:tup: Looks like our first Holiday Blizzard is approaching, and it also looks like the ski industry will experience a banner holiday. Ten of Salt Lake's resort will be open for the Thanksgiving Holiday.
Prediction: The Canyons Resort will join Deer Valley and Park City in the top ten rankings, perhaps as early as
next season. Probably a great time to check out all the new development up there.

Revisions made to the 2008 Campus Master Plan

• The George Thomas Building, the soon-to-be-vacated home of the Utah Museum of Natural History, will be renovated and used as additional space for the College of Science.
• The S.J. Quinney College of Law is will construct a new home south of the law library. The structure may overlap with some of the area now being used by Carlson Hall. A new parking deck located either west or east of the chemistry building.
• An addition to the Fine Arts Building (art and architecture) will be constructed to the west of the current structure and tucked into the hillside at the site of the current structure (below grade of the building) connecting at the lower and main levels.
• Campus Planning and the Athletics Department are currently looking to close in the south end-zone of Rice-Eccles Stadium to accommodate more fans and expand the stadium’s athletic facilities.
• The parking structure originally slated to be constructed south of the business school complex has been relocated to a site northeast of the original location. This will create a better pedestrian corridor for students coming onto campus from the South Campus TRAX station and a safer drop-off zone for children attending dance classes in the soon-to-be-built Beverley Taylor Sorenson Arts and Education Complex. The business loop will be eliminated as a “thru-street” but a shuttle bus road will be constructed west of the parking structure and will connect to Central Campus Drive. During special events, this new shuttle bus road will be open to regular traffic to create an alternate campus exit for those attending events. The parking structure is at least five years away from being constructed. The current business loop parking surface is slated to remain but that area may be used to recapture green space if the parking space is not needed.
• The McCarthey Family Track facility was moved slightly to the west to eliminate topography challenges and provide better disability access. The “fat” track design accommodates an illuminated multi-sports playing field at the track infield, including soccer and rugby. The new baseball field will be built northwest of the track and to the south, a new student life center will be built.
• In the 2008 master plan, a greenspace northeast of the Eccles Broadcast Center had been designated for golf instruction. With off-campus golf facilities projected to be used for that purpose, the greenspace instead will be used for a new information technology building.
• Campus Planning is working to modify the Medical Center TRAX station to better accommodate foot traffic that will be using the Ambulatory Care Center, including the new Primary Children’s Hospital building, located at Wasatch Drive and North Campus Drive. The University is working with UTA in an attempt to lower the TRAX line to below-grade in order to eliminate a hike by pedestrians from the west end of campus and the Ambulatory Care Center to the TRAX station. Another option would be to build an additional set of tracks (rail track) in a side-by-side configuration but at a lower grade. The University is hoping to develop more vibrant activity around the Medical Center TRAX station to not only enhance mass transit ridership but also to create an exciting gateway onto campus.

Net Zero Renovation for the CA+P Building
Thought everyone would like this tidbit from Dean Scheer from CA+P:
"To all,
As you know, the College is about to embark on a major renovation and addition to our venerable building. We have decided to aim for a "Net Zero" facility renovation, which we hope will be a state and national leader.
For the past six months we have had a team of the major architecture and engineering firms preparing a feasibility study. This work has all been pro bono*. This team will present their findings to the faculty on December 2, Thursday, 9 am to 10:30 am in the UMFA Dumke Auditorium. We have decided to invite all students and auxiliary faculty, as well as the College Advisory Board and Alumni Council.
The recommendations will affect us all. I hope you will join us for the presentation and discussion. "
I was working on a few of the committees over the summer and this should be a pretty amazing project. I'm sure many of you have connections with this building.

For those interested in the RDA project on State Street, there was some more detailed plans given to the RDA during their last meeting. It appears that the existing children's theater will be moved and operate out of a restored Rex Theater. I think this is a great infill project.

On the night of April 6, 1912, Harry Shipler took a photograph of dozens of moviegoers lined up under the brightly illuminated facade of the Rex Theater at 257 S. State St. in downtown Salt Lake City. The Rex formed a crucial part of film pioneer and Universal Studios co-founder William H Swanson’s Mountain West movie theater empire, which, after the 1915 purchase of Albert Scowcroft’s Liberty and American Theaters, consisted of a near monopoly. Cinema was a nascent business a century ago, and Shipler’s photograph captures the glamor and wealth the movies represented to a budding frontier town.
The LaPorte Group president Ben Logue wants to return the Rex Theater, hidden within the Tivoli Gallery for decades, to its former state of grace. With the debate surrounding LaPorte’s redevelopment of the 200 block of State Street focusing almost exclusively on the situation of tenement residents in the Regis Hotel at 253 S. State, little mind has been paid to the Rex next door. Lost amid the brouhaha has been a historical perspective on the past and potential vitality of the location and an
honest appraisal of the historical value of the Rex, the restoration of which is central to The LaPorte Group’s development plans.

