You've got everything nice and concice, but it will take until 2015 to complete this. The 30-story Cowboy Partners Bldg is a "maybe," the "Utah World Trade Center" is a "lets talk this thing up..." Let's hope Salt Lake gets everything that's being talked about.
It sucks about the 600-foot building, the Zion Social Hall(http://www.emporis.com/en/wm/bu/?id=zionsocialhallcenter-saltlakecity-ut-usa), The Eagle Gate Plaza (original plans were 39 stories), The Twin 40-Story Towers (to be built by Kashogi), The American Towers (why didn't they just build ONE BIG 52-story Bldg?). And so on and so forth.
I do love SLC, I just liken it to the Rodney Dangerfield of cities - No Respect!

It's good to see that there's stuff going on in Salt Lake, as far as the skyline growth goes. But I think that much taller buildings need to be built. Buildings taller than 450 ft. Salt Lake isn't all that impressive compared to a lot of well-known cities in the country. And I think that if Salt Lake wants to become the "heart of the Intermountain Empire," we'll need to start impressing people.
We need a mix of quality AND quantity.

Urban Salt Lake City's spectacular scenery is definately close LosAngelesBeauty. From one Angelino to another, let me give you an example. It's like the proximity of Hollywood Hills to Sunset Blvd. Of course, that leads to a constant need for protection. Fortunately, most of these lands are strictly controlled by the National Forrest Service.
I love L.A. for a big variety of reasons. I often enjoy driving through Coldwater or Laurel Canyon to the Valley, instead of taking the Hollywood or 405. But, I must admit that driving through the Canyons of Salt Lake City is an 'otherworld experience' as far as major urban metros go.

As part of the development efforts at The Gateway, a six-story, 182,000 square foot, “Class A” office building was built. Sitting prominently on the southern end of Salt Lake City 's open-air shopping, dining and entertainment destination, the structural steel building contains retail, restaurant and commercial office space. The building’s exterior is clad in curtain wall, brick and storefront and it is connected to an underground parking structure containing 2,514 garage stalls.

The new Fidelity Investments Building is located at 49 North 400 West. This impressive building boasts 7 floors and 230,000 square feet. Fidelity Investments is the sole tenant of the building and will began moving in May 2007. The building has 90,000 square feet of glass, enough to cover one and a half football fields. Native American Artwork is displayed in the lobby, which is made with materials native to Utah. The construction is done in partnership with The Boyer Company and represents a long-term and significant commitment to Salt Lake City by Fidelity Investments.

The Boyer Co. is planning to round out The Gateway, a Salt Lake City retail, housing and office development, with a 128-room hotel at 55 N. 400 West. The six-story building would be home to the Gateway Hyatt Place Hotel.

