THIRTY-NINE YEARS AGO — The Deveraux House, 334 W. South Temple, was built in 1857 but was in terrible condition in 1967, right, and needed renovation. In its heyday, it had been a mansion with formal gardens. The building was destroyed by fire in 1979 but was rebuilt and restored to its former glory at the same location next to the Triad Center. It currently is a wedding chapel and banquet hall.

I am part of a group that does a little hard money lending and this development by Hamlet Homes is something that we are looking at participating in. I had to take some photos this morning for my group so I thought I would share. It is on Plymouth Ave and is called Waverly Station by Hamlet Homes. Right next to the TRAX line and walking distance to the Meadowbrook Station. Here they are.

Well I have been browsing Skyscraperpage for a bit and at this moment I'm VERY disappointed in Salt Lake City's skyline right now. There are only 36 structures on the SLC diagram. Our tallest building is a mere 422 feet high. What I want to know is why haven't we broken the 750ft mark, or even the 500ft mark. We should have WAY more skyscrapers on our list. I'm not trying to be pessimistic, it's just the growth we are experiencing isn't that impressive when put into perspective to other cities in our country, let alone the world. For instance, did you know that all the projects proposed and under construction in Salt Lake combined equal only 1.5% of what is being developed and spent in Dubai?
It's a bit depressing.
Salt Lake needs something BIG. Really, REALLY big. (over 1000ft)

I seriously doubt your figure Tangeld. For one, just CCC alone represents two billion, and many construction experts would say that that figure in reality is ridiculously low. I would have to assume that you are not talking about buildings and infrastructure in general, but skyscrapers only!
Comparing practically any American or European city to Dubai at this juncture really doesn't work out as apples and apples. Even New York or Chicago pales when it comes to 'new-build' Skyscrapers. Salt Lake metro is and has been one of the four to five fastest growing CSA's in the nation for quite a few years now. No, most of the ten's of billions of dollars being poured into construction in the area since the mid-nineties has not been in towers. But considering that much of it has gone to critical infrastructure such as one of the most agressive mass-transit, freeway, surface street upgrades and build-ups on the continent is extremely positive. Additional billions have gone into or are currently being spent on monumental landmarks like the new library, conference center, CCC, the Cottonwood, RSL stadium, numerous and major TOD's all over the metro, etc.,etc. Just our little 'Metro Gold Coast' of major ski resorts alone, have invested billions in infrastructure over the past ten years.
Hey, I'm as anxious as anyone to see more 600-700 footers downtown, and they will come. This metro is and always has been a cautious environment when it comes to towers. Maybe considering it has the most up-close, dramatic backdrop of any major metro on the continent, could be a reason why most haven't felt an overwhelming urge to build something manmade, when it could never compare with what Mother Nature has already constructed.
Like you, I for one would like to see a dramatic skyline to compliment our unrivaled backdrop. At the rate this area is growing, it will happen far sooner than later. Right now, I am glad that comparitively speaking to much of the rest of the nation, "Salt Lake City Metro is Booming big time."
Maybe I'm more in to the endless outdoor activities that I can take advantage of only minutes from my urban door. I'll take that over the 'Hell on earth' landscape of Dubai any day! But ultimately Tangled, Yes I agree, "Get off your butts already, you local visionaries out there." "Give us a skyline to match the Wasatch urbanscape!"

Yes I agree, but I think we should shoot for the 500' mark first, then 750' and then maybe 1000', 422 to 1000 might be a little drastic ;) . I'm not sure I ever see SLC going much over 50-55 floors, which could put us anywhere from 800 - 900 depending on the top they put on it. I would be satisfied with a spattering of 500' - 750' towers, maybe 5-8 of them, that would drastically change the skyline, even a few more mixed in there around the 400-500' mark would ad some nice density to our ever improving skyline, and maybe a tallest of around 900'. While I would like a 1000' tower I don't think SLC skyline necesarily needs something that tall to be a dramatic skyline, we have one thing that sets our skyline apart from any other city in the country and world, our amazing Wasatch Mountains.
With the rate that SLC and Utah is growing economically, even in an economic downturn, combined with the residential construction taking place in and around the cbd, I honestly expect that very soon (within a year) after the economy rebounds, that the announcment will be made breaking the 500' mark. What a happy day that will be for all us forum geeks.

