well brickell park or flatiron however it likes to be called these days was recently before the zoning board...and they hated the proposal because it meant that that street were the parcels meet would have too be closed off for a period of time,so they reccomended a denial of the request,they'll have to go to the commision to see if they'll allow the closure of the street and then they're expected to go to planning board either this month or next to approve the project..the renderings they showed were basically the same design just increase in height.
In other news met2 was approved:banana: and mdm stated that groundbreaking on met3 was set for begining of febuary:worship:

Developer gets permit for mixed-use project in Brickell

Architects' renderings show 1101 Brickell towering above Brickell Avenue with balcony views of downtown Miami and the Biscayne Bay skyline.
The renderings may soon become reality. Miami commissioners last week granted developer Leviev Boymelgreen a major use special permit to build the 849-foot, 74-story mixed-use building with 650 residential units, 269,000 square feet of office space and 30,000 square feet of retail space.
According to city records, construction cost is estimated at $256 million.
The city expects the project to create 770 construction jobs, 51 permanent jobs and $3.9 million in tax revenue.
The site had been occupied by an 11-story office tower opened in 1964 and renovated in 1993 and a 19-story office tower built in 1985. They were sold last year by Banco de Desarollo Economico y Social de Venezuela, forced to divest the property by Venezuelan law.
To construct 1101 Brickell, architects said, developers will demolish the existing parking garage along with the office and commercial tower, which will be gutted and renovated to create retail space.
Unit prices haven't been determined, but Leviev Boymelgreen officials say anyone interested in buying a unit does not have to be multimillionaire.
The 17th floor is to include an amenity deck with a yoga studio, spa and fitness center.
According to materials submitted to the city's planning department, "1101 Brickell is a large property, approximately 3.2 acres, which spans from Brickell Avenue to Brickell Bay Drive that presents a significant redevelopment opportunity."
The planning department recommended approval of 1101 Brickell with conditions. It asked developers to provide a pedestrian-friendly environment surrounding the building along with landscape architecture.
"We've made this project pedestrian-friendly with public access to Brickell Bay Drive and Brickell Avenue," said Kobi Karp, president of Kobi Karp Architecture. "It took us three to four months to complete the renderings for this project."
There are to be 390 one-bedroom units, 138 two-bedroom units and 106 two-bedroom units with bi-level lofts on the top floors.

I don't think they are even high enough to see the ocean. It's flat land, so maybe, if your high enough, you will be able to see it.
But you're right, how many are willing to pay minimum $370,000 for a view of the swamp and the mall roof. Especially if you are on the west side, because that's all you are going to see.
A lot of construction going on in the area. Mostly residences for now, but a lot of development planned (Metropica).

Marquis Construction Begins
Construction has officially begun on Leviev Boymelgreen’s Marquis, a 67-story luxury condominium and boutique hotel at 1100 Biscayne Boulevard in downtown Miami. KM-Plaza Construction, which has offices in Miami and New York, is the general contractor.
The Howard Johnson that stood on the site was imploded last year and the site has been cleared, making way for the first phase of construction on the new building. According to Alex Smith, Construction Manager for the project, caissons are currently being installed. During this process, which is expected to take 15 weeks, 6,400 cubic yards of concrete will be poured to fortify the foundation. Pile work will follow and the structure should be going vertical in mid June.

15 residential projects rise in Biscayne Corridor

Asked to discuss just the residential development of the Biscayne Corridor, Dana Nottingham demurs.
"It's very difficult to talk about it from one standpoint," says Mr. Nottingham, executive director of the Miami Downtown Development Authority. "The number-one priority in developing the downtown strategy as a premiere place to live, work and play is the mix of uses."
Mr. Nottingham estimates 30,000 residents will inhabit towers under construction in the one-mile area, but then, he says, the area will also bring millions of shoppers and 100,000 workers pouring in.
"Our whole strategy is to enhance and make this a signature area. It's where people will live and also spend their leisure time, in terms of going to the performing arts, entertainment and retail shops," he said.
"The Biscayne Boulevard experience will be completely transformed. All of those condos standing up like soldiers will also have access to cafés and services. The streets will be wider, people will be going to and from the park, the Performing Arts Center will be here. It will be completely different from anything you see right now, because the voids that we know of today will get filled in," he said. "It will be a premier residential street and a promenade on the world stage."
Residential projects under construction in the Biscayne Corridor, according to the development authority and the City of Miami, include:

Cabi is in trouble with this building because they have not started sales of the 2nd tower, and the first one is barely sold enough to justify building. With the market being so slow, I would be shocked if this was built.

