a very reliable source told me that the concrete core is targeted to top out in October of this year. I was also told that the once the 3rd floor is completed, the following floors would take around 5 days to complete each. The first few floors are the most complicated which is why they've been taking a little while to complete.

Is it me, or do I think that somehow the developer messed up by letting Barney's Co-Op in Rittenhouse??? Personally, if I was mayor, I'd be able to advise developers what needs to get built, including retail space, and since Walnut St isn't really a long stretch, I'd put most of the retail in concourses and lobbies (a la Bellvue).

As for 10 Rittenhouse, I'd rather build a mall retail space (up to 8-10 spaces) and sell them to upscale retailers (Gucci, Prada, Lacoste, etc.) rather than focus on a Co-Op. Where Daffy's currently is would be where the Barney's NY would be located, the Daffy's would be moved to Market East, as well as City Sports. I think we need a little more direction in this city when it comes to planning, that's all!!!

wanderer, sometimes u have to let market forces take hold. its definitely not the mayor's job to dictate which stores go where in a city (that's ludicrous)! what he CAN do is encourage zoning laws, business laws, etc. that would encourage retail in downtown.

i'm a little confused tho, why are u dissappointed in the co-op going in 10 rittenhouse?

The large fashion houses (Gucci, Prada, etc.) will come to center city if its financially feasible for them. there really isn't a shortage on space; there's new retail frontiers everywhere.

as far as "shipping" daffy's off to market east and city sports, why do u feel its necessary to create a luxury retail ghetto on the west side of town? like i said, market forces allow these places to co-exist with the higher-end retail and i think it makes for a better shopping experience. rifle through daffy's, you'd be surprised...

Used to be Bonwit Teller and had the best, sometimes jaw-dropping, display windows in town. Prime location for Nordstrom when Daffy's lease is up.

Lastly a lot of you were asking about this lovely old building (the one in the middle with the green mansard roof) which sits opposite of the new high rise on 18th Street. This was once the residence of Alan B. Rorke, one of the biggest contractors in Philadelphia in the 19th century. It was built in 1895 by W.B. Powell (1854-1910) during what I consider to be the golden age of Philadelphia's opulent residential architecture. Stylistically it could be described as Victorian Eclectic, being that it draws from a number of popular styles from that era, Queen Anne, Colonial Revival, Second Empire, etc. Unfortunately for Rorke, he died only four years after it was built.

Powell played a prominent part in the construction of Philadelphia's City Hall being one of John McArthur, Jr.s' assistants. The building recently changed hands for $8,500,000!

It's just an old 19th century mansion. It is now retail on the 1st floor and probably walk up rental apartments above. The neighborhood still has plenty like that. I would guess you could pick it up for between one and two million. No idea what it would cost to restore though.
8.5 million? I guess I was way off.

8.5 million? I guess I was way off.

For that you get 125, 127, 129 and 133 S 18th St thrown in for free though, so it's not that bad of a deal. All 5 properties were sold to Allan Domb in one transaction in 2003 for the $8.5m.

Thanks for the background on that town house. It just captivates me. I love the way that unique building takes a place among all the other sizes and styles of buildings in the neighborhood. I always come back to my personal belief that great urban neighborhoods need these small scale, individualistic structures just as much as the big and grand.

He coulda held out but remember, Rorke died in 1899, just four years after his townhouse was built. Maybe he knew he didn't have much time. :shrug:

It is unfortunate that most passersby just focus on the groundfloors as they walk by (helps to avoid tripping over the uneven sidewalks or being mugged). I know that most of us who participate on these forums appreciate WHOLE buildings. We need to educate the heathen masses.:whip:

I would have to agree with that. If you look closely at some of the beautifully ornate buildings in Philly, you'll be pleasantly surprised. :D

has any gone into the Anthropology store to see if they can see the site from the second floor? I was in there (the woman dragged me in) about a year or so ago and you could see the site from a window just off the sales floor(going into a back room)

Try Barnes and Noble - a fine view from the 2nd floor, back past the restrooms, although that view may be blocked soon. There might also be windows on B&N's 3rd floor.

Go in to the parking garage of the office building on the west side of the site and take the elevator to the top floor (of the garage). Access it from either Sansom or Walnut. It is a front row seat for a little while longer. There are other nice views from that level as well.

The fourth picture I posted was from the 2nd floor of B&N. As you can see, it was almost entirely blocked two weeks ago so you might not see anything at all now.

For some reason the rendering has a pink-ish hue to it, and something looks different from previous renderings.