“We want to keep the character of the neighborhood, and by character
I mean the prior, not current, character of the neighborhood,” Logue
said.
While negotiations with potential theater tenants continue, Logue said the reincarnated Rex likely would either be a children’s theater or a cinema. Whichever the case, the revitalized theater, restored to its 1920 condition, will adjoin a new 10-story apartment building connected by a two-story arcade linking State Street to a new plaza fronting the historic Cramer House on Floral Street. All in all, the project will contain 157 mixed market-rate and low-income housing units, two levels of subterranean parking and two floors of dedicated commercial space in the arcade and plaza, Logue said.
The $28 million redevelopment is slated to begin in fall 2010 and to take two years, meaning the restored Rex Theater facade may be finished in time for the centennial anniversary of Shipler’s photograph. Part new construction, part restoration, the gist of the plan is to build the new residential tower at 235 and 241 State St., to restore the Rex and the Cramer House, to link State and Floral Streets and to renovate and expand the low income housing units in the Regis and the lesser known, adjoining, Cambridge Hotels.
Advocates for the Regis’ former tenants cited the long relationship between the dilapidated hotel and its residents as cause to prevent or delay redevelopment of the 235-257 South stretch of State Street. But one Redevelopment Advisory Committee (RDA) official who spoke on the condition of anonymity said the hotel was already in desperate need of acomplete overhaul, and that relocating the Regis’ tenants was a fait accompli. Furthermore, the 200 South block of State Street
has been stagnating for decades, in large part because pedestrian traffic has long avoided the businesses adjoining the Regis.
“I think they realize it needs to be done,” said RDA director D.J. Baxter. “As it redevelops we want the form to be more pedestrian friendly.”
Key to LaPorte’s plan is to develop an urban interface pedestrians are drawn to and return to. In Shipler’s photo, the facade of the Rex, with its brightly lit white marble and Greek statues, draws theater-goers not only to the films inside, but to the theater itself. LaPorte’s design, which will restore the theater’s characteristic zigzag awning and Greek statues adorning its facade, strives to make that attraction permanent, by combining a substantial residential population with mixed-use commercial space within walking distance of downtown offices.
Logue said he envisioned LaPorte’s State Street project as antipodal to the billion-dollar City Creek project currently under construction four blocks away. Logue said he hopes the two projects would operate like a circuit, bringing residents of one to the commercial space of the other. Reopening a unique and attractive entertainment venue like the Rex will provide an incentive for non-residents to patronize the theater’s adjoining commercial space.
Increasing the number of residents in the central business district, especially young professionals, is vital to increasing the long-term viability of downtown enterprises like those slated to fill the 27,600 square feet of commercial space set aside in the project’s arcade. To this end, the project’s residential space will sport 31 two-bedroom two-bathroom 1,600 square foot apartments and 10 three-bedroom, two-bathroom 1,800 square foot apartments to be rented at market rates. The dilapidated/ rooms of the Regis and Cambridge Hotels will be renovated and expanded to 116 low-income units comprising 45
650 square foot studios, 37 one-bedroom, two-bathroom 1,200 square foot apartments, 30 two-bedroom, two-bathroom 1,600 square foot apartments, and four three-bedroom, two-bathroom 1,800 square foot apartments.
Those latter figures should be evidence enough that Salt Lake City-basd LaPorte’s design does not consist of the typical slash and burn gentrification project built on the backs of the disenfranchised. When the Regis closed its doors in March, 25 residents were evicted. The site’s redeveloped low-income housing will provide space for nearly seven times that number.
The Cramer House will not return to residential status. Built as a personal residence by florist Christopher Cramer in 1890, the building is the oldest surviving pioneer-era dwelling in the central business district. Logue said the 1,800 square foot house would likely become a restaurant accessed from the plaza on the newly revitalized Floral Street, just behind the Rex.

Just around the corner, a minivan pulls up to a curb and a small group of young girls clutching dance shoes is dropped off in front of a ballet studio.

Blueprints for a major development along U.S. 40 have turned up on an Internet site promoting what has been dubbed The Summit at Park City, a hub that appears to be the long-anticipated commercial district that could help finance a hotel offering military discounts in the area.
The website positions the development on a triangular piece of land abutting U.S. 40 midway between Quinn's Junction and Silver Creek Junction. City Hall and Summit County jointly own the land.
Promotional material on the website indicates the developers want to put up approximately 1.2 million square feet of retail space on 112 acres of land. The website envisions a combination of stores, restaurants and entertainment options at the site...

