I don't think the crane's any taller yet, but the crane-building contraption that HX Guy referred to earlier has been installed. (And they are lifting those crane-like pieces into place right now (Sunday at 1 p.m.)). You may be able to these pics here or on on my blog, if my picture-posting try works out...

The crane-building contraption lifts the boom higher, while new pieces are inserted into place. You can see a new piece about to be put into place in the highlighted rectangle.

There are now plans for three grocery stores for DT Phoenix. It's either feast or famine evidently. The news brief from the Business Journal is about 44 Monroe and a high-end grocer. The Jet apartments (three towers between Filmore & Van Buren, on 2nd Ave) is to have a Tesco and Cityscape has a commitment from AJ's that they say is definate. They each sound like unique offerings and will hopefully all be successful. It tells me that there is interest building over the opportunities being presented by the influx of new residents...a very good sign indeed!

The developers of a high-rise condominium tower in downtown Phoenix are in negotiations to bring a new grocery store to the retail-challenged Copper Square area.
Grace Communities is telling prospective condominium buyers at its 44 Monroe project that the new, 34-story tower will include a high-end grocery store. An official with Grace said the 44 Monroe development team is in negotiations with some grocery operators but nothing has been finalized. Other officials and executives involved with the condo tower declined or could not be reached for comment.

I snapped a couple pictures today as well. The crane didn't go up that much, not sure if they are waiting on more pieces or if that's it for now.
This tower is going to fill in the skyline so nicely, I can't wait!

is it just me or is this tower taking a really long time to go up? i thought they were supposed to be going up about 1 floor per week? it seems like it is just crawling along... ugh..

I think they must have read your post NorthScottsdale, because between 5:30 yesterday evening and this morning at 8:00, they got the floor plates/forms in place for a whole floor. :D There are now 13 completed floors.

Nuh uh, I checked the old website (they used to have a pic of the old buildin morphing into the new condo conversion building when it was supposed to stay the same height) and couldn't find it. It was a 8-9 story plain whiteish boring box.

So I checked the early part of this thread, and also 44 Monroe's site...and I didn't see it mentioned anywhere, when is it going to be open for business? I'm getting impatient! I assume Fall of 2008 or so at the rate its going- does that sound right?

I'll take the tower. And just relax and enjoy the construction... this is the first 30+ story tower in Phoenix since 1976. Besides, we all need something to hold us over until either CityScape or Cielo start up.

Not too bad of a design, but I'll take the tower any day. It will help the skyline immensely and with a lot more visibility to people that may not go downtown on a regular basis, it may help the area.
How are sales coming along anyway?

Thanks for the pic. I am definitely glad we got the tower instead of another low-rise. Even if it isn't sold out yet, it will be eventually, and we got a great addition to the skyline. The previous building doesn't look like much of a loss, even though it would have been nicer if 44 Monroe was built on an empty lot instead of tearing down a 10-story building.

44 Monroe is going to be 34 stories tall, and its to 13 right now, so 34-13= 21. So its about 38% done as far as the building height goes.

Yeah, 14 floors complete and they have the forms for the 15th floor already in place. I'd guess a pour by Monday or early next week. I have been wondering when will they start to install the exterior cladding. I know SCS started erecting it's facade well before it was topped off. I know 44M has a different build style; core and floors at the same pace as opposed to the core first method of SCS but I don't think they can wait until its topped out to start placing the exterior.

It will also fill in a small gap and will look great when looking from the east. Driving on I-10 south of the mini-stack you can see 44 Monroe rising between the two towers. It's definitely making an impression on the skyline.

Here is the model showing the height relative to the US Bank tower. The actual building seems to be quite a bit shorter, but with the crown, it inches it out bearly.

Yes, Phoenix definitely needs some more blue to counter the pervasive brown color that permeates the spectrum of Phoenix development. Why not a nice, cool, white facade with blue? Or something red, like the condo tower on 24th and Camelback? I'm so tired of creams, earthtones, and especially brown, you get enough brown just by looking at the air in winter time. I think Phoenix's downtown would also be more inviting by lightening up the color scheme, since brown is such a heavy color and represents dryness and heat, which can psychologically make a person tired and fatigued. Blue glass and white structural components(or steel) would considerably refresh the landscape and in the mind be cooler.
Also, some trees would be nice....I would prefer even Palo Verde or Chilean Mesquite to a dusty sidewalk that singes my feet in July or August.