Contemporary trends in medicine and design signal the end of the imposing sterility of older-generation hospital facilities. At Intermountain Medical Center in Murray, Utah, designed by Anshen+Allen, the principle of patient-centered care is at the heart of the design. The 1.5-million square foot facility embodies a new approach to clinical architecture, where sunlight, patient comfort, and natural materials are as much a part of the design equation as accommodating the latest in digital imaging equipment.
Located 10 miles south of downtown Salt Lake City, the Intermountain Medical Center, opening October 29, will be the flagship campus for Utah's Intermountain Healthcare. The new facility dispenses with the monolithic medical tower, instead featuring five separate clinics, each designed around the principles of patient comfort and dignity. Wood and stone surfaces complement warm interior color palettes, while serene landscaping, meditative spaces, private alcoves, and natural views will help instill a sense of calm.
Each of the five buildings on the 110-acre former brownfield site has its own identity, entrance, lobby, and parking. The 15-story J.L. Sorenson Patient Tower houses 486 inpatient units in specialized 32-bed sections. Patients and staff can discuss medical and insurance history in secluded wood-enclosed registration bays. Single-occupancy rooms maximize privacy and comfort, while reducing the risk of spreading airborne pathogens between patients. Each room has a sink near the door for visitors to wash their hands, additionally lowering risk of infection. Guests may prepare food in "family pantries," and glass curtain walls afford views of the Wasatch and Oquirrh ranges.
On the ground floor, emergency care is reorganized into low-level flex care, more urgent acute care, a trauma unit for the most critical cases, and a decision unit for those needing monitoring before a diagnosis. Meanwhile, the neighboring six-story, 120,000-square-foot George S. and Dolores Doré Eccles Outpatient Care Center contains no beds. As emergency and inpatient care are located next door, outpatient schedules are more likely to run on time, from the clinical offices on the top four floors, to diagnostics on the second, to the surgery and pharmacy facilities on the ground level.
The seven-story J.L. Sorenson Heart and Lung Center features a labyrinth for walking meditation – along with cutting-edge technology. The three-story, 48,000- square-foot Jon and Karen Huntsman Cancer Center combines oncology, radiology, and surgery in an environment that revolves around patient needs, while the six-floor Carolyn Barnes Gardner Women and Newborn Center puts obstetrics, post-natal care, gynecology, and breast care under another roof.
Technology enhances patient-centered care throughout the design. Anti-microbial carpet dampens hallway noise, replacing the familiar sterile tiles. Two-way audiovisual networks link the pharmacy to private kiosks in the wards, where patients can order medications for delivery via pneumatic tubes. From scanners to gamma knives, medical equipment throughout the facility is state of the art.
Although located in separate buildings, acute care and cardiopulmonary services are located opposite each other to provide rapid-reaction options in emergencies. Indeed, the careful placement of the structures indicates that the traditional hierarchical hospital tower has been superseded by a closely integrated network of clinical sites.
Plugged into this clinical network, the freestanding Doty Family Education Center houses a 300-seat auditorium, eight classrooms, and two computer labs. This facility, unveiled in June, caters to the continuing education needs of medical professionals, and is already in use for seminars and review courses.
The turn away from the iconic object in modernism occurs in the context of an ongoing reevaluation of the meaning of modernity in architecture. Instead of the monolithic, nuance and fragmentation are welcome expressions. The Intermountain Center responds to a parallel shift in medicine, emphasizing the art of healing, rather than the mere administration of scientific procedures. This may ring post-modern, but it is not anti-modern: Hard research into the role of the environment in patient recovery has found that such factors as peace and quiet, natural light, comforting materials, and calming views have therapeutic effects. As such, Anshen + Allen's Intermountain Medical Center gives form to contemporary directions in architecture and medicine, setting a standard for a new model of clinical design.

Moshe Safdie’s Salt Lake City Public Library is a dramatic Modern building that recognizes the continuing civic importance of the library in new and compelling ways. Cheers and applause burst from the hundreds of onlookers who came to see the opening of the new 65 million dollar City Library. The 240,000 square-foot-structure features limestone, glass and exposed girders,offering panoramic views of the Wasatch Mountains and plenty of natural light.
In the library's new Urban Room, radiant heat was used because it warms objects, not air. The five story wide open area would have been difficult to heat with a conventional system as the warm air rises, with the possibility of overheating upper floors.
Therma-Floor was selected to cover the radiant heating tubes because of its high strength (typical range of 2,000 to 3,000 psi (14 to 21 MPa) and ability to handle heavy foot traffic, evident by the 16,000 people who visited the library on opening day.

The new Main Library in Salt Lake City embodies the idea that a library is more than a repository of books and computers - it reflects and engages the city's imagination and aspirations. The building is double the previous space with 240,000 square feet for more than 500,000 books and other materials, and room to grow the collection. The six-story curving, walkable wall embraces the public plaza, with shops and services at ground level, reading galleries above, and a 300-seat auditorium. A multi-level reading area along the glass lens at the southern facade of the building looks out onto the plaza with stunning views of the city and Wasatch Mountains beyond. A roof-top garden, accessible by walking the crescent wall or the elevators, offers a 360 degree view of the Salt Lake Valley. Spiraling fireplaces on four floors resemble a column of flame from the vantage of 200 East and 400 South. The Urban Room between the library and the crescent wall is a space for all seasons, generously endowed with daylight and open to magnificent views.