Farmington • For a project stalled for nearly two years, a lot is going on these days at the Station Park shopping center development in Davis County.
Sporting goods store Sports Authority recently took out a building permit for a 42,000-square-foot store, joining a nearly 70,000-square-foot Harmons grocery store and a 55,000-square-foot Cinemark theater complex already under construction and set to open in early summer.
A fourth tenant, home furnishings store HomeGoods, has a 25,000-square-foot store in the works, and nearly two dozen other smaller specialty retailers are signing leases for another 150,000 square feet of space, developer CenterCal said. The developer said those leases will be announced in the coming months.
After years of delays, the stores now in development at Station Park could be open for business by summer on the 67-acre site at the intersection of Interstate 15, Legacy Parkway and Frontrunner commuter-rail station.
CenterCal credits family-owned Utah grocery chain Harmons for breaking a logjam created by the nation’s economic downturn. Bad economic times have hurt the retail sector nationwide. That caused scores of business failures and put numerous plans for new stores, shopping centers and other retail developments on indefinite hold. Other projects like Station Park, that weren’t started before the downturn, were canceled altogether.
But the Utah-based Harmons chain elected to move forward on its new store late last year, breaking ground in September. Completion is scheduled for May 2011.
“Harmons really got everybody else moving,” said Craig Trottier, vice president of development at Los Angeles-based CenterCal Properties, which owns and operates seven shopping centers in the West. “It was a matter of getting that first major anchor [store].”
Trottier said CenterCal is finalizing plans to construct a half-dozen new buildings on site to house the smaller retailers. Construction is set to begin on those buildings early next year, with the goal of tenants moving into their spaces during the summer.
All told, between the large anchor tenants and the specialty retailers, the center could have a total of 250,000 to 300,000 square feet of retail space occupied by summer, Trottier said.
Already, the Harmons store is nearly walled off, the first step toward starting on the store’s interior, which will be more elaborately fashioned than a typical grocery store. It is designed to be a major anchor of the 1-million-square-foot Station Park project.
“We’re bringing something that we think is unique to the area,” said Bob Harmon, an owner of Harmons City Inc., which operates 13 grocery stores in Utah.
The new Farmington store will include a large deli with chef-prepared entrees as well as a floral department, pharmacy, credit union and even a gourmet-cooking accessories section. The store also includes classrooms for cooking schools and an upscale seating area with a fireplace, dining area, couches and Wi-Fi access.
Harmon said his store hopes to capitalize on the commuters who travel daily between the Ogden area and Sandy via Frontrunner, buses, and light rail.
“The new store is only a few hundred yards from the Frontrunner station,” he said.
The Station Park store is one of several projects that Harmons, which has stores in Roy, Ogden, the Salt Lake area, Orem and St. George, is working on. The company also is building a new store in the City Creek development in downtown Salt Lake City that is scheduled for completion in late 2011. Harmons also is remodeling Emigration Market in Salt Lake City and is set to reopen that store early next year.
“We definitely have our hands full,” Harmon said.
Like the Harmons store, the theater project being developed by Cinemark Holdings is sizeable, with 14 movie screens.
Sports Authority has not yet formally announced the new store, and a spokesman did not immediately return comment. But its size indicated on the building permit signals the company likely will build one of the larger-store designs, not one of the smaller types of stores the chain has been experimenting with elsewhere.
For his part, Trottier is happy to be moving forward on Salt Lake City's Station Park at a time when “there’s not a whole lot else going on nationally,” he says. “To be able to do this project in this economic environment, we feel very fortunate.”

SALT LAKE CITY -- After more than a decade of work, the building permit for a new $211 million U.S. District Courthouse in Salt Lake City has been secured.
Thursday, the House passed the authorization resolution, which is the legislative approval needed for construction of the courthouse to begin.
The new district courthouse will sit west of the Frank E. Moss Courthouse and house tenants, including the U.S. Marshals Service, and the 10th Circuit Branch Library.
Its construction is expected to bring 700 new jobs to Utah over the next three years.