I know, I know, I shouldn't worry, but I still do. And I like Symphony house, but I just want this one to be perfect whereas SH is not.

the exterial material will be brick and limestone trim, although brick comes in various sizes and textures and a range of colors I don't think PINK is one of them, if you look at the Stern web site he talks about how this building's massing and exterior materials will relate to the brick buildings in the vacinity of this tower from the 1920s.

Cool, real brick! I'm hate those McMansion-style fake stone/brick facades used to cut corners. What ever happened to a sense of quality and identity? Glad to see Old City is still trying to retain the latter.

the mistake that almost everyone makes in this regard is that the building does not have to relate to anything. it needs to have its own identity, not just do what its neighbors do. do you dress the same as your neighbors so you will look like them? why do the older buildings get to dictate what happens there forever more? what happens when those original buildings are torn down? all that are left are mimics, not the originals, and subsequent buildings then mimic the mimics, and no one remembers what they were mimicking. this is one of the poisons of post modernism, the idea that buildings have to match their neighbors. no progress will ever be made if all architects try to do is match older buildings. buildings need to assert their own identities and not worry about the other buildings that surround them.

There is very little red brick in the neighborhood anyway. other then Barnes & Noble I am not aware of any red brick on the square itself so 10 Rit will be somewhat unique.

This project is so interesting because of the tight, complicated interface it has with its existing neighbors and site. I still figure out exactly how it will all fit when done. I like that!

That is what my dad did; He hauled the steel to downtown Pittsburgh to build 5th Avenue Tower; Dominion Tower; PPG Place and others!

the first set back on 18th street can be seen now. I didn't actually realize this was happening but it will make the building seem nicer and more proportional at street level.

18th Street was closed off between Walnut and Sansom. I don't know the technical term, but it looked like they were adding more steel supports to the permanent crane for the next phase of construction.

thanks fellas... Its actually the iPhone. I know I should have waited for the next generation to come out but I just couldn't do it. I'm really happy about the pic quality tho. It must be more than 1 megapixel I'm guessing. Let's go baadgers!!!

yesterday I drove past the new downtown lancasater marriot and convention center under construction in which they are incorporating the old watt and shand building, among other buildings, and 10 rittenhouse reminds me so much of that.

By the way, I noticed they recently have installed the concrete pump extender type contraption thingermajigger to the top of the building. Didn't catch it in this photo but you can see it in Bryson's below. It wasn't there a week ago (from what I recall). That will speed things up even more.

I'm not sure what the official name of the elevator is but they certainly are involved with the construction process and are on almost every major highrise i've ever seen. They bring up everything from, people to drywall to HVAC equipment, etc and save a lot of time since the crain won't have to bring up as many of these smaller supplies anymore.

I did a quick google search and found this so I guess they are called "outside elevators"

An outside elevator used for the purpose of hauling men and materials in and out of a multi-story building during construction or other periods depends solely for the support of its own weight and the payload upon attachments to temporary support frames wedged between floor and ceiling of one story of the building. The elevator supports a power hoist mechanism on the top of an open structure two or more stories in height which is raised into place alongside these temporary support frames on elevator guide rails spaced from the building wall by support brackets at each floor. When this hoist supporting structure is fastened to the building through the support frames, the hoist can then raise and lower the payload on a cage also riding on the guide rails up into the open structure to serve not only the lower stories of the building but those adjacent to the open structure itself. With this elevator in use on a building under construction, not only is the usual four-legged tower obviated, but added stories are easily served. Extension of the elevator upward with the rising structure is also simplified.

Today they had a crane on Walnut Street and were removing the massive steel frame that had been holding up the facade of Rittenhouse Club. As I walked by this morning that had cut away one half of the exterior side steel and lifted it into the middle of Walnut Street. Probably the rest of the steel is gone by now.

As I walked by this morning that had cut away one half of the exterior side steel and lifted it into the middle of Walnut Street. Probably the rest of the steel is gone by now.

If anyone can snap a pic of the Ritt Club without its steel cage I'd like to see!

The steel cage is still there. They just removed a small part of it. Looks pretty much the same.

I've got a question for you engineering types. As you may have heard, there was a little 5.2 earthquake in Illinois this morning. Now suppose by some freak of seismic-nature we should get one here. What would keep the facade of this building from falling onto the sidewalk?

I can only assume that there are hundreds of points where the old facade and the new structure are tied together.

Does anyone know if that stone facade is going to get the same treatment that City Hall and now the Art Museum are getting? It doesn't look bad at all, but since they're doing new construction, I was just wondering if they might be thinking about getting that done now rather than later. (I hate seeing scaffolding but it might be a good opportunity).