Natural light is introduced into all of the spaces where people sit and work. Infused with light from all sides, the library has paid careful attention to ensure that library materials and technology are not affected by direct sunlight. The clear glass on the lens of the triangle has the highest UV rating available for energy efficiency. Indirect lighting fixtures reflect off the painted, arched ceilings to cast even light, reducing glare on computer screens, desk surfaces, and book pages.
Larger Collection
Library patrons expressed the desire for even more from the City Library collections - a request that challenged the library to provide more depth and enlarge both the scope and breadth of the collections. For the past three years, collection development librarians have selected and acquired more than 80,000 new items. This brings the collection size for the new Main Library close to 500,000 items and the total library system collection to 750,000.
Children's Library
The Children's Library is a light-filled, five-story atrium which may be observed from all of the floors above. Moveable, translucent "clouds" may be pulled across the space to provide shade when necessary. Along the outer edge you will find space for coats, backpacks, and strollers; a small room in which parents may attend to the needs of their babies; and an alcove filled with multimedia equipment loaded with educational games and learning programs. A large craft and story room houses many of the children's programs. Two special spaces are tucked under the reflecting pool of the plaza. Designed to free a child's imagination, these rooms are places for dreaming, playing, reading, and inventing. Grandmother's Attic recreates the coziness of an attic with wood beams and a trunk of dress-up clothes. For something a little more fantastic, the sparkling Crystal Cave is sure to fire a child's imagination. During the summer months, children can enjoy the adjacent terrace where gently flowing waterfalls cascade down the walls - a feature designed to cool the area and provide a calming but visually interesting background. The area also offers a space for outdoor storytimes during the warmer Utah months.
The Canteena
The City Library System has made a strong commitment to reaching out to and serving young adults. Designed to appeal to teens, the Canteena contains materials of high interest for that age group as well as literature published especially for them. The media and technology in this area encourage group study as well as individual exploration. A cantilevered stair takes teens directly from the Canteena to the cafe.
Newspapers and Magazines
On display are more than 600 newspaper and magazine titles to which the library subscribes. Current issues of these titles are on display; back issues are shelved in the periodical stack area of the library. Older magazines and newspapers are housed in the closed stack area to preserve materials that are often fragile and easily damaged. Even as more current material is available online, the demand for back issues and microfilm continues. This treasure trove of information is the only resource of its kind between Denver and San Francisco.
Audiovisual and Technology Centers
Library materials now include not only books, but audiocassettes, compact discs, videocassettes, DVDs, and CD-ROMs, in addition to visual materials such as art prints and slides. Three small rooms in the audiovisual area allow patrons to preview these materials before checking them out. The technology center and training lab offer 42 computer stations with Internet access; an additional 121 Internet computers are located throughout the building. The computers in the technology center have been partially provided through a Gates grant, and staff is available to assist users as they write papers, work on resumes, and develop computer skills.
Languages and Literacy
As the population of Salt Lake City becomes more diverse, the need for materials in other languages has steadily increased. This new area provides books, magazines, and newspapers in 25 languages, and language study materials for people learning English as well as those learning other languages.

The library has a small but very interesting collection of old and rare materials, plus examples of various types of publishing and items of special significance to our region. The fragile nature of these collections requires that they be used in this room.
Browsing Library and Cafe
The Browsing Library on the first floor makes it easy for patrons to find popular, current, and high demand items. The librarians in this area take great pleasure in discussing your reading interests, helping you find more books like the ones you've recently enjoyed, and introducing you to new authors and subjects.
A place to relax with a cup of coffee was one of the most requested services by the public. The City Library is pleased to be able to provide this space next to the Browsing Library where you can enjoy a drink or snack from The Salt Lake Roasting Company.
Gallery at Library Square
The City Library has a long history of supporting the arts through a program of changing exhibits. These exhibits expose thousands of Salt Lake City residents to a wide variety of art media - paintings, watercolors,drawings, collage, photography, and sculpture - created by talented artists.

Finding Your Way
As you move up in the building from floor to floor, you may notice that it gets quieter. This effect is by design, with the more active and noisier areas of the library on the lower levels giving way to the reference and study-oriented areas on the upper levels.
On each level of the library, as you exit the elevator or come up the stairs, you will find a building directory and signage designed to help you orient yourself. The layout and design of the book stacks helps direct you to various service areas as well as to the restrooms, copy machines, public telephones, and water fountains.
Public Plaza and Landscaping The architects sought to link the library and City Hall as companion buildings in support of civic engagement. A granite water wall provides a cooling atmosphere and flows into a wedge-shaped garden. A reflecting pool under the base of the glass lens offers a respite from the warmth of Utah's summer sun. The public plaza was designed to create opportunities for community festivals, events, and celebrations. Funding has been provided through some of the Olympic revenues to complete the east side of the block as a peaceful urban green space.
The plazas, water features, and gardens of the new Main Library are designed in the same spirit of other great public spaces - a place to meet friends, relax with a book, watch a concert, participate in a debate or celebrate the city.