SALT LAKE CITY — It took a little pushing and shoving, physically and economically, but with the blessing of the president and Congress, Utah will be home to a new federal courthouse to the tune of $211 million.
The new United States District Courthouse for the District of Utah will complete the block between Main and West Temple and 300 and 400 South, where the current courthouse stands. Jack Benco, an architect on the project, said the new building will rise 10 stories and have 368,000 square feet.
He said the present Frank E. Moss courthouse will be renovated, specifically to make it seismically sound, and most likely used for bankruptcy court. He said occupants love the building but feel it is too small to accommodate all the identified needs.
"We're all so big we don't fit anymore," Benco said. "We're in rental space in the neighborhood, and (the construction) will bring us all back together again."
The new building will have room for courtrooms and chambers for district and magistrate judges, two grand jury suites, the U.S. Probation Office, the U.S. Marshal Service, pretrial suites for the U.S. attorney and federal public defender, the 10th Circuit Branch Law Library and the U.S. Federal Court Clerk's Office.
The funding was requested by Sen. Bob Bennett, R-Utah, who said in a statement that the project was the culmination of "more than a dozen years of effort" and should benefit the state in a number of ways.
"I'm very pleased that Congress has finally recognized the importance of making this project a priority in Salt Lake City," said Bennett. "This courthouse will help meet the growing needs of our state's judiciary system, improve security and give our economy a much needed boost by adding hundreds of jobs."
The General Services Administration told Congress the project would provide $105 million in construction salaries over three years, with an estimated 716 jobs for each of the three years of construction.
Making space for the building also required major effort, as it meant condemning the Shubrick Building, which housed the popular Port O' Call bar. Some $7.5 million was paid in compensation to the owners. Moving the Odd Fellows Hall, a 118-year-old building, from its original site across the street, cost another $6.7 million.
The courthouse project was earmarked in the annual Financial Services Appropriations bill at Bennett's request. The Senate Appropriations Committee passed it in July, and it was signed into law by the president Wednesday. Bennett is the only Utah member of Congress who serves on an appropriations committee.
The building will feature secured underground parking and will sit on a "raised landscape plaza." The new courthouse will face West Temple Street.

:shrug: I'm not quite sure which projects downtown you might be referring to that are stucco. All are of granite, marble, brick, metal, etc. Perhaps the photo isn't giving quite the detail of the finish. Please point out which pic you're referring to, so I can understand or further explain. :tup:
Perhaps, you're referring to portions such as this. The finish is all of hand laid brick, with stone trim. Sometimes the pics
don't show that detail you would see in person, unless a different film process is used.

Montage Deer Valley enters the market Wednesday with an 11:30 a.m. ribbon cutting, followed by an open house to give the Park City community a look at all the opulence the year-round resort has to offer.
Business as usual begins Thursday at the hotel atop Marsac Avenue, adjacent to Deer Valley Resort’s midmountain Empire Canyon Lodge — with Montage Hotels & Resorts founder and chief executive Alan Fuerstman saying, “We’ll be sold-out for the holidays.”
Welcoming many of those guests will be Monty, a 1-year-old Bernese Mountain Dog, Montage’s canine ambassador. While Monty touches the hearts of incoming visitors, valets will move their luggage into a lounge dominated by the sculpture of a 19th century miner/skier.

Hallways with distressed hardwood floors lead to Montage’s 154 guest rooms, which are rented in traditional hotel fashion, and 66 suites and residences, whose owners can put them into a rental pool administered by resort staff.
Other halls lead to one of the resort’s three restaurants, or its 17,000 square feet of indoor meeting space (an additional 33,000 square feet are available outside), or its 7,000-square-foot ski shop or its 35,000-square-foot spa, with treadmills facing bay windows overlooking the Park City valley. The spa also features a swimming pool whose architect patterned it after pools at California’s glitzy Hearst Castle.
Hallways and open areas are adorned with striking paintings of life in the West, from cowboy scenes created by Frederic Remington to portraits of birds obtained in a working agreement with the National Audubon Society, said Montage spokesman Dan Herbert.
Fuerstman takes special pride in the prominent placements afforded paintings by Luke Frazier of Providence, one of many Utahns involved in various aspects of the resort’s debut. Montage consciously sought to “become part of the greater Utah community, to being valued members of that community,” he said.
A large percentage of the resort’s 500-plus staff members were hired after nine local job fairs. Beers sold inDaly’s basement grill and lounge were developed in conjunction with Utah’s own Wasatch brewers, boasting labels like Montage Mountain Ale. The resort even has its own local beekeeper, producing specialty honey goods that link visitors to Utah’s heritage as the Beehive State.

Fuerstman, whose first two Montage properties are in Laguna Beach and Beverly Hills, Calif., said Deer Valley was an ideal location for the resort’s first mountain venture. “Nature treated us well. This is as good as any setting in North America … grand in many ways, intimate in others.”
This combination, he insists, will help Montage contribute to Park City’s emergence as a global destination, an Olympic ambition that was advanced with last year’s openings in Summit County of the St. Regis Deercrest and Waldorf-Astoria hotels.
“The Olympics created an international awareness of the Park City market,” Fuerstman says. “Having a cadre of great hotels in the market also helps.”

