On another note, I'm diggin' the slate (I think it's slate) on the new Gallivan plaza building!
Can't wait for Mr. B.B. King himself August 18 at the Gallivan center!

Utahrd, I think 99% of us would agree that your comments did nothing other than generate what should normally be an interesting 'local specific' discussion. I tried to make a sincere effort to respond in a friendly manner to your excellent post. If I wrote anything that would offend you personally, I humbly apologize. It certainly was not my intention. You have been nothing, but an exemplary gentleman.

As John Martin pointed out, this is a thread about Salt Lake City. Also, as with many forumers, there are several cities, which I would have a lot of positive things to comment on. Like most forumers, I have to pick and choose according to the amount of time I can squeeze in. Of the cities I'm most familiar with, I have chosen Salt Lake and it's CSA. Like all of you, that doesn't mean there are not other areas that I love, or that I don't occasionally make a concerted effort to extend many compliments. Whether it's somewhere in the States, Canada or Europe, etc. there are many areas, which I am enamored with, but there is only so much time in the day.

One thing I have learned from the very beginning of joining this forum, is to never bust into another cities thread, if your intentions are to sling a lot of personal crap. And yes, intense debating outside of your own hometown thread is easily interpreted as offensive, especially if the points become personal attacks. I think most forumers understand that, with the exception of the occasional troll, or perhaps someone just going through a very rough time in life.

Anyway, this thread has always been about the rundown of Salt Lake area projects. Those updates have almost always come by way of the many outstanding local photographers. As is occasionally pointed out, the discussions regarding Salt Lake's local issues, happen on the local threads. With the exception of a rare troll, which the moderators catch very quickly, it is almost always friendly, or at least very civil in the Mountain West Forum. I think I'm going to return to my habit of just referring people to the local forum for discussion. It feels a lot safer there...:yes:

Delts, no offense taken. I'm the new guy to this wonderful world of SLC skyscrapers. Out of curiosity, when you say "SLC CSA" what are you referring to?
I also enjoy the photos on this forum (the main reason I became a member)!
I especially enjoy the photos that are off the beaten path or photos that make you think "at what angle was this photo taken." You probably think I am weird for analyzing a photo that way but what-ev.
Keep all the photos coming guys, you are doing a great job!!:cheers:
Any thoughts on if Macy's will bring back the Christmas candy windows to Main street? Such a great tradition and it will add so much to the Holiday/winter tourism experience for SLC that Delts mentioned earlier.

Hey Utahrd, CSA refers to the 'Combined Statistical Area'. That basically is an easy way of saying the Wasatch Front, Ogden/Cleafield Metro, Provo/Orem Metro, and of course, Salt Lake City's Metro. Usually people who are not familiar with the area assume that Salt Lake is approx. 1.2 million in population, when referring to it's combined metro. Then you have those who understand that there is a continuous, uninterrupted population of 1.7-plus million between Salt Lake City and Ogden. However, it seems many still don't realize that Provo/Orem also has an uninterrupted connection to the south, adding another quasi six hundred thousand. Anyway, CSA is just an easy way of saying Salt Lake City's combined metros.

I think that not only the Temple Square Campus, but all of CCC too, will become a major Holiday visual feast. Macy's in particular has long been a big proponent of Christmas decor, especially at their flagship style stores. This Macy's should return that elegant tradition that was somewhat weakened when Meier Frank took over from Z.C.M.I. I'm really looking forward to the Christmas display of the entire CCC, combined with Temple Square's display. I think it's going to be incredible.

The attention to detail in Salt Lake City, from the sidewalks to the buildings to the... well EVERYTHING, is absolutely exquisite.

Detail on the new buildings? I'm sorry but there is little detail. I do like the large amount of construction though, and even though they're not detailed, they look fine.

That is a pic of Salt Lake's City Hall. Here's a few more pics from a past post that I think you'll enjoy.