The Crane is at the Med Center, its the expansion of the University Hospital. Here is a description and a rendering
The Patient Care Pavilion at University Hospital
At the same time, work will begin on phase two of the project -- the construction of a new Patient Care Pavilion. This pavilion will be a five-story above ground/two story underground, 221,329 square foot building that will approximately mirror the Eccles Critical Care Pavilion to the east. It will be built to the north and west of the current entrance to the hospital and will create a new entry and lobby to University Hospital. The expansion will include 120 private patient rooms, shelled space for future growth cafeteria, and updated mechanical services for the hospital.
Upon completion of the Patient Care Pavilion in the summer of 2009, existing units of semi-private rooms in the current hospital will be systematically remodeled into private rooms resembling the private rooms in the new Pavilion - matching the quality of our facility to the outstanding quality of our care.
The Patient Care Pavilion will be built to serve the needs of in-patients and to support the development and growth of critical service lines, including cardiovascular services, surgical services, and the neurosciences.

Steve, This is a great angle on the Wasatch Range. It really gives you a feel of how beautiful the Salt Lake Valley portion is. I also like the look of the Wasatch along Utah Valley. It's a completely different look, but equally beautiful.

RSL Stadium work has began,

As of Monday work on the stadium began on 9400 south and state street in Sandy Utah. Crews have start moving dirt and digging up a old RV park.
Building girl and I went to the site on Wednesday to check it out. I got some video of crews working on the site. While filming I fell on my ass down a hill and almost slid in a creek. ( I'm sure you guys will get a good laugh out of that. ) It's all on video. :haha:

Now the garage is gone (and so is the car).
I know the project will be finished in 2011, but since the Crossroads block is so far ahead of the ZCMI block, we may see some of the project finished by late next fall (2009)!

Giving a dated tower a new lease-on-life - Recently Completed
High demand for Class A office space in downtown Salt Lake City has led to the renovation and upgrading of much of Salt Lake City's older office stock. Some of these buildings were great beauties of the early 1900's, and some were of that dated 60's look. The great classics have held their appeal and have simply needed to update their interior amenities. For many of those Towers built during the 60's, there has been a complete retooling of the outer skin in addition to gutting and upgrading their interiors. This particular building was located at the very heart and core of the city, and surrounded by a current multi-billion dollar construction project.

Using a combination of masonry, precast, curtain wall and glazing to replace the existing exterior skin, Jacobsen completed the construction of this 21-story office building while a majority of the building was still occupied. Two main streets on the north and west sides of the building also remained open.

I kind of liked the funky, copper-colored exterior of the old tower, but to be sure the new skin is a lot more elegant and tasteful. It definately blends with all the surrounding structures,(including historical) better.
There seems to be a little rebellion lately amongst some forumers in regard to getting rid of all of our funky 50's-60's architecture. I would agree that much of what is left of the 60's style should be given an attentive look, and first given every opportunity to be restored to a pristine condition. I think the restoration and upgrading of the old First Security Tower,(now the Ken Garff Tower.pictured below) was a positive for downtown. That tower is considered by the AIA as one of the more significant nationally of the international style. I would sure be interested to hear what many of our other forumers in other areas think about these 60's buildings being re-skinned.
Often certain elements can be added to a building that is both period appropriate and greatly improves it's aesthetic

National Trust Presents National Preservation Honor Award to First Security Bank Building in Salt Lake City, Utah
Ribbon cutting ceremony marks the opening of the First Security Bank.