Ok so here are a few ideas of mine, let me know what you think about them...
It appears that the foreign trade zone is proposed to be in the Poplar Grove/Rose Park/Glendale area(My hood) and I think that it would be a great place for the FTZ because of the ethnic diversity in the area and it would help the area's ecomnomy. I also think that this region is where the proposed Japantown and Little Mexico districts should be.
I think that 7th East opposite Liberty Park from 600 South to 1300 South would be a GREAT place to make a Grand Boulevard and fill the blocks (at least the west halves) with 10-20story residential towers. They shouldn't be any more than 250ft tall to preserve the mountain views.
I think that 1300 South from about State street to California Avenue (900 West) needs a makeover ESP. at the 300W/1300S intersection. Fill it with Green mixed-use developments and low-mid-income residential units.
And Last, but not least, I give you the SALT LAKE TOWER 1. It's just a proposal I did but I think it would look VERY good to have something this tall in Salt Lake. Dramatic, Drastic, Over 1,000ft high from sidewalk to spire and somewhat removed from the rest of the skyline. It would be glass-clad, with jagged angles and SLENDER so as to not block out the mountains and to maintain a natural belongs-here feel, and even reminding you of the mountains. It would be mixed-use. The very top of the tower would be structural, filled with windmills and solar panels to provide power for the tower, along with harnessed geothermal energy in the basement. The top floors would be residential units. Below that would be your commercial space, and the lowest floors would be entertainment/retail space. Parking can be in an adjacent structure. I believe it will be easier to get something like this built now that Becker is in office. :D

TANGELD_SLC: First, I like ALL your comments. Second, the tower is...WOW! I like is for many reasons. I like the location. Putting th tower as a new southern terminus of the CBD makes sense. Less impact of such a large buidling on existing infrastructure, particularly streets. The location also shows off the architecture of the tower.
I like the design. In fact, I'm taken with it. It fits with the surrounding mountains and existing buildings very well. Your design fits in. The designs for the proposed Proscenium project towers, for example, stick out like goose eggs. Yours doesn't, although it is 3X the size! Nice, real nice.

Work under way on Holladay condos, developer plans downtown midrise

JAR Development, Holladay, has broken ground for a 28-unit, five-story condominium project in Holladay and is seeking approval from Salt Lake City to construct an 11-story, high-end donwtown condo and apartment project that could contain as many as 140 units.
Company principal Jay Rice said Millcreek Terrace, 3944 S. 900 E., is well under way, and nearly half its units have already been sold. Parking will be on the ground level, while floors two and three will house two-bedroom condos measuring between 1,050 and 1,210 square feet. Levels four and five will be penthouses ranging in size from 1,050 to 1,950 square feet, each with three bedrooms, he said. Prices range from $259,900 to $650,000.
"We're probably the low price for this type of project," Rice said. "Most of them are in the $300 a foot range and we start at $250 a foot."
Features will include nine-foot ceilings -- 10-foot in the penthouses -- and all units will have gas fireplaces and balconies with substantial views as the project will be the tallest building in the area. The 1.5-acre site will be 50 percent landscaped, Rice said.
The firm's next endeavor has the working name of Lexie Towers. Rice said he is in preliminary entitlement negotiations with Salt Lake City for an 11-story luxury condo project just east of the Heber Wells state office building on 300 South in downtown Salt Lake City. The site presently houses a bank building which Rice said he is in the process of buying from Gaddis Investments, Salt Lake City.
"We've got the land under contract and have paid some money down on it, so we'll have the deal done in about three months," he said.
As envisioned, Lexie Towers would feature three levels of underground parking, ground level commercial and six floors of apartments crowned by four levels of luxury condos. The number of units in the project has not been determined, but Rice said there will probably be between 120 and 140.
Other projects completed by JAR Development include Holladay Farms, Holladay Pines and Garden Village, all in Holladay.
Royer Management Group is contractor on the Millcreek Terrace project, designed by Brent Hilton. Marketing is being conducted in-house.