All those photos of Miami look great, but their market doesn't look good.
From the Miami Herald:
The area most in danger of falling prices: condos, which now make up more than half of housing sales in South Florida.
Experts predict condo prices will slow, flatten or even fall this year, especially at the high end, because the boom churned out too many units too fast.
There are, for instance, 15,080 units under construction in the city of Miami alone, compared with 11,241 built in the entire past 10 years. And that doesn't even count the more than 28,000 units approved to go up in Miami.
Condo fever already has cooled from the time when buyers camped out all night at sales centers. In 2004, it took developer Jorge Perez of the Related Group of Florida about a week to sell out The Plaza, a 1,000-unit Brickell Avenue project.
Perez's more recent project, the 1,750-unit ICON Brickell, just a few blocks away, went on the market in April. But after more than eight months, it's still not sold out.
To summarize the market, developer Henry Harper scooped up the milky froth on his cappuccino at a Miami restaurant with his spoon. ''This is now gone,'' he said.
While rising construction costs may buffer the market by choking off proposed projects, some market watchers say so many buyers are speculators that prices will drop.
''There is severe overbuilding of condos,'' economist Hank Fishkind said in January at an Urban Land Institute conference in Hollywood. He gloomily predicted, ``People will get hurt, banks will go bankrupt.''
Deerfield Beach investor Jack McCabe is betting on it. He has started several so-called vulture funds to swoop in on distressed properties at bargain prices after a market fall. He says he has more than $10 million in pledges already.
''I think it will happen in 2006,'' he said. ``The writing is on the wall.''

Eventually... We'll see a lot of projects cancelled, we already have. That's just the nature of the business. You'll still find that most people are high on Florida real estate in the long term, even if negative on the short term.

Construction Gets Under Way on 54-Story Project

MIAMI-Locally based developers CMC Group, Lionstone Development and Ponte Gadea Group have begun construction on the Epic Residences & Hotel. The 54-story property is rising at 300 Biscayne Blvd. Way.
The architect on the project is Luis Revuelta, of Revuelta Vega Leon. The project will contain both condominiums and hotel rooms. The hotel will occupy 15 of the floors and contain 400 rooms. It will be managed by San Francisco-based Kimpton Hotels & Restaurants. Project costs were not released but the value of similar projects ranges from $160 to $200 million.
There will also be 340 one-, two- and three-bedroom condominiums ranging in size from 1,040 sf to 7,840 sf. The units are priced from the $500,000s. The project will contain a rooftop upper penthouse with entertainment rooms and a private terrace atop the tower.
Among building amenities are a 12,000-sf spa and fitness center, restaurants and lounges overlooking the Miami River and Biscayne Bay, a private boat dock, business center and two pools. Residents of the condominiums will be able to purchase amenities on an a la carte basis, Veronica Cervera, president of Cervera Real Estate, the project’s exclusive sales agent, tells GlobeSt.com.
“We’re finding that the building is attracting people who want to live in the city and walk to places,” Cervera says. “The performing arts center will be completed by the end of the year and it’s bringing a lot of energy to that area.”

Or, to put a different spin on things, Related's 1,750 unit ICON is nearly sold-out after only eight months.
The sky is not falling.
90% of these buyers are investors. this building will not be absorbed quickly by end users. i am seeing big problems in One Miami, Blue, Brickell on The River, and Neo Vertika, all of which have closed this year.

What the hell...I just about fell out of my seat when I saw the renderings of this on the emporis site. Anyone know the latest status on this project?
I just can't imagine the FAA giving this the green light but you never know what to expect in Miami these days. That is one big bad ass building. I like it

Is that the same location where Miami is trying to develop the new Museum Park? I like this much better, but does it have any chances of seeing the light?

Yes, that's the location. It's only listed as visionary at emporis but since my curiousity got the best of me I decided to shoot off an e-mail to the City of Miami Planning Department to see if they know anything about the 175 story tower /Museum/Marlins stadium renderings.

Roy that project will never see the light of day and neither will a baseball park for the Marlins in Bicentennial Park. The city and county are committed to the Museum Park idea instead and the Smithsonian is involved now as well.
Besides the FAA has been chopping all of our proposals to date.

I just kind of wondered why an architecture firm like meltonferre would go through the time and trouble of doing all those renderings. The Midway airport in Chicago has a runway aligned directly towards the Sears Tower and is about the same distance as MIA is to it's downtown. I think the FAA should reconsider since New York, Chicago, and Miami should be the exception due to the strongest demand for a growing highrise market in the country. Either way I would like to see Miami get it's first 1,000 footer hopefully in the near future.

I happened upon Miami's skyscraper info at emporis the other day. I knew there was a lot of construction activity in Miami, i just had no idea there are almost as many 500+ footers under construction in Miami as there are in Canada. That blew me away!
Anyone else blown away by the construction explosion happening there?

Boy, just got back from visiting my old home town. Every time I go down there I am really amazed by what’s going on in terms of growth. The construction is nothing short of insane. How do you guys keep up???? And the size of the projects is incredible. The area along Biscayne is going to be so different in a few years.
I only feel bad when I think of how much my old house in Morningside must be worth now. I sold it for a song back in the early 90’s!

I will post a few pictures tonight from this past weekends trip to Miami...but this man from Chicago is going to say "holy crap" what the hell.....
The amount of projects going up around downtown Miami is unbelievable! The change is incredible since I was there in 2004.
