Wow, I can't believe how much hi-rise construction is going on in that part of the world. Most of the countries are not dealing with a large population. I wonder where all the materials and workers come from? Should be quite an impressive array of buildings in the future. Thanks Larogue, and welcome to the forum.

Even more daring than Dubai. It's hard to rank these things, though Al Hamrah is striking me as the most spectacular building under construction in the world right now.

Im not all too familiar with this region of the world other than it has vast oil wealth. Is that the driving force behind all these projects? What other ecomonic factors would require such a high level of development, especially in such expensive tall towers? I live in Calgary the energy capital of Canada. The high oil prices have created a strong demand for office space, but definetely not on the level seen in the middle east, and I was wondering why that is.

Kuwait Business Town

The vision for this design attempts to create two tower forms which visually interact with each other as they move upward into the sky creating a dynamic Gateway to the development. Each tower begins at the base as a rectangular floor plate from which the main and side façade twist inwards toward the central plaza. The rear and minor side façade remain at a right angle with each other as this is where the core is located. The resulting play of two minor facades remaining at a right angle while the other two major facades twisting inward will create a dynamic ‘dueling’ interplay of two tower forms that will be strong, unique and unmatched in Kuwait.

KEO has designed a 40 storey Commercial Tower in the main commercial area in Kuwait. The site is located in a very prominent commercial area on Fahad Al Salem Street. The Design reflects the ongoing economic and commercial development
of the country. At the same time the design provides successful resolutions of adaptive design strategies related to the environmental, urban, cultural and functional aspects. Ground Floor and Mezzanine provide retail-shopping areas. Office space is provided in upper 34 floors.

The total built up area is around 17,000m2. Parking is provided in the basement. Some of the benefits of the design include floors without the obtrusive pillar engineering design, which allows for duplex office areas.

Kuwait Business City 59F

Kuwait Business City is a mixed-use project that is part of the regeneration of its central business district. One of the main goals of the project is to provide a welcome mix of activities so that the city’s streets are active at all times.

The project creates two buildings, a higher one for offices and a mid-rise one for residential. The high building has an orientation which will maximize its presence on the skyline. The buildings are engaged into a podium which contains public spaces, retail and restaurants.

new open public space, between the new structures and the existing buildings of Kuwait Business City, will be a lively and active focal point for the entire complex and provide a new access way into the existing building. This space is covered with a lightweight fabric roof and forms part of the overall landscaping of the block.

This proposal for a futuristic self contained city, located in Fahaheel just outside of Kuwait City, incorporates just about every bit of infrastructure you could dream of, ranging from hotels, retail, and residential units, to leisure facilities, hospitals and educational establishments. The pioneering 32-storey design, which pushes the boundaries of modernism, also features an undercover walkway designed with new technology to keep temperature cool and stretches from one side of the city to the other.

Designhive, an architectural visualisation agency based in Surrey & Central London, was brought on board to create the branding identity of the city and create a series of stills and animations to present to the government of Kuwait and potential investors. The company’s designers, all of which have architectural and interior design backgrounds, developed the visualisations inside 3ds Max using a mixture of information supplied by the original architects including 2D CAD drawings, hand drawn sketches, and 3D concept models. The VRay lighting plug-in was utilised to produce realistic lighting effects. Texture-based mapping was used to reduce the polygon count in animations and speed up render time on its 60 processor render farm.

“It was important for the client that the animations were of the same quality as the stills produced and we achieved this on the project using ‘Combustion’ to composite layers within a sequence of rendered frames,” says Janine Tijou, Director of Designhive. “We also composited the model into live aerial footage using a program called Boujou. We’ve been using this product for the last three or four years and it’s becoming a much sought after commodity in our industry having buildings shown in context.” “It is an honour to have been such an important part of an incredibly pioneering project like Khabary,” concludes Janine. “We revelled in the fact that the requirements of this project pushed us and we rose to the challenge with relish; the end result is one which presents Khabary as a future city with vibrant community and many economic reasons to justify the scheme. It’s a powerful set of dual language animations.

The project consists of two unique towers erected to 32 floors & a height reaches 170m each. The two building are joined through a ground panoramic & stunning dome which forms the reception area & main entrance for both the towers, in addition to 2 panoramic sky bridges between the 11th & 22nd floors.
The towers consists office floors for commercial use, they were designed remarkably to meet the requirements of the contemporary companies which need to exist in the vital area of "Sharq", not to mention being in a building that concludes quality finishing & construction beside the advanced technology.

ALWaha International Real Estate project is considered the first Project of Munshaat in Kuwait where the company bought two adjacent lands at KD 15 Million one of them overlooking the Arabian Gulf Street , sharq area near Al-Amiri Hospital at an area of 2,637 sq.m.

A benchmark Kuwait office development, short listed for prestigious award

An Atkins Bahrain project, the Al Sharq office complex, has been short listed for the 2007 MIPIM (http://www.mipim.com/)Architectural Review Future Projects Award - Offices category. The 180m tower will cover an area of 56,400sq.m. Commissioned by Al Mar & Aqar, the complex combines work and leisure, internal and outside spaces, and offers a variety of scenarios for business within a sustainable and environmentally responsible design. Hovering above a glass fronted entrance is a podium with a sky garden food court. Office spaces are hung from a pairing of parallel blades topped at roof level with a gym, spa, health club and pool. Floating above this pool deck is a suspended high-panoramic views. Solar panel cladding contributes to the green building’s energy needs while the foliage camouflage provides office workers a place to step outside and recharge.