I really like the Lexie Towers, I especially like that they have both apartments and condos. I keep complaining that there are too many condo and too few apartment projects, but I understand that it is probably a better investment to build condos into a high rise than apartments, so this seems like a good compromise. It reminds me of many of the residential buildings in Madison Wisconsin, which I love. If SLC would pick up on some of the street life in that city we would be headed in the right direction.
Here's a pic of their current development (Jar Investment) on 900 East. Looks like the quality, height and density will be a good product for that location.

Just so you all know (unless I missed an earlier post)... the additional crane segments that were noticed are a part of a new crane that is being assembled for Tower 2. I'll post in image here soon.

You're welcome Future Mayor, but where would we be without T-Mac's photo journalism and the many other 'heads-up notices' from all the locals. :yes: It's amazing how many projects are going on even in this current national economic downturn. I'm glad that the mass transit build-up is getting so much postive momentum. Given what is currently going on in the world, that is one of Metro Salt Lake's brightest stories. FrontRunner and TRAX are transforming the entire metro.

Sandy could grow to new heights.
Still weighing a code change to allow the burb's first 30- to 40-story skyscrapers as part of the planned Proscenium development, the Sandy City Council could allow 15-story buildings across the board in the central business district.
Currently, building heights in the district, which spans the Interstate 15 corridor from the South Towne Exposition Center near 9400 South to the South Towne Mall near 10600 South, are capped at 140 feet, or about 10 stories.
The council is considering extending that limit to around 200 feet, or roughly 15 stories.
"Besides The Proscenium, maybe we should allow greater height, in general," says Assistant Community Development Director Nick Duerksen. "We don't know that going above 140 feet is a bad thing."
A switch to 15 stories could mean taller office buildings on four undeveloped parcels near the Expo Center, Duerksen says, but the change would not help Orem-based Proscenium Development Inc.
Plans for the first of three, mixed-use towers near Interstate 15 and 10000 South have leapt from 30 stories to 40 stories. Sandy's planning staff is crafting a new zone that could accommodate a 500-foot-plus building.
"I don't think we'll see a lot more taller buildings. The Proscenium is probably a unique situation," City Councilman Bryant Anderson says. "It has a lot of significance to the city as an icon, especially with the arts district tied in."
The $560 million Proscenium would be built in three phases. The first phase, expected to open by fall 2010, would feature a 2,400-plus-seat Broadway-style playhouse, a performing-arts high school, a 500-seat venue and a black box theater in addition to a 40-story tower with office space, a hotel and condos.
Despite the dramatic makeover in store for Sandy's skyline, few residents have participated in public-comment periods on the topic.
Kim Lane, who lives in a neighborhood near The Proscenium site, has called the towers an environmental "blight" that would obscure Sandy's mountain views.
Cathy Spuck, the lone commentator at a recent hearing who worried about a "concrete jungle," is pleased council members have backed away from an ordinance that would have allowed builders, including Proscenium Development, to break the height limit with the approval of the Planning Commission.
"They've taken the time to really consider some other factors and look at it thoroughly," she says.
After attending a few meetings, Spuck no longer opposes a 40-story high-rise in Sandy because she agrees with the developer that it's the most cost-effective use of the land.
"I'm still concerned that I'm really the only one showing up to investigate," she adds. "I'd love to see more citizens get involved."
What's next
* At 7 p.m. on Tuesday , Sandy's City Council plans to consider a code change to allow additional height, perhaps 15 stories, or 200 feet, in the city's central business district. The meeting is at City Hall, 10000 S. Centennial Parkway (170 West).
* Sandy staff is crafting special zoning - allowing even taller buildings - for The Proscenium project's planned 30- to 40-story high-rises. The Planning Commission could review the ordinance as soon as Aug. 7. After that, it would go to the City Council for approval.

Not sure if this has been listed on here before by anyone but I notice a new project going on in Midvale right on 7720 South near State Street. ( It's where the old Family Dollar store was. ) On the lot is a billbroad with a rendering of the overall project that looks like it will be 4-stories of mix-use. It's called "Center Square"

"We could go in there and put some strip malls in and nobody would be happy," said developer Gary Harrison. "But we don't want to do that. We want to do something we and the residents can both be proud of."
The plan is to put 25 high-end, single-family homes along Racquet Club Drive as a buffer between existing neighborhood and hotels, which Harrison said will cater to skiers, hikers and business travelers.
The development, he said, fits in with the city's plan to create a gateway.