(November 2, 2006) – Today, the National Trust for Historic Preservation presented the First Security Bank Building in Salt Lake City its prestigious National Preservation Honor Award. The project was one of 21 national award winners honored by the National Trust during its week-long 2006 National Preservation Conference in Pittsburgh, Pa.
Completed in 1955, First Security Bank was the first addition to Salt Lake City's downtown skyline in nearly 30 years and Utah's first major modern building. The sleek steel and glass tower heralded the city's renewed prosperity, and local newspapers quickly likened the bank building to the United Nations' headquarters in New York City.
But by 2002, the First Security Bank building was up for sale and many were concerned that it would be subject to insensitive alteration or even demolition. Happily, the building wound up in the hands of an owner, Wasatch Property Management, willing to go the extra mile to keep its mid-century look intact. The owner gutted the tenant floors down to the steel, removed the asbestos and upgraded the exterior to maintain the feel of the original, internationally-influenced architecture.
"With its glass-and-steel facades recalling an optimistic era not so long ago, the First Security Bank building heralds a bright future for a piece of the recent past," said Richard Moe, president of the National Trust for Historic Preservation. "This project is a model for the successful rehabilitation and continued use of recent past architecture across the country."
With the help of a National Register listing, federal tax credits, advice from preservationists, the newest technologies and plenty of determination, the building was rehabbed with such finesse that its original architect, W.A. Sarmiento, says it looks as good as the day it opened. Today, the building is almost fully leased, anchoring and supporting the ongoing revitalization of downtown Salt Lake City.

A converted warehouse that was built in 1909, it once housed commercial tenants General Electric and Sears Roebuck. There will be 54 residential and 3 commercial units. Each tenant will enjoy there own private balcony and there will be a rooftop garden for all to share. Sizes range from 650 sq/ft studios and one-bedrooms to 2,500 sq/ft penthouses. Prices start at about $150,000 and range close to $700,000.

But the cool thing that sets this development apart is the way the structure's temperature will be regulated. A geothermal heat pump was installed, which compared to using natural gas and electricity, will save tenants between 25% to 75% on their utility bills. Basically, water beneath the earth's surface remains at a constant temperature. In the winter, that water is brought to the surface. A heat pump extracts the warmth from the liquid to heat the units...the remaining water is sent back underground. In the summer, the process is reversed. Although simple in its design, the ground-source heat pump system should be extremely efficient, with low operating costs, as compared to installing new air conditioning system.

A geothermal heat pump system is a heating and/or an air conditioning system that uses the Earth's ability to store heat in the ground and water thermal masses. This system will take advantage of a land mass as a heat exchanger to either heat or cool a building structure. These systems operate on a very simple premise; the ground a few feet below surface stays around annual average temperature throughout the year, typically somewhere in range of 50-85 °F (10-30 °C) depending upon location's annual climate. A water-source heat pump uses that available heat in the winter and puts heat back into the ground in the summer. A geothermal system differs from a conventional furnace or boiler by its ability to transfer heat versus the standard method of producing the heat. As energy costs continue to rise and pollution concerns continue to be a hot topic, geothermal systems may hold a solution to both of these concerns. A particular advantage is that they can use electricity produced from renewable sources, like solar and wind power, to heat spaces and water much more efficiently than an electric heater. This allows buildings to be heated with renewable energy without transporting and burning biomass on site, producing biogas for use in gas furnaces or relying solely upon solar heating. Geothermal heat pump systems are straightforward and do not require high tech components.

Downtown Salt Lake - City Hall
I couldn't resist posting this pic when I saw it this morning.
This magnificent 'Richardsonian Romesque' beauty was recently restored to it's pristine condition.
Also included in the restoration, was the seismic upgrade of the entire structure.
The seismic upgrade included placing the building on giant shock absorbers, which will allow for a great deal of ground/structural movement in the event of a major earthquake.
This historical masterpiece sits accross from Salt Lake City's newest structural gem," The Moshe Safdie Library," which was covered at the top of page 3.

I love the Grand America Hotel. Having a 5-star hotel of that size here in SAlt Lake is like having apart of Vegas.
When we get the new 1,000 room hotel in downtown Salt Lake City, I hope it will be even bigger and taller then GAH.:tup:

Yeah I like the Grand too. One thing I like about the Grand over some of the luxury hotels in Vegas is that the materials used are all the real thing, not composite's,or new-age stucco. I like to flick the marble with my finger to see if it's real. In Vegas it's often not.