On another note. A Portland Street
car will be on display on Gallivan Ave today, showing what our car may
look like as well as displaying maps of potential street car alignments throughout Salt Lake City.
The cars are pretty nice. These aren't
the cars we will be getting, initially, for the Sugarhouse line. The
company that produces these is based in Portland and they are just
taking them around to a few cities in the country showing what
American made transit vehicles look like. The cars are currently
70% American made, and with a new propulsion system that this exact
car will be getting they will be 90% American made. This actual car
will return to Portland and be used in its Street Car system.
The cars are more nimble than light rail, allow for better movement
through traffic and tighter turns, they articulate in two spots. The
middle section is platform height on entry and the the ends have three
stairs at the entry(like trax).

The Deer Valley brand had a good week.
First, the Montage Deer Valley luxury hotel opened Thursday in the resort’s Empire Pass area, increasing the exposure of Deer Valley’s name to Montage’s base of well-heeled clients.
Then on Friday, another of the Park City area’s new luxury hotels, the St. Regis Deer Crest, announced it was changing its name to the St. Regis Deer Valley to take better advantage of the resort’s reputation as the ski industry leader in customer service.

“It’s very pleasant for us,” said Coleen Reardon, Deer Valley Resort’s director of marketing. “They’re both perfect brand fits for us on the promotional side. And they’re such incredible properties that we were thrilled that they wanted to have our name on their hotels. The marketing potential is huge.”
David Reis, managing partner of Deer Crest Janna LLC, owner of the $320 million St. Regis hotel, said the name was changed because “we wanted this legendary address, this incredible destination, to be inherent in our name.

St. Regis, Deer Valley Resort
“When you have the number-one-ranked ski resort in North America, the greatest snow on Earth and the 100-year tradition of uncompromising St. Regis service and elegance all in one package, it’s pretty special,” he added, referring to Deer Valley’s selection by Ski magazine as the continent’s best resort for four consecutive years. “Everything about The St. Regis Deer Valley embodies this slope-side sophistication, from our staff to the architecture, and now to our name.”
On a ridge overlooking Deer Valley’s base Snow Park Lodge, the St. Regis Deer Valley opened in December 2009 with 181 guest rooms, including 67 one-bedroom suites and 114 rooms that can be combined with suites to form two-, three- and four-bedroom combinations. One of its claims to fame is a 24-hour butler service.
The Montage Deer Valley, estimated by state and Park City tourism officials to have cost more than $400 million to build, has 220 rooms. Of those, 154 are guest rooms rented by the hotel, while 66 are private suites and residences that also can be added to the rental mix. Its standout features include a canine ambassador, Monty, a Bernese Mountain Dog.
Montage’s 7,000-square-foot ski school includes a Deer Valley Resort desk where hotel guests can sign up for lessons or buy day passes good on any one of three nearby lifts.
Park City’s third new luxury hotel is the Waldorf-Astoria at Canyons Resort, which opened in summer 2009. Its cost has not been disclosed but probably is within the same range as the other two luxury resorts.

Maxwell's East Coast Eatery to open 2nd location :tup:
SALT LAKE CITY - CB Richard Ellis announced that Maxwell's East Coast Eatery, an Italian restaurant, will be opening a second location on the ground floor of the Boston Building at 9 Exchange Place in Salt Lake City.
Maxwell's, which serves traditional pasta and pizza dishes, has committed to a 10-year lease in the historic building, which will join the company's flagship restaurant in Park City as the second in Utah.
Owner Steven Maxwell said he envisions a restaurant that will serve breakfast, lunch and dinner. Also, the restaurant will transition to a lounge atmosphere that will feature live music and entertainment during evening hours.

The Boston building: 'Skyscraper' of past gets some TLC for its future.

Over a century ago, a mining magnate named Samuel Newhouse envisioned the area at Exchange Place in downtown Salt Lake City as a mini-Wall Street that would house the financial district of Utah's capital city -- complete with what was billed as one of the city's first "skyscrapers."
Today, his vision is being restored to its former glory by local developers who see the downtown central business district as a place on the cusp of major growth.
The Boston Building is celebrating its 100th anniversary with the completion of a $10 million renovation that will provide more than 107,000 square feet of high-end office space in the historic location at Nine Exchange Place. Its twin counterpart, the Newhouse Building, is located directly across from the Boston Building and has undergone a less-extensive renovation.
Designed by Chicago and New York architect Henry Ives Cobb, construction on the 11-story building was started in 1907 and finished in 1909, according to Eric Smith, first vice president with listing agent CB Richard Ellis.
"We have done everything we can to bring it back to its original design as much as possible," said Ken Shields, asset manager for the building's owner, Chicago-based developer Hamilton Partners. He said that, when completed, much of the detail from the original interior and exterior finishes will be maintained, including the classic ornate facade, woodwork, the marble and terrazzo stairs and flooring, and even some of the original panes of glass in the exterior windows.
In addition, the lobby walls will showcase the hand-crafted mosaic tiles that extend from floor to ceiling along the staircase from the basement to the second floor, Smith said.
Shields said every effort was made to maintain the original structural integrity and decor of the building, along with some added modern amenities.