My biggest problem with the Kirtland is the type of exterior materials used in several areas such as the gray portion, and also the bare concrete. The cornice is particularly awkward in it's design, as well the poor choice of finish material on the cornice surface. That upper left corner could have been much more attractive as an angular pop-out, similar to some of the features of the Metro. A big improvement could be made on this project with a little good taste in choice of materials in several different places on the building, and the cornice design.

Great Pics this morning T-Mac, I just got off my Nordictrack, and now I'm out to mow the lawn. I think you're morning exercise was a lot funner, LOL.
A little comment about the Mountain America Credit Union project. Maybe my taste in this regard is a little different, but I have been very impressed with their new buildings around the metro, and how they have been interpreting this particular style. I think their projects will have a lasting appeal, and even someday take on a very distinct place in the local architectural history.
I like those little shops to the right of Mountain America. I would sure like to see them brought back to their original charm. Unfortunately, they'll probably be bulldozed. That would make a great little restaurant/club island with added sidewalk dining.

Ok so I was just checking out a Vancouver compilation and I noticed something peculiar.... so I went over to it's diagrams and compared with Salt Lake. Sure enough, my suspicions were correct. Salt Lake towers are rather short 'n squat. They take up much more ground areas than most in Vancouver, which generally has sleek, slender towers. Wells Fargo could have been an 800-ft tower, taking up only half of the ground area it does and still be very nice looking, too. Just an Observation.

Tangled, Yeah that's for sure. We have so much more available land and our block's are gianormous compared to Vancouver's. While I really like the design of Wells Fargo, I would have liked to have seen it a lot taller. Height would have fit especially well on Wells Fargo, given how large it is in circumference.

On August 11, 2008, the University of Utah announced that the Sorenson Legacy Foundation has donated $12 million to the University for construction of an interdisciplinary arts and education complex at its Salt Lake City campus. It is the largest single donation in support of fine arts or arts and education in the University's history and one of the largest such donations in the state.
The new facility will be named the Beverley Taylor Sorenson Arts and Education Complex and will be built at the southern entrance of the campus adjacent to Milton Bennion Hall. Sorenson, a University of Utah alumna, is a philanthropist and former teacher who founded the innovative art works for kids! program and has been a long-time champion of arts education for Utah elementary school children.

Thursday, August 14, 2008 — The start-and-stop demolition/construction project on the corner of 2100 South and Highland Drive in Sugar House can get started again.
The Salt Lake City Planning Commission unanimously voted Wednesday to grant conditional approval for the 4 1/2-acre residential, retail and office development proposed by Craig Mecham, allowing construction to begin.
...Much of the hourlong discussion about the project Wednesday focused on its potential negative impacts on traffic in Sugar House.
As part of the conditional approval, the developer was instructed to work with the city's traffic officials to mitigate that impact.
The commission also required that Mecham live up to his commitment to obtain Leadership in Energy and Environmental Design certification for the project.
The approved plans call for construction of two side-by-side buildings — a seven-story office structure and an eight-story residential building — with street-level retail and three levels of underground parking containing 491 stalls...

FARMINGTON — So what if the earth movers, graders, steamrollers and front-end loaders jumped the gun by a week? It's about time that developers officially began work on Station Park, a mixed-use development on 62 acres right next to Farmington's FrontRunner station.
Wednesday, while the yellow machines worked, officials and business leaders gathered for an official groundbreaking ceremony.
Developer Rich Haws began buying land in 1996 to build what's known as a transit-oriented development, or TOD.
TODs are popular because they give commuters a chance to spend money as soon as they get off of a train or other mode of transit. It's the same reason gas stations like to locate next to freeway offramps.
...CenterCal is currently in negotiations with retail and restaurant tenants, some of whom will be new to Utah, said Craig Trottier, CenterCal vice president of development, recently. The developer will also eventually begin leasing office space, as well.
Crews are working on building an offramp that will feed directly into Station Park from Park Lane. And architects are pursuing design standards to earn LEED certification from the U.S. Green Building Council.
CenterCal expects to open Station Park in the spring of 2010.