I was going to say the same thing. I hope that model isn't representative of the color of the structural elements, but otherwise looks great.

I asked this before but I guess the reason the cladding hasn't been installed is because the majority of the facade will be made of the blue-green tinted glass, which I agree will be a welcome change.
Did ayone notice that there are only 33 floors shown on the model?

Cement pour completed on floor 16. On pace to add floor 17 on Thursday if they maintain last week's schedule. Not that I'm watching closely or anything.:)

Not true. While there are some buildings that skip floor 13, plenty of buildings include it. Others opt for a 12b, and then continue at 14. I would say most (more than 50%) of skyscrapers include the 13th floor.

Here are a couple of screen shots from the Grace Communities 44 Monroe site. I thought they would be nice to have handy on the thread as they show the Amenity Floorplans. The first shows the lobby and where the boutique grocery will go (pretty good size). The second shows the eighth floor pool / party / gym / meeting areas. I didn't realize the lobby faced south. I like that there is a curve on the north facade where it will be very visible.

They are really on track for doing one floor per week which isn't bad at all. About 4 months and a week or two and it should be topped out at this pace.

I'm absolutely astounded that I don't have a good picture of the old building. I actually went on a quest one day to get photos of all the 10+ floor buildings in the Valley. Apparently I missed one (the old building used to be 10 floors). Maybe I've got one in the box of old school photos (I've scanned most of them, but maybe not all).

i just got an interesting bit of information from my dad. he delivers the steel to the 44 monroe site and he said when he was talking to the superintendant the other day he said that they are building a tower crane straight up the elevator shaft. i dont know if this is really true or not but that would be kinda interesting. keep your eyes open for a crane poking out of the elevator shaft sometime soon.. assuming the superintendant knew what he was talking about, which i think he does..

I've seen that before as well, but on a building that already has a tower crane in place?
I'm wondering if maybe due to the floor plate design at floor #23, shown in the model as protruding a little bit, the current crane would interfere...which is why they would need a new one? But if that is true, why not just start out with a tower crane in the elevator shaft from the beginning? :shrug:

JV, yep...that's the one. This gives me an opportunity to show some of the pics I took of it. I thought it had some great detail and had a haunting quality to it. The rose window is missing its glass and you could see into the building. I wonder what will become of it. I believe I took these from the large city parking structure plinko was referring to. If you walk around the entire perimerter of the roof, you get some great views all around. I also included a shot from the garage roof that shows the north side of the municipal court and the city hall. Some of the 44 Monroe pics I posted previously were from this roof as well. Garage roofs offer great vantage points for building photography.

Those are fantastic pictures loftlovr. I've always wanted to see the church from the inside. I realize it's current condition, however, I do hope they never tear it down, and are able to do something productive with it.
Almost nothing like it in Phoenix.

That church could be something amazing if restored. I'd love to see it turned into a movie theatre, something like the Moolah Theatre (http://www.stlouiscinemas.com/moolah/) in St Louis would be fantastic. From the aerial views I looked at on Live.com, it looked like you could easily put two theaters into the building, with plenty of room for a lobby and perhaps retail (cafes?) along 3rd avenue.
However, that corner of downtown is particularly dead and hasn't seen much attention, so I doubt anything will be done with it for years.

It would take some significant shoring-up to re-use the church building. Here is what the back wall looks like. Its definately not safe in its present state. A theater or some nice lofts with a cafe on the ground floor would be nice. You can just see the top of 44 Monroe in the distance...(just to keep this going legitimately on this thread ;) )

A couple of observations, the camera seems to have been adjusted and now has a better view of the 17th floor. This got me wondering as to what floor the camera is located on. To me it seems to be at about the 25th floor and if it is not eventually moved the rest of the floors will be viewed from the bottom up. I wonder when they will update their still images with an updated pic. It would be nice to see how the building has progressed from the same angle.