City Hall, Salt Lake City - The building was originally constructed by free masons
between 1891 and 1894. From 1973 to 1989 the building was exhaustively renovated and repaired with an eye
toward historical accuracy. This was done in concert with a seismic upgrade called base isolation that placed
the sandstone structure on a foundation of giant steel and rubber shock absorbers, to better protect it
from earthquake damage.

Light Rail Line To Airport
I walked a few miles down North Temple today to get a look at the TRAX progress.
A small portion of the rail embedded red concrete has been poured at the 1950 West
intersection--it looks good. I took some pictures, enjoy.

North Temple Latest Viaduct Update

They are covering the foam with concrete to protect it from certain chemicals that could break it down; the next step will be to pour the roadway.

Also, the girders that will be bearing the weight of the TRAX light rail trains are almost completed.

The Historic Capitol Theatre was originally constructed as a major vaudeville venue.
The Capitol now serves as home to the internationally acclaimed Ballet West and the Intermountain West's
foremost Regional Opera Company. The Capitol has also served faithfully as a venue for touring broadway productions
for several decades. However, this will change soon as a much larger theatre will be added to downtown that
will serve the metro's passion for major first run, touring broadway productions and their required lengthy stay. The Capitol's

Interior of Conference Center's Main Hall, seating over 22,000 people, is the largest of it's kind in the world.
Pictured, is a weekly rehearsal session of the Mormon Tabernacle Choir. This venue is often used by the Choir
instead of it's famous, traditional venue, because of it's seating capacity. Ongoing conventions, LDS faithful, and
tourists had often overwhelmed the capacity of the historic tabernacle on Temple Square. The hall is also used
as host for major holiday pageants and as a concert hall for renowned opera soloists or performing artists, etc.,
where seating demand is too high for other downtown venues.

Backside Updates

Hmm... What do you do with the ugly backsides of buildings that were formerly hidden from view?

They started taking the scaffold down on the north side of Qwest. The faux windows still
need to be installed. But this gives you an idea of the finished product.

I was surprised to see this because I've seen the mockup at night before and it was never turned on. It's much more colorful than I imagined. I'm shocked that they would even consider something so.. cartoonish for this development, let alone a Nordstrom. It's so bright, and with the massive Nordstrom facade all lit up like this, it would be incredibly eye-catching, to say the least. Perhaps they can change the settings to adjust to special occasions or whatever.. this scheme would be new year's eve. :P

The colors fade as they transition, but it happens quickly. It changes patterns every few seconds or so.


Anticipation continues to build for what will be a very chic, contemporary West Temple Street Entrance for
Nordstrom's regional flagship. The very contemporary styling of the Nordstrom facade is part of the deliberate,
eclectic mix of perimeter architecture, built into the Center throughout. This, in order to give the Center a more
mixed, over time, organic feel. In many areas throughout the lower commerical and upper residential levels of the
interior street walkways, is a repeating brick and stone finished style that is quite simple and classic. IMO, this
is understandable, given the future presence of large shade trees, flowing streams, countless adornments, bridges
and fountains. It will be interesting to see how the different retailers meld their individual street presence, signage
and windows into the dictates of what the City Creek Center allows as their definition of charming elegance and
unobtrusive good taste.

Downtown - North Temple TRAX Overpass

The tunnel will run under 1300 East, providing safe access to the park
and a critical connection in the Parleys Creek Corridor Trail that will link
the Bonneville Shoreline Trail on the east with the Jordan River Parkway

Nuskin's $80 Million Investment In Downtown Provo

:tup: Mayor John Curtis,

The City Council gave a green light (with a unanimous vote)
to Nu Skin's downtown addition.

A little over a year ago, Nu Skin approached the City regarding the
feasibility of the expanding the Nu Skin campus in downtown Provo.
Nu Skin will be expanding its existing Tower and then go west across
100 West where it will construct a new modern facility.

The proposed $80,000,000 expansion project will add 147,000 square feet
for a total of nearly 300,000 square feet and will house about 900
employees.