A "major renovation" is planned for the historic building that will allow it to be utilized as office space in the downtown development, said Mark Gibbons, president of City Creek Reserve Inc., a development arm of The Church of Jesus Christ of Latter-day Saints.
"The building will receive seismic upgrading and be an important part of our office space downtown," Gibbons said Thursday during a presentation to the Downtown Merchants Association on the progress and future plans for the 20-acre residential, retail and office development.

The U has selected a design firm to begin developing the new Student Life Center--a multi-use recreational center that would be built below the Legacy Bridge.
Administrators chose Cannon Design, an architectural and interior design company from Grand Island, N.Y., to design and construct the new U facility.

Project could bring retail, restaurants to Rice-Eccles lot

The proposed development, known as the Universe Project, is a part of a plan to create a denser and more student-friendly campus.
Earlier in the year, administrators said that to avoid losing any parking spots, the U would construct a lot that is partially above ground and partially underground because of the downward slope of the land from the stadium to the TRAX station.

Hospitals to get big renovations

The U Hospital recently placed the final metal beam on a three-phase expansion project that started in 2002, but construction is far from complete.
The new wing will not be finished for another year, and the U plans to begin construction on several other health sciences building projects in the near future.

The West Patient Care Pavilion, which will be three stories aboveground and two stories underground when complete, will give the hospital 120 new private patient rooms, a new cafeteria and space for future growth.
Completion of the interior part of the building is expected to happen next summer.
Ambulatory and Primary Children's care facilities
Hospital officials are discussing plans to build an Ambulatory Care Facility and an extension to Primary Children's Medical Center on the upper part of the U golf course.
"The goal is to replace the Medical School building," said Marilynn Paine, assistant vice president for health science's strategic initiative. "The building may not withstand a major earthquake, and it has to be either renovated like the Capitol or rebuilt."
Huntsman Cancer Hospital
When the Huntsman Cancer Hospital opened in 2004, the U left room for expansion and planned to begin design and construction when funding and other resources became available, Entwhistle said.
"We need to bring in a bone marrow transplant center, another 50 beds and more space to put it all," said Robert Haight, executive vice president of the Huntsman Cancer Foundation. "It'll take about 200,000 square feet to make it big enough."
"We've only talked about the ground breaking in spring 2009, but it may be bumped up to fall (2008)," she said. "We might have the ceremonial groundbreaking in conjunction as the university does its big announcement for its fundraising campaign (in October)."
However, construction on the project won't begin until 2009 because they can't start the project during the winter season, Bingham said.

Humanities college finds home

The Tanner Humanities Building will officially become the new home to the history department, the Tanner Humanities Center, the International Studies Center and the philosophy department at a ribbon cutting Oct. 3.
However, classes will begin in the building at the start of Fall Semester.

The top floor of the building features floor-to-ceiling windows, giving visitors a 360-degree view of the valley.
The building displays the artwork of local artist Pilar Pobil and has a café that will serve catered salads, sandwiches and coffee. The Lorna Matheson Memorial Garden on the east side of the building has a meditation labyrinth, which Camp said is a trend in Europe. The top floor has ceiling-to-floor glass, providing a 360-degree of the valley.
The humanities building was built to be as environmentally friendly as possible, Camp said. For every tree that was removed for the building's construction, two were planted.

Business school to renovate for better equipment

After months of private fundraising, the David Eccles School of Business is set to open a public donations campaign this fall to help meet its $79 million renovations goal.
The two-part construction plan would demolish the Frances Armstrong Madsen and Kendall D. Garff buildings and build up to four new buildings in their place.

After the Madsen Building project is completed, the school plans to demolish the Garff Building, which has been used primarily for the administration. The building's sky bridge that connects to the Business Classroom Building would also be demolished. In its place, up to two buildings would house classrooms and faculty offices. Construction is expected to take 15 months.
The first phase of the project could begin as early as May 2009 if the Legislature funding comes through, Potts said.
The school recently hired MHTN Architects, a local firm, to begin designs.

the report is really interesting to read. They list the good points of each site, the drawbacks, funding for the theater. I guess that they want to take the sales tax generated from CCC when it is finished, and use it for the theater. BTW, they estimate that CCC will generate 20 million a year in sales tax once its built. plus the theater is estimated to cost around 80 million dollars. so, I would imagine that CCC will be a huge benefit to the city once its done.