That ruin is the First Baptist Church (the congregation moved to the NWC of Central & Glendale in the 1970s). A homeless man started the fire which nearly destroyed the church back in 1981. I happened to witness the fire bicycling to work.
Since then, there have been a number of schemes floated to restore the building. One involved loft condos, and another offices. It appeared there would be money available from the Heritage Fund to enable these projects. The newer building directly to the west, The Abbey apartments, were intended to be part of an overall restoration. I haven't heard anything more in the past several years about this. The Heritage Fund has been legislatively gutted since this time (it originally earmarked $20 million a year for HP and park projects. It passed by voter referendum).
One unfortunate recent development was the COP employee parking garage directly south. It obscures the vista of both the ruin and the Presbyterian church to its west. They're lovely buildings and could have been integrated into the downtown fabric. Instead, they're marooned on the other side of a brutal wall.

Honestly, i'm not the greatest at telling color, plus it was in the evening when I saw them, but, they did seem to be tinted possibly somewhat blue-green. I don't remember them being tinted all that much, nor all that reflective. But I could be wrong.

loftlovr, thanks for the additional photos of the church. I am hopeful that an architect with a great imagination gets a hold of this and turns it into something original and intriguing. It is a great old structure. I can see leaving it in some sort of ruined state and building something within and around it to maintain it's haunting ambiance.

I think 18. The skyscraper is definately making an impact on the skyline. It is clearly visible from the I-10 going east at the Stack Interchange.

I was dowtown yesterday and this building is really coming along! I was surprised to see a number of people (alright, maybe just a few) walking the streets in DT, on a day when there wasn't much going on...

It's 19 if you count floor #13, and 20 if you don't.
Looking at the model of the building, I think there are only 33 physical floors...yet they are claiming it's a 34 story building, so I guess they are skippping #13. I guess people don't want to have their residence on floor #13.

we did have this already - and i promise you, as a NY native, many residential buildings DO include a 13th floor.. But you are correct in that many skip it. I've seen some that call it 12B

So that was my question about the whole 13th floor/none 13th floor issue. If a building will only have 33 physical floors, why would a developer announce that they are building a 34 story building when in fact they will build a 33 story building? Wouldn’t it make more sense to simply announce the real height with an understanding that the floors will simply be numbered to exclude the number 13. If you take into account that the only people who won’t see the actual number 13 will be the people actually using the elevators then why mislead the general public who my never see more than it’s exterior? Because in the end there is a 13th floor and the only thing their doing is for comfort reasons to omit that number from the elevator controls.

because its become so regular that places skip the 13th, they count it as a floor, but dont build it.

canuc, you're looking at this as a 'skyscraper enthusiast'. the developers are not advertising to the general public, the public doesn't care if it's 33 or 34, they are advertising to potential customers, for whom a higher floor number=more prestigious address.

The offices that I've worked in had a 13th floor, I think it's maybe some hotels that still do this. It really is ridiculous though.

Vandercock is right regarding the 13th floor debate, in relation to this building... 44 Monroe doesn't have a 13th floor.

Oh GOD...please give me strength. Let's count the actual number of floors these guys have been laboring over to set up and pour! I could care less what the numbers on the elevator will say. I just double checked the floorplans on the Grace site and they are numbered as follows:
1* Lobby
2-7* Garage
8* Pool & other amenities (and a couple of condo's)
9-34* Condo's
It is difficult to count from the eighth floor as the balconies are missing at the front for the ninth floor, so it looks like a single floor but is actually the 8th & 9th you see. It looks like the 20th floor the workmen are standing on with the forms going up for #21.

man, it is really starting to turn into a behemoth. I can't believe it is barely halfway there height-wise.

Just to put a nail in the coffin on the 13th floor debate (only regarding 44 monroe), take a look at their "floor plans" section on the website:

If you highlight the floors in the middle area of the building, it says "10-22", but if you start counting at the bottom of that section starting with floor 10, including floor 13, you only get to Floor 21, not Floor 22. So they are skipping it and 44 Monroe is really only 33 floors.