The word modern doesn't really do justice to the planned expansion.
If I could come up with a word that combined cool, fabulous and
visionary I would be better able to explain the new project. Better
yet, I'll let the pictures tell the story.

Hundreds of Nu Skin employees and area residents looked
on Wednesday as Nu Skin founders Blake Roney, Sandie Tillotson
and Steve Lund took their turn at helping demolish the old Kress
building.

The event marks the end of an era on Center Street, according to
Mayor John Curtis, and signals the beginning of a new era in Provo
history.

"This is a big deal for us," Curtis said at the demolition. "I have mixed
feelings today, but any good city builds new landmarks. All of us
appreciated the landmark that was here. But this is an important
part of revitalizing downtown. It facilitates the things people have
been asking for in downtown."...

Farrer Junior High-

I thought they were just building a huge addition, but it looks like they
built an entire new school on the south lawn of the original campus and
are now tearing the older buildings down. Does any one know for sure?
It makes sense since you can know longer see the old building anyway
as it is blocked by the new building.

This is sad to me as the older building was beautiful (at least the main
part- not the later additions) and I thought it would be something
historic.

7. I think the concrete thing is going to be a fountain. The frozen

16. Boulevard restaurant is one of the best in Utah, supposedly. I've
never been, but reviews are great. I think it closed a while ago
during construction, but it looks like it's open now. I think there's a
dance studio on the top floor of this building. The striped awnings on
the left are for Top It, another frozen yogurt place.

17. I don't know how Relics frame shop has managed to stay in business
for so many years, but it has. What used to be Holladay Pharmacy in
the distance is now a full-blown Wallgreens. They replaced the signs
last week, after Walgreens purchased the store a few years ago. :(

18. Coin shop and Al Rounds gallery. Some of these places are probably
just run by rich people with nothing else to do.

19. "The Store Too," a nice little grocery store, and the 2nd location of
"The Store," also in Holladay. They always have good meats and enchiladas ready to eat.

Draper eager to build an outdoor bicycle track

Draper’s ambitious dream to build an outdoor bicycling arena at the mouth of Corner Canyon may be gradually turning into reality.

The City Council has voted to donate 5 acres, a site plan has been developed and marketing materials have been assembled.

All that remains is the biggest hurdle: raising $1.5 million in pledges to build the arena — known in the cycling world as a velodrome.

“I think it’s very doable,” said Jeff Stenquist, a council member and, for two decades, a bicyclist.

“I don’t think that we are overreaching. We just need to get support from community donations,” Stenquist said.

I think the purpose of those is to trap heat during cold days. Fun fact: they were manufactured in Duluth, MN.

Downtown Updates - Eastside Apartments Update


They're removing trees from the vacant lot where the Eastside Apartments are scheduled to be built. Does this mean construction will now begin?



...On a different note the Eastside Apartments is a huge project and they have applied for a building permit. I'm not sure if the process is yet complete. There are 180 units and the estimate is over $14 million dollars. Should be a great project adding density to an area that needs it.

There will also be senior housing built on the same block just to the northwest of this project.

January, is Salt Lakes coldest month of the year, with highs in the 20s and 30s.

The Heat index and Cold index is much milder/drier in Salt Lake, due to the high mountain, semi arid climate. For example, 37 degrees will feel much warmer than say the same teperature in a place like Chicago, Minneapolis, or St. Louis. Same applies with the summer temps feeling cooler than corresponding areas in the Midwest or South. Also, it's pretty common to have warm spells in January, which are your typical 'January Thaw'. The January Thaw is fairly common in the Rockies.

This is from the Planning Commissions minutes on the 13th in regards to the State Street development between 200 S and 300 S.