Downtown - The Metro - Nearing Completion

The Metro condominiums could be my favorite project in Salt Lake City right now. I have been excited about this project since they were first announced. I realize that cities across the country have similarly designed condominium projects, but the reason I love this project so much is that it brings a entirely new look to downtown Salt Lake City. I really feel that the design of this project will propel more creative and modern projects in SLC.

Agreed Future Mayor, I hope to see a lot more of the same downtown in the next four or five years. Of course, this will be along with your own Brownstone
projects. :yes: Another thing I like about the Metro is the location. There's so much going on in that immediate vicinity, and to be right next to the new library and City Hall would be a big plus also.

The project now calls for lighted sculptures - which CCRI officials called way-finders -- at each end of the crosswalk across Main Street to better direct traffic to the crosswalk.
Escalators on each side of Main Street also have been realigned in the new plans to run north-south, allowing pedestrians to access the base of the skybridge on the second level, cross the bridge and then immediately return to street level if they choose to do so.

Yes, the Jazz home is in Downtown Salt Lake, and they play in this arena pictured below. Which BTW, I think is pretty cool, at least compared to many that I've seen. With all the dozens of new projects popping up each year I'm sure not only will Salt Lake be one of the most beautiful downtowns, but also jazzy enough for even you. Park City, in the immediate metro is every bit as cool if not cooler than most places in L.A., where I also live. But, I do love So.Cal. It has its own strong selling points.

Yeah, from what I understand, the Tourism in Utah is having difficulties.
I love beautiful places like Bryce Canyon. BTW, what do you call those wind-carved canyon towers? I forgot.
As for L.A., it is at long last catching up as we speak. Soon, people will like going to Downtown and other parts of the city, with developments such as L.A. Live, Grand Avenue Project, Universal City Expansion, L.A. River Revitalization, NoHo Art Wave, and many others that will help pull the region out of suburbia.

I love Downtown L.A. and everything going on there. I've spent a huge amount of time working in and around the downtown area, so it's like my back yard. Also excited to see the area of Wilshire and MacArthur Park,(at least the West end) seeing so much improvement. Man, I love Los Angeles!!

Right after the Olympics there was definately a short-term lull in the economy in the downtown area. There had been such a frenzied build-up before the big event. Of course, a big part of the downturn was attributable to 9-11 and it's ripple effect. However, there's hardly a day that doesn't go by that the headlines over the past four years have not proclaimed the Wasatch Metro as the number one growth economy, lowest unemployment, highest job growth in the nation. Also it's the third fastest growing in terms of population now,"right behind Vegas and Arizona." Anyway, you're probably not interested, but if you do want the stats, I'll post them for you. :)

Plus the Hornets would relate to the whole "Beehive State" thing we have going on. Then Larry Miller could own the Hornets and the Bees. Trust me I'm not used to the Jazz scoring such a high average of points either. Seems a little foreign to me.
Sorry we're getting a little off topic Delts. I do really like the one and nine condos, it would be nice if they were slightly taller as they stepped back from the curb, maybe go up to 6 of 7 levels in the center.

Okay, I'm very familiar with the Pasadena area, but not so much West Covina. Do you have any preferences as to what part of the downtown area you would like to live in? I've lived almost entirely in the downtown area. For quite a while in the historic West Adams district, which was a blast and currently along the Wilshire Corridor. I did live for a short while in San Pedro, but it was just too far from all of my work and everything else, such as friends etc.

While I am disappointed that what made Sugarhouse so successful is being replaced. I do think the renderings are nice and that the end product will be a good one.
Hopefully the influx of people living in the area will help the area to continue to grow and that small local retail will expand past Highland and 2100 S.

Okay, I'm very familiar with the Pasadena area, but not so much West Covina. Do you have any preferences as to what part of the downtown area you would like to live in? I've lived almost entirely in the downtown area. For quite a while in the historic West Adams district, which was a blast and currently along the Wilshire Corridor. I did live for a short while in San Pedro, but it was just too far from all of my work and everything else, such as friends etc.
Basically it's, Pasedena, Monrovia, Arcadia, Irwindale, then just south of that is West Covina. It's near the edge of L.A. County, so I guess I'm considered an inner suburbanite.
My desire to live in Downtown. Where else....SOUTH PARK baby! :D
That's where all the buzz of L.A.'s urbanization is at it's critical mass!:hyper:
