Dijaya ventures into hospitality

KUALA LUMPUR: Dijaya Corp Bhd (5401)will build a 50-storey hotel-cum-residential block costing RM750 million on a plot of land on Jalan Ampang, where the historical Bok House used to sit.

Dijaya yesterday signed a collaboration agreement with hotel and leisure group Starwood Hotels & Resorts Worldwide Inc to develop the hotel portion, which will be called W Hotel.

The pact marks the entry of Dijaya into the hospitality industry.

Dijaya managing director Datuk Tong Kien Onn said it will continue to build its interest in hotels, especially in the three- and four-star categories.

"We hope to have a long-term partnership with Starwood. The tourism sector is building and we thought to grow ourselves, the next good thing is to diversify," Tong said at the signing of the pact, witnessed by Tourism Minister Datuk Seri Dr Ng Yen Yen.
The W Hotel will have 150 rooms and will take up the first 10 floors of the building. It will carry a six-star rating catering to discerning travellers, including businessmen.

The residences, which will be occupying 27 floors of the block, will be launched next year with estimated RM650 million in gross development value.

It will have 350 units ranging from 700 to 1,600 sq ft each and selling at between RM1,600 and RM1,800 per sq ft, Tong said.

Dijaya expects to start the development by the end of this year for completion in 2016.

Ng, meanwhile, said Malaysia will need 40,000 new hotel rooms by 2020, to cater to the estimated 36 million tourist arrivals.

Currently, there are 161,117 hotel rooms in Malaysia, including 30,000 in Kuala Lumpur, generating RM56 billion in revenue for the tourism industry.

Ng said her ministry is looking to increase this threefold to RM168 billion by 2020.

"We are trying to get more direct flights from as many destinations as possible, including the US. We are in discussions with several airlines.

"At the moment, we are focusing on transit passengers and talking to hoteliers to build this segment," she added.

Dijaya Corp to launch projects with GDV RM3.5b

KUALA LUMPUR: Dijaya Corporation Bhd reported net profit of RM18.54 million in the first quarter and announced projects with gross development value (GDV) of RM3.5 billion over the next two years.

It said on Friday, May 27, that its earnings jumped 489% from RM3.15 million a year ago, boosted by higher profit margin contributed by its new property development launches.

The earnings were underpinned by the new launches including Tropicana Grande golf-fronted condominiums and Casa Tropicana final Block E condominiums at Tropicana Golf & Country Resort as well as Pool Villas at Tropicana Indah Resort Homes.

Dijaya added the 3Q earnings included net gain of fair value adjustment of RM5.16 million arising from marketable securities and recognition of RM4 million in liquidated and ascertained damages compensated from a contractor.

Its managing director Datuk Tong Kien Onn said that given the current set of results and the good location of the company's current development, he was optimistic Dijaya would continue to post an improving set of results.

"The company also has projects under planning to be launched over the next two years worth RM3.5 billion in GDV.

"These projects include W Hotel and Residences Kuala Lumpur, serviced apartments in Tropicana Danga Bay, Tropicana Gardens commercial centre, Tropicana Avenue business and retail centre, Tropicana Bayou mixed development and Tropicana Cheras bungalows, semi-dees and linked houses. With all these projects on the pipeline, the company is poised for growth."

While the new render is certainly not bad, I prefer the older render. The base was much more dynamic, and the setback near the top gave the building a bit more verticality, and context with Petronas Towers, at least from the angle the render is from.

The "W" will be at the bottom. Reason being W will not manage the residences... and the hotel component is only 24 floors + ground floor.

KL doesn't have much demand for luxury hotels.