Trolley System Updates
On another note. A Portland Street
car will be on display on Gallivan Ave today, showing what our car may
look like as well as displaying maps of potential street car alignments throughout Salt Lake City.
The cars are pretty nice. These aren't
the cars we will be getting, initially, for the Sugarhouse line. The
company that produces these is based in Portland and they are just
taking them around to a few cities in the country showing what
American made transit vehicles look like. The cars are currently
70% American made, and with a new propulsion system that this exact
car will be getting they will be 90% American made. This actual car
will return to Portland and be used in its Street Car system.
The cars are more nimble than light rail, allow for better movement
through traffic and tighter turns, they articulate in two spots. The
middle section is platform height on entry and the the ends have three
stairs at the entry(like trax).

This modern 5 level building will serve as a campus landmark as well as meeting the needs of the U of U Business
School. It features a 4 story atrium with a wood slat wall representing the local canyons. The wall will angle in
multiple directions as it ascends up from the main level. Various classrooms, offices, café, and auditorium are
contained within the 182,680 square feet. Also featured is an outdoor patio on the second level. Not only will the
patio serve as outdoor seating for the Café but it will also include permanent landscaping. The exterior will be clad
with terra cotta and features 63 foot high columns angled at 10 degrees supporting the upper level. This new building
will achieve a Leed Silver certification. Relocation of campus medium voltage and communication lines will also be
performed including the splicing of a 12,000 pair communication line.

The $71 million rebuild is a key part of Utah Transit Authority's future
light-rail TRAX line to Salt Lake City's International Airport. That project
is projected to cost $350 million.
The new structure will descend at 400 West instead of 300 West,
Carpenter said, with a built-in TRAX lane, security lighting, bike and pedestrian
paths, and a transfer station where riders can switch between FrontRunner and TRAX.

Two years ago, David Flynn owned a business that produced a hot memory drive and employed ten people. A California venture-capital firm tried to lure him to Silicon Valley, but he stayed put and raised $111 million from a host of other top venture firms. Now he employs 250 people who make those drives and is looking to hire more. “We’ve been rewarded for sticking to our guns,” says Flynn.
Talent is key to building a company, and CEO Flynn says that one of Salt Lake City’s secrets is Utah’s “very educated and deep talent pool.” Plus, it doesn’t hurt that “our offices are 15 minutes away from four ski resorts.”
In addition to the city’s strong venture-capital community, the Utah Governor’s Office of Economic Development offers loans, grants and training to budding businesses. And the Economic Development Corporation of Utah, a public/private organization, fosters Salt Lake City’s pro-business atmosphere by helping to attract new companies.
And you can’t beat the cost of living and doing business in Salt Lake City. Utah has relatively low wages, taxes and operating costs. In fact, the cost of doing business is the third-lowest in the western U.S. and 18th-lowest in the country.
Salt Lake City is home to the University of Utah, internationally recognized for its research in genetics and health sciences, and a hotbed of new-business creation. “The U” is ranked by one measure as first in the country (along with the Massachusetts Institute of Technology) in launching start-up companies from research-based inventions. “The universities here are more than ivory towers on a hill,” says Jonathan Johnson, president of Internet retailer Overstock.com, which is based in Salt Lake City. Johnson, who hires programmers, mathematicians and statisticians from Utah universities, says the local talent pool is noteworthy for its technical knowledge and outstanding work ethic.
The Salt Lake valley offers a variety of distinctive neighborhoods that boast walking-friendly centers. These hip, diverse districts provide easy access to locally owned retail shops, galleries, restaurants and coffee shops. With the help of the city’s wide, bike-friendly streets, the proximity to such amenities makes it easy to live quite comfortably in these neighborhoods without much need for a car. They provide a small-town feel within steps of the heart of the city.
For those who crave a busier setting, downtown living is about to get a lot more popular. In 2008, Salt Lake’s Downtown Alliance broke ground on the first phase of a revitalization project, City Creek Center, with an estimated price tag of $3 billion. Project leaders hope the City Creek Center will become a lively destination for visitors and residents alike, introducing space for 80 new retailers, a performing-arts theater, fine dining restaurants, and more than 800 residential units. The project also includes plans for a covered pedestrian bridge, joining both sides of Salt Lake City’s Main Street, where the city’s existing businesses will certainly benefit from the additional foot traffic.

Speaking of great leadership, it looks like uber-developer Talisker has every intention of taking the Park City Area in general and the Canyons Resort specifically to the top of the heap in the ski industry. This new hire is a huge coup for the future of the metro's resort development.

Besides L.A., I would think this is my favorite thread. I visited downtown Salt Lake City a few years ago, and thought it was a pit. Now, it looks truly lovely. The care in preserving each historic building is remarkable, and not one of the new projects is anywhere near ugly. Also, the new museum and all of the University projects look great. Moreover, I just visited the Downtown Rising website, and am totally impressed with the push for walk-ability, and all of the promenades. Just, overall, I wanted to say that Salt Lake City looks lovely, and I really want to visit again soon.

I cant believe how amazing that South Temple Building looks, I mean, if I didnt know any better, Id say that building came straight out of the year 1914. It is so well done and the brickwork is impeccable, great great work.

It looks as if 2012 will be a banner year for downtown, as many of these current projects will be reaching completion by then. The many improvements and immense scope of City Creek alone will raise the bar significantly. Barring a national financial meltdown, it would seem that even as 2012 approaches, many other large projects will commense or will already be underway. I think that the walkability and livibility of the Salt Lake CBD has a very bright future.
Photolitherland, I have been enjoying your photo spreads of your recent travels immensely. I hope many other forumers are taking the opportunity to view them. I especially feel like I'm getting to know specific areas of Texas much better.

Well I have some bad news and some good news.
First the bad news. Getting pictures of the actual developing part of the Airport TRAX line is very hard to do
by foot.
And as can be ascertained in this photo I attempted this evening, I don't have a very good skill yet when it comes
to putting my desired elements of a given shot into focus (notice how the dumpster is the focal point in this picture :( ).

A groundbreaking ceremony Thursday will formally kick off work on the Utah Data Center, a $1.2 billion project viewed as the salvation for the state’s beleaguered construction industry.
Nearly 10,000 people are expected to be employed over the next three years building the 1-million-square-foot facility at Camp Williams on the Salt Lake/Utah county line.
The National Security Agency will use the climate-controlled environment of its computerized core as a repository for information gathered by different branches of the country’s intelligence apparatus, hence the facility’s nickname, “The Spy Center.”
The 2 p.m. event may be one of the public’s last chances to take an open look at the project, technically known as the nation’s first Intelligence Community Comprehensive National Cyber-security Initiative (CNCI) Data Center.

“We’ve been asked not to talk about the project,” said Rob Moore, president and chief operating officer of Big-D Construction. His company is part of a consortium of contractors that won the coveted construction contract from the National Security Agency and the U.S. Army Corps of Engineers, which is overseeing the building.
While he could not speak about the facility as a Big-D representative, Moore was able to comment briefly as president of the Utah Association of General Contractors.
“We’ve lost over 40,000 jobs in the construction market since 2008,” he said. “This will have a significant impact replacing some of those jobs and providing work for many, many small businesses.”
Since the project first was announced late in the fall of 2009, small businesses have been jockeying to be included as subcontractors for the big construction companies that won the bid, in this case Big-D and its national partners, Balfour Beatty and DPR.
Work will get under way at an ideal time for Utah trades people, ramping up just as construction of the City Creek Center in downtown Salt Lake City is winding down.
“We’ve been fortunate here in the state,” said Jim Judd of the Utah AFL-CIO labor unions. “The NSA project will pick up the commercial construction business. It will provide long-term employment help for the state until, hopefully, the economy recovers .”
An Army Corps of Engineers news release about the ground breaking said construction now is scheduled to be completed by October 2013. The initial timetable envisioned the facility being operational by June 2012.

Grading work is already under way for the complex, which is scheduled to include 100,000 square feet for the data center and 900,000 square feet for technical support and administrative space. The center is designed to be capable of generating all of its own power through backup electrical generators and will have both fuel and water storage. Construction is designed to achieve environmentally significant LEED Silver certification.

This new cyber-security center is just awesome on too many levels!
Aside from the new jobs created in its construction and after, having a facility like this in the State of Utah will do a lot to boost our street cred in the High Tech world. A lot of what happened in Silicon Valley came in conjunction with their High Tech government facilities and High Tech private partnerships with the government.
With this project and the Hill Airforce Base Private / Government High Tech Partnership, we're positioning ourselves in a very good place.

CAMP WILLIAMS — Computers drawing enough electricity to power a small city will soon fill a National Security Agency data center on a 240-acre site where officials officially broke ground on Thursday...
...The NSA said the data center is a component of the Comprehensive National Cyber-security Initiative "aimed at securing the United States' information infrastructure and coordinating its defense with state and local governments, as well as the private sector." The facility, scheduled for completion in October 2013, will occupy 1 million square feet of space on 240 acres of Camp Williams’ property on the Salt Lake-Utah county line.
Its nerve center will be 100,000 square feet of climate-controlled computer space, where U.S. intelligence agencies will collect information that will be used to protect national security networks and help the U.S. Department of Homeland Security provide warnings about cybersecurity threats.
Accomplishing that on an accelerated timetable requires a massive investment in infrastructure — everything from the 65 megawatts of electricity needed for the computers and their cooling systems to the perimeter security system that will protect the facility from attack...
...Tarbet said his facility was selected as the Utah Data Center site because, “Utah and Camp Williams made the best case for taxpayers to put it here,” a boast validated later by Brig. Gen. Peter “Duke” DeLuca of the Corps of Engineers. This modern 5 level building will serve as a campus landmark as well as meeting the needs of the U of U Business
School. It features a 4 story atrium with a wood slat wall representing the local canyons. The wall will angle in
multiple directions as it ascends up from the main level. Various classrooms, offices, café, and auditorium are
contained within the 182,680 square feet. Also featured is an outdoor patio on the second level. Not only will the
patio serve as outdoor seating for the Café but it will also include permanent landscaping. The exterior will be clad
with terra cotta and features 63 foot high columns angled at 10 degrees supporting the upper level. This new building
will achieve a Leed Silver certification. Relocation of campus medium voltage and communication lines will also be
performed including the splicing of a 12,000 pair communication line.

During my recent trip, I was amazed by the number of construction sites. Some real estate analyst say the DC area has one of the best real estate markets in the U.S. However I beg to differ after what I saw.
Update Question: I am not too familair with the former Sugarhouse "hole" so please forgive me for my lack of knowlegde. I stayed at Sugarhouse and drove by the former hole a few times. Everything around seemed to me as thriving. Why did this particular project fail (or is failing)?

Hey Shak, That particular project was hit with the financing/recession debacle, just as it was gearing up. However, it is back on track now, and locals are saying they like the new plans better, as they have been downsized a little to a fit that most feel is more appropriate for the Sugar House area. There are a few recent articles about the new plans. I'll do a little digging and post them here for you.

I noticed the glass entrance to Macy's has gone up so I took a few pics.

Holy crap, those Broadway Park Lofts are amazing, probably the best new art deco buildings Ive ever seen, looks like they were built in 1929, amazing. Salt Lake City isnt fucking around.

By the way, considering that 99% of U.S. cities have no development right now due to the economy, I'm curious as to what drives SL's economy. Obviously, it's booming. What businesses are located there?

I am sure that others can give you a long list of who is here, but currently the LDS Church and the Federal Government are what is driving our construction in the Salt Lake area. The LDS Church has completely redone 2 city blocks right in the middle of downtown at an approximate cost of $1.5 billion. The Federal Government is getting ready to break ground on the new 10 story federal courthouse at a cost of around $185 million and they have recently broke ground at the south end of the Salt Lake valley on the new NSA cyper security center or "spy center" at an approximate cost of $1.5 billion.

Since last month visible changes at the Viaduct project have been:
1. More work on the deck itself in preparation for the pouring of concrete.
2. A massive excavation on the east side of the Viaduct to remove old pipe and such and prepare new pipe and for Geofoam.
3. The placing of many blocks of Geofoam on the west side of the Viaduct.

I think the decision to do the retractable roof was a very wise decision considering the
climate. Outdoor malls attempted to be more like downtown streets of the past, but the retractable roof is the next
step in the evolution of major retail destinations in an urban setting, IMO.

It looks like that roof has glass in it for City Creek Center, is the glass still covered up?
If so, it will look a hell of a lot better than the cover thats over it now.

Too bad the CCC won't be open on Sundays...The former Crossroads opened on Sundays IIRC.

Wow. So several things. 1) I can't believe the Broadway lofts are still under construction. Were they put on hold because I just don't understand how it takes that long. It seems like WTC1 is moving at a faster pace.
2) It is nice to know that Providence Place is "that one project they were building." Is it owned by the LDS Church?
3) I find it ridiculous (but not surprising) that City Creek will not be open on Sundays. Does that apply to Nordstroms and Macys as well? I am familiar with the technical arrangement that allows restaurants to sell alcohol, why don't retailers work out some similar arrangement. But whatever, I am sure Gateway and Fashionplace are not complaining.
