skyline.

Hey Kp, In the southern metro (your old stomping grounds) it's been more of a valley rain/sleet. Up in the northern metro of Davis and Weber,they've been getting allot more snow in the valley. The Mountains as you can imagine, have been getting some stellar totals. Definately, an incredible year for the powder hounds at the metro ski resorts.

Tower 1 - Under Construction

I was intrigued by the fact that the 4 penthouse plans in the regent have 2 bedrooms and aren't very big. The biggest is 2731 not counting the terrace. This is in contrast to the enormous high-end mansions in the burbs. Those who want an emormous condo downtown will have to look elsewhere. I think it would be a good advertisement to have a huge two-story condo or two at CCC.
By the way, that's a beautiful building, even though it isn't very big.

The Regent will have 150 units with 12 already unavailable. This one is at 8% sold now.
Combining The Regent and Richards Court there are 240 total units and 64 sold, that is nearly 27% already reserved. :banana:
Wow, I knew that I liked the West side, but I had no idea that the East was going to be so striking. I'm really enamored with the bottom levels also. This is going to be as cool or even cooler than 222 to watch go up!!!
.I'm blown away be the architecture of The Regent, although I like the flat side better than the curved side. All the glass gives it an open, inviting look, which is excellent for a residential building. It should age well. Also, the detail in the lower floors is amazing. There is a blending of modern and historic elements. My highest complements to the architects, whoever that is.
It seems like the only ones with any doubts about the downtown condo market are the builders. I think they could sell anything they can build.
Zimmer Gunsul Frasca (http://www.zgf.com), they also did the LDS Conference Center.
As far as I know, they are doing all of the residential towers at CCC.
I like the difference in vibes that they've created between the housing choices.
I see Richards Court appealing to retired wealthy Mormons, and the Regent appealing to a younger, more urban crowd. It will be interesting to see how and to whom Tower 1 is marketed.

And I'm not too picky. I choose level three, suite two.
yeah, I concur, this building really is a nice looking modern building. And 765 sq.ft. is actually decent sized for a studio, I would happily live in one. As far as 3 bedroom condos go, The Metro Condos (over by the library on 2nd East) has 20, and 14 of them are sold, so there obviously there is some demand for 3 bed condos out there.
As has been stated, it does seem like CCC is more stately and traditional on the north side of the blocks, and more modern on the south side, almost like they are blending from the institutional (religious) on the north end of downtown to the southern commercial side of downtown. Which, in my opinion, is actually pretty good design, so as not to detract or distract from their holy places by having traditional designs next door, but then blending into modern; yeah, I just think it's cool.
Originally I wasn't too wowed by The Regent (from the original drawings), however now with the detailed specs--wow, and wow. I already liked the images of Tower 2--I hope I am wowed even moreso when release detailed views and build that tower.

Definately Mid-Michigan. Each time I return from L.A. I'm struck by it and how right on top of or close it all is to the metro itself. Right now is an especially beautiful time in the Rockies. Allot of 50 to 60 degree days with cobalt blue skys and snow capped mountains.

Metro - The Ridge Condominiums - Under Construction

The Ridge consists of four, 4-story luxury condominium buildings to be built in two Phases. Each building will be constructed above two-plus levels of controlled access underground parking. In all, there are 201 condominium residences planned for this exceptional eight acre site. Phase I consists of 95 total units: Building A (43 units) and Building B (52 units). Demolition and excavation activities for Phase I commenced late in 2007.
The parking structure for Building A is now complete, laying the groundwork for the vertical framing of the condominium units. Completion of the 43 units in Building A is anticipated during the next six months.