HILL AIR FORCE BASE — Five years of talk, debate and planning culminated Wednesday in the signing of a lease agreement to begin developing the underused west side of Hill Air Force Base.
About 550 acres of land along I-15 in Clearfield, Sunset, Roy and Riverdale will become, over the next 25 years, Falcon Hill Aerospace Research Park.
"It is the largest such agreement in the history of the U.S. Air Force, and officials expect to break ground on the first building in October."
"The idea of partnering with the state to develop Hill Air Force Base's west side is finally moving forward," said Maj. Gen. Kathie Close, commander of the Ogden Air Logistics Center, which encompasses all of the missions and wings at Hill.
... The multimillion dollar development will mostly consist of office and research space but will also include two hotels, retail establishments and some restaurants, along with the jobs and sales and property taxes those buildings will generate.
Project manager Darrin Wray said about 1.8 million square feet of office space will be built and most buildings will range between 75,000 and 125,000 square feet.
...The land is coming to be developed under what is known as an enhanced-use lease.
An enhanced-use lease allows the Air Force to lease underutilized land to a private developer, who builds infrastructure and buildings and in turn, leases those buildings to tenants.
In the case of Falcon Hill, Salt Lake City-based developer Woodbury Corp., will be seeking aerospace and aerospace research companies to set up shop right next to a base constantly seeking to expand its missions.
Woodbury president and CEO Rick Woodbury said he can't talk about specific tenants yet, but those he has approached are excited about the possibilities.
Woodbury said Hill is unique among Air Force bases around the country, because most don't have prime, freeway-frontage real estate to develop.

Building height limit would rise from 140 to 600 feet or 50 stories
SANDY - This southern Salt Lake Valley 'burb could bust through its 140-foot-capped skyline to allow buildings up to 600 feet tall.
On Thursday, Sandy's Planning Commission recommended that the city create new arts-and-culture zoning in its central business district to pave the way for a proposed $560 million, mixed-use project that includes three towers, each up to 40 stories tall.

The Proscenium, plotted near 10100 South and Interstate 15, would be home to a 2,700-seat Broadway-style theater, three smaller theaters, a performing arts school, offices, condos and a hotel.
The Planning Commission also recommended on Thursday that the 12-acre Proscenium site be given the new zoning. The Sandy City Council has final say on whether to approve the arts-and-culture designation and apply it to The Proscenium.
"What we've laid out is . . . what we need to build our project," Proscenium architect Russell Platt told the commission.
Within the arts-and-culture zone, the Planning Commission would have discretion to approve building heights beyond the city's 140-foot limit to up to 600 feet, or roughly 50 stories.
To snag a loftier height, a building would have to score silver or better in the national LEED (Leadership in Energy and Environmental Design) certification program, contain at least three different uses and have distinctive ground, middle and top sections, including an interesting street-level design. The developer would be required to provide a report on the project's economic impact.
The arts-and-culture zoning, which land owners could apply for throughout Sandy's commercial core, also requires a developer to provide open space, public art, pedestrian promenades and a 24-hour population - through building a hotel, housing or both.
Sandy resident Larry Engel worried about the traffic problems that could be caused by allowing high-density towers in the city center.
"We can't handle the traffic. We can't handle what we've got now during rush hour," he told the commission. "Part of being a resident of Sandy was coming here to live for the quality of life."
Sandy also is crafting a separate ordinance that could raise the 140-foot limit, or about 10 stories, to 200 feet, or 15 stories, throughout the central business district, which spans the Interstate 15 corridor from the South Towne Exposition Center near 9400 South to the South Towne Mall near 10600 South.

The Sandy City Council will consider adopting a new arts-and-culture land-use zone and applying it to the planned Proscenium project at its meeting today, Tuesday, 7 p.m., Sandy City Hall, 10000 S. Centennial Parkway.