"This is a proposed two structure mixed-use condominium. Proposed is a mixed-use, mixed-income,
community-oriented downtown renewal project that combines residential living with street level
commercial uses. New construction includes a new 10-story apartment building with retail spaces at the
street level, an outdoor plaza, and below-grade parking. The historic Cramar House at 241 Floral Street is
the only existing building that will remain. The proposed street level commercial plaza with walk-in retail
and arts will contain a galleria or walk-through connection between State Street and Floral Street. This
project will include the demolition of existing structures except for the Cramar House. Existing building
facades on the south portion of the State Street frontage will be retained or renovated.New construction of a principal building will consist of multiple levels with the north portion of the
structure being 10 stories and the south portion being seven-stories (maximum). The south portion will step
back in stages above the existing historic three-story masonry building facades. The upper levels of the
project will consist of two condominium units with approximately 180 mixed-income rental housing units
ranging in size from studios to four-bedroom apartments. There will be two levels of underground on-site
parking located between State Street and Floral Street providing approximately 160 parking spaces for the
residential units. There will be no on-site parking dedicated for the commercial uses. Within the D-1
Zoning District, off street parking for the first 25,000 sq. ft. of nonresidential use are exempt from parking
requirements.
The existing water tower on site is proposed to be relocated on the roof of the new 7-story structure. The
relocated water tower would exceed the D-1 Zoning District height limit of 100 feet. This specific item has
been administratively approved through conditional use PLNPCM2011-00257."

On the night of April 6, 1912, Harry Shipler took a photograph of dozens of moviegoers lined up under the brightly illuminated facade of the Rex Theater at 257 S. State St. in downtown Salt Lake City. The Rex formed a crucial part of film pioneer and Universal Studios co-founder William H Swanson’s Mountain West movie theater empire, which, after the 1915 purchase of Albert Scowcroft’s Liberty and American Theaters, consisted of a near monopoly. Cinema was a nascent business a century ago, and Shipler’s photograph captures the glamor and wealth the movies represented to a budding frontier town.

“We want to keep the character of the neighborhood, and by character
I mean the prior, not current, character of the neighborhood,” Logue
said.

...Logue said the reincarnated Rex likely would either be a children’s theater or a cinema. Whichever the case, the revitalized theater, restored to its 1920 condition, will adjoin a new 10-story apartment building connected by a two-story arcade linking State Street to a new plaza fronting the historic Cramer House on Floral Street. All in all, the project will contain approx. 180 mixed market-rate and low-income housing units, two levels of subterranean parking and two floors of dedicated commercial space in the arcade and plaza, Logue said.

...Part new construction, part restoration, the gist of the plan is to build the new residential tower at 235 and 241 State St., to restore the Rex and the Cramer House, to link State and Floral Streets and to renovate and expand the low income housing units in the Regis and the lesser known, adjoining, Cambridge Hotels...

...Key to LaPorte’s plan is to develop an urban interface pedestrians are drawn to and return to. In Shipler’s photo, the facade of the Rex, with its brightly lit white marble and Greek statues, draws theater-goers not only to the films inside, but to the theater itself. LaPorte’s design, which will restore the theater’s characteristic zigzag awning and Greek statues adorning its facade, strives to make that attraction permanent, by combining a substantial residential population with mixed-use commercial space within walking distance of downtown offices.

Logue said he envisioned LaPorte’s State Street project as antipodal to the multi-billion-dollar City Creek project currently under construction four blocks away. Logue said he hopes the two projects would operate like a circuit, bringing residents of one to the commercial space of the other. Reopening a unique and attractive entertainment venue like the Rex will provide an incentive for non-residents to patronize the theater’s adjoining commercial space.

Increasing the number of residents in the central business district, especially young professionals, is vital to increasing the long-term viability of downtown enterprises like those slated to fill the 27,600 square feet of commercial space set aside in the project’s arcade... The Cramer House will not return to residential status. Built as a personal residence by florist Christopher Cramer in 1890, the building is the oldest surviving pioneer-era dwelling in the central business district. Logue said the 1,800 square foot house would likely become a restaurant accessed from the plaza on the newly revitalized Floral Street, just behind the Rex.

Provo - Progress on the convention center is moving along, a lot of the brick work and
glass work is going up, and rather quickly too. The building has a huge presence and at street level looks larger than the
Salt Palace, this is of course because they chose to go up rather than spread out. I am excited for the alleged
roof garden/court yard. That will be a nice view from way up there. Least Provo City Council did something right!

the Provo Reservoir/Murdock Canal, no one will have a bigger grin on his face than Utah County Commissioner Larry
Ellertson.

Lindon resident, horseman and former mayor of the north Utah County town, he's waited patiently and worked tirelessly
for the trail since before 1995...

...Price expects the 15-foot wide, 17-mile long asphalt trail linking Lindon and Orem through to the Thanksgiving
Point/Cabela's area will be finished as early as the fall of 2012 — three years sooner than first projected.

The $17.25 million, multi-use trail will be open to bikers, walkers and equestrian riders from 800 North in Orem through
Lindon, Pleasant Grove, Cedar Hills, American Fork, Highland and Lehi, with six landscaped trailheads along the

So this is old, but what's up with this? The offices on the Key Bank building addition only seem to take up half the height
of the floors they're on, while the in-between/ceiling space is lit and exposed.

John, on your last photo where you ask about the Key Bank addition, I can answer that as
my brother-in-laws offices are in there. He is one of the partners at a local Public Accounting firm that takes up most
of the space on both of the floors. Each floor is equal to 2 of the parking floors. Their offices are amazing to see with
the beautiful woodwork and the exposed concrete ceilings. They also have the concrete beams exposed that ran
between the parking floors and it looks really cool. I think their offices are amazing with what they did with that space.
If you ever get the chance, I would go up the elevator and at least walk to the receptionist desk say hi, take a quick look
and head back down.

SALT LAKE CITY — By some measures, Sunday is a historic day for the Utah Transit Authority. When two new TRAX lines begin service to the west side of Salt Lake Valley, they will add up to the most miles of light rail to be put into service in a single day.

The original TRAX line that opened Dec. 3, 1999, ran 15.1 miles from the Sandy Civic Center to the then-Delta Center. The new Mid-Jordan line runs 10.6 miles from the Fashion Place station to the Daybreak development in South Jordan. And the new West Valley line runs an additional 5.1 miles, totaling 15.7, according to the UTA.

At more than $900 million, it's the costliest addition to the light rail system to date. And it will immediately bring average daily ridership to 58,000...

T-Mac's pic inspired me to make the trek and take the new Trax
line from Daybreak to downtown and take some pics...it was an
incredible day today. FYI - Daybreak Trax to Fashion place = 20 min,
Central Pointe = 30 min, Downtown = 38 min. Not bad.

West Valley City to work at the LDS Church Office Building in downtown
Salt Lake City. But that fast bus was canceled with the opening of the

MIDVALE — Where there were once smelters, slag, arsenic and lead are condos, a light-rail station, office complexes and homes.

What was once a first in the country for its remediation for reuse of an EPA Superfund site is now a model of what can be done with enough vision.

"We are kind of a poster child for the EPA," said Ray Limb, Midvale's development site coordinator. "There have not been any other Superfund sites developed like this."

Named to the EPA's list of Superfund priorities in 1991, the last transforming steps in the cleanup and restoration of the 446-acre area were completed this summer with work done to the banks of the Jordan River and improvements made along the parkway...

SALT LAKE CITY — The dining lineup at City Creek Center is taking shape.

The Utah Department of Alcoholic Beverage Control approved liquor licenses Thursday for two of the five restaurants planned for the $1.5 billion mixed-use development.

When it opens in March 2012, City Creek will be home to Utah's second Cheesecake Factory and the state's first Texas de Brazil Brazilian steakhouse.

There is a sign on the Amussen building that says "The Commons at City Creek". Inside, its just an elevator lobby, maybe it leads to the common areas that the condo owners will share?
